elcome to the Labor Day issue of North Fork Real Estate Showcase. The holiday weekend brings an official end to our summer season, but as we all know the real action begins in the next couple of weeks. As fall approaches, we have the wine
harvest, pumpkin picking and some of the best weather of the year still ahead. Featured on this month’s front cover, Lori MacGarva of Town & Country Real Estate presents a modern jewel in Mattituck with 200 feet of beach frontage. This contemporary home with sweeping views sits high on 5 acres overlooking Long Island Sound. Blending the sophistication of modern design, while keeping the natural elements of the North Fork, this unique home is close to vineyards, renowned restaurants, and offers a relaxed lifestyle that is not to be missed. For our Labor Day Marketwatch report, Ruth Thomas spoke with several top producing brokers to take the pulse of the North Fork real estate market. It’s been a very busy summer for both rentals and sales. Greenport Village and waterfront properties remain the two top contenders, as well as new construction turn-key homes. Prices are holding strong throughout the area, with low inventories contributing to the price increases – median sale prices are 14% higher than last year. The general consensus is that we are in for a very active fall selling season, which is typically the busiest time of the year on the North Fork. Also in this issue, Rachel Bosworth takes a look at the connection between the South Florida & East End real estate markets, and finds that it is alive and well; Sam Wilson visits the Feisty Acres farm in Jamesport to check out their certified organic and pasture-raised game birds; Anne Halpin takes a look at fragrant plants for your garden in “Intoxicating Fragrance,” Samantha McConnell visits the newly reopened North Fork Smoked Fish Company in Greenport, and discovers that this is no ordinary appetizing shop; Rachel Bosworth’s “Sound Bytes,” for the latest on what’s happening here on the North Fork; plus much more. Enjoy the issue!

MARKETWATCH Jill Dunbar of Douglas Elliman Real Estate says, “There was early activity on rentals with pools and waterfront. As for sales, the summer has been very lively. Greenport Village remains very busy, as do waterfront and water view listings. Prices are strong and have been rising while inventory is lower than in many years. The tightest inventory is in Orient, East Marion and Greenport. Land sales are strong again, for both builder and end users. An increasing number of buyers want new/turn-key homes. We are even seeing some “tear downs” on the North Fork.” Jill feels “as if there is a very good fall selling season on the way.” Sheila Izzo of North Fork Real Estate Inc. says, “It was a very busy early spring for rentals and the mad Presented by Marianne Collins of Brown Harris Stevens

Prices are steady while inventory is tight everywhere, but particularly in mid-range waterfront properties, Greenport Village, and walkto-beach locations. When new construction aligns with buyers’ desires regarding design, price and location, it goes very quickly.” Marianne observes, “The fall is always a busy time, with summer tenants wanting to find a place of their own, and new visitors arriving for what is actually the very best time of

A Day With ...
Barry Novick & Nancy Cervelli BY KATHY SILVANOVICH
While Barry began his real estate career in 1991 after relocating to the North Fork from Manhattan, Nancy joined the real estate community in 2001. Barry has listed and sold numerous vineyard/winery properties on the East End and is known to be an expert in this niche. Prior to joining our North Fork community, Nancy and her late husband ran a successful B & B in coastal Maine, which solidified her love of working with and serving the community. Barry Novick and Nancy Cervelli of Daniel Gale Sotheby’s International Realty both continue to grow their client base, which is considered one of their most outstanding achievements.

steady growth that checks many boxes for baby boomers considering a lifestyle change was born. When income slows at retirement the cost of housing, living, taxes, and the value of our assets are all considerations. The North Fork education infrastructure is small. We are not maintaining a legacy of aging buildings and don’t need new ones. As the market continues to attract second home buyers our burgeoning economy driven by entrepreneurial companies will grow. The NF is at the beginning of a renaissance supported by our natural resources, Peconic Bay, LI Sound, and open farm land. Century owned family run businesses Claudio’s and the Soundview Inn have been purchased in multi-million-dollar transactions. These buyers are modernizing and drawing a new clientele to the NF. Baby boomers live and work different than previous generations often on call day and night via email, phone, text. The line between work and personal life has blurred. As boomers start to consider where to retire they are feeling the need to reconnect, they want to be geographically closer to family and friends, and enjoy the luxury of quality time. The NF, within a couple of hours of NYC and surrounding communities, provides a nice alternative to a big move. Boomers can

first, she worked for local farms on the North Fork
with the civil servant mentality. After a series of false starts, she found herself pulled back to farming. At growing vegetables. Then, in 2014, she got a job at Browder’s Birds in Mattituck. It was there that the seeds of Feisty Acres were planted. “People would ask, Do you guys have guinea hens and partridges?” says Morawiec, who is dressed in a flannel shirt, leggings, work boots, and a baseball cap. “I thought, Oh! Somebody should raise these!” In the fall of 2015, she and her future partner, Chris Pinto, did just that, having learned from Chris Browder how to properly raise poultry on pasture and also how to process meat. Their menagerie grew from there. “Our birds lead really sweet lives,” says Morawiec. They “demolish pasture,” forage for such high protein foods as insects, and dine on supplemental organic grains from a Mennonite farm in Pennsylvania. And when their time is up, the two farmers slaughter and process them at Browder’s Birds in Mattituck, the only certified organic processing unit on Long Island. Notes Morawiec: “We’re unique in that we don’t have to travel for hours stressing out our birds. We’re with them every step of the way, from the time they arrive on the farm until we pack them in bags.” The farm sells poultry and eggs year-round, and even has a CSA. Morawiec is already looking
