Welcome to the Columbus Day issue of North Fork Real Estate Showcase. Featured on this month’s front cover, Tom Uhlinger of Douglas Elliman Real Estate presents a spacious Post Modern with pool located on a private acre plus property in Mattituck. There’s also a deeded sandy beach just a short stroll away on Peconic Bay for year-round enjoyment. If you’re in the market to buy or sell in the coming months, you need to read Ruth Thomas’ fall Marketwatch report. Most brokers say that they had one of their strongest summers ever, with rising prices and inventories in short supply. Most predict an active fall selling season with waterfront, village and farmland properties all in high demand. The fall is the height of the selling season here on the North Fork and from what we can see, this one should be no exception. Also in this issue, be sure to check out Rachel Bosworth’s “7 Artists of the North Fork Art Collective,” featuring a group of talented young East End artists who recently opened a pop-up working studio and gallery in Greenport and “Travel Inspired Fare,” spotlighting authentic Italian inspired cuisine at Grana on Main Road in Jamesport; Dawn Watson’s “Copenhagen:The Land of Great Danes,” featuring the world’s “happiest” city and one of the most beautiful; Anne Halpin’s “Warming Trend,” for some ideas on extending your outdoor enjoyment into the cooler autumn months; and our Home & Design Showcase “Get Smart,” for the latest in home technology products. If you haven’t already checked out our newly redesigned website, we invite you to take a look for all the latest real estate news, home design, lifestyle features, celebrity homes and much more! You can find us at NorthForkRealEstateShowcase.com Thanks for reading and enjoy the issue!

ACTIVE FALL SELLING SEASON PREDICTED NOW IS THE TIME TO MAKE YOUR MOVE
A
fter a brisk summer of sales, the real estate market on the North Fork continues to heat up. Properties in the $500K and under range are active, waterfront and farmland are hot, and vacant land is sought after. Prices are increasing, inventory is in short supply, and demand is strong. Autumn is a beautiful time to be on the North Fork and predictions are for an active fall selling season. Judi Desiderio of Town & Country Real Estate says, “The North Fork real estate market
BY RUTH THOMAS
is stronger than it has ever been. The 2017 season is just heating up as the fall or harvest season on the North Fork is like summer in the Hamptons! According to the Town & Country Home Sales reports, half of all sales occur under $500,000. Waterfront and farmland are hot. Prices are on the rise and will likely maintain this ascent as demand is strong. Inventory is very weak and we need more new construction of high quality as the demand is increasing.” Judi observes, “The fall is the height of the selling season here on the North Fork.”
Janet Markarian of Daniel Gale Sotheby’s International Realty says, “The summer was an active season with particular interest in waterfronts and vacant land. Inventory is steady. New construction appears active with a lot of interest in new, contemporary design.Vacant land is sought after, especially waterfront or water view with room for a pool. Buyers are coming from Brooklyn, Manhattan, and Europe. The North Fork has proven to be a solid investment with steady gains – it’s still a fantastic value.” Janet remarks, “The fall is a beautiful time of year and

always a terrific time for sales. Buyers seem to get ‘back to business,’ with less distractions than peak summer.” Victoria Germaise of Douglas Elliman Real Estate says, “Business was brisk this summer. I had lots of buyers interested in the million plus range and in the $500K and under. The midrange, $600K to $900K continued to be a slower-moving sector. Prices are stable but will be steadily increasing as inventory is slim. Buyers are coming from the five boroughs, Garden City, New Jersey, and abroad.” Victoria feels, “Autumn is even busier than summer on the North Fork. Families come out for pumpkins and apples and wonderful vineyard events, they fall in love with the unique atmosphere, and are inspired to own a getaway here. Autumn is a seductive season on the North Fork.” Jerry Cibulski of Century 21 Albertson Realty says, “This summer was not hot outside and the cooler climate led to a HOT real estate market. We are in a strong seller’s market and that is a

reflection of lower inventory and less days on market with a strong demand from confident North Fork homebuyers. Prices are increasing as the year progresses and are held in check by a well-educated homebuyer. With the confidence in the market, we have seen a strong increase in local homeowners as well as the Brooklyn, Gold Coast, and NYC buyers.” Jerry believes, “The fall season is fast approaching with new offerings coming to market. It is an exciting year for real estate on the North Fork!
are selling briskly. Waterfront is always sought after, as are in-village properties, and anything with unique character. Large land parcels are attracting interest from builders and investors. Prices are inching up, particularly at the lower end of the market. Our buyers are primarily coming from NYC as well as western Long Island and the South Fork. Fall is a beautiful time on the North Fork and barring any unforeseen circumstances,” Marianne predicts, “an active selling season, right up to the holidays.”
“The North Fork has proven to be a solid investment with steady gains – it’s still a fantastic value.”
Marie Beninati of Beninati Associates says, “The North Fork was hoppin’ this season! All segments were moving – primarily due to the low inventory levels and the increasing popularity of the North Fork. High end, mid-point and lower end all sold this summer. Land is now perceived as a viable option to a home purchase. Prices are climbing and will continue to climb as long as the higher demand continues and the inventory stays low.” Marie reflects, “The fall and winter will continue to be good because there is such a high demand for property here. The weather is
- Janet Markarian of Daniel Gale Sotheby’s International Realty Marianne Collins of Brown Harris Stevens says, “It’s been a busy summer on the North Fork with well-priced properties selling quickly. Lower and mid-range properties – under $600K to $1.5M

the only unpredictable factor that may affect the level of activity.” Sheri Winter Clarry of The Corcoran Group says, “The North Fork sales this summer moved swiftly and they continue as we move into fall. At any price, bay and sound front properties are always in great demand. Prices continue to hold steady while the inventory of quality homes is always in short supply. The summer market has depleted many, but new properties continue to come to market. Buyers are coming from NYC, the South Fork, the West Coast, and from all over the globe!” Sheri exclaims, “The fall is a stunning time to be on the North Fork. Our season isn’t just summer months, the fall and winter have become a busy part of the selling season as well.” Fall or harvest season is an exciting time to be on the North Fork. 7 ARTISTS OF THE NORTH FORK ART COLLECTIVE WHAT IT MEANS TO BE A POP-UP STUDIO AND GALLERY IN GREENPORT BY RACHEL BOSWORTH
A
collective is a group of entities that share a common interest and are motivated to achieve a common objective. For seven young artists living and working on the East End, that objective is to bring varying mediums of art together in an approachable, unpretentious place, and share their work and ideas with the masses. The North Fork Art Collective on Front Street in Greenport is a pop-up working studio and gallery in a temporary space with a lasting goal.
which have a mood and rhythm all their own,” the Eastport-based painter shares. “The seasonal mood always sneaks into my artwork, even if it’s not something I’m actively seeking.”
a small collective gallery here has been a great opportunity to bridge the gap between the artist communities of the two forks, and it’s really fun so far!”
Ms. Ballou’s portfolio contains a thoughtful compilation of paintings depicting the natural scenes of the East End. Changing ocean tides, calm tree-lined skylines, and a North Fork favorite – endless farm fields, are just some of the images to expect in the artist’s work.
Bridging another gap is Ms. Fender, a photographer who through her portrait work she has captured many faces on the North Fork,
Featuring founding members Emma Ballou, Scott Bluedorn, Madison Fender, Kelly Franké, Jeremy Garretson, Kara Hoblin, and Peter Treiber, the Collective is a space reminiscent of an art museum, stripped bare and painted white, housed in a former real estate office. Walls don mixed works offering an allencompassing showcase of the creatives behind it all. On lease through January, each artist shares what the collective and a pop-up means to them.
Though born and raised in the Hamptons, Mr. Bluedorn has strong ties to Greenport. Thanks to a partnership with Greenport Brewery where his works are featured on the labels, and now with the pop-up, the multimedia artist has made a name for himself on the North Fork. It is the visible maritime heritage of the seaside village that inspires Mr. Bluedorn’s various paintings, drawings, and collages.
Working in oil, acrylic, and watercolor paints, Ms. Ballou draws inspiration for many of her East End landscapes from the seasons. “I am most inspired by the beautiful, gradual change of the seasons,
“My work explores the contemporary connections between people and the sea, and I hope that the viewer takes a sense of wonderment home with them,” says Mr. Bluedorn. “Opening

a group studio to encourage production and inspiration, and soon workshops for others to join,” Ms. Franké says of the Collective. “Art is culture, which goes hand in hand with community. Everyone benefits; artists and art lovers alike.” Mr. Garretson is a photographer that uses a combination of creativity, technical expertise, and practical knowledge of materials that bring his vibrant images of the East End to life. Sharing that his North Fork community is a rich landscape full of great compositions, the photographer uses research to go after the shots he is looking for. “Most of the shots I take involve some amount of planning,” Mr. Garretson explains. “I study maps, weather, sunrise/set times, and even astronomy. Doing research doesn’t guarantee an epic shot, but it increases my odds of being in the right place at the right time. In all my work, I try to capture the ever-changing light and its relationship to the landscape.” and throughout the world. Over the winter she traveled to Vietnam and Indonesia, bringing home to Greenport with her powerful images of fellow humans, offering a unique perspective on how others live while showing how different, and how similar, we all are. The Collective has now offered her the space to showcase these different subjects, while exploring her fine art photography. “Some of my older work that has been sitting on my hard drive have been my more popular pieces,” the photographer explains, adding she gets new perspective from people who view her work. “For example, I have a photograph of a man walking across a bridge and one of the same man sitting on a giant rock. These were taken in Arizona where I grew up going with my family, and the man is my brother. A customer told me that it shows the strength of the person both physically and environmentally, and I had never looked at them this way; I thought that was really powerful.”
One of the prominent focuses of the Collective is the pop-up factor. While the venture itself is meant to last, the physical space is only temporary. There’s a great similarity to this in the work of Ms. Hoblin, a chalk artist who also serves as the Collective’s manager, as much of her work is purposefully erased. Sharing that this journey has been a long time coming after being inspired by similar operations she has seen throughout her career, Ms. Hoblin credits the community for making this working studio and gallery a success. “For me, and this is even apparent in my work with the Art of Letting Go and the North Fork coloring book, things have come full circle with us all working together,” Ms. Hoblin says. “There are so many different types of people; oyster
farmers, lawyers, and more. Everyone comes together in a positive way over art.The Collective is an extension of that.” Farming is one of the most notable industries on the North Fork, serving as inspiration for many of the artists that founded the Collective. Multimedia artist Peter Treiber takes it to another level as he himself is also a farmer. While many feel there is a slow down after Labor Day on the East End, Mr. Treiber says there is still an incredible amount of work to be done in preparation for the cooler months. Knowing things are seasonal gets the creative juices flowing. “It forces you to come up with ways to make sure things aren’t being wasted,” he says of the farm, adding the same goes for creating artwork. “Keep your head down and work really hard at your passions, in this case growing food and creating new works, and things will happen organically. People want good, local food to eat and the same goes for artwork. So here we are as a farm, and here I am as an artist.” The North Fork Art Collective is a space in which these seven artists come together to work, critique, learn, experiment, and grow by stepping outside of their respective comfort zones. It’s a collaborative effort where seasonality may not be such a bad thing after all. “I love that the North Fork Art Collective currently has a pop-up gallery in Greenport until January because by that point the tourism season has truly quieted down, which gives all of the artists a quiet moment to take a breath and do what we do best,” Ms. Ballou says of herself and fellow artists. “Create.”
Seven creatives in one space may seem like a lot, but according to Ms. Franké there is power in numbers. She is an illustrator specializing in linear landscapes, and is the owner of Cleared Artists, a service that brings artwork cleared for use by film and television sets to the big screen with more than 60 artists in its database. For Ms. Franké, the concept of gathering a group of artists both on and off screen is similar; you create an entity that can’t, and shouldn’t, be ignored. 7 Artists on Opening Night

WARMING TREND
S
EXTEND YOUR ENJOYMENT OUTDOORS INTO AUTUMN
ummer’s in the rear view mirror now, but there’s still plenty of fine weather ahead of us. Autumn is a golden season here on the North Fork. For my money, it’s the best season of the year. The summer crowds are gone, but the weather is still mild, with many warm days under blue skies and without summer’s heat and humidity. It’s a great time to enjoy your deck or patio—just relaxing, barbecuing and dining with family or entertaining friends, by day or after the sun goes down. As the weather cools, adding a source of heat to your outdoor living space can extend the time you can comfortably use it. Here are some ways to do it. For occasional al fresco meals or evenings on the deck spending time with friends or family, a fire pit or chiminea can fill the bill. If you like to entertain and want to use your patio well into autumn as the air grows crisper, a patio heater— or several if you’ve got a big space—may better fill your needs. Veteran beachgoers and campers all know about the homemade “burn barrel,” which is often half of an old metal drum that contains a campfire. Kids love to toast marshmallows over the fire. But there are lots of other better looking options for having an outdoor fire, whether you want to kick back and watch the flames at night, or warm up your patio space so you can enjoy it later into fall. The most basic kind of outdoor fireplace is a fire pit, which can be as simple as a wide, shallow, fireproof dish set on a metal stand about a foot high. Some fire dishes burn real wood, others 32
have a stack of faux logs lit with a gas jet or fueled by natural gas or propane. Fire pits can be made of steel, copper, or cast stone, sometimes set within a decorative frame. Some of them come with screens to prevent embers from blowing around, and caps to cover the fire pit when it’s not in use. Fire pits can be made more permanent parts of the landscape, too, built of stone or brick in a part of the landscape farther from the house. They can be built into a patio either atop the ground or sunken, with surrounding seating making it an inviting hangout place to relax with friends or family. Add some landscape lighting along the way, and you’ve got a delightful nighttime getaway.
“Autumn is a golden season here on the North Fork.” Another kind of outdoor heater, the charming chiminea, looks like a potbellied clay or metal oven with a tall neck. Some are modern-looking and made of steel. Some can convert to grills. The potbellied models fit comfortably into relaxed, informal settings. The sleeker metal types fit better into modern environments. Build a small campfire in your chiminea and enjoy. If you’re more serious about making the most of your patio for as long as you can before the weather turns seriously chilly, a patio heater might be what you need. Patio heaters have safety features that fire pits and chimineas don’t.

Instead of wood, they burn propane or natural gas, and most of them have a shutoff valve. Some are electric and need an outdoor outlet to operate. For a smaller space you can consider a wallmounted electric heater. These units produce more concentrated infrared heat. Electric heaters produce no odor or open flame. Another benefit is that there’s not much maintenance needed— there is no tank to fill, no moving parts, though you do need an outdoor electrical outlet. They are available in a range of wattages, depending on the space you want to warm. Outdoor heaters powered by propane or natural gas produce a good amount of heat as soon as you light them. You can find them in small tabletop units that warm a space around an outdoor table or seating area. Or you could place several of them around your patio to warm a large space. Upright units, the type most often seen in outdoor areas of restaurants or bars, take several different forms. Most common are upright units that include a tall pole connecting the base to the heating unit above, which has a hat-shaped shield to reflect the heat downward. Other heaters are pyramid-shaped and are designed to produce heat over more of their surface area. Higher-end heaters include sleek, sophisticated designs with ceramic burners that are billed as high efficiency. Whichever type of heater you choose, it is sure to extend your enjoyment of the North Fork outdoors well beyond the summer frenzy and into the mellower autumn days and nights.

COPENHAGEN: THE LAND OF GREAT DANES THE “HAPPIEST CITY IN THE WORLD” IS ALSO ONE OF THE MOST BEAUTIFUL.
T
he capital of Denmark, which has itself earned the top spot as a country in the United Nations’ “World’s Happiness Report,” is a magical place that’s worthy of multiple visits. Home to three quarters of a million people, the city is practically Utopian. Clean, green, friendly and architecturally stunning, the former Viking fishing village dates back to the 10th Century and is home to sights galore, due to its deeply rich history, ingenious design and healthy cosmopolitan flair. There’s plenty to see on dry land in this superwalkable city (we clocked 30 miles in our first three days without breaking a sweat) but it’s the surrounding elements that elevate it to the sublime. Visually, Copenhagen’s aquatic topography is a dream. Some of the recommended highlights include the Nordhavn harbor, which is so clean that people swim there even though it’s a home to ferry berths and a marina, and the man-made Amager Strandpark, a 4.6-mile artificial island and public park along the Øresund, or “the Sound,” a strait which forms the Danish-Swedish border; the canals of Nyhavn and Christianshavn, aka Christiana or “Freetown;” and The Søerne— Sortedam, Peblinge and Sankt Jørgens—three artificial rectangular lakes that curve around the western margin of the city center. There’s also a whole lot to wow, architecturally speaking. Marrying a substantial past with the thoughtfulness of modern Danish design, Copenhagen manages to embrace its history while still allowing plenty of space to move forward 34
into the future. Here, Renaissance, neoclassical, rococo and baroque meet contemporary in the most delightful and thoughtful ways, ushering in a new golden age and high-water benchmark for all who appreciate artistry in urban planning and design in general.
“The Little Mermaid” statue in Copenhagen
The cleanliness and friendliness of the city are also quite notable. It’s bustling and busy but so unblemished, ecologically advanced and efficient that one can wear white pants days in a row without getting a speck of dirt on them—even on public transportation, which is plentiful and well used. In fact, Copenhagen’s high environmental standards are so ingrained that the city plans to be carbon-neutral by 2025. Fewer than a third of the population bothers with cars here at all and the lack of automobiles is refreshing, as the Danish who live in Copenhagen bike and walk everywhere. As a result, there is

virtually no smog, grit or grime anywhere. And, since most everyone is on foot for two wheels, the convivial bonds are great as well. Literally, every single time we cracked open a map, a friendly and helpful native Dane appeared in seconds offering directions and assistance—and always in English. There’s so much to do and see here. Some of the more memorable sights in Copenhagen include: Christiana—a green/hippie-type squatters’ neighborhood where practically anything goes, except photos; Nyhavn, which is positively gorgeous and has top picks of restaurants and nightlife; Papirøen, aka “Paper Island, which is home to street food and contemporary art; the Copenhagen Opera House; the National Gallery; Round Tower observatory, which is practically ancient and also lots of fun to walk up; the Strøget, the retail district featuring a long street filled with shops; Tivoli Gardens and amusement park; “The Little Mermaid” statue (remember, Hans Christian Andersen lived here); the Amalienborg and Christiansborg palaces; and Rosenborg Castle and gardens, to name but a few. And lastly but certainly not least, there’s the famous hygge, a defining characteristic of Danish culture. Translating roughly into “coziness” and pronounced as “hooga,” it’s all about contentment and well-being. Thankfully, Copenhageners don’t seem to give a Kroner (the currency used there) about fancy airs. The people who live here relish the truly great things in life: friends, family, community, nature, work-life balance, good food, timeless design and quality time. Isn’t that grand!

talian-American food is easy to locate in New York, but old-world authenticity is a rare find on the East End.While pizza and pasta are the stars of the menu at Grana Trattoria Antica in Jamesport, it is the cuisine and culinary techniques inspired by the travels of owners David and Nancy Plath that steal the show. Having visited Italy countless times, from the northern regions of Bergamo and Piedmont to Rome and further south to Naples, the pair are bringing recreations of what they’ve tasted and learned to the North Fork.

to that same establishment for an experience of their own. This is part of the methodology behind much of Grana Trattoria Antica’s menu; research, explore, and take something delicious back with you.
At Grana Trattoria Antica, the pasta is made fresh daily using organic flours, handmade mozzarella is made with curd free of additives, and even the tomatoes are hand-picked fresh from purveyors by Mr. Plath. The result is delicious Italian food in an inviting atmosphere reminiscent of what you may find throughout Italy.
“We go on a quest for each region,” Mrs. Plath shares of their journeys. “In Bergamo, we found Casoncelli alla Bergamo. Every restaurant in this town has it. We put it on the special menu at Grana and now we can’t take it off because people love it.” Owners, Nancy & David Plath
The sweet and savory ravioli of roasted meats is one of many homemade, regional pasta dishes served at the restaurant, alongside porcini mushroom pasta from Tuscany, and Bolognese from Bologna. Another popular dish at the restaurant, and among the Italian population, is Cacio e Pepe. Having seen one of Anthony Bourdain’s shows in which he visits a restaurant in Rome well known for its version of the spaghetti with Roman Pecorino and cracked pepper, the Plaths decided to travel 36
beef as in Piedmont, which is now one of the favorite meat dishes served at the restaurant. They take pride in offering dishes with ingredients that are thoughtfully researched and purveyed, allowing them to treat North Fork diners to old world Italian fare.
“When we go over to Italy, he researches everything,” Mrs. Plath says of her husband, adding they will return to Italy again before the end of the year. “We did the whole Piedmont region, and found this beef that is like heaven. You can’t get this beef anywhere.” It turns out with more research, the Plaths found a boutique farm in Nebraska that had the same

New to the menu will be a vegan, organic wine discovered at a vineyard along the Adriatic Sea. Working with their wine rep, the Plaths got an FDA approved label that will allow them to import and serve the wine this November. Their son, David Plath, Jr., has recently finished culinary school in Florence, and will offer new recipes on the special menu throughout the fall. Whether you enjoy the simple yet never-failing Margherita pizza, heart-warming beef cheek with polenta, or a number of regional pastas and Grana originals, the Plaths are eager to continue their tradition of allowing guests to discover Italy through food and wine right on the North Fork.

EASTENDECO
CLIMATE CHANGE POLICIES
W
aterfront real estate on the North Fork is worth millions. The coastline of the East End is perhaps its most important asset. This is a conversation with Don Matthason, the local head of the Citizens Climate Lobby, a non-partisan advocacy organization focused on policies to address climate change.
It is uncomfortable and almost taboo to talk about climate change. Why do you think this is true? People find it impossible to focus on a problem for which they see no solution. Solutions are becoming clearer but disinformation campaigns pose the fake proposition that addressing climate change will require big sacrifices. That is largely not true, or overblown, especially compared to the consequences climate change poses to civilization.
What is the latest news on climate? NASA, the National Oceanic and Atmospheric Administration, and corresponding British agencies confirmed 2016 was the hottest year in history, surpassing 2015, which surpassed 2014 (the first time three consecutive years were record breakers). Two alarming facts from those reports are that temperatures were 20 to 30 degrees above normal IN THE ARCTIC, and, from 2013 to 2016, worldwide temperature increased by 1/2 degree Fahrenheit. Scientists say the planet becomes unable to support half the world’s 40
BY KRAE VAN SICKLE
population 4 or 5 degrees hotter, so that is a very scary trend.
What do you say to people to illustrate how important an issue this is? More facts, more science, will not change minds. People must connect climate change with something they care about or agree with. For a mother, a livable world for her child; for a Veteran, the defense departments statement climate change is a major strategic threat; for an industrialist, that China, Netherlands, and Germany will own the major industry of the future and we must buy it from them.
What are the consequences for those of us who live on the East End of Long Island? Sea level rise is already evident during routine storms. Look at downtown Montauk beach. As storms intensify more of that will happen. Thirty percent of CO2 emissions end up in the ocean. CO2 acidifies the ocean. This melts the shells of sea creatures, including phytoplankton, the base of the marine food chain. Seafood is the major source of protein for the world and a major source of income for fishing in Montauk.
What is being done that is positive and gives you hope? 195 countries committed in the Paris Climate Accord to major reductions in carbon emissions.

The technology exists. The impediments to clean energy are purely political. However, states, cities, and companies worldwide are making the commitment. The transition to renewables and efficiency amounts to a second industrial revolution and will require everyone’s participation right away. China announced scrapping 85 coal plants, and investing $250 Billion into renewable energy. India recently opened the largest solar plant in the world. Apple, Google, Facebook, Microsoft and even GM, Goldman Sachs, Wells Fargo, Hasbro and Mars have committed to 100% renewable energy. Bill Gates organized 20 billionaires to work on solutions. Texas has more wind energy in operation than any other state. Iowa is making a lot of money on wind power and selling it to surrounding states. The congressmen of many ‘red states’ see the price of solar dropping and are becoming proponents. Governor Cuomo directed LIPA to commit to a wind farm off Montauk, which will supply more than 100% of energy used in East Hampton. A much larger offshore wind facility is proposed. East Hampton and Southampton have Energy Committees working towards the Towns commitments to 100% renewable energy by 2030. Commitments like these are happening all over the country. Studies abound that efficiency and renewable energy is a boon to our economy, not a threat. There is only one outlier: our own United States Government.
