Welcome to the August issue of North Fork Real Estate Showcase. This past month saw numerous July 4 celebrations around the North Fork, which was colonized 375 years ago, including Heritage Day, sponsored by the Oysterponds Historical Society. This year the North Fork enjoyed the honor of U.S. Supreme Court Justice Sonia Sotomayor leading the reading of the Declaration of Independence at Orient’sVillage Hall. This month’s front cover home is presented by Gina Galante, of Brown Harris Stevens. This magnificent bayfront property in Jamesport features a private sandy beach, along with breathtaking views from every room. This waterfront home is a true North Fork paradise. As we highlight the quaint village of Orient in this issue, be sure to check out Ella Abrams’ “EastwardHo!” featuring some stately, historic homes available in this beautiful hamlet and “When in Orient”, for some great tips on things to do while visiting this easternmost village on the North Fork. Also in this issue, Ruth Thomas’“Best Deals” for some great North Fork values; Kathryn Bockino’s revealing interview with the owner/designer of Renee’s of Mattituck, Debra Gildersleeve; and Anne Halpin’s “Seaside Gardening Secrets” for some insightful ideas on maintaining your garden, given our unique East End climate. Thanks for reading, and remember to follow and connect with us on all of our social media sites. Just go to NorthForkRealEstateShowcase.com for complete access, plus a full search feature of all North Fork properties. Enjoy the rest of the summer and see you again next month!

DESIGNER SHOWCASE
IT STARTS WITH A CONVERSATION NFRES TALKS WITH DEBRA GILDERSLEEVE OF RENEE’S
“W
e kind of fell into the furniture business purely by accident,” says Debra Gildersleeve, owner and designer of Renee’s in Mattituck concerning her and her husband, William. What started as a small boutique in 1978 for women’s clothing and accessories (opened by Debra’s parents) has now transformed into a “full range of design services.” Debra herself is involved in clients’ interior design projects. In this interview, Debra talks about her creative process, and how she works with clients. What is your creative process like? Do you have a specific routine, or is your approach for each individual client different? Each project is different, and I work with the clients individually to create beautiful and functional spaces that meet their design needs. I love being able to bring different styles together, and guiding the creative process. It all starts with a conversation, and learning more about the visions of the client you are working with. It’s a collaborative effort, and my goal is to not only meet but exceed their expectations. What are some of the questions you ask a client before you start a project? The most important thing to discover is how the client wants the space to function – whether it is a single room or an entire home. By simply asking what their vision is, the conversation leads
20
into uncovering other preferences regarding color palates, personal style, accessories, and more. Getting to know a client on a personal level reveals a lot about their style, and it’s fun and exciting to bring their design dreams to life. Is there something you have, or have seen, that can serve as a client’s color inspiration? We have numerous vignettes in our showrooms that offer inspiration on how different furnishings, accessories, and colors can work together. Whether it’s cool beachy shades of blue and green, or neutral grays and creams, each area is designed to provide style inspiration for all of our clients and customers. One can also learn how to pair different elements together, and create a purposeful look in one’s home. How do you help people discover and communicate their style to you? A wonderful way to help someone define their style is by walking around the store with them. They can browse the different vignettes we have set up, viewing products ranging from sofas and coffee tables to lighting and various accessories. If there are styles and designs they like that are not necessarily meeting their specifications, we are able to order many pieces in different fabrics, finishes, and configurations to meet their needs. Responding to how a client reacts to a piece of furniture or home accessory is an important part in the design process.

We all have our personal styles when decorating our home, but are there certain styles of decorating that sell better? Living on the North Fork or in the Hamptons, there’s a certain lifestyle one expects. Homes tend to reflect the beautiful beaches and casual vibe we experience out here. Mixed with some modern elements, the beachy trend in home furnishings and accessories is certainly a top seller. It’s clean and sophisticated, yet cozy, and just wonderful to work with. Recently you rolled out a new program for realtors. Can you tell us a little about this and why you are looking to work with realtors? On the North Fork we know real estate is more than just selling a home; it’s about selling a lifestyle. The experience of living on the East End is unparalleled, and we understand the value of local business in the home buying decision. Many of our clients are second homeowners starting with a clean slate in regards to interior design. We partnered with other local businesses such as Lombardi’s Love Lane Market and Raphael Vineyards to offer realtors a unique gift to give their own clients. Through this collaborative effort, we offer the opportunity for the home buying process to transition into a lasting experience on the beautiful East End. We love working within the community - it’s a no brainer! Renee’s reneesmattituck.com 631.298.4223

HERE’S WHERE TO GO
hat with all the quaint towns on the North Fork, it seems unfair to play favorites, but there’s no denying that with its gorgeous old houses, leafy streets, and syrupy marine light, Orient has a charm all its own. In recent years, the place has inspired at least two superb works of literature: Christopher Bollen’s high-brow murder thriller, Orient (Harper) and the Whiting Award-winning poet Julie Sheehan’s Orient Point (Norton). Which is to say, Orient is atmospheric. Here are some of our favorite spots: Oysterponds Historical Society. The Society’s seven-building campus, which includes an 1888 schoolhouse, is a required stop on any visit to Orient. Through its exhibitions, lectures, and other public programs, the Society offers a window into the onetime fishing and farming community during the eighteenth century. 1555 Village Lane, Orient, 631.323.2480 Orient Beach State Park. A naturalist’s paradise with 45,000 feet of shoreline overlooking Gardiner’s Bay, hiking trails, and a salt water marsh that is frequented by great blue herons, ospreys, and other bird life, Orient Beach State Park also

features four lighthouses and has good fishing, kayaking, and wind-surfing. 40000 Main Road, Orient, 631.323.2440 Orient Linen Company. The understated quilts, aprons, and table linens at the Orient Linen Co. are an object lesson in craftsmanship and good taste. Housed in a 1920s barber shop, the premises were taken over a few years ago by Janet Markarian, a former textile conservator at the Metropolitan Museum of Art who has also worked in the costume department at the Victoria and Albert Museum, in London, and who has a parallel career as a real estate agent. 1100 Village Lane, Orient, 631.521.3711 Four and Twenty Blackbirds. The Orient outpost of the popular Brooklyn pie shop is just like the mother ship, minus the hipsters. On a recent morning, the offerings included chess pie, matcha pie, chocolate pudding pie, and salted caramel apple pie.Whatever you order, it will taste infinitely more delicious if eaten while sitting at one of the bakery’s outdoor tables on a sunny day. 1010 Village Lane, Orient, 347.940.6717

The Old Orchard Farm Store. Housed in what locals still call ”the Girl Scout building,” this tiny year-old shop sells handmade furniture and vintage collectibles, including an impressive selection of oyster plates priced from $60 to $600. Proprietors Robert and Leslie Black scour the country for old plein-air paintings and other artworks by Peconic-based artists. They also exhibit work by local artists. 1240 Village Lane, Orient, 610.574.3121 The Orient Country Store. On weekend mornings, it seems as though half the village is having breakfast at the Orient Country Store, which has long been the anchor of the community.Taken over by Miriam Foster, a baker, and Grayson Murphy, a chocolate maker, in 2011, the shop still sells pantry staples but also prepared foods and baked goods that are made from scratch. Foster’s brown butter spice cake recently earned a shout-out from NPR host Faith Middleton, host of the Faith Middleton show, who declared it “the best thing ever.” 950 Village Lane, Orient, 631.323.2580

E A S T WA R D - H O ! SEARCHING FOR A STATELY HISTORIC HOME? CONSIDER ORIENT.
P
erhaps because it has no bars, restaurants, or souvenir shops, Orient, the easternmost village on the North Fork, isn’t as popular with summer visitors as its neighbors to the west. Yet for the writers, artists, architects, farming families, and nature-lovers who live here, Orient’s secluded location at the end of a causeway is a big part of its allure (admittedly, the Orient Yacht Club where members gather for weekly suppers, and the nearby 363-acre Orient
Beach State Park, with its maritime forest, also play a role). And then there is the hamlet’s glorious land’s end light and unusual number of beautifully preserved old houses. As real-estate agent Janet Markarian of Daniel Gale Sotheby’s International Realty, notes, “The people who buy homes in Orient aren’t here because they can’t afford the Hamptons but because they don’t want to be in the Hamptons.” (Markarian herself exemplifies this view, having moved to

the town after a career as a textile conservator at the Metropolitan Museum of Art.) As a bonus, high-end home prices in Orient are lower than they are in the Hamptons. From January 31 to March 31, the median price of a home in Orient was $632,000, with the most expensive selling for $2,650,000, according to a market report by Daniel Gale Sotheby’s International Realty. Here are Markarian’s top three historic listings for under $2 million:
1. Village Lane Cottage, $695,000. A steal at $695,000, this three bedroom, one and a half bathroom cottage on Village Lane dates to 1850 and has retained many of its original features, including a big oldfashioned screen porch with floor-to-ceiling windows. The house has views of Poquatuck Park, the village green, and you can catch a glimpse of the bay from the front porch.
2. Franklin House, $1,295,000.The Franklin House, so-called because it was once owned by Captain Charles M. Franklin, the master of the schooner W.J. Hedges, has been occupied by members of the same family for generations. The three bedroom, two and a half bathroom waterview house has a large common area with vaulted ceilings on the site of the original summer kitchen. It also has a second sitting room and a formal dining room with period details throughout. 3. Shaw House, $1,595,000. Built in 1730, this two-story, 1,750 square-foot house at the edge of Orient Harbor, was originally owned by a dockmaster named Richard Shaw, who oversaw New England-bound potato boats that sailed out of Orient. In the 1980’s, the house underwent a major renovation, one that was sensitive to the historic character of its structure. Today the three bedroom, two and a half bathroom house features three fireplaces, a wood stove, ultra-wide floorboards, beamed ceilings, white wainscotting, and an an upper deck with broad views of the harbor and Shelter Island. Though it’s in the heart of the village, the house has, notes Markarian, “a surprising amount of privacy.”

e East Enders, whether we are here year round or just for the summer, love our gardens. The rich blue flowers of hydrangeas are summer icons, their lovely blossoms echoing the sky above. And fall brings masses of Montauk daisies. What would we do without them? But the seashore can be a tough place for plants, as gardeners here know. Still, the East End has many lovely landscapes and spectacular gardens that thrive year after year. There are world class garden designers and landscape architects here, and reliable local nurseries with the knowledge to guide you to the perfect garden or landscape. Consult the experts before you begin. In the meantime, here are some things to consider. Sand, salt and wind are the biggest challenges our plants face. There’s a lot of wind, and it carries with it abrasive sand and drying salt that buffet our plants. But many plants are native to this climate, and many others will thrive here if given the right location and care. If your site is exposed to strong winds, a windbreak installed between your garden and the direction of the strongest winds can make all the difference. A windbreak can protect less resilient plants behind it, and can also provide privacy for you. High hedges and plant screening

BY ANNE HALPIN that slow wind but allow it to pass through can be more effective than a solid wall or panel fence that could create damaging wind currents behind it. Soil is another consideration. The soil is sandy in many gardens, especially near the beach. Sand is a tough growing medium for plants. It doesn’t hold water and dries out fast, and it’s low in nutrients. Of course some of us are blessed with some of the best soil in the entire country, notably Bridgehampton loam, where acres of potatoes and corn still grow. But many of us must deal with sandy soil. Unless you want to grow beach grass, the best remedy for very sandy soil is to add compost and other organic matter to improve its quality. Adding an inch of compost to your garden or flower beds every spring will let you grow a wide range of plants. Be honest about the amount of sun and shade that are present in the places where you want to have gardens, especially flower gardens. Many flower garden favorites need full sun to really thrive, which means six or more hours of unobstructed sunlight a day. A couple of hours of sunlight filtered through trees is not enough to keep a rose garden blooming. If you have shady conditions, choose plants that will thrive there. Or consult an arborist about thinning

or raising the tree canopy to let in more sunlight. Deer are another issue.Their populations seem to be exploding, in part because they have no predators here, and also because as more woodlands and fields become building sites, the deer have less habitat and have moved into town. It’s nobody’s fault; the populations of both deer and people are growing, and we have to find ways to get along. To have the widest choice of plants, you need to exclude deer from your property, by fencing the entire perimeter (and the fence must be 8 to 10 feet high to keep them out), and allowing them no point of entry, including the driveway. It’s a challenge. Repellents work, too, but you have to apply them faithfully and change brands from time to time. Alternatively, you could focus your landscape on plants deer are not likely to eat, although that list seems to shrink yearly. We all know that deer love hostas and impatiens, but now they also munch on black-eyed Susans and astilbe and even Montauk daisies and thorny rugosa roses. Local professionals can advise you on the best bets for unfenced gardens. Despite the challenges, it’s still possible, and not even difficult, to have a glorious garden full of color to enjoy. Don’t be deterred; be informed.
