A HISTORIC CHURCH GOES ON THE MARKET IN GREENPORT
f you’ve ever dreamed of starting your own religion or wished you lived in a house of worship, you should take a look at the Greenport United Methodist Church. But don’t wait long; a good church is hard to find. Consider, for example, the history of the Methodists in Greenport, an association that dates to 1828. The community’s meetings were held in a Baptist meeting hall on Main Street. When that building was closed down--residents objected to the presence of the Methodists, on the grounds that they made too much noise-- the congregation moved to a sail loft and thence to a schoolhouse on First Street. Finally, in 1834, the congregation raised the funds to construct a primitive building with unplastered walls on Main Street. Disaster struck in 1847 when a fire broke out and part of the building burned to the ground. Restoration work was undertaken but it wasn’t until 1858 that a large chapel and lecture room were added and more land was bought to increase the community’s holdings. And in 1878, a new parsonage was built on First Street.
By 1890, the members voted to build a new church. They raised $4,007.00 and erected the structure that is currently on the market. Preceding the church are two towers, one of which has a 60-foot-high spire, capped with a vane and a ball. This ball was fashioned from a part of one of the masts of the United States Man-of-War “Ohio.” The sides of the building have wings with gable ends. In 1950, the building underwent a thorough restoration and again in 2003, at which time the kitchen was modernized; new cabinets and floors were installed and rotting beams were replaced. In 2005, restoration of the church’s stained glass windows commenced. The project took three years and cost over $32,000. The Numbers Built in 1828, the Greenport United Methodist Church is located at 624 First Street. The price includes a 6,700 square-foot main building and a house with four bedrooms and one and a half baths. The property, which sits on .76 of an acre,
BY RICHARD CAIRNS includes a 2,200 square-foot parsonage and a private parking lot. Listed at $1,288,000 with Kristy Naddell and Thomas Uhlinger of Douglas Elliman Real Estate. Why We Love It The working pipe organ! The sanctuary! The stained glass windows! The bell tower! The Vision Thing Since the church is zoned for residential use, listing agent Kristy Naddell can envision subdividing the property and converting into condos. In fact, says Nadell, there’s already been a lot of interest from developers. Alternatively, she sees it as “one big beautiful home.” The church has really high ceilings and big windows and it could be turned into a really cool living space.” And then there’s the land on which the structures sit. “To have .76 of an acre in Greenport is really spectacular. You’re not likely to find such a large parcel anywhere in the village. And it would be a fine home for another church group.”

Welcome to the Columbus Day issue of North Fork Real Estate Showcase. It’s hard to believe that the Columbus holiday weekend is already here. This has always been my favorite time of year on the North Fork - I hope all of you enjoy it as much as I do. Featured on this month’s front cover, Sheri Winter Clarry of the Corcoran Group presents an intimate hideaway in Mattituck…”The Retreat.” Set on 4.5 acres of total privacy, close to award winning vineyards, restaurants and farm stands. This home is North Fork living at its very best. In our fall Marketwatch feature, we speak with several top brokers to get the pulse of the North Fork market at the start of one of the busiest selling seasons of the year. Almost all we spoke with agreed that this past summer was one of the busiest seasons ever.Waterfront and village properties were two of the most sought after areas, with declining inventories in both. Properties from $500K to $700K were the hot price point. Also in this issue, be sure to check out Ruth Thomas’“Best Deals” for some truly incredible values now on the market; Grace Alexander’s “Artists to Know” featuring three North Fork artists you should be familiar with; Richard Cairns’ “Sacred Space,” highlighting the historic Greenport United Methodist church now for sale; “Community Minded,” featuring several North Fork brokers who are paying it forward in their communities; and “Waterfront Showcase,” featuring some great waterfront values currently on the market. Thanks for reading and see you again next month!
Jim Miller President & CEO jmiller@m3-mediagroup.com
“As we head into fall, look for a busy selling season here on the North Fork. Waterfront, village and value priced properties continue to sell well”

COMMUNITY

hen searching for a realtor, it is important to find one that is a neighborhood expert, someone that is involved in the community. We have gathered some agents who advertise with us from the North Fork. Henrietta Chituk Brown Harris Stevens hchituk@bhsnorthfork.com Cell: 516.381.7923
Henrietta Chituk of Brown Harris Stevens is an active member in the Rosary Society of Our Lady of Ostrabrama R.C. Church since 1970. She is responsible for the altar flowers for the month of May, and in addition, over the years she has worked on many committees including card parties, fashion shows & bake sales. Now she is working on the Parish’s third annual pig roast where they have raffle prizes donated by the parishioners and the community. Our Lady of Ostrabrama is one of the most beautiful original North Fork churches and is located on Depot Lane in Cutchogue. It is for this reason, Henrietta is paying it forward.
We are fortunate here on the North Fork to have a great agency, East End Disability Associates (EEDA), a 501 (c)(3) nonprofit organization that provides supports and services for people with intellectual and developmental disabilities. Diane Arpaia’s son Michael, is in their Creative Arts Program (CAP). They are led by a dedicated, caring team that teaches them life skills through the performing arts. While some of the organization’s expenses are funded by Medicaid, it is up to the organization to come up with the rest. Diane volunteers on the EEDA fundraising committee. EEDA run two events annually, a gala and a golf outing. Diane has solicited donations, used her contacts to find others who can help, and even led the CAP group in making centerpieces for the Gala. It is very rewarding to ensure that the program participants get the support they need!
Bob Celic Douglas Elliman Real Estate robert.celic@elliman.com Direct: 631.298.6124
Bob Celic of Douglas Elliman Real Estate in Mattituck worked as a volunteer at his first Mattituck Lions Strawberry Festival in l968 and soon after became a member of the club. He was extremely impressed with the closeness of the Lions members and their combined fund-raising efforts to help people in need. He served as President of the club in 1986 through 1987 and was later awarded the Lions Club International’s highest honor the Melvin Jones Fellow designation. The club held their 62nd annual and most successful Strawberry Festival this past June and continue to contribute 100 per cent of their profits which total millions of dollars since the club’s inception. Although the Lions Club was initially founded upon helping the blind with first hand assistance they have expanded their numerous local and regional fundraising events to include supporting needy families, local educational scholarships, supporting a multitude of youth groups, area hospitals and medical support and all-around community projects. Bob Celic is passionate about the continued success of the Mattituck Lions Club and urges each and every resident, as well as visitors to our area, to fully support the goals of one of the North Fork’s finest organizations!

Nancy Cervelli of Daniel Gale Sotheby’s International Realty moved to the North Fork in 2001. She joined the Southold Rotary Club and became involved in other volunteer work. It was through Rotary that she received the opportunity to “give back” through global and community service. Local projects such as Maureen’s Haven, the Scouts, food drives and distributions, Camp Pa-Qua-Tuck - a camp for children with special needs, Salvation Army bell ringing, and fundraising to help humanity, put her in direct contact with her neighbors and those in need. Also locally she is privileged to support CAST’s Literacy Programs, Hospice, ELIH. And globally, she has been involved in projects such as Polio-Plus - the Rotary-originated successful push to eliminate the dread disease from the Earth, bringing water to communities in third world countries through the installation of wells, establishing hospitals in remote communities, and Rotary’s Gift of Life program through which over 10,000 children already have been saved by receiving pediatric heart surgery. Being a part of Rotary is the wonderful way Nancy has found to give back and reach out to so many in need.
Scott Bennett of Douglas Elliman Real Estate was inspired to assist our community hospital by his grandfather, Willie Cohen, a founder of North Shore University Hospital (now called Northwell) and by his parents who run a soup kitchen every week. The soup kitchen is open from 5:30 to 6:30pm every Wednesday night at St. Agnes R.C. Church located at 523 Front Street in Greenport. Since he was raised to do what ever he could to help out in the community, when ELIH approached him to volunteer as a board member, he just couldn’t say no. Eventually, he took over as Chair of the ELIH Foundation where he is responsible for securing capital funding for special projects and equipment. Scott has found it to be a wonderful challenge and has met many great people along the way.

Tom Scalia, Owner of Century 21 Albertson Realty on the North Fork, has always given back to the communities in which he works focusing on making life on the North Fork better for those who live here. Some of those organizations include CAST, the Southold Historical Society, Riverhead Rotary, Greenport BID, Mattituck Lions, the East End Seaport Museum & Marine Foundation. As President of the North Fork Chamber of Commerce, Tom devotes a lot of his time to promoting local businesses and raising money for local High School students in the form of college scholarships. As an Officer with the North Fork Chapter of the Long Island Board of Realtors he’s very involved with an annual fundraiser with local organizations as the recipients such as Habitat for Humanity’s Orient Build, CAST, and Maureen’s Haven. As a local resident, parent and business owner, Tom feels, “it’s a must to give back to and be a big part of your local community!” C O L U M B U S D AY 2 0 1 6

NO RTH FOR K MA R K E T REMA INS ST RONG BRISK FALL SALES SEASON PREDICTED
A
s we head into fall, many realtors agree that the summer of 2016 was their busiest season ever and even the best year yet! Greenport Village and waterfront properties continue to be the most sought after areas as well as the $500K and under price point. With demand high, inventory low, and prices rising, many properties experienced bidding wars, creating a seller’s market. With the activity level now at its peak, a brisk fall sales season is predicted. Jesse Stein and Gigi Martinez of Brown Harris Stevens say, “The summer was a very active season for sales. The low-end, $500K price-point, as well as high-end waterfront is performing well. Southold and Greenport Village are in high demand. Pricing remains relatively steady, but high demand and low inventory will continue to drive pricing up. We are seeing more new construction. Buyers continue to migrate from up the island as well as the five boroughs, as the North Fork continues to be an attractive second home market.” Jesse and Gigi believe, “Low interest rates coupled with low inventory are going to ensure brisk sales throughout the fall

season. Buyers will have to move quickly if they want to secure that perfect property.” Karla Dennehy of Douglas Elliman Real Estate says, “We had about 11% increase in the number of properties that went into contract over

the summer months and are moving into the fall market with a much tighter inventory than last year. The average sale price was approximately 6% lower than at the same time last year reflecting the large demand for properties under $500K. Properties from $500K-$700K were also a substantial part of the summer market. Greenport remains very strong with limited inventory. Waterfront homes and homes that are located near the beach or have a country view are also in demand. We continue to attract buyers from Manhattan and Brooklyn.” Karla predicts, “We will continue to have a robust market.” Judi Desiderio of Town & Country Real Estate says, “2016 proved to be the best year yet for Town & Country’s North Fork offices! The activity level now in the fall is at its peak – we have tons of buyers waiting for new listings to purchase. At Town & Country, we are seeing deals in every price range. Waterfront and farm views are hot. Prices in our North Fork hamlets are on the rise, while inventory is very low. There is more demand for new construction than there is product. There are more buyers from New York City than ever before!” Judi reflects, “We are currently at the height of our selling season.”

Sheri Winter Clarry of The Corcoran Group says, “Sales this summer haven’t stopped! It’s been a very active selling season and the fall is turning out to be quite busy as well. Every segment of the market is busy. Prices have adjusted and are holding steady. Properties that have been reduced are also going! Inventory is moving, especially from the summer market, so inventory is a little tight right now. New construction is coming back, watch for new projects!” Sheri observes, “It certainly hasn’t slowed down, which is typical during an election period. The fall is so beautiful out here and our season isn’t just summer months, the fall and winter have become a busy part of the selling season as well.” Thomas J. McCarthy of Thomas J. McCarthy Real Estate, Inc. says, “This summer was our busiest season ever! We are seeing buyers recognizing the value of off the water opportunities over $1M. North Fork prices are solid and increasing. Inventory is at historic lows which makes properly priced homes sell quickly. Builders are returning to the market in earnest. Buyers are from across the spectrum from western Suffolk, Nassau, Manhattan, and especially Brooklyn. The entire North Fork is a bargain compared to the Hamptons and we have just conducted a huge Inventory Reduction Sale!” Thomas states, “Smart sellers that were thinking about making a move are

coming to the market and being rewarded.” Kristen Rishe of North Fork Real Estate Inc. says, “We saw a lot of new and old clients looking for homes this summer. $500K and under is the hottest price point. Prices are extremely steady and are gradually inching up, but so far no sign of an out of control explosion. Inventory on the North Fork is down and new construction is still struggling. We are seeing more buyers coming from the city and Brooklyn than ever before and we still have a large draw from western Nassau.” Kristen notes, “The North Fork is in great shape. Buyers continue to fall in love with the North Fork, and with the continued low interest rates, we are extremely excited.” Carol Szynaka of Daniel Gale Sotheby’s International Realty says, “The 2016 season was very active, especially the $500K-$700K segment. The high end, properties listed over $2M, was flat up until the end of July, when we experienced many bidding wars on sought after waterfront properties. Greenport, especially the Village, continues to be a hot area. Prices have risen and based on demand they will continue to do so until the Feds start to increase rates. Inventory levels are low, so it’s a great time to be a C O L U M B U S D AY 2 0 1 6

seller. New York City, Brooklyn, and Long Island continue to be the bulk of our buyers.” Carol anticipates, “The Fall 2016 selling season is going to round out a terrific year.” Jerry Cibulski of Century 21 Albertson Realty says, “After the frenzy of the spring market we saw an active and balanced summer sales season. Most of the beach communities or waterfront neighborhoods are in demand. New move-in ready and well-maintained homes with modern updates are seeing an increase in sales prices. Many homes are getting multiple offers, as inventory is tight this year, which has created a seller’s market. New construction has not caught up to buyer demand. Buyers are coming from Brooklyn, Queens, and New York City as well as internationally.” Jerry remarks, “The fall season has begun with a bang. I feel very confident in the strength and recovery of the housing market on the North Fork.” The entire North Fork has been the benefit of a strong summer market. As the fall harvest approaches with its celebratory festivities at the vineyards and apple and pumpkin picking at the farms, folks will continue to discover this beautiful area. The North Fork is expected to have a robust selling season this fall.

Stroll Through The Greenport Village Gallery Walks BY GRACE ALEXANDER
ach August through early December the village of Greenport hosts gallery walks on the first Friday of every month. We recommend you make the excursion, but if you miss it we bring you some of the galleries and artists featured. Greenportvillage.com Illusion of Water Isabelle Haran-Leonardi is an award-winning realist landscape painter best known for her vibrant large-scale oils of the North Fork’s vineyards and waterways, from Laurel (where she lives) to Orient. She spends fall and winters painting vineyards and farms and the rest of the year on the area’s abundant bays and inlets. The artist admits to a lifelong fascination with water, especially the challenge of capturing its movement. She prefers to use pure pigment straight out of the tube, rather than blending colors. “I lay down long lines of unmixed color that I hope create the illusion of water.” Her paint 30
of choice these days is a German oil paint that has been formulated to replicate the hues used by Vincent Van Gogh. Her studio is set up inside her Greenport gallery, Nova Constellatio, in a building that began life in 1907 as an A&P. Visitors, “who come and go all day,” are welcome to share in her painting process. A contingent of local kids comes by regularly to ask for advice or even critique her work. In summer she sets up an easel outside. Others purchase pieces from her prolific output – about one painting a week. She listens to music while she works, “listening over and over again” to the same piece and sometimes “driving people crazy.” She prefers a large format as it allows her to “get my whole arm going,” arriving at a “much looser and freer” result. In My Life Primarily a printmaker, Caroline Waloski’s images reflect her “experiences of being a woman in the 21st

century.” She gathers content from “everything that has happened in my life.” Her relationship with her sister shows up in a series that explores how things can “look rosy,” while in fact there’s trouble brewing. Her images recall a “garden of earthly delights” but with a serpent in the background. Images of her son show up. One intaglio captures him as he reclines on a bed, not feeling well, the ghost of a monster hovering in the background. The artist often references images from mythology and fairy tales such as the Medusa and Frog Prince to “interpret what’s going on in my life.” But it is perhaps the sea that most informs her work. Born on an island, Manhattan, and now living in the “historic maritime village” of Greenport, she says she has always been surrounded by water. “Water is my muse,” she says. “We all came out of the sea, it’s where we came, where we are going and who we are.” Her chair series is born from the idea that “inanimate objects have personalities.” Chairs,

she says, “take on the personality of the person who sat in them.” In a cooperative studio she shared in SoHo, there was a boudoir chair that fascinated her. “It had been owned by a lady of ill repute working at the turn of the century.” Waloski layered on a ghostlike figure to suggest that though the lady of the night was long gone, her spirit lived on. She also curates exhibits at her own salon-like Greenport gallery.“I called it Sirens’ Song because I wanted to lure people in to educate them about fine art.” She chooses art, much of it water influenced, which is “exploratory” and that conveys the artists’ unique views and emotion. Her work has been exhibited worldwide and is in such permanent collections as the Library of Congress and New York Public Library.

Chalking It Up Kara Hoblin lived in Brooklyn before moving to the North Fork for “the love of the community and environment.” The Greenport artist recently discovered chalk as her predominant medium.“Chalk came into my life when I needed to learn a very important life lesson,” she says. “How to let go.” She describes its ephemeral nature as a vehicle for “helping me move forward.” Chalk has been used in art for eons, the earliest known works dating to the Stone Age. It was also used by such artists as Michelangelo and Rembrandt. While Hoblin uses chalk in her own work, she also is “chalking up a storm” at numerous East End businesses from vineyards to shops. At Greenport’s First and South restaurant, Hoblin lets loose her imagination every month on a 25foot wall. This month’s theme, North Fork to Neverland, is a fantastical montage of mermaids, deer, sunflower fields and tall ships flying through the sky – a testament to what the area means to her: “beautiful, connected community.” At the North Fork Roasting Company in Southold, she’s in charge of another wall, this one the shop’s menu. At Harbor Books in Sag Harbor, her mural of the store’s logo – a ship coming out of a book – is so treasured by owner Taylor Rose Berry that she has kept it up permanently despite the original plan to change it regularly. At her board at the Marie Eiffel Market on Shelter Island, Hoblin refreshes the menu – executed in typography – when items change. Her non-chalk projects include hand-painted signage for such companies as Main Road Biscuit Co., a coffee house/takeout shop due to open in Jamesport this fall. She also created a logo for Adventure Paddleboards in Hampton Bays. For the many weddings for which she is commissioned, she not only designs invitations, but also paints on such romantic items as wine bottles or driftwood.

Also an illustrator, her first coloring book, A North Fork Coloring Book, which highlights her favorite North Fork spots, was released in September. C O L U M B U S D AY 2 0 1 6
