Both waterfront and villages, particularly Greenport, saw very active sales this past quarter.With price gains in all categories, now is the time to grab your piece of paradise. While existing home sales and new construction are hot on the North Fork renovations are also keeping up a torrid pace (page 26).Very popular right now is the restoration of older homes to their original glory, while incorporating up-to-date energy efficient green systems. Buyers want to retain the classic traditional look, while not losing the original charm of the home. With newer homes, buyers are looking for bright and airy, bringing the inside to the outside. Bulk acreage is attractive to our international buyers.” She observes, “Buyers are coming from NYC, the Gold Coast, the Hamptons, and internationally too.” She has “no doubt that sales will be higher than last year.” As Judi exclaims, “We have not stopped moving full speed—I expect the third quarter to be the best ever.”

Sheila Izzo of North Fork Real Estate Inc. observes, “Our summer sales were strong and similar trends are continuing into the fall.” She remarks, “Any area is hot as long as the asking price is realistic.” She adds, “The high-end new construction market is up, but this group is spending/building cautiously.” She reflects, “Our buyers are from the metropolitan area, especially Dumbo, Soho, Tribeca, and Astoria.” Sheila believes, “North Fork real estate sells in any season!”

Because it is a walking village with a thriving downtown on the water its appeal has increased with urbanites.” She observes, “An increased desire for properties in the $700k-$850k range with privacy, has emerged 22

We sold more than we listed and homes that we ‘staged’ were particularly popular.” She observes, “Waterfront is always hot. Also land is more attractive due to low inventory and the new trend in modular homes makes it easier to build.” She notes, “Buyers are coming from Manhattan, CA, and CT.” Marie predicts, “a very, very strong fall selling season. People are still looking and deals are being made. As long as the weather holds up, it will continue through the holidays.”

Marianne Collins of Brown Harris Stevens remarks, “Summer was very busy.” She notes, “At the high end, waterfront homes are selling quickly. In the mid and lower range, proximity to a beach or having a pool is desirable. Large land parcels are getting attention and vineyards are definitely active. Also new construction is coming back.” She observes, “Buyers are coming from the city, further west on Long Island, and the South Fork.” Marianne foresees “continued strong activity into the fall, as it is arguably the most beautiful season on the North Fork with the grape harvest in full swing and people just want to be here.” Karla Dennehy of Douglas Elliman Real Estate observes, “This was a very active season. We had a very strong July, August, and September.” She reflects, “Waterfronts continue to be in demand. Renovating your home on the North Fork can be an exciting and valuable endeavor. Updating a kitchen or bath, enlarging an entertainment room, or expanding the outdoor living space are some new trends in renovations that not only enhance the pleasure and enjoyment of your home but greatly increase the value while preserving its character and charm. Here are some interesting and trendy ideas you may want to consider in your next home renovation. Fred Seifert of Seifert Construction in Mattituck says, “open floor plans that are bright and airy” are trending right now. Bringing the inside to the outside and expanding the outdoor living space is also desirable. Exterior decks, fire pits, and outdoor kitchens are popular. On the inside a more open floor plan with common areas is the new look. This may require knocking down walls, adding bigger windows and bigger doors for more light. There is also great interest in energy efficient homes. High efficiency boilers, tank less water heaters, and the use of spray foam insulation are all ways to make the home more energy efficient. The room that is most popular to renovate is the kitchen, followed by the bathroom. Both can be entirely gutted for a contemporary style. Or just replace old cabinets with streamlined cabinetry in the kitchen. And for the bathroom, fixtures can be updated for a new look. Fred remarks, “The 26

There is much equipment, insulation options, and materials that are extremely energy efficient and easily available. Geothermal and solar are becoming more popular as well. Kitchens and baths have always been long standing spaces that owners like to update. Some historic older homes always have a unique feel or design to them that can’t be found in a lot of newer homes. A lot of those homes may also have an interesting history behind them as well. Property line setbacks are often an advantage, as many times older homes do not conform to today’s setbacks. Kyle Schadt, co-owner of North Fork Woodworks along with Scott Edgett in Mattituck observes,“Right now a lot of people are coming out to the North Fork and buying older homes that need some updating.” Most of their clients tend to really appreciate the traditional New England ‘feel’ of older North Fork homes, and don’t want to lose that charm. The traditional North Fork style homes have such a classic look they tend to retain their value. Scott reflects, “We find that people want to make better use of the existing space. There’s definitely a trend toward enlarging kitchens and flowing them into living rooms for a more open feel.” That same mindset also extends to outside spaces; integrated outdoor kitchen and pool areas can make a home seem much larger, especially during the summer months. Energy efficiency is also very desirable as are remote control monitoring systems for managing lights, the heating system, and the pool. The glorious days of autumn are upon us; summer heat and crowds are giving way to soft golden light and the celebration of the harvest season in farms and vineyards. For those of us lucky enough to be here in fall, there’s still plenty of color to be had in the landscape. Here are some great sources of color for fall landscapes. Late-Blooming Flowers Many nurseries sell pansies for fall planting; they’re a delightful change from the ubiquitous mums, and unless we have a severe winter like last year’s, they will usually reward you with another round of bloom early in spring. If you like a more sculptural look, you could plant a few pots of ornamental cabbage or kale. These non-heading plants color up with cold weather in shades of magenta, purple, creamy white, and bluish green, for a bright display. Dahlias have been blooming in pots and flower gardens all summer, but they’re at their best in September and October. Cactus dahlias, with their pointed petals in many gorgeous shades of pink, red, yellow, orange, purple and white are my favorites. Summer perennials are winding down, but others come into their own in fall. Japanese anemone bears open-petaled flowers of pink or white on tall, slender stems as summer comes to a close. They 28

bloomed through much of September this year. Asters open their daisy-like flowers in shades of purple, blue, pink and white. Sedum is another autumn standout. The flat-topped clusters of flowers somewhat resemble small heads of broccoli, and start out light green, then slowly change color over several weeks. The classic variety, Autumn Joy, takes on a pale orange tone that gradually deepens to a hard-to-describe salmon-bronze. Two other lovely varieties, Brilliant and Neon, begin pale pink and brighten to rich magenta. Eventually all these sedums turn brown. Many gardeners like to leave them in the garden for winter interest and cut back the old stems in spring. While in bloom sedums attract bees and other pollinators. A group of intricately lovely flowers for fall gardens are those of tricyrtis, or toad lily. The plants don’t look like much in summer, but in autumn they deck themselves in flowers shaped like stars, bells, or funnels in shades of pink, yellow and white. Last to bloom are Montauk daisies, which open their white daisy flowers in October. The plants are seemingly indestructible, but they bloom best when cut back to a few inches from the ground each spring. Fall Bulbs A special treat for autumn gardens are bulbs that bloom at this time of year. Most of us associate crocuses with the first flowers of spring, but there are autumn-blooming crocuses, too,

which come in orange, yellow, and purple. Somewhat larger are colchicums, also called meadow saffron, which send up chaliceshaped flowers in shades of pink, yellow and white. Some of them open up into graceful star shapes. And one, the glorious variety called Waterlily, offers many-petaled blooms that resemble their namesake but come in an indescribably lovely shade of light pink suffused with gold. Plant these autumn-blooming bulbs in late summer and you won’t be disappointed. Trees and Shrubs A beautiful contrast to the golds and oranges of autumn foliage are the abundant purple-pink flowers of Lespedeza thunbergii. This shrub bears its flowers along arching stems in September. Consider adding this beauty to your landscape for next autumn. Here are some possibilities for flaming fall foliage. Sweet pepperbush (Clethra) is an easy-care native that bears wands of pleasantly fragrant white or pink flowers in late summer. In fall their leaves turn golden yellow. Its clumps of stems look best in a naturalistic setting rather than a formal landscape design. Oakleaf hydrangea is beautiful from spring to fall. Named for the

shape of its deep green leaves, the plant bears large cone-shaped flower heads that open creamy white and take on pink tones as they age. In fall the leaves turn deep red. Viburnums are known for their ball-shaped or flat-topped clusters of white spring or summer blossoms (deliciously scented in some species). In autumn the deep green foliage of many turns rich red. Our native cranberry bush viburnum may mix some orange and yellow with the red. Maples are hard to beat; they blaze against a gray October sky in shades of red, orange or yellow. Some of the Japanese maples are positively incendiary in fall. Dogwoods are shades of red, even purple, in autumn. Beeches glow golden, sweet gum is a blend of orange, yellow and red, and the native white ash turns red. We enjoy some of our most beautiful weather of the year here in autumn. Planting for fall color will make you want to get outside and enjoy the beauty of the season. Stories abound about houses that were on the market forever and sold the day after they were staged. Whether true or apocryphal, staging – de-cluttering and redecorating a house to appeal to buyers -- is a subject that creates much agita among sellers. It’s a collective case of stage fright. Sellers object to the cost, according to Angela Boyer-Stump, an agent with Sotheby’s. But it would be money well spent. For an unstaged house, she believes, a seller often makes a lower offer. “They know it’s just furniture, but they still can’t get comfortable paying a number knowing the seller should have made the effort.” Her advice? “If you stage it we’ll find a buyer.”

The first rule of a stager is to make spaces feel, well, spacious – open, airy, and bright. Stagers agree on at least one thing: People have too much stuff. As with a manuscript, stagers “edit” a space. Family pictures begone! Liz Kramer and Deirdre Guest, founders of Homework in the Hamptons, an interior design and staging company, believe in “depersonalizing” the home environment so that it looks more like an upscale hotel than someone’s home. The key is to create a “neutral” canvas onto which prospective buyers can project their own lifestyle needs and wants.

The big question is: Why do staged houses work? Though the seller may have great taste (and what seller doesn’t think he does?), there is always an aesthetic sensibility of the moment that real estate pros and stagers are in tune with. “A stager’s talent is to know what people like,” she says. “It’s hard to figure it out for yourself.” 30

In home staging, white is the new black.That goes for upholstery to towels and walls, for which the ladies of Homework prefer Benjamin Moore 01 White, a paint they claim is “the whitest white.” No matter how much you fancy purple, chances are no one else will. Toodaloo to dark carpets. Sisal adds to the “beach look.” Buyers come to the East End for a casual lifestyle – biking, paddling, picnicking. Persian rugs and ornate chandeliers belong on Park Avenue, not Nassau Point.

But, how sterile, you might opine. Not to worry. Stagers such as Donna Dazzo of Designed to Appeal, reach into their bags of tricks to express personality through bursts of color – blues, greens, oranges -- distributed discreetly, of course.Vibrant throw pillows, the stager’s weapon of choice, abound as do carefully chosen artwork and accent pieces. “Buyers today want no fuss, no muss,” says Ms. Guest. Unless they’re the sort of buyer who wants to “tear it down and start over, they want a turnkey property,” says Boyer-Stump. “They want to move in and relax, they don’t want to start meeting with decorators.” She just sold a property staged by Michael Murray of Aria Design Consultants of Southampton who provided everything including table settings, toasters, pots and pans, even toothbrushes. Because of such attention to detail, “It had three over-ask offers.”

background, he is able to point out where to spend for the highest return. A realtor, he says, can make suggestions “whose costs are catastrophic. It’s one thing to say I want a new vanity, another to know the condition of the pipes and valves” to determine if a change is cost-effective. A kitchen may beg for a new granite counter, but not when “it has a 90-percent chance of being demolished.” In that case he has an ingenious srategy. He will suggest that a homeowner place a placard on the counter stating, “$4500 for granite”-- letting the buyer know that the seller is willing to compensate him financially rather than make the changes himself. “No matter how great we think our taste is, rarely will it match the buyer’s, especially a sophisticated East End buyer.”

Going a step further than most stagers, Murray, who calls himself a “turnaround specialist,” describes his typical client as one who “isn’t buying a house. He’s checking in.” His job is to identify a house’s potential and offer “cheap and cheerful ideas as to optimize the its potential.” With both a design and construction

NFRES: What is the most important lesson you have learned as a real estate agent? NL: You can’t take things personally in this business.There is a lot of work that goes into buying and selling homes and properties, and the process is not always easy.
