What’s the best thing about summer?
It may just be catching up on those dining spots that are only open for a few select months every year. If you find yourself pining for a special outdoor dining experience, thirsty for the best oysters on the North Fork, or in need of a little summer magic, you’re never far from the finest dining action. You just need to know where to look. Before the weather turns cold again, make sure you make it to these dreamy, seasonal spots. Even though once a year is never enough, the memories will last forever.
It doesn’t get much more summer than sitting outside and devouring oysters and clams on the half-shell. At Little Creek Oyster Farm & Market, in Greenport, that joy is short-lived. Once the warm weather ends, so, too, does the season of sitting outside, so enjoy it while it lasts.
Food is served on trays, and the best seating is outside, on a gravel patio (watch the boats sail by from this premium vantage point with a cold brew or two). Nearby lawn space, where the carousel spins all season long, provides ample entertainment if you need to burn off a clam or two — but realistically, it’s just a backdrop for more eating and drinking.
Zach Erdem recently brought his Southampton culinary brand to the North Fork in the form of ZErdem, where the traditions of Mediterranean cooking abound. In Greenport, ZErdem serves everything from freshly baked bread to grilled meats to smoked eggplant dip. A warm and inviting space, dinner at this summer-only spot is meant to be transportive, a trip to the heart of Europe within the confines of the North Fork. You’ll want to catch it while you can, and that means stopping in before the summer is behind us.
Launched last year, the Minnow at the Galley Ho embraces a challenging concept: sustainable seafood, done the right way. The restaurant serves only line-caught, organic, and in-season
ingredients, so the menu is always subject to change, depending on the season and on availability. On any given night, guests can expect dishes like rod-and-reel-caught tuna crudo, served with a fresh caper salsa verde; local littleneck clams, amplified with Holy Schmitt’s horseradish crème fraiche; and spaghetti con crudo, pasta served with oil and garlic, as well as a tartare of local fish and Marcona almonds. But once the season ends, this experience is gone with the wind. So get there while you still can.
Speaking of ephemeral dining experiences, every spring, summer, and early fall, McCall Wines, in Cutchogue, opens their weekly burger night. On Thursdays and Fridays, diners can eat out on the lawn, along with glasses of the winery’s award-winning wines (go for a glass, or even a bottle). Burger Night features from-scratch burgers from the winery’s grass-fed Charolais cows, along with classic French fries and homemade chocolate chip cookies. Reservations can be made online, and the bespoke, seasonal event lasts from mid-May through the second Friday in October.

These builtin benches offer not just ample seating but also provide convenient storage space with hinged lids. Another brilliant seating option is placing benches along the house wall where the deck meets the house, utilizing the wall for added back support.
To further enchant your outdoor oasis, consider incorporating built-in planter boxes. These not only offer a convenient way to have flowers and foliage close at hand but also add visual allure. Strategically place them on either side of the entrance, along the house wall, in corners, or alongside steps to create a layered effect. With a wide rim, these planter boxes can double as auxiliary seating, seamlessly blending functionality with aesthetics. For a
touch of romance, mount window boxes on deck railings, brimming with colorful flowers and cascading plants that spill over the edges, creating a picturesque tableau.
In addition to built-in features, you can add more layers of color and greenery with hanging baskets mounted on wall brackets, arbors adorned with climbing plants, and window boxes attached to railings. These additions not only add depth to your outdoor space but also create a dynamic and inviting environment.
For plant selection, consider potted trees like ficus and palms for height and greenery, while colorful options like hibiscus and dahlias provide striking blooms. Climbing plants like morning glories and moonflowers can be grown on trellises, adding both color and height to your outdoor space.
To ensure your plants thrive, regular watering is crucial. Pay attention to the needs of each plant, watering daily or every few days depending on their requirements, or whether there’s been rain. If you have plants in hanging baskets, put your hand under the basket and lift up gently to feel if the pot has weight. If it feels too light, it’s time to water. For plants in large pots or tubs, poke your finger a few inches into the soil; if it feels dry, give the plants a drink. Clip off faded flowers to encourage new blooms, keeping

For a fragrant touch, include roses, jasmine, gardenia, and other scented flowers. These plants not only add a delightful fragrance but also attract pollinators, adding to the charm of your outdoor sanctuary.
Here are some plants to enjoy on your deck or patio this summer:
Dahlias come in many different flower forms and a host of warm colors from pastels to brights. There are shades of orange, red, yellow and pink as well as white, with petals that are pointed. Hibiscus bear large flowers in many warm colors plus white and even a blue variety (aptly named Bluebird). Geraniums bloom all summer in shades of pink, purple, white and red. Clip off old, faded flowers to keep new ones coming. In a shady location try caladium, which sports foliage patterned in green, red, pink and white. A palm tree, ficus or banana plant can provide some shade for you and your guests. Morning glories and their night-blooming and fragrant relative, moonflower can be delightful. Try a combination of Heavenly Blue morning glory and pure white moonflower.
With these additions, your deck or patio will be transformed into a vibrant and inviting space, perfect for enjoying the summer season in style.

With the Fourth of July at our doorsteps, it’s time to think out of the box when it comes to outdoor entertaining. This year, make your holiday party better, more delicious, and more noteworthy than ever before with exciting food ideas, upscale additions, and general hosting hacks that will make you the star of the season. From what to cook to how to serve your drinks (frozen, and not in the way that you’re expecting), here are our best tips for how to host the best holiday event this holiday.
If you’re considering throwing a big outdoor bash, you might also consider making some pre-holiday investments. Looking to extend your party well into evening? A fire pit might make the perfect party accoutrement. These days, smokeless pits are where it’s at, with manufacturers like Breeo and Solo stepping up their game when it comes to aesthetic and function. Solo’s Yukon fire pit, for instance, is a smokeless pit that comes in eight distinct colorways (one is the classic
stainless steel) and that can be transported from spot to spot in your yard, should you decide that you want to move your fire pit from one location to another.
Although the grill is the traditional hot spot-on the Fourth of July, why not embrace another method of cooking this season: the traditional pizza oven. Ovens are easier than ever to operate and pizzas taste more and more like the kinds you might encounter on the streets of Napoli. Having a cocktail and indulging in a sweet treat never felt so good, after all. Keep a sealable cooler like a Yeti outside, stocked full of ice and cocktail pops, and you’re good to go. No glassware required.
Treat guests, too, to oysters on the grill from Little Ram. The Southold Farmstand sells 25 oysters for $35, packaged in a burlap bag (you can purchase a knife for shucking for an additional $10). Open the bivalves, top them with a little butter, salt, pepper, and garlic, and grill them for five to eight minutes, until they’re bubbling and just cooked through. It’s a great seasonal way to feed a crowd and to honor the local purveyors. (Make sure to call Little Ram ahead of time for farmstand hours; their Automat, also in Southold, is open even when the farmstand is not.)

Sales and rentals bounced back in all East End markets in second quarter. BY

Moving into the second quarter means talking sales, rentals, and overall real estate trends on the North Fork. For some insight into how the market is performing in 2024, we spoke to three real estate professionals about what this year looks like, what buyers and sellers can expect, and what is currently hot in the wide world of real estate on the North Fork. From the luxury market to rental expectations to what hamlets are buzzing, here is the market report for the second quarter.
“As we move into the second quarter, we are seeing inventory begin to build up and buyers taking their time to search, as we are now cycling in a whole new group of buyers,” says William Walters , a Real Estate Salesperson & Advisor with Daniel Gale Sotheby’s International Realty, based in Greenport. Sales volume, he says, is up slightly from last year, though he notes that the numbers may be skewed due to highend transactions from the first quarter. “Overall, we are seeing things level out a bit
and return to a traditional market, which is a good thing, in my eyes, as that previous level of growth was unsustainable.”
“Perfectly renovated homes that are priced correctly,” adds Paul Loeb , a Real Estate Salesperson with Douglas Elliman Real Estate, “are selling promptly,” although other homes that are either in need of significant work or priced incorrectly may languish on the market before succumbing to price breaks. “The North Fork sales

market is good,” he says. “There is more inventory than there had been, and there are buyers out shopping for homes.”
Diane Mollica , a Licensed Real Estate Salesperson with Compass who is based in Southold, has noticed that buyers are “selective.” “They want a clean, modern, well-presented property at fair market value,” she says. “They are not acting hastily, but rather thoughtfully and intentionally. They are serious about their investment and want to choose wisely.”
As for the rental market, Paul Loeb says that it “started out strong, with tenants booking 2024 summer rentals in December 2023 and early 2024.” It has, he says, since slowed, but he believes it will pick up once more as the weather warms up.
The rental market, Diane Mollica says “was not brisk last year, and is much the same this year,” as a result of fallout from Covid, when prices were high and inventory was low. People, she says, “are traveling and taking multiple vacations,” as opposed to committing to summer rentals.
Location, William Walters says, has become much more important in 2024, as buyers are targeting specific areas, a deviation from
pandemic trend. “I think that the demand for areas like New Suffolk, Nassau Point, and Orient Village will almost always trade at higher numbers than the rest of the market, due to the high demand and low inventory,” he says. But Southold Hamlet has seen an “uptick in demand” as the downtown area has developed. Greenport Village, Paul Loeb says, has retained its popularity, too.
“Buyers love the Greenport Village benefit of walking to shops, restaurants, New York transportation, and Greenport beaches.” He also says that some buyers are focusing more on western hamlets to shorten their commutes back to the city.
As for whether it’s a good time to buy or sell on the North Fork, most real estate professionals agree: it’s a great time to do both in the luxury market. “I think the luxury market is very strong right now, and it’s a great time to buy or sell,” William Walters says. “The North Fork will always be a safe investment for buyers, so I think we are in a good place as we move into the future.” The prices, Diane Mollica adds, will “continue to go up,” meaning that now is a good time to get in as a luxury buyer. “If you find your house and it all falls into place, buy it or you will always regret it,” she recommends.
“It is a good time to buy (prices will go up further when rates come down).” Paul Loeb confirms. “It is a good time to sell (prices are up). The market is slower than the pandemic market, but it is still a healthy market.”
