recipient of the 2016 Trip Advisor Award of Excellence, Quintessentials, in East Marion, has long been one of the most charming Bed and Breakfasts on the North Fork. Recently, this historic treasure, which is housed in a sea captain’s house, hit the market for the first time in twenty-three years. Ever dreamed of running a b-and-b? Now’s your chance!

The Numbers Located at 8985 Main Road, in East Marion, this four thousand square-foot Italianate mansion dates to the mid-1800s and sits on .75 of an acre. It has fifteen rooms, six bedrooms, eight bathrooms, four fireplaces, two sunrooms, three outbuildings. Listed at $1.2 million with Victoria Germaise of Douglas Elliman Real Estate.

Top-drawer neighbors. The iconic Hellenic Snackbar and Restaurant is just down the road and the hugely popular Lavender By the Bay, a lavender farm, is across the street. Seriously gorgeous architectural features. The beautifully-preserved widow’s walk has views of the Sound. And how many bed and breakfasts on the North Fork have a cupola? Why We Love It Coveted East Marion location. A few miles to the west, there’s Greenport; a few miles to the east, Orient Point and the Long Island Sound ferry. Hamlet business zoning. “People flip for that,” says Germaise, the listing agent. One of only four hamlet business-zoned properties in East Marion. “It allows for greater flexibility of usage than any other zoning.”

The grand manor house feel. Two of the five guest rooms have their own spacious terraces and all have en suite bathrooms, and so do the innkeeper’s quarters on the main floor. The Vision Thing Germaise says she’s had a great many inquiries from potential bed and breakfast owners. She thinks the property would suit “someone looking for a simpler life who knows the area and and who likes to entertain.” She adds, “It’s a great location and the place has twenty years of good will and good business practices behind it. The business is more or less a gift; we’ve priced it at fair market real estate value.” If you’re interested in taking a look, don’t wait. Germaise says that because the bed and breakfast is almost fully booked on weekends through the winter, “the big challenge is getting people in to see it.”

The North Fork Table & Inn is the sort of place – a true destination – where people come to celebrate life’s milestones. The ambiance is warm and welcoming, the staff is accommodating and the food is world class. We are not the only diners to reach this conclusion. Among the restaurant’s many accolades is Food and Wine’s allocation of it as one of America’s best bed and breakfasts. The Zagat’s entry for 2015 is posted on the front porch, a grand plantation-style columned affair. The publication’s contributors give the eatery’s food a stellar score of 4.8.

seafood from the Peconic Bay and Long Island Sound, award-winning North Fork artisanal cheeses and, of course, many of the region’s acclaimed wines. We order from Chef Stephan Bogardus’s three-course prix fixe menu ($67) and accompanying wine flight ($20), a wonderfully decadent approach to fine dining. Our soup, a robust puree of Long Island cheese pumpkin, is poured over little puffs of pomegranate molasses and given a welcome crunch from roasted unshelled pumpkin seeds.

Claudia Fleming is part owner and a renowned pastry chef, having plied her trade at the likes of Gramercy Tavern before co-founding North Fork in 2005. Elle magazine calls her the Goddess of New American Pastry and lists her among such gastronomic luminaries as Lidia Bastianich, Madeleine Kamman and Alice Waters.

The hand-cut cavatelli is piled high with a generous hillock of shaved Burgundy truffles.We declare it the ultimate comfort food. Our biggest surprise was the seared Hudson Valley foie gras sandwiched with raw tuna and lit up with glazed daikon and radish syrup. Who’d a thought that this peculiar marriage of textures and flavors would be both so ethereal and explosive? After our first bite, my companion and I just looked at each other and burst out laughing. It was that good. And it was helped along by a luscious cream sherry from Spain.

Farm was prepared in two ways: a roasted breast and a confit of pulled meat formed into a dazzling strudel. Did we mention it was drenched in a foie gras sauce?! And washed down with a mushroom and fig accented merlot from Southold’s Old Field winery. We are not tapioca aficionados (Did you know that tapioca is actually a starch extracted from the cassava root?), but our waitperson informed us that the version here won Fleming a James Beard Award. Wow. We’re converts, if not to our grandma’s tapioca to the creamy yet refreshing coconut ambrosia served here along with scoops of passion fruit sorbet and a ribbon of basil syrup. We couldn’t resist the coffee-toffee ice cream sandwich, a refined kind of sundae layered with roasted bananas and an inspired peanut butter whipped cream. OMG. When we talk to the very accessible foursome at the next table, they agree wholeheartedly that this place offers some of the best victuals found anywhere. And they ought to know. Guests at the upstairs inn, they are visiting from foodie mecca, Santa Cruz. One of the group works for Google. It’s nice to know that this outstanding eatery is on the Google map in more ways than one.

he 2016 North Fork real estate market was very strong overall and for many realtors, it was their best year since 2008! With sales up, prices rising, and inventory very low, it was a seller’s market. There were multiple bids with properties selling at or above asking price. Greenport Village remained the hottest market. As we approach 2017, predictions are for another very strong sales year on the North Fork.

and there is some increased activity in South Jamesport. While prices are holding strong, I still believe the market is sitting in-between a buyer’s and seller’s market. As 2016 wraps up, the inventory has really slimmed down. Land has started to move and some new construction is popping up.” Kristen reflects, “With the election behind us, I don’t foresee any drastic real estate changes for 2017.”

Judi Desiderio of Town & Country Real Estate says, “2016 will go down as a transition year for our North Fork markets. T&C’s third quarter home sales report showed three sales between $2M-$3.5M, and the median home sale price jumped over 11%. T&C sold more homes and at greater price points than ever before.While the bulk of the sales remain below $500,000, there is a recognizable uptick at the $1M-$2M range. Commercial and investment opportunities are significant as is anything on the water or with open farmviews. Inventory on the North Fork is the lowest in years! We will see more builders as demand increases.” Judi predicts, “A steady ascend for the North Fork real estate market in 2017.”

Tom Scalia of Century 21 Albertson Realty says, “2016 was a very steady year with positive growth throughout the North Fork market. Albertson Realty’s market share increased by over 200% in 2016. It was our best year since 2008. The high end and lower end of the market was active while the middle of the market remains challenging. Median prices in both Southold and Riverhead Towns were up and that trend will likely continue through 2017. Inventory was down significantly and with demand on the rise, we saw the higher trend in sale prices. New construction is up from last year and I believe we will see the same in 2017.” Tom believes, “2017 will be very similar to 2016 in most respects.”

Tom Uhlinger of Douglas Elliman Real Estate says, “2016 seems reminiscent of 20042006, when the market was climbing towards its peak. Sales were most prevalent up to the $600,000 range. Greenport is undoubtedly the hottest market on the North Fork. Prices held firm, with some multiple bids and over ask selling prices. Inventory is now down, down, down!!! If inventory stays low, prices will be increasing in 2017. There was a slight uptick in new spec construction.” Tom predicts, “Similar positive movement in the first and second quarters.”

The third quarter median price for Southold Town was $535,000, an increase of 4.9% over last year. Inventory is still low. It’s a seller’s market, without any doubt.” Marie believes, “Volume will slow down while prices will continue to increase, unless more sellers come into the marketplace. For sellers, this is a real opportunity to get the best return for your home. For buyers, you will get more house for your money the sooner you buy.” Jesse Stein and Gigi Martinez of Brown Harris Stevens say, “The North Fork real estate market performed nicely in 2016. Average sales price and median sales price rose, while days on the market fell due to tight inventory levels. Sales remained strong throughout 2016 compared with 2015.
