With a touch of cool in the air, it’s almost sweater weather. And it’s definitely the weather for seeking out some of the North Fork’s cozier dishes. From pastas to tomahawk steaks to roast chickens, our favorite restaurants are overflowing with delicious dishes that are perfect for the cooler season. Our favorites marry culinary expertise with the localism for which the region is so renowned. Read on for a peek at where to eat cozily this season.

As fall draws near, there may be no cozier, warmer, or more comfortable dining room than John Fraser’s dining room at the Southold stalwart, the North Fork Table & Inn . The dark and moody interior is defined by natural wood (floors and beams) and by neutral accents. On a cool evening, almost no restaurant feels better, which is to say nothing of the food. What cozy dishes should you absolutely be ordering at this iconic restaurant? It’s wood-fired grill season at the North Fork Table & Inn, and the 36-ounce dry-aged tomahawk, served with a

Bordelaise sauce and baked truffle cavatappi, is the perfect dish for the occasion.

Rib-sticking, comforting Italian food is the name of the game at this other Southold destination, Maroni (the restaurant also has a Northport outpost). When the fall weather hits, do not hesitate to head directly in for two of the signature large plates, both of which are ideal for fall. The meatless penne a la vodka is simply a slam dunk, but for those in the mood for a little extra protein, the chicken parm is a winner, too. A breaded chicken cutlet is topped with fresh mozzarella and a pomodoro sauce that is made in-house.

Even in fall, you can snag a table overlooking the water at the Halyard , in Greenport. The restaurant’s stunning view of the Sound is one of its best selling points. But don’t overlook the menu at the Halyard, either. One of the coziest dishes? The half-roasted chicken, prepared with fines herbs and a homemade chicken jus. Order the grilled broccoli rabe with Calabrian chiles on the side, or the homey glazed carrots, cooked with honey, brown butter, and white balsamic vinegar. It’s a meal that will make any autumn evening just a little bit better. (And the view of the water certainly doesn’t hurt.)

At the bistro Southold Social , fall is an ideal time to come in for the homemade pastas. The fresh house-made cavatelli, for instance, is topped with a slowly cooked veal and mirepoix ragu, the greatest antidote to any cool autumn evening. Orecchiette benefits from the traditional treatment here: Italian sausage and escarole, along with the addition of cannellini beans. And a black squid ink linguine is made impossibly rich with a lobster bisque, shrimp, and a handful of fresh parsley. There’s more to choose from, too, like ricotta gnocchi in a homemade pomodoro sauce, and linguine a la vongole. What better way to while away a fall dinner than with a big and brooding pasta dinner.

Real estate on the North Fork had a strong summer, experts say.

While market reports from the big brokerages weren’t published as of press time, sales were steady in the second quarter of 2024, according to the Corcoran Group, with the Southold/Peconic area doubling its contracts of properties priced more than $2 million. The median sales price on the North Fork was $963,000 in the second quarter, according to Douglas Elliman's report, with 115 closed sales, up 26% from last year. Several agents said they saw a surprising burst of activity between June and August, particularly in the luxury end. With interest rates dropping and a presidential election looming, they had some key insights for buyers and sellers this fall and winter, too.

SUMMER RESILIENCE

“We are definitely in a pre-pandemic market,” said Sheri Winter Parker, a licensed associate real estate broker with Corcoran. Winter Parker added that she was surprised by the number of exclusive listings she signed that were priced for more than $25 million.

Bridget Elkin, a licensed real estate salesperson with Compass, said the luxury waterfront segment was particularly busy. “A number of special waterfront properties traded at big numbers across the town of Southold this summer as both buyers and sellers saw it as an opportune time to transact,” Elkin said. She added that the market overall has been resilient this year. “In spite of it being an election year and the expectation of rate drops in mid-2023 to early-2024 never materializing, we continued to see solid buyer activity and deals coming together,” Elkin said.

PLAYING CATCH-UP

For those seeking affordability on the North Fork, Elkin suggested

looking at homes that could use a little work. These listings were most likely to experience price cuts this summer, she noted. “With buyers’ purchasing power already squeezed by high interest rates, they were less willing to pay up for homes that needed a lot of added investment out of the gate,” Elkin said.

The entry-level market, meanwhile, cooled the most, with the number of days on the market rising while asking prices dropped, noted Kristy B. Naddell, a licensed associate real estate broker with Douglas Elliman. The average days on the market overall was 99 in the second quarter, up 7% from the year prior, while listing inventory rose nearly 50% with 233 available properties. “With the increased inventory, buyers were a little more particular and sellers had to be more flexible with price and terms,” Naddell said of the summer market.

LOOKING FORWARD

“With rates coming down meaningfully over the past few months and the potential for more [inventory] to come, we expect steady buyer demand through the fall and winter,” Elkin said, noting that the colder months provide a less competitive market for buyers.

Naddell advised sellers to price their listings

well if they want them to move quickly. “Homes priced on the money will sell but buyers are more selective again and will not overpay for homes so setting the price right from the start is critical,” she explained, adding that she expects an active winter.

“I would say the best thing to know is that it is a great time to sell and a great time to

buy,” Winter Parker said. “If you are thinking about it, just make the move!”

With the recent Federal Reserve rate cut of a half point, with further cuts likely to follow, most North Fork brokers see the market getting very active through the end of the year and into 2025.

Tips for Preparing Your Garden Before Winter

Winter is a time of rest for gardeners on the North Fork. But before winter sets in, it’s wise to clean up the garden and prepare the plants that will remain in place through the cold weather. Cleaning up the garden can remove pests that would overwinter on plant debris and can help prevent problems next spring. Do a final weeding and put the weeds and other plant debris, that are not diseased, on the compost pile if you have one. Bring in stakes, row covers no longer in use, and grow netting. Bring clay pots, hoses and tools indoors for winter storage. Winter is a good time to clean, oil and sharpen tools, to scrub out and disinfect clay pots. Here is a rundown of other things you can do to get your garden ready for winter.

Pull annual flowers such as impatiens and marigolds when frost kills the plants or when they stop blooming, and put the plants on the compost pile or dispose of them. Cut back perennials at the end of the growing season, too. Cut back stems to 3 to 4 inches from the ground. This summer’s intense heat and humidity were tough on East End gardens. Perhaps, like me, you had to cut your plants back early if the weather turned them brown. If your flower garden includes plants with woody stems, such as santolina, lavender and perovskia (Russian sage), do not cut these back in fall. If pruned in early fall they could send out new growth that would

be very susceptible to winterkill. Instead, cut them back in spring. To protect the roots of perennials from being heaved out of the ground during alternate periods of freezing and thawing, mulch them when the ground freezes. Spread several inches of a loose mulch such as bark chips, compost or shredded leaves over the garden, around and between the cutback plants.

If you planted tender bulbs in your garden, which cannot tolerate freezing, such as caladiums, canna lilies, dahlias, gladiolus, tuberous begonias, and Peruvian daffodils, dig the bulbs in fall, before frost or after the first light frost, spread them on newspapers to dry, shake off the dried soil, and store them in a frost-free place. I put mine in paper bags in my unfinished basement, which is heated but cool. An attached garage would also work.

If you have a rose garden, you should have stopped fertilizing before you read this article. Continue to clean up the rose garden, removing plant debris and fallen leaves, which could harbor pests. Keeping the rose garden clean is important to preventing pest and disease problems. After your garden has experienced the second frost, which happens at different times in different years, it is wise to detach climbing roses from their supports, gently lay the long stems on the ground, and cover with a good layer of mulch to protect them over winter. Don’t prune your roses now – that is best done in spring.

Broad-leaved evergreen shrubs such as skip laurels, rhododendrons and boxwood are susceptible to harsh winter winds that can dry out the leaves and damage the plants. Spray the leaves of these plants with an antidesiccant spray (all garden centers have them). In exposed locations, and especially if you live near the water, you can wrap the plants, especially boxwoods, in burlap to protect them. Driving around the East End in winter, you will probably spot landscapes with shrubs, probably boxwoods, neatly encased in burlap wrapings that will be removed in spring.

Young trees and those with tender bark are favorite winter targets of mice and deer, who gnaw the bark. Protect them with tree wrap, plastic tree guards, or cylinders of hardware cloth around the trunks. Tree wrap also protects against sunscald, which happens when the tissues of a tree thaw on a bright, sunny winter day, then refreeze at night when the temperature plummets quickly. The rapid expansion of the freezing wood causes the bark to crack. Young trees are particularly at risk. Wrap them with tree wrap from ground level to right beneath the lowest branches.

Check your gardens periodically over the winter to replace any protection that has become loose or dislodged. Then enjoy the winter holidays, when the North Fork is quieter and our own again.

SATURDAY MORNING: FARMSTANDS AND PUMPKIN PICKING

SATURDAY AFTERNOON: VINEYARD HOPPING

After your farmstand and pumpkin-picking adventure, spend the afternoon visiting some of the North Fork’s many vineyards. Start at Croteaux Vineyards, the only vineyard in the U.S. dedicated exclusively to rosé. The fall season lends a special charm to their garden tasting room, where you can enjoy a flight of rosés in a setting adorned with autumnal decorations.

Next, visit Macari Vineyards, where the focus is on sustainable, biodynamic winemaking. Their tasting room offers sweeping views of the vineyard, which are particularly stunning in the fall. Sample their signature Sauvignon Blanc or the earthy, rich Cabernet Franc while taking in the pastoral scenery. SUNDAY MORNING: COASTAL WALK AND BRUNCH

Ah, fall. Time for pumpkin spice, pumpkin decor and pumpkin colors, right? Not necessarily, designers say.

“If you really love shades of orange, plaid blankets and trios of pumpkins, by all means, embrace that and enjoy the season,” said Kathy Kuo, founder and CEO of Kathy Kuo Home.

“I am a big proponent of getting creative and going beyond the traditional while exploring different and slightly more elevated dimensions of the fall season.”

Paul de Andrade, founder of Studio Kestrel, which has projects around the East End, added that the season is about more than ghosts and gourds. “Fall is a time for new beginnings and reinvention,” de Andrade said. With summer over and school starting again, it’s a chance to freshen your living space.

IT’S SPOOKY SEASON

That said, it’s good to have some fun too, Kuo noted.

“I like to lean into the naturally spooky essence of fall and bring in dark and moody decorative objects that speak to the mysteries of nature,” she said. Think skull and snake motifs in bookends and mantelpiece sculptures mixed with “luxe-witch” accents like crystals, dried flowers and apothecary-inspired barware. “The mood is just spooky enough to be an obvious nod to the season, but nothing feels cliche or over the top,” Kuo explained, adding: “I do have two children who love Halloween, so I can’t escape pumpkins entirely!”

LAYERS AND TEXTURES

With the temperatures getting chilly, adding layers and textures to a home decor helps it feel warmer and cozier.

For example, “sheer curtains a beautiful and breezy way to filter sunlight and add privacy in the summer, but they also create a warm and ethereal glow during the bleak winter months,” de Andrade said. Pair them with blackout curtains or high-opacity roller shades to insulate your windows.

studio based in Bridgehampton and New York City, agrees that a layered look with pops of color creates interest throughout the season. “Mixing architectural materials such as natural wood finishes or a textured stone or concrete with [colorful] elements balances a beachy vibe,” she said.

EMBRACE THE COLORS

“The fall color palette is one of my very favorites!” said Kuo, whose dining room is a deep green that easily accommodates a “hautehaunted” vibe for fall.

Start with traditional warm earth and spice tones — including burnt orange — and mix in unexpected contrasting fall colors, like winter squash green or the evening sky’s slate blue.

“When in doubt, look to nature for a guide as to which seasonal colors work harmoniously together,” Kuo suggested.

Frampton likes to celebrate the season of color with an unexpected palette: technicolor. Try adding it to a wall and or ceiling, upholstery in an armchair or adding it through works of art, she said. “For year-round living on the East End, I enjoy a more layered look, with colorful elements that add interest all year long,” Frampton explained.
