DC: The advice I give to my clients as they set out to purchase a second home varies along with the needs and desires of each buyer and what they are looking to accomplish. I suggest they really think about where their comfort level is on purchase price. Although some people take pleasure in the creative process of reinventing a home to make it feel like their own, you also want to get clear about how much you are willing to take on in renovations. Generally people are looking to purchase a second home to create a place to escape and unwind. The last thing you want to do is create pressure.

NFRES: What do you both like to do on the North Fork...after selling real estate of course? DC: I truly feel that I live in Paradise here on the North Fork. We are only about 90 miles from the great city of New York and yet this is a whole other world with so much to do. When I am not working, you are likely to catch me, running around with my two amazing kids, riding horses with my daughter, out on the boat with my family, listening to live music at a winery or stopping at a farm stand, meeting new people at the many great events held by numerous organizations, or anywhere I can enjoy great local food and laughter with friends and family.

rchitect Maziar Behrooz says that to create an extraordinary building, you need to take something away. With the $149,000 insta_House, he’s put that precept into stylish practice. Architecture, the critic Robert Hughes observed, “is the one art no one can escape.”When it comes to residential architecture, however, the most exciting work tends to go to the very rich (who can afford to commission modernist fragments against their ruin) or the desperately poor (think of the strange and beautiful straw-bale charity homes of Samuel Mockbee). If you are a person of slender means living on the East End of Long Island, where half a million dollars buys a shack with low ceilings, small windows, and a great deal of linoleum, chances are the architecture you inhabit (or which inhabits you, after a fashion) is fairly artless. Probably you don’t aspire to own a masterpiece. Really, you may tell yourself, a structure of modest cost and dimensions whose design is informed by the time and place in which we live now would do. As a socially-conscious response to the tight real estate market, Maziar Behrooz, an architect

with offices in East Hampton and Manhattan, created the pre-fab insta_house, the first of which is to be installed on Shelter Island this summer. Constructed out of corrugated steel shipping containers, the two bedroom, two bathroom 950-square-foot structure costs a mere $149,000. “People don’t believe it’s for real,” says Behrooz from his Chelsea office in the shadow of the High Line. Tall, angular, and built to a purpose-rather like his work-- he’s wearing a buttondown shirt, jeans, riding boots, and black-rimmed spectacles. “There’s been so much interest from all quarters. To build a home for $150,000 in this market is unthinkable.” Especially, one might add, a structure with a feeling of open space. A broad staircase, eighteen foot ceilings, and double-height horizontal windows contribute to the impression of a more expensive house. Originally designed as a studio building in Amagansett for an artist on a budget--the prototype took an award from the American Institute of Architects --the insta_house was later reconceived into its present form. Contrary to convention, Behrooz set the price at the outset, a move, he says, that freed him and his team to approach the project

through a process of deduction. What could they take away? (A basement, for starters.The house rests atop concrete pilings that can be raised to create a carport or storage space.) The result is a piece of architectural sleekness without frippery or bling in which every design element serves a function.The water heater is hidden behind the staircase; HVAC cooling and heating units are outside. Because it is such a simple structure, it can be fabricated in eight weeks and installed in a week flat. There’s a rightness to the project, given that Behrooz is best known for far more elaborate works (the AIA award-winning Arc House in Amagansett, the Hanging Gardens house in Wainscott). But he’s no society architect. Not wanting to be pigeonholed as a designer of luxury homes, he applies himself to affordable housing projects every chance he gets. Talk turns to the great touchstones of modernist architecture. Behrooz notes that “all those buildings are based on a single idea. t’s been a fantastic summer on the North Fork, with the real estate market remaining quite strong.With prices steadily increasing, inventory low, and interest rates still very good, demand is expected to exceed inventory in the coming months.Traditionally, the fall season has always been an opportune time for North Fork real estate. Judi Desiderio of Town & Country Real Estate reflects,“Sales on the North Fork are doing very well. Rentals have been consistent. According to the Town & Country second quarter home sales report, the price range with the greatest increase in activity is the $500,000-$999,999, with a 75% leap. Looking forward, all our offices are reporting heightened activity with new showings and deals being made. Waterfront and horse farms are the hottest properties.” She notes,“Prices are increasing steadily. But we lack good inventory. We have buyers ready in certain price ranges but very little product to show.” Judi observes, “The North Fork

is increasing in visibility and popularity with each year. I expect that to continue going into the fall.” Jocelyn Haas of Corcoran remarks, “It’s as though the flood gates have opened, sales this summer have been strong. The Aquebogue/ Jamesport area is seeing the most activity so far in 2015. Buyers are finding the greatest ‘bang for their buck’ and furthermore, enjoy the shorter commute to the North Fork.” She’s observed “roughly an 8% increase on the North Fork’s median home price since the second quarter of 2014. ines are seldom the stars of the garden or landscape, but they play important supporting roles in many successful landscapes. Vines enhance the focal points and features of the garden, and in the right location at the right time of year can have their chance to shine, too. You might choose a flowering perennial climber such as clematis or trumpet creeper or climbing roses to bring glorious color to the garden for several weeks in spring or summer, year after year. Or you can plant annual vines like canary creeper or morning glories to brighten the garden all summer.You could select a climber like jasmine or moonflower for its enchanting fragrance. Vines are versatile. If creating a garden or designing a landscape was like making a movie, vines would be the special effects department. Vines can frame an entryway or a view. They can cast shade, camouflage an eyesore, or screen off a view of the street, or your neighbor’s garage. You can use vines for privacy, to provide vertical line in the garden, or to soften the look of a wall or fence. Because they are so linear, you can use them to draw the eye toward a feature you want to be noticed, such as a piece of sculpture or a fountain. Because they take up so little ground space, vines can make a small garden feel bigger by drawing the eye upward.

Vines are wonderful for covering arches to frame the entrance to the garden or your property. When placed at the street, a vine-covered arch is welcoming. If you use a fragrant vine such as climbing roses (which aren’t really vines but are trained to act like them), or the night-blooming moonflower, you are greeted with a draft of perfume when you walk in. You can also place a vine-covered arch over a garden path for shade or a place to rest on a bench beneath it.

twist ties or Velcro garden tape (sold at garden centers). Vines are a charming way to dress up a lamppost or mailbox, too. Out by the street or at the end of a driveway they welcome visitors, while closer to the house they inject a note of color. There are also planters that fit over mailboxes, and these can be planted with small-leaved ivies or trailing plants like black-eyed Susan vine or canary creeper. Their slender stems hang down alongside the mailbox but won’t get in the mailman’s way.

You can line up several arches in succession to make a shady tunnel. Connect the arches with horizontal crosspieces. If you want to try out a tunnel or arch without making a permanent commitment to a particular plant, grow annual vines like morning glories. The great beauty of annual vines is that they allow you to change your mind every season. They can be tremendously useful in the garden.

Another interesting trick you can play with a vine is to plant one next to an evergreen shrub and let it spill out over the top. For example, clematis can clamber over an evergreen shrub such as boxwood and appear to make it bloom, or try one on a rhododendron or azalea to give the plant an apparent second season of bloom.

Vines can work beautifully on fences, too. They can camouflage an ugly chain-link fence or deer fencing, or soften the look of wrought iron. Vines can be lovely on lattice panels, lined up as a fence or used for vertical accent in the garden (try honeysuckle or clematis). Help them climb by attaching the stems to the fence at intervals with

This third show is the best in the series because the next door neighbor, Jessica Lee, has allowed the redecorating-for-charity festival to expand into her large red 19th century barn, charming covered outdoor seating area and primitive potting shed. The large garden in back of the house, connecting to the Lee residence, features over-the-top decorative vignettes. Beneficiaries include CAST, Maureen’s Haven and The North Fork Animal Welfare League. Plus, the organizers will be working with local high schools to establish a scholarship. 11 am - 5 pm.

AUGUST 29: ROOTSTOCK Corey Creek Vineyards hosts its 1st Rootstock, a five hour, all-afternoon music festival featuring four bands, headlined by David Clark’s Songs in the Attic. The other acts are: Mambo Loco, then Next Level Band, then Clark, then ‘post-event’, it’s the Dinny Keg Band. Noon to 5 pm.

The Horton’s Point Lighthouse is one of the Southold Historical Society’s treasures, and the annual concerts on the grounds are a particular treat. The third and final concert of the season features Nina Et Cetera. GREENPORT’S FIRST RESIDENCE IS ON THE MARKET

n 1640, Pastor John Youngs led a band of adventurous Puritans across Long Island Sound and into a safe harbor at Founders’ Landing in Southold, thus establishing a little settlement in the wilderness.With Pastor Youngs on that momentous voyage was his 17 year old son, John. By 1688, the now Colonel John Youngs, who owned a house in Southold across the road from his father, decided to build his homestead from the timber on a wooded site at the head of Sterling Creek. This was a prominent structure for those days, substantially built with oak beams 18” thick. The farm surrounding this house covered all of what today is Greenport and much more. This handcrafted timber frame construction method still showcases the oak timbers and wide pine floors so hard a nail can hardly be driven in for repairs. It is said Colonel Youngs preferred living in this Greenport house, which he referred to as his “summer home,” according to articles found in Historic Houses Of the North Fork and Shelter Island. In a circa 1900’s newspaper clipping, Albert Delafield of Manhattan had erected a fine residence to the north of the Youngs Estate and found the homestead completely hid his view of Greenport Harbor. He succeeded in buying half of the estate which stood the historic homestead, and then it was announced that the old house must be removed by May 1.The home was then moved up the hill to Champlin Estates.The weaving mill was moved to Mr. Delafield’s home, and the original dirt floor kitchen was moved to Second Street. The property has just come off of an extensive renovation with freshly plastered walls, refinished pine floors, new cedar shake roof, kitchen, bathroom and more.
