Southold and Greenport village were amongst the most popular areas for buyers, but activity was robust throughout the North Fork. uaint, charming and oh so traditional, the United Kingdom’s Kingsand and Cawsand are the stuff that dreams are made of. Mainly untouched by modern advancements, the eye-catching seaside villages in southeast Cornwall are as highly regarded today for their historic character as they are for their natural beauty. Off-the-beaten path yet popular with tourists and adventurers, the pair of picturesque places—which boast dramatic cliffs, densely wooded hillscapes and tranquil beaches—are an approximate five-hour drive from London. Visually stunning, the Rame peninsula-based destinations need no more than the light and the landscape to capture the attention of travelers, though there is certainly much more to their story. Packed with history, and with much of the architecture in place to prove it, the tiny villages were once home to a thriving fishing industry and plenty of smuggling schemers. Today the hotspots are now home to a tightknit artist and artisan community, as well as the expected ancillary inns, pubs, cafes, shops and galleries. And though the smugglers’ tunnels have long been sealed up, it’s still possible to hike, camp, fish, boat and dive into the clear waters of Cawsand Bay, which is tucked between the English Channel and the Celtic Sea. Twinned with Porspoder in France and oft referred to as “the Forgotten Corner,” the historical fishing villages are frequently honored 12
with England’s versions of “Best Kept Village” and “Area of Outstanding Natural Beauty” awards. Adding to the charm here are narrow and windy streets, where automobiles are prohibited. But getting around is easy, and there’s quite a lot to explore in town and around.
The best-known landmark in the area is the seafront Clocktower in Kingsand, erected to commemorate the coronation of King George V in 1910 and nearly destroyed by floods in 2014. Now rehabbed and used as a community hall, the handsome stone building is protected by a reinforced seawall and houses a cross-stitch tapestry keepsake of the two villages, made by the residents to commemorate the Golden Jubilee of Queen Elizabeth II in 2002. Another significant draw to the area is the Coastal Path, which runs along the edge of the sea, past Penlee Point and ending at Rame Head. A fairly rugged trek by foot, the final destinations here, high atop a hill are the remains of a 14th century monk’s chapel and glorious views of Whitsand Bay.
The picturesque village of Kingsand has a few places to shop and eat.
Merely walking through the tiny villages (Cawsand is essentially a few homes, an inn and a very good artisanal bakery café, while the bigger Kingsand is host to a couple dozen places to eat, drink, lodge and shop) is enough for some, as the whitewashed and pastel hued cottages that line the streets are postcard pretty and more than enough to hold one’s attention. But there are also the beaches—The Cleave, a mix of sand and shingle, or “pebble” as we’d say here in the States; pebbly Girt Beach; sandy Cawsand Beach and several other points of interest.

History is evident all around. Close by is Mount Edgcumbe, a 16th century Tudor estate built in the mid 1500s and overlooking Plymouth Sound and the River Tamar. Other nearby historic country estates are Country Park and Anthony House, which we didn’t get the chance to visit but look quite nice. And for those who aren’t necessarily into nature and architectural-type meandering, there’s also the nearby historic Plymouth Barbican area. It’s a quick ferry ride away and home to the National Marine aquarium and plenty of shops and restaurants. Can’t wait to head back and explore even more!

TURKISH DELIGHT THE OLIVE BRANCH CAFÉ OPENS IN GREENPORT BY SAM WILSON

T
he Turkish port city of Izmir, on the Aegean coast, isn’t the first place that comes to mind when you think of Greenport. But you might think otherwise if you were Yusuf Alptekin, a Turkish chef who was born and raised in Izmir. One day, not long ago, he travelled from New York City, where he was then living, to the North Fork for a cycling tour. When he clapped eyes on Greenport and spotted the boats on the bay, he felt as though he’d come home. And then a funny thing happened. He and a friend walked by a courtyard that looked like the kind of enclosure you see in towns throughout the Mediterranean. In this courtyard were three parcels that had been vacant since Hurricane Sandy. Alptekin’s friend, as it happened, knew the property’s owner. One thing led to another and before you knew it, the chef had rented all three spaces and with his wife, Michelle, he opened The Olive Branch Café and Restaurant. As the name suggests, the Alptekins’ nascent little empire consists of two separate venues, each within shouting distance of the other. One is a restaurant with a proper dining room and a comprehensive menu and the other is a café that sells food to go. So now Alptekin and his wife Michelle have a new home and Greenporters have divine food from Izmir, which features Greek, Roman, and Ottoman-inflected vegetable dishes and seafood. Both the restaurant and café are open year-round, seven days a week. It’s a marvelous little spot with tables in the courtyard which has views over the harbor. In the warmer months, people sit outside and watch the boats and eat spit-roasted lamb and dream of Turkey. A hairdresser works in one of the neighboring shops on the square, and every day at noon, the chef can be seen crossing the courtyard with a plate of food.The hairdresser has a standing order for lunch and Alptekin likes to 20
serve it to her personally, which seems like a very Turkish thing to do. Alptekin has been cooking professionally since he was a boy. He says he was “a little bad kid.” In the summer of his tenth year, to teach him some discipline, his father sent him to work in the kitchen of an uncle’s restaurant. He spent that first summer washing dishes and mopping floors. When he turned thirteen, his uncle hired a dishwasher and promoted his nephew to prep cook. To everyone’s surprise, Alptekin found he enjoyed the work and what’s more, he was good at it. After travelling and cooking in restaurants throughout the Mediterranean, he pitched up in New York City, where in recent years he has made a name for himself as a restaurant consultant, training chefs in Turkish cookery. He’s been around long enough to know that ingredients matter, and so he imports extravirgin olive oil (“I pay unbelievable money for this oil,” he says,) labne, or thick strained yogurt, red pepper paste, rosewater preserves, and other staples from Turkey. He’s even hired a pastry chef from Istanbul. This man makes phyllo dough by hand – who does that anymore? – and turns out marvelous baklava fresh every day. Although Alptekin is schooled in classical cuisine, he likes to improvise. Thus he’ll toss sundried tomatoes in a shepherd’s salad, which traditionally consists of little more than flat-leaf parsley, spring onions, olive oil, ripe tomatoes, and barley rusks. “I’m a chef,” he explains. “Not some shepherd sitting on a hilltop six hundred years ago.” And instead of baking his spinach pie, he cooks it by the slice in a very hot grill pan until the cheese melts and the phyllo is crispy. And then there’s his chilled Anatolian yogurt soup, thickened with bulgur and seasoned with dried mint. If you close your eyes when you eat it, you could almost be in Izmir.

t was a very strong year for the North Fork real estate market in 2017. As inventory shrank and prices rose, there were multiple instances of bidding wars. The mid-market segment $500K-$800K was the most active with Southold and Greenport Village the most popular areas. New construction is on the rise and waterfront is always in demand. It’s a seller’s market right now on the North Fork, but if inventory increases, predictions are for a very busy and more balanced market in 2018. Judi Desiderio of Town & Country Real Estate says, “2017 will go down as one of the North Fork’s biggest years yet! Town & Country’s third
quarter home sales report showed the number of home sales was up 15.3%, the total home sale volume rose 23%, and the median home sale price increased 22.34% over this time last year. The $1M-$2M price range rose the most at +140%, but the $500K-$1M price range logged 55 home sales, a 67% increase year over year. Southold and its surrounding areas performed the best. Inventory on the North Fork is very, very, very low, while prices are on the rise.” Judi observes, “As the North Fork enjoys its new mojo, the vibe and audience are all moving in all the right directions.”
