Welcome to the Labor Day 2017 issue of North Fork Real Estate Showcase. In this month’s Marketwatch report, Ruth Thomas checks in with several leading brokers to get their take on the state of the North Fork market as summer winds down. Sales have been strong across the board, with some brokers reporting their best year ever. Waterfront and Greenport village are perennial favorites, and remain in high demand with buyers. Inventories are down approximately 20% from last year, with well-priced quality properties seeing multiple bids. With the fall season upon us, most brokers are looking forward to a very active market during what is often the busiest time of year here on the North Fork.

STARTING FRESH IN GREENPORT
MAXIMIZING A SMALL SPACE TO CREATE AN EXPANSIVE FEELING IN A NEW HOME
G
reenport has become a destination on the East End over the years, inviting potential buyers to find their own space in the seaside village. From early spring through the harvest season, and even the cool winter months, the small town has grown in popularity, though the inventory is low. “A lot of demand and little supply is what you’ll find in the Greenport real estate market,” says Donielle Cardinale, Associate Real Estate Broker with Daniel Gale Sotheby’s International Realty. “Coupled with an increase in second and third homeowners looking to escape the confines of city living for a peaceful weekend out east, property isn’t all that easy to find unless you know where to look and what to do.”
When a property listed by fellow Daniel Gale Real Estate Salesperson Cheryl Schneider came across Ms. Cardinale’s desk in November 2015, she knew right away it would be a fit for Benjamin Doroski, owner and master electrician at Custom Lighting of Suffolk. “Donielle brought it to my attention and we saw it in 45 minutes,” he says of the home on Wiggins Street in Greenport. “We made the offer, though it took a while to close. In that time, we got all the building permits and plans

ready, and the day we closed we had everyone lined up and ready to go.” The pair have worked on several projects together after Ms. Cardinale first helped Mr. Doroski stage and sell his house on First Street in Greenport. After that, they collaborated on a project on Kerwin Boulevard; a cool home with a lot of character and charm, ultimately leading to other projects like the Wiggins Street renovation.

It’s like when you’re on a boat; you use every nook and cranny.” - Donielle Cardinale The challenge with the renovation was working with an old home with very limited space; 1,000 square feet on approximately an eighth of an acre. Something both Ms. Cardinale and Mr. Doroski can agree on is that buying a home and renovating is not easy.

“The main issue with that property is the existing structure was so small and basically on the property line,” says Mr. Doroski. “It had to be a complete gut and renovation.” Ms. Cardinale adds, “Ben stuck to the original footprint, which was one of the major challenges as there was no room to expand the house. It didn’t make sense to go up a second story and the staircase would have cut into the first floor living space.” With Mr. Doroski’s primary business being a full service electric company, he has many contacts already in place to complete this type of project. “I know the whole process very well, I’ve been doing this work since I was 16 years old,” says Mr. Doroski, who is able to serve as the general contractor thanks to years of experience. “I’ve seen thousands of renovations and new homes and I know the process well. It’s nice to work with someone like Donielle who can bring stuff to the table and take it over from there. It’s about putting the right teams to together.” When the six month renovation process began, Mr. Doroski gutted the entire house to start fresh. The two bedroom, one
bathroom house was transformed to include an additional bedroom and bathroom, with an open entertainment kitchen, dining, and living area. The new master bedroom, which was an enclosed front porch, has two walkin closets and a master bath, both outfitted with sliding barn-style doors to create a larger space. “You could leave the doors open and create an architectural feature and texture in the room,” shares Ms. Cardinale. “When working with a small space you have to be very strategic in utilizing what you do have. It’s like when you’re on a boat; you use every nook and cranny.” With the house so close to the road, the living spaces were set toward the back of the property. New large windows and oversized sliding glass doors to the backyard invite the outside in. The expanded space, coupled with light colors gives the small home a much larger feeling. To keep a little of the home’s history, Mr. Doroski
used the old brick for the back-porch’s inlay. “When we first looked at it we went in with the expectation that it would have to be redone,” Ms. Cardinale shares. “Ultimately, he put a lot of work into it, and there’s very little of that original house. He changed the layout to be far more functional and fitting of today’s lifestyle.” Ms. Cardinale says the North Fork is the perfect escape for hard working city dwellers looking for a place to come and just relax. Move in ready is key, though there is not a lot of inventory currently available. As a speculative property – something that is purchased with the intention of selling for profit – the Wiggins Street home matched up to a project both Mr. Doroski and Ms. Cardinale were proud of and what buyers today are looking for. “Oftentimes when I work with people they’re

not always ready to take advice,” says Ms. Cardinale. “I’m in the field everyday working with buyers, listening to what they want, what they’re looking for. I have my finger on the pulse of what people want, and Ben really respects what I have to say and takes it all into consideration. We go through a project and determine what needs to be done and how.” When Mr. Doroski and his team completed the renovation project, the house went on the market. Touting a new layout, 12-inch wide plank floors, new electric and plumbing, central air, and beautiful landscaping among other attractive features, Ms. Cardinale, who rarely hosts an open house, received so many inquiries within the first few days they decided to host a quiet open house when the property was listed. The buyer made an offer that weekend with paperwork in hand, and closed in just two months. The home, which was purchased for $110,000, sold for $449,000.

WATER’S EDGE THE PERFECT PLANTS FOR WET PLACES
I
f you have a wet place on your property, maybe alongside a pond or a small stream, or just a place where the soil never seems to dry out, you probably know that the roses and hydrangeas found in so many East End landscapes don’t thrive there.The standard directive for many plants is to give them soil that is “moist but well drained.” But what do you do if your moist soil is decidedly not well drained? Luckily, a host of special---and quite beautiful—plants like it wet. Here are some candidates for your landscape.
If you’re looking for a tree, one to consider is the shadbush or serviceberry. A native that can be seen growing wild on the East End, shadbush covers itself in white flowers in spring, which are followed later on by small fruits attractive to birds (and reportedly delicious in pies for people, too). In fall the leaves turn orange, gold and red. Another native that likes moist conditions is the stately red maple or swamp maple (not to be confused with the widely planted red-leaved Japanese maples), which is found in moist forest areas across Long Island and sports glowing fall foliage that can be greenish yellow to bright scarlet to deep red. An especially beautiful tree is the Heritage river birch, which often grows as a clump of slender trunks, featuring beautiful shaggy bark that peels to reveal smooth, creamy beige bark underneath. A good shrub for a damp place is easy-to-grow 34

clethra, also called summersweet and sweet pepperbush, which sends out wands of lightly fragrant white or pink flowers in late summer. Clethra will form a clump of stems over time. The flowers attract bees and other pollinator insects, performing an important service since bees have become endangered. Two bushes in the holly family –winterberry and inkberry— also appreciate moisture. Inkberry produces black berries, and winterberry lines its stems with brilliant red fruits in fall. Neither has the prickly leaves of the holly we use in Christmas wreaths and decorations. Pussy willow is another good candidate for a wet spot, and welcomes spring with its soft, fuzzy catkins. And, of course, you need flowers for added color and texture. Some traditional flower garden favorites do just fine in a very moist bed or border. If you have a large space, big beautiful rose mallow, a type of hibiscus, is a showstopper. Taking the form of a clump of tall, thick stems, in midsummer the plant decks itself out in huge saucer-shaped flowers of delicious rosy pink. At the end of the growing season you may need lopping shears to cut back the stems for winter, but the flowers are worth the effort. The elegant calla lily, sometimes seen in florist bouquets or given as gift plants, can grow in wet soil or even at the edge of a pond or garden pool. The flowers take the form of a spathe, a white leaflike structure that wraps around a vertical column of

minute yellow flowers, called a spadix. You can dig up the bulb in fall and store it in a cool place indoors to plant again next year. Some more traditional and familiar garden flowers that appreciate plenty of moisture include astilbe, with its branched, lacy clusters of tiny pink, red, lavender or white blossoms in early to midsummer. New England aster is another good choice. An American native plant that was widely hybridized by English plant breeders, you can have their daisy flowers in shades of pink, rose, purple, red and violet, along with white. Beebalm, or bergamot, an herb garden favorite that lends its flavor to Earl Grey tea, bears shaggy flowers of red, pink, purple or white in mid to late summer. Clip off the old flowers when they fade and the plant will produce more. Good varieties include Cambridge Scarlet, Croftway Pink and Violet Queen. A smaller plant, cardinal flower, packs a visual punch with its brilliant red flowers contrasted against deep green foliage. A tall plant for the back of the garden is filipendula, or meadowsweet, which can grow as high as 4 feet and has dense clusters of tiny white flowers in summer. Plant some of these water-lovers in your wet spot, and be glad that you don’t have to worry about watering the garden!

s summer comes to a close, the sales market on the North Fork has been very strong, according to many realtors. With inventory low and demand high, prices are rising, making it a seller’s market. Greenport and New Suffolk are very popular as are waterfront, farmland, and vineyard view properties. The most desirable properties are gaining multiple offers from competing buyers. With demand exceeding supply, predictions are for an exciting fall selling season. Judi Desiderio of Town & Country Real Estate says, “The 2017 summer rental market in our North Fork hamlets has been robust, while the sales market is shaping up to be the best year ever on the North Fork! Both T&C North Fork offices are reporting heightened activity, but we need inventory! Waterfront, farmland and the $1M-$2M range are the most active segments of the market. Prices are steadily climbing at a digestible pace while inventory is very low! We need more new construction!” Judi remarks, “The fall on the North Fork, harvest season, is comparable to summer season in the Hamptons.” Thomas Uhlinger of Douglas Elliman Real Estate says, “The sales market is very

strong. Near to the water with access is very sought after from the mid-$400,000 range to $800,000 plus. Well-priced waterfront is extremely hot. There is a resurgence of spec homes going up and offers being made by builders on vacant land. Prices are on the rise, with sellers holding close to their asking prices. Inventory has grown somewhat but is still very tight. With interest rates low and buyers excited about purchasing on the North Fork, it is a very good time to sell.” Tom is “extremely optimistic about sales this fall. The North Fork is still undervalued and sharp buyers know that.” Donielle Cardinale of Daniel Gale Sotheby’s International Realty says, “The market is very strong up to approximately $700K with steady activity over $700K. Properties priced above $1.5M tend to move much more slowly. Newly renovated and move-in ready is very desirable. Prices are strong and growing on the lower end of the market with the rest of the market softer but steady in the higher ranges. Quality correctly priced inventory is very sparse.” Donielle observes, “Buyers are aware of lack of inventory and increase in demand. If a quality property comes on the market priced correctly, there will often be

Overpriced properties are not moving.” Thomas McCloskey of Douglas Elliman Real Estate says, “I have seen an uptick in demand for higher-end rentals and expect this to convert into late summer and fall sales. Greenport and New Suffolk are in high demand with buyers. Waterfront, water view and vineyard view properties are always popular. With waning inventory, requests for new construction have increased. Prices on the North Fork are firm as we are currently in a seller’s market. Buyers are showing up with cash to enhance their prospects of winning multiple offer situations. Inventory is 20% lower than last year. This is supporting prices, encouraging new construction and some spec building.” Tom is planning “for a very busy fall and looking forward to meeting the demand with new inventory.” Jerry Cibulski of Century 21 Albertson Realty says, “The sales market has been very strong, especially with buyers looking in the lower to mid-range priced waterfront and water view homes. But sellers with the best houses are holding onto them leading to a

tight supply of options. New construction supply is starting to increase. The inventory continues to stay in a tight supply, which has led to price appreciation. Homeowners will start to list residential properties with the plan to downsize into a
condo.” Carol reflects, “We are preparing for a strong fourth quarter. We have the momentum.” Marie Beninati of Beninati Associates says, “The rental market has not recovered from the Town Code restriction, requiring a two-week minimum. We are changing the demographics of the rental market and losing the middleincome families. The sales market has been nothing short of spectacular! We can’t keep up with the demand. Prices are moving up and I believe it will impact the volume of sales eventually. Anything under a million is moving quickly. Inventory is still low but more properties are coming on the market as owner-equity continues to grow.” Marie believes, “Fall will be strong because there is lots of demand that has not been satisfied, as long as more homes continue to come on the market and we have good weather.”

ard cider is the new beer. Or rather, small-batch cider is the new craft beer. Put another way, sales of massproduced cider are in the doldrums and demand for artisan cider sales is going up. But just what do we mean by hard cider? For starters, it is made from the fermented juice of apples. Then things get complicated, since there are as many variations in style and quality as there are between fine wine and plonk. Some brewers take their cues from Brittany, in the north of France, where faintly-briny bone-dry cider is sipped in small bowls, a pleasing accompaniment to the shellfish and buckwheat crêpes for which the region is known. Others look to Ireland, where cider is enjoying a renaissance as a pub drink made from heirloom apples. And for others, cider is a cheapand-cheerful alternative to beer. John and Sinead King, the proprietors of the new-ish Riverhead Ciderhouse, in Calverton, are betting on the third style. Depending on the season, there might strawberry, prickly-pear, peach, black cherry, and sweet apple-flavored ciders on tap--a fine

accompaniment to the pizzas, pretzels, and other casual snacks on offer at the high-ceilinged 8,000 square-foot tasting room and production facility. In the gift shop of the cider house tasting room, you can buy a chocolate-infused cider or a cider that is meant to taste like apple pie. The Kings, who own the wine distribution company Grapes & Greens, made an extensive tour of cideries around the country before they decided to brew their own. To go by the sight of the tasting-room patrons who were quaffing with gusto on a recent weekday, cider is a merry drink indeed. It’s low in alcohol--from 3.5 to 8 per cent--and it’s inherently gluten-free, which makes it attractive to wheat-beer lovers who might be sensitive to wheat. The facility’s production manager, Will Loughlin, is one such person. He was a dedicated home brewer of wheat beer until he developed an allergy to wheat nine years ago. (Although there are beers that are brewed without wheat, they’re a different kettle of fish from the ones Loughlin

likes best.) Cider, Loughlin discovered, has the same fizzy, refreshing quality as beer, and he finds it just as enjoyable. At Riverhead Ciderhouse’s spotless production facility, Loughlin and company produce 230 kegs every eight weeks. That’s how long it takes to transform 4,000 gallons of apple juice into hard cider, a process that commences with the inoculation of the juice followed by fermentation and filtering. Currently the company sources its juice, which is pressed from Portland, Empire, Fuji, and Macoun apples, from orchards in New York. However, plans are underway to augment that supply with apples from its own nascent orchard consisting of 215 apple trees in fifteen varieties-Snappy Macs, Honey Crisps, Northern Spies, and Pink Ladies among them. The trees, which are growing on land behind the cider house, are expected to reach full maturity in 2020, and when they do, it will be worth the wait.
