THE “NEW NORMAL” BUYER DEMAND REMAINS STRONG ON THE EAST END

ummer is flying by, Labor Day is right around the corner and the East End real estate market continues to hum along with continued, robust activity. While there has been some drop off from the March 2021 peak, the market shows no sign of slowing despite pricing corrections in certain segments. Concerns about supply are easing a bit and new listings come to market every day. According to Judi Desiderio, CEO of Town & Country Real Estate, the remainder of 2021 should “ride out nicely with healthy sales activity — provided nothing catastrophic happens in the financial markets or healthwise.” “Healthwise’’ is the key here. It can be argued that the downward trend in COVID cases on Long Island and in the metro NYC area has lessened the underlying concerns which jumpstarted the East End buying frenzy at the onset of the pandemic. However, the lifting of social distancing restrictions and the general movement towards “normalcy” doesn’t seem to have had any negative impact on the strength of the Hamptons and

North Fork real estate markets. According to one local real estate professional, “...city dwellers flowed out like a tsunami 16 months ago, originally for safety and clean air. Most have now found a lifestyle in the country they don’t want to give up.” As the “new normal” continues to evolve, it remains to be seen if the East End lifestyle trumps urban living for many transplants to the North Fork and the Hamptons. Kristy Naddell, a Long Island native and broker with the Cutchogue office of Douglas Elliman, comments: “COVID made people realize the importance of being able to ‘get away.’ People still love the city, but being able to enjoy nature and the peace you get out East is immeasurable. I am finding buyers wanting to secure a second home more than ever because of what happened in the city during COVID...People don’t want to get ‘stuck’ again in the event there is another crisis.” Coronavirus implications aside, the markets continue on their upswing — with some price corrections. According to the market analysts at Hamptons Market Data, the June

2021 data shows a 13% decrease in median Hamptons’ sales prices from $2,425,000 to $2,100,000. Interestingly, while median days to contract increased by 11 days (from 60 to 71 days), median days on market were reduced by almost 3 months from 238 to 157 days. The number of listings in contract remained essentially static at 125 listings; new listings increased by 32% to 185. Listing supply increased slightly by 3.5%, from 753 to 779 available listings. Judi Desiderio comments that mid-year reports show that the $1M-$1.99M price category closed the most sales (386 out of 1,203) but that the $5M to $9.99M price range showed the highest statistical increase of +141%. Judi goes on to say that the “three crown jewels...are East Hampton Village, Southampton Village and Bridgehampton. The highest median home sale price swings among those three. In the first half of 2021, Bridgehampton median home sales price was an impressive $4.1M — but that wasn’t even close to East Hampton Village’s $5.150M in the first half of 2020!”
MARKETWATCH The North Fork continues to be strong — even Riverhead, which isn’t quite “North Fork”, has seen a lot of action. $500,000 to $990,000 has proven to be the sweet spot for most home sales on the North Fork during the first half of 2021: 133 of the 246 closed transactions occurred within that price range. And unlike the Hamptons markets, NoFo home prices continue on an upward trajectory: median sales prices increased by 5% from the first quarter of 2021 to $790,000, averaging 79 days on the market. New listings were up 22% in Q2, from 121 to 155, with 152 under contract, representing an 18% increase over the first quarter of the year. And while more inventory is coming on daily, there are still no “deals” to be had; in fact, several real estate professionals lament that move-in ready, well priced houses are seeing multiple offers resulting in sales over asking prices. A recent market analysis prepared by Douglas Elliman reported that 34.6% of the NoFo Q2 sales closed above the last asking price — a set of circumstances that is driving away some buyers. Douglas Elliman’s Kristy Naddell laments this unfortunate — but unavoidable — set of circumstances. “While I am seeing more inventory come on the market, demand is still very strong.

Several of the buyers I was working with just gave up on house hunting for now. The bidding wars became too disillusioning and upsetting, and many of my clients felt they needed a break. That being said, I still have a huge list of buyers searching so I think the increase in supply won’t be enough to make a real difference in terms of pricing.”

F
or designer Jonathan Adler, there was only one thing to do in COVID quarantine: Hole up in his Shelter Island bungalow, spending the hours sketching furniture and hanging with his husband, author and fashion commentator Simon Doonan. “I feel grateful every day I wake up on Shelter Island,” Adler dotes. “We’re surrounded by nature and during lockdown I found some of my greatest inspiration in the colors of the sunsets, the white egrets that flew by, and the animals I encountered on my daily strolls.” Though the 8,000-acre island is a 5-minute ferry ride from the shoreline, it’s sometimes referred to as the “un-Hamptons” for its seclusion and modesty. More than 2,000 of its acres are protected as a nature preserve that’s home to 200 species of birds, including the endangered osprey. Its creatures often pop around the island, giving locals like Adler and Doonan a captivating sight. Over the years, the pair became true Shelter Islanders. They bought their first home there, a 1960s A-frame, in 2000 after visiting frequently after they met in 1995. They sold it in 2012 to buy the vacant waterfront property their current digs stand on now and worked with Lisa Gray and Alan Organschi of the Connecticut firm Gray Organschi Architecture, along with Hamptons builder Carlos Routh, to construct it. The one-story bungalow, with its cool exterior shrouded in black, is meticulously decorated inside and out. The landscaping, by Shelter Island’s Vickie Cardaro of Buttercup Design Group, was inspired by the couple’s travels to Japan. It features imported sand and small groupings of evergreens, such as eastern red cedar, Hollywood juniper, along with Japanese black pine.
Adler and Doonan worked with Gray Organschi Architecture, along with Hamptons builder Carlos Routh to construct the house. The one-story structure and separate pool pavilion, shrouded in black, is surrounded by landscaping inspired by the couple’s travels to Japan.

The grounds are graced with ornamental grasses like Elijah blue fescue, Mexican feather, and pink muhly. The exterior’s piece de la resistance, however, is a sprawling, 2,300-square-foot pool pavilion. Inside, Adler describes the home as essentially one large room facing the water. He designed each area so that no matter where you’re sitting, you have a view through the south-facing wall of windows. “The design of our home is really all about reflecting the beauty of the nature outside, on the inside,” he explains. Over in the kitchen, an island displays a mural inspired by local birdlife by painter and designer John-Paul Philippé. Nearby, a floorto-ceiling macramé owl from set designer Andy Harman resides in the living room where it watches them while they watch TV. As for whether the space received any updates while its owners have lived in it full-time during COVID, for Adler, its aesthetic is a never-ending project. “The truth is I’m a restless designer so I’m always updating something in my home,” he admits. “I road test all of my new stuff at home, and my poor husband never knows what he’s coming home to. But at least it keeps it fresh?” So, what’s it like to quarantine in a secluded design sanctuary out East? For this pair, it’s productive. While Doonan churned out books, including his recent biography on the 1980s artist Keith Haring, Adler created two new furniture lines in 2020, each featuring work that evokes the sense of island life in lockdown. His Spring 2021 collection has work-from-home pieces that break out of the 9-to-5, with desks that also serve as sofa tables and vanities.

It includes beachy dinnerware and beaded Audubon wall art. “I draw so much inspiration from my surroundings wherever I am,” Adler says. “Whether it’s a cloud I see on my paddleboard that inspired me to make a sofa in that shape or the foxes in my backyard that inspired my menagerie collection — inspiration is everywhere on Shelter Island.” That’s not to say life during COVID is without its struggles. Entire teams transitioning to full-time remote work was an adjustment for all, for example. But Doonan speaks of his experience with nothing but optimism and gratitude for his time on the East End.
“Shelter Island is a magical place, it still feels rustic and beachy but there’s also this modernist fantasy vibe that radiates throughout the island,” Adler says. It’s completely unique and every time I’m there I’m reminded of just how much it has an exact sense of place.”

ooking for a place on the North Fork and frustrated by the lack of listings? How about 9.5 acres in Orient and an 840-acre private island in the middle of Gardiner’s Bay just east of Orient Point? The property includes a lighthouse built in 1869 and listed on the National Register of Historic Places, as well as buildings and battery stations from a military fort active during the Spanish-American and both World Wars. Also included: a 55,000 square foot glass and concrete administration building constructed in 1994, 12 miles of roadway, an on-site power plant and a wastewater decontamination plan. Let’s not overlook the private harbor facilities in Orient together with the ferry boats. Interested? Contact the U.S. General Services Administration and tell them you’re interested in buying Plum Island. Lying under a blanket of the beach plums for which it was named, Plum Island was first mapped by Dutch trader and explorer Adriaen Block. Block, under sail for the Dutch East India Company, is credited with also discovering neighboring Block Island. The Montaukett tribe called Plum Island “Manittuwond” — meaning “the island to which we go to plant corn”. Local historians claim that the Montauketts sold Plum Island to an Englishman in 1659 for a coat and some tools. For over 300 years, Plum Island played a role in colonial and American military history. It

figured prominently in the Pequot War (16371639), considered historically to be the first sustained conflict between Native Americans and Europeans in northeastern North America. Local Revolutionary War lore claims that the first cannon fire exchanged between the Continental Army and the British during the Revolution took place on Plum Island. In 1897, the U.S. government used land on Plum Island to build Fort Terry. Outfitted with concrete gun batteries to attack enemy ships, Fort Terry operated as a part of the chain of fortifications guarding the entrance to Long Island Sound during the Spanish-American War and World War I. During World War II, the post was used as a training facility and supply depot as well as a look-out for German U-boats and planes.
Since 2003, PIADC has been under the direction of the U.S. Department of Homeland Security. In 2008, Homeland Security directed GSA to offer Plum Island for sale because of the planned move of PIADC’s research operations to a new facility in Manhattan, Kansas; seen as a rare opportunity, Plum Island drew the attention of such real estate developers as the Trump Organization. In response to public outcry, U.S. Representative Lee Zeldin drafted language in a 2019 Department of Homeland Security appropriations bill limiting the sale of Plum Island “for the purposes of research, education, and conservation”; the Town of Southold also rezoned the Island restricting resort or luxury home developments and preserving most of the open space.
In 1952, the U.S. Army Chemical Corps used the site to research germ, biological and radiological warfare; in 1954, the USDA assumed control of the Island as an animal disease research center called Plum Island Animal Disease Laboratory (later Plum Island Animal Disease Center or PIADC). PIADC’s mandate is to protect America’s livestock from animal diseases such as foot-and-mouth disease; PIADC is still the only laboratory in the nation permitted to work with the live footand-mouth disease virus. In an abundance of caution and to prevent the spread of disease, any deer that swim to Plum Island are killed and destroyed — as are any other mammals found inhabiting the Island.
So, if you’re in the market to open a school or lab, maybe you should be taking a look at Plum Island.
