What do you get when you take a pair of brother builders and add in a local powerhouse real estate agent? Total success at The Estates at Royalton, which sold out in August of this year.

Brothers Daniel and Dino Marra, respectively CEO and CFO of Marrcon Development Corporation, first heard about the availability of the property known as The Estates at Royalton in mid 2020. “I was looking for a property to do a spec,” shares Danny, “and I got a call about the Royalton property. ‘How big do you want to go?’ was the question. I made an offer four hours later and closed in a week.” That was October 2020; five months later, Marrcon Development broke ground on the first of the 11 planned homes in March 2021. Five homes were sold pre-construction just based on specs; once the model was completed, prices went up significantly. All sold out, the Estates at Royalton grossed over $24 million in sales.

“A part of our winning strategy is having a great broker,” Dino Marra tells NFRES. “In our case, it’s Kristy Naddell.” The Marra brothers learned about Kristy from one of their building supply vendors; when the trio finally met, they found they had friends

and local North Shore Long Island neighborhoods in common. Kristy, a broker in the Cutchogue office of Douglas Elliman, has consistently been a top producer in East End real estate, having won the 2022 Pinnacle Award Winner as a top agent on the North Fork and in the Hamptons. When asked about the quick sellout of the Royalton project, Kristy is characteristically candid. “Yes, it was quick. But we worked day and night, giving it our all. Having the Royalton done and completed shows the high quality and craftsmanship which is the signature of Marrcon Development.” “Helped a lot to show people what we’re capable of,” chimes in Danny.

The Estates at Royalton is a 25-acre development with 11 luxury farmhouse style homes on 25 acres in Mattituck. While the purchasers could choose from one of three floor plans, each house has a different exterior designed to complement the pastoral feel of the North Fork and provide the highest caliber finishes. “You know,” says Danny, “our dad did all the masonry work so we know just how good it is.” Their dad took over their grandfather’s masonry business, Marra Contracting Inc., which was started on the North Shore of Long Island in the 1960s. The brothers grew up in the contracting and masonry business, working summers and weekends. Danny started on the North Fork during the pandemic, first building and selling a spec house in Mattituck, then completing a number of top-to-bottom renovations in Southold. Dino, a public accountant by education and training, joined his brother full time by 2021 in the contracting/homebuilding business. “It was a drastic change,” confides Dino, “but I was really looking to do something more exciting.”

And it really is exciting. “The Royalton has catapulted Danny, Dino and their Marrcon Development into one of the top builders out here,” says Kristy. Now aligned with local Mattituck architect Anthony Portillo as AMP Design and

Build, the brothers are hip deep in new projects. Next to come on the market: two properties on Bridge Lane in Cutchogue being developed as modern barn style homes with modern finishes –or “barndominiums”. “With the barndominiums, we’re getting away from the modern farmhouse trend,” states Dino, “and delivering a modern barn with all the amenities including high end patios and inground pools. The colors are dark too.”

Also on tap is an 8-lot subdivision on Laurel Avenue in Southold, slated for spring/summer 2024, which is a very different type of project from the Royalton. This development (which has yet to be named) will feature shingle-style Nantucket homes, about 3,000 to 3,500 square feet. Purchasers can choose one of three different floor plans; however, just like the Royalton, each home will feature a different exterior.

The Marra brothers are busy, with construction and renovation projects all over the East End. “We have projects going on right now from Orient to Jamesport. We recently completed a big project at 10 Dune Road in Westhampton, but our focus is the North Fork,” says Danny. “We’re hands-on here.” Kristy agrees. “Yes, we’re very hands on — and that makes a big difference when you’re building a good reputation. And the Marra brothers — Danny and Dino — certainly have that reputation.”

Cohosted by the East End Seaport Museum & Marine Foundation (EESM) and the Village of Greenport and sponsored by Stony Brook Eastern Long Island Hospital, the traditional kickoff event is the Land & Sea Gala on Friday evening, September 22. Come celebrate at the fundraiser’s new location: Crabby Jerry’s Restaurant, located at 111 Main Street (on the docks past Claudio’s). This year’s theme is Mardi Gras, so get out your best feathers, boas, beads – if you’re not already dressing as a merperson or a mariner! The celebration begins at 5:30 pm for VIP tickets, and 6:30 pm for general admission tickets. VIP tickets are $225 and General Admission tickets are $175. It’s easy to overlook the reason for the Maritime Festival: financial support and raising awareness of the mission of the East End Seaport Museum & Marine Foundation. Located in what used to be a Long Island Railroad station and ticket booth, the Museum features artifacts and exhibits about the diverse maritime history of the East End and especially Greenport, which served as a whaling port from 1832 to 1857. Greenport was also a major ship-building port during the mid-1800’s and during World War II (1941-45) when a local shipbuilder built and launched a fleet of more than 50 small warships for the U.S. Navy.

The Museum supports the operation of the Long Beach Bar Lighthouse located just off the coast of Orient at the entrance to the Peconic Bay’s sheltered waters. Known as the “Bug”, this lighthouse continues to help boaters navigate around the hazardous sandbar between Orient Harbor and Gardiner’s Bay. Earlier this year, with a $50,000 grant from the David Lion Gardiner Foundation and other bequests and donations, EESM was able to replace the Sea Life Exhibit, an 800-gallon glass, saltwater aquarium which is the home of aquatic species found in local waters. The aquarium, which enchanted visitors for more than 30 years, broke during routine cleaning 2 years ago; it’s now been restored and ready for your visit. And let’s not forget the Village Blacksmith Shop, located behind the Schoolhouse at First and Front Streets, which is also supported by EESM.

CELEBRATE THE MARITIME FESTIVAL IN GREENPORT

COME FOR THE VIBES, STAY FOR THE BITES

Every September, the village of Greenport kicks off shoulder season with one of the most food-centric events to hit the North Fork of Long Island. Hosted by the East End Seaport Museum and Marine Foundation, the Maritime Festival, which runs from September 23rd through 24th (though it also includes a kick-off gala on September 22nd), includes classic boat displays, kayak races, music, activities for kids, maritime demonstrations, sea shanties, and, yes, plenty of food, including 100 different vendors from around Greenport, offering both hand-crafted goods and delicious things to eat. With September afoot, it’s time to embrace one of Greenport’s most storied — and, yes, most delicious — annual traditions.

The Land and Sea Gala itself is a good way to get familiar with the local culinary landscape. Hosted this year at Crabby Jerry’s Dock and Restaurant, this Mardi Gras-themed affair runs from 6:30 to 9:30 p.m. (with VIP access offering early entrance at 5:30) and features food from a host of local restaurants. Last year, vendors in attendance were plentiful:

1943 Pizza Bar, American Beech, Little Ram Oysters, Claudio’s, Stirling Sake, Kontiki, Ellen’s on Front, Kate’s Cheese Co., Anker, Pearl Restaurant, Lucharitos, and more.

Libations were poured from local wineries Bedell, Macari, and Peconic Bay Vineyards, and breweries Greenport Harbor and Montauk Distilling Co. also made a distinguished appearance. Although the lineup this year has not yet been made public, guests of the gala can expect another delicious event, hosted by some of the area’s top establishments. General admission for the gala is $175 and includes a tasty walk through some of Greenport and the North Fork’s most talked-about restaurants.

As for the festival’s two main days, hungry visitors can expect to congregate on both Front and Main Streets, where local restaurants set up booths boasting tasty bites. Oyster-shucking demonstrations, bespoke sausages and tasting plates, food trucks, and even cocktails in a can have all been known to make an appearance at the festival. Wine and beer tastings that reflect the broad food and beverage community of the North Fork round out this bountiful festival.

If a taste from the street vendors — places like Noah’s, owned by Greenport veteran Noah

Schwartz, traditionally participates in the festival, with culinarily progressive bites for sale — aren’t enough to eat, consider sitting down afterwards at one of the village’s delicious restaurants. Sit down for a pie at 1943 Pizza Bar, where weekly specials highlight whatever is fresh at the local farms (fresh salads, pizzas topped with local veggies, sourdough bread beneath — you guessed it — more vegetables). House-marinated olives, Nonna Lucille’s woodfired meatballs, and the burrata plate are also great picks to enjoy at this perfect Greenport pizza spot.

Across the street, at Stirling Sake, stop in for a September-perfect bowl of tonkotsu ramen, springy noodles served in a broth made from 8 Hands Farm pork broth, and served with braised pork belly, kikurage mushrooms, red ginger, scallions, and a boiled egg. Enjoy some of the restaurant’s curated shochu selection before heading back onto the streets. The Sea Shanty Concert, in Mitchell Park, closes out the festival each afternoon.

SCREENING YOUR PROPERTY FOR PRIVACY

The first step in designing a landscape for privacy is to figure out where you need to hide eyesores or provide screening for a pool or a deck or patio where you like to entertain or just relax with a good book. When you’ve determined where and what kind of privacy screening you need, consider how much space you have available for privacy plantings and what size they need to be. Towering walls of perfectly sheared privet provide privacy for many homes on the East End.

Depending on how much privacy you’ll need, the architectural style of your home and property, and what landscape features are already there, you can create privacy with a formal hedge or an informal screen of plants. If you want to deter wandering wildlife or human intruders you can consider a dense, thorny barrier screen.

Another consideration for privacy screening is whether there are deer in your area and you’ll need screening they are not likely to eat. For now, privet, Leyland cypress and junipers are reasonable bets. Arborvitae used to be widely used but it’s no longer deer resistant.

You’ll also want to factor in how fast your privacy screen will grow. A plant that grows quickly will provide screening sooner than a slower growing one, but it may also grow taller than you want (Leyland cypress is an example) and cast shade where you don’t want it. A tall hedge on the south side of your property will cast a lot of shade over a lawn or garden behind it. Another consideration is how fast the plants will grow; fast growers like arborvitae will need to be replaced more often than slower growers.

In an informal screen, plants can be allowed to grow into their natural forms without a lot of meticulous shearing. The look is softer and looser. For example, privet left unsheared takes on a sort of billowy form. A screen of shrubs that do not need clipping, while it won’t be a solid wall, can offer other features such as flowers or easier maintenance. Some good informal screening shrubs that will give you flowers include viburnum, bridalwreath spiraea, rose of Sharon, summersweet (Clethra), lilacs and hydrangeas (which are an iconic flower on the East End but also deer favorites). These plants lose their leaves in winter, but if you are only here for the summer or don’t use your outdoor space in the cold season that may not be an issue for you.

Here are some plants to consider planting for privacy:

Privet — the classic hedge plant — has medium to dark green small oval leaves and can grow 12 or more feet high. Plants naturally produce white flowers with an unpleasantly sweet odor in summer, but pruning or shearing usually prevents blooming.

Leyland cypress can grow to 60 or more feet high and has a columnar upright form. It is salt tolerant, making it a good choice for screening properties near the shore. It’s often used in screens and informal hedges but can be sheared for a more formal look.

Junipers come in many forms from low, spreading groundcover types to the eastern red cedar which can grow up to 40 or 50 feet high.

Chinese juniper comes in numerous varieties. Junipers grow best in well-drained soil with lots of sun.

Clethra, also called sweet pepperbush, sends out wands of fragrant white flowers in summer (mine is blooming in late July). It does well in a sheltered, partly shaded spot, and works well in an informal, shade border away from the water.

Spirea, especially bridalwreath spirea, is easy to grow and forms a tall mound 5 to 6 feet high, with graceful, arching stems. Plants are covered with clusters of tiny white flowers in spring and are lovely as an informal hedge or screen.

Rose of Sharon, a species of hibiscus, is easy to grow and can be planted in a row along a driveway, as an informal screen. Plants grow 6 to 12 feet high and half as wide, and come in a host of colors from white to shades of pink, red and even blue. Give rose of Sharon a sunny location and it can thrive in even poor soils. It does best behind a windbreak near the beach.

Hydrangea is an iconic East End flower, its ethereal blue blossoms gracing many properties. It’s lovely in a screen planting as long as you can keep deer off your property. Plants do best in full sun to light shade, away from the beach or protected behind a windbreak.

THIS YEAR’S TREND: DROUGHT-RESISTANT LANDSCAPES

YOUR GARDEN CAN BE AN OASIS, EVEN WITHOUT THE RAIN

One thing’s for sure: you can’t control the weather. In hot years, when the rain is not a given, having a landscape plan that doesn’t rely on irrigation or natural rainfall can ensure a beautiful looking home, no matter what nature throws at you.

Some of our favorite plants can up the ante on natural beauty without requiring too much water, should drought conditions arise.

Catmint, for instance, which flourishes in low-water conditions and offers purple blooming flowers from summer through early fall, can grow to be three feet tall and wide. It’s also an active pollinating plant that can be useful for both planters and garden borders. Agastache is another favorite among bees, a vertical-growing plant that grows in purple and white and that thrives in dry climates and dry summers.

Salvia, which can range in colors from deep fuchsia to purple and blue, can rise to nearly three feet in height. Blooming in high summer and early fall, the plant grows great in containers and planters as well as in bordered beds.

With over 45 species — and over 450 varieties within these species — lavender is a diverse plant that offers not only beauty but also aroma. Native to the Mediterranean and Middle East, it can be used in herb gardens, as ground cover, and in cutting gardens. Certain species of the plant (though not all of them) are edible, and the fragrant, pretty, latesummer bloomer is resistant to long periods without rain.

Hen and chicks, the rosette-shaped succulents that grow easily on rocky paths, grow happily in areas with lots of sun and poor soil. Plant them on pathways or near full-sun stone walls for a laissez-faire approach to your beautiful garden. And, for a pop of color, consider Yarrow, a long-blooming perennial that blooms in pink, white, and yellow all summer long. Yarrow can be planted as ground cover, as edging, or even in a vegetable or herb-garden, and can also be used for an eco-friendly lawn

alternative for those looking to move away from more traditional green grasses.

Aromatic rosemary, a perennial that loves full sun and well-drained soils, prefers dry conditions and can be used to add oomph in the kitchen, too. If you expect a particularly cold winter, cover it with burlap to protect it from the elements. (Potted plants can come indoors.)

And although Russian sage may smell like the culinary variety, it’s actually a decorative version; this blue-toned perennial can survive a lack of water (and even cold temperatures). Add creeping thyme to the mix, which produces tiny purple and white flowers and thrives in even shadier corners of the yard as ground cover, and you have your bases covered for the pillars of some of the more familiar savory garden scents.

And don’t forget: even if you do happen to have a rainy summer — this year, next year, or the year after that — planting your garden with drought-resistant plants is a great way to conserve water, an ecologically sound approach to making your home and garden the best and brightest it can be.
