THE MARITIME FESTIVAL RETURNS! CUE THE MERMAIDS AND THE PIRATES! THE GREENPORT MARITIME FESTIVAL IS RETURNING! BY ALICE PHILLIPS

Greenport was also a major shipbuilding port during the mid-1800s and during World War II (1941-45) when a local shipbuilder built and launched a fleet of more than 50 small warships for the U.S. Navy. The Museum supports the operation of the Long Beach Bar Lighthouse located just off the coast of Orient at the entrance to the Peconic Bay’s sheltered waters. Known as the “Bug”, the original structure was built in 1870 on raised pilings which made the lighthouse look like a giant water bug from a distance. Arson destroyed the lighthouse in the 1960s; in 1989-1990, the local community banded together to restore and relaunch the beloved Bug. To this day, the Bug continues to help seafarers

navigate around the hazardous sandbar between Orient Harbor and Gardiner’s Bay. To see what it’s all about, reserve a spot for the Bug Lighthouse Cruise on Saturday evening from 4:40-6:30pm. Call the Museum for details. Without a doubt, Saturday’s highlight is the Mermaid Parade! Starting at 11am, the parade will wend its way down Main Street to Front Street. Be on the lookout for the Merry Merfolk Boat Float, as well as the usual East End parade participants: donkeys, floats, fire trucks, representatives of local fire departments and marching bands. Craft and food vendors will be selling their wares

cheduled for the weekend of September 18, this annual festival roars back from a COVID hiatus with its Friday night kickoff event, the Land & Sea Gala. The Gala will take place at the Greenport Yacht and Shipbuilding Co., located at 210 Carpenter Street in the heart of Greenport Village. VIP entry is 5:30pm; general admission 6:30pm9:30pm and all are encouraged to dress up in their best maritime finery. Proceeds from the Gala will benefit the East End Seaport Museum and Marine Foundation. The Museum features artifacts and exhibits about the diverse maritime history of the East End and especially Greenport, which served as a whaling port between 1832 and 1857.

throughout the Village on both Saturday and Sunday; if you’ve got kids with you, head for Captain Kid’s Alley in Mitchell Park for games, arts & crafts and a treasure chest. The Power Squadron will be making appearances on Saturday and Sunday, as will the U.S. Coast Guard with a helicopter rescue demonstration scheduled for Saturday afternoon. Kayak races will take place behind Porto Bello restaurant and the Carousel on Saturday: set up at 2pm, races go off at 3pm. Look for high-stepping Irish dance performances on Saturday and Sunday,

as well as coffee sack races. Saturday wraps up with DJ music and dancing in Mitchell Park Bandshell from 7:00-9:00pm. Ease into Sunday with a Chowder Contest from Noon to 3pm in the Greenport Boat Yard on Carpenter Street. Spend your afternoon fishing for red snapper in the Snapper Contest. Sign up at the Mitchell Park Village Dock at 2pm; contest at 3pm. (Please note that all times and activities are subject to change dependent upon COVID-19 restrictions.)

Looking for other things to do? At any time you can visit the Tall Ship Columbia or visit the classic wooden boats and ice boats out on the docks. Or take a harbor cruise on the classic ship Glory, a completely green, solarpowered tour boat. Head to one of Greenport’s numerous restaurants or bars or browse the boutiques and shops along Main and Front Streets. Just don’t forget to wear your mermaid tail….

ome to the North Fork for a meal and you might be expecting one thing: fresh seafood. This northern tip of Long Island is home to fishermen, oyster beds, and the rich Peconic Bay. But with all this seafood, it might be hard to narrow it down to the best in show. Still, there are dishes and there are dishes. If you’re looking for the Fork’s top seafood selections, look no further than this curated list.

bivalves. In addition to a host of oysterrelated dishes served at this Greenport restaurant, you’ll find good old oysters on the half shell. Little Creek offers six varieties: the Mermaid Makeout, the Oyster Pond, the Fire Island Blue, the Soundsweet, the Lucky 13, and the Violet Cove. These freshfrom-the-water treats are available with a vinegar-based mignonette, cocktail sauce, hot sauce, or horseradish.

THE NORTH FORK TABLE & INN’S SOUTHOLD GRILL It should come as no surprise that John Fraser, chef-owner of Southold’s North Fork Table & Inn, has an impressive contribution to the seafood dishes of the area. One of the restaurant’s iconic dishes, the Southold Grill, highlights fresh-caught local seafood (the dish changes with the seasons, featuring whichever seafood happens to be best at that particular moment in time). Served simply, with an herb bouquet, this dish is a true representation of the North Fork’s aquatic bounty.

THE HALYARD’S SEARED HUDSON VALLEY FOIE GRAS AND HAMACHI SASHIMI Chef Stephan Bogardus borrows from his former kitchen — the North Fork Table & Inn — with this play on an iconic dish (the North Fork Table used tuna, not Hamachi, in their iteration). Rich seared foie gras is a decadent complement to lean, clean Hamachi. The dish is served with sweet and sour radish, and it’s the kind of dish that makes you wonder if you should order seconds. The only thing better than this marriage of Hamachi and foie gras? The Halyard’s show-stopping water view.

LITTLE CREEK OYSTER FARM’S OYSTERS ON THE HALF SHELL Come to an oyster-dedicated restaurant and you’re practically committed to eating

relatively affordable. Filled with grilled slices of filet mignon, a garlic butterpoached lobster claw, and a bacon guacamole, this unforgettable burrito is enough for two meals at once (or one meal for a very hungry person). Is anything better than surf and turf, you ask? Well, maybe surf, turf, and guacamole, all wrapped up in a happy tortilla together. 1943 PIZZA BAR’S CLAM CASINO PIZZA Tucked out of the way in Greenport, this unassuming pizza spot serves some of eastern Long Island’s best pies. And while you can do fine ordering just about anything off of the menu, including the chewy, satisfying margarita pie and the compelling wood-fired meatballs, clams remain king at this restaurant. The white clam casino pie features fresh clams, bacon, peppers, and garlic. Order one for now and one for later (or — who are we kidding — two for now).

T

hough the two were quarantined away from each other for a year, the relationship between New York and Southern Florida is thriving. That is … if New Yorkers can get into South Florida. Due to its laidback lifestyle, especially appealing during a pandemic, combined with famously low taxes, the sunny southern market is now one of the most expensive and competitive in the country. Since March 2020, buyers have poured billions of dollars into property sales in Palm Beach alone. Notable buyers on the island include casino mogul Steve Wynn, software billionaire Larry Ellison, designer Tommy Hilfiger and finance titans such as hedge funder David Tepper and investment-services entrepreneur Charles R. Schwab. “We have always had a strong connection

FLORIDA LIVING to the Northeast and the NYC, Hamptons, and South Florida triangle, but now buyers are coming from California, Illinois, and Michigan, which has created even more competition,” says Dana Koch, with Corcoran in Palm Beach. “During the pandemic, many buyers discovered what it was like to spend an extended period of time in Palm Beach and fell in love with it,” he explains. But for agents like Chris Deitz, with William Raveis in Palm Beach, “the pandemic has definitely sped up the process of New Yorkers moving to South Florida but it’s not the driving force,” he says. “Just before COVID hit, buyers were already heading south — mainly hedge funders because of taxes.”

Holly Meyer Lucas, principal and founding agent with the Meyer Lucas Team at Compass, the attraction to South Florida is equally driven by taxes — notably the 2018 reform that limited SALT tax write off, making life more expensive in many parts of the country. “While COVID was the catalyst for a lot of families relocating to our area, the reason most are moving here is actually related to the SALT tax situation,” she says. “Before, New Yorkers would buy a place in the Hamptons and perhaps a place in South Florida. Now New Yorkers are buying a place in South Florida and perhaps a place in the Hamptons,” adds agent Gary Pohrer, with Douglas Elliman. “What’s changed is the ability to work from anywhere, creating a huge tax savings and making the home almost free when you really analyze the numbers.” Closed sales in the second quarter of 2021 topped $1.5 billion, breaking the record set by the first and making it the hottest quarter in Palm Beach history, according to the latest market report from Corcoran. The median and average sales price for single-family homes rose 18% and 24%, respectively, from last year, driven primarily by 15 deals that exceeded $20 million. Notably, two sales so far in 2021 surpassed $100 million, including a 30,000-square-foot, nine-bed, 11-bath waterfront mega-mansion for $109.6 million in June and a 21,000-square-foot home for $122.7 million, the highest price ever recorded in the area, in February. This year has also seen a

record of two sales reaching $95 million in two months and 22 sales for more than $40 million.

In the midst of this frenzy, inventory is decreasing rapidly, agents warn. “Inventory is very low. It’s at critical mass. If you’re a broker and you don’t have inventory, chances are you will never get it,” Deitz says. “We are seeing a lot of off-market deals happening

Where to look... While searching for homes to buy, it helps to keep new developments and hidden gems in mind. Vero Beach is one of Pohrer’s favorite towns in all of Florida. “Due to the difficulty in

getting there from an airport, it is less dense,” he explains. Its downtown area offers access to desirable stores, restaurants, hotels, and, importantly for summer, ice cream parlors. It still has that small town feel and always will. “The eastern half of West Palm Beach is a great alternative for those who are priced out of Palm Beach proper, Koch notes: “You have proximity to the island and many of the same conveniences.” Plus, some of the best restaurants in the entire area are in West Palm Beach, he says, and it’s home to the Norman Foster-designed Norton Museum along with the Kravis Center of Performing Arts. The oft-overlooked Singer Island in Palm Beach County has plenty to offer prospective residents, too, adds Beth Butler, Director of New Development Southeast at Compass. While Jupiter Island has the more well-known name, Singer is coming into its own with luxury new developments, including Amrit Ocean Resort & Residences. “Singer Island is pedestrian friendly, offers scenic waterfront views, and is just a short drive away from the luxurious shops on Palm Beach’s iconic Worth Avenue,” Butler says.

FALL IS THE TIME TO PLANT EARLY BLOOMING BULBS BY ANNE HALPIN

I

n spring our gardens come alive, and bulbs are the first flowers to bloom in many East End gardens. Daffodils and tulips are favorites, but there are some earlier bloomers that bring color to our gardens before daffodils and tulips get started. Fall is the time to plant these early bloomers, as you plant those daffodils and tulips. To give your garden a jump start in spring, here are some early bloomers to plant in your garden. If you can’t find them for sale in your local nursery or garden center (by all means, check there first), you can order by mail. If you can keep deer out of your garden, with perimeter fencing around your property or by enclosing your garden, consider planting some of these little beauties to give springtime a head start in your garden. When planting, follow the directions for how deep to plant the bulbs — it’s important. And plant them in groups or by the handful, instead of individually dotting them around one at a time (which would take forever anyway). Here are some of the earliest bloomers to plant this fall. I’m including their botanical names along with their familiar names in case you order by mail. Grecian Windflower (Anemone blanda)

grows less than 6 inches high and bears daisy-like little flowers in blue or white. Glory of the Snow (Chionodoxa) is among the earliest spring bloomers. These little beauties grow just a few inches high and bear flowers that look like tiny blue daisies with yellow centers. They’ll do best in a partly shady location. Crocuses are the first flowers to bloom in many gardens, where their chalice-shaped flowers in golden yellow, purple and white announce that spring has arrived. There are other crocuses that bloom even earlier than the familiar Dutch hybrid varieties. Two to look for are cloth of gold (Crocus susiana) and tommies (Crocus tomasianus). Their little flowers are just a few inches off the ground but so welcome in early spring. Plant the bulbs in a sunny spot where the soil drains well, and if you’re lucky they will form clumps over time. Snowdrops (Galanthus nivalis) are in the same botanical family as amaryllis, though you’d hardly guess it by looking at them. Snowdrops herald the coming of spring with their gracefully drooping white flowers with green inner petals, borne one to a stem. They’re delightful when allowed to form groups over time under deciduous trees, where the ground is sunny in very early

spring before the trees get their leaves. Tall bearded irises are standouts in summer flower gardens, but there are some smaller irises that bloom in early spring. Iris danfordiae is a small yellow iris that bears its flowers on 4-inch stems; leaves that develop after the flowers bloom grow about 8 to 12 inches high. Iris reticulata is a bit taller — 6 to 18 inches — and sends out fragrant violet blossoms in early spring. Bright, golden daffodils and narcissus announce that spring has arrived on the East End, with their cheerful blossoms with flat petals arranged around a central cup that may be yellow or orange. Some narcissus bloom earlier than the classic varieties, in early spring. Two of them, called cyclamineus varieties, are Tete-aTete (yellow) and February Silver (white). There’s another kind of narcissus that you can enjoy indoors over the winter — paperwhite narcissus — by setting the bulbs in a bowl with water. Local nurseries sell the bulbs in fall. This type of narcissus can’t be grown in gardens here — winter temperatures are too cold for them. But they’re delightful indoors, where you can enjoy their pleasant fragrance, and practically foolproof to bring into bloom. Place clean marbles in a bowl and fill with enough water to cover them a couple of inches deep. Set the bulbs on the marbles with the flat side down, and make sure the water is always touching the bottom of the bulbs. Roots will grow from the bottom of each bulb, and stems that will bear flowers will emerge from the top. As the flowers bloom the stems will continue to grow, so you may need to support them to keep them upright. You can make successive plantings of bulbs to have flowers over a longer time. Paperwhites are so easy to bring into bloom that even non-gardeners can do it. Enjoy!
