las. Summer cannot last forever. Perhaps we love the season so much on the east coast because it is so ephemeral and so short. There are, on the North Fork, a handful of spots — many of which enjoy the best views — that are open but for a whisper of the year. Blink and you just may miss them. Which is why you must visit them now, in the waning days of summer, before Labor Day has slipped past, and they’re closed until next Memorial Day. Here are a few of our new and old favorites. The Shoals is among the most talked about properties to grace the North Fork this season. The Southold waterfront hotel is situated dockside, on a marina overlooking the Peconic Bay. With 20 suites and 20 boat slips, it’s a hotel with a view — and with incredible access to both land and sea. Guests can indulge in hotel amenities, like vintage Chris-Craft charter boats, which can be used to reach private beaches and local restaurants. At Duryea’s Orient’s Beach Club, Club, you can while away an afternoon watching the Cross Sound Ferry arrive and depart, set to the backdrop of the undulating blue of the Long Island Sound. The raw bar, which boasts four types of oysters, top neck and littleneck clams, jumbo shrimp, snow crab, Alaskan king crab, and chilled lobster, might even make a land lover a convert. Grab a bottle of bubbly and sit with your feet in the sand at this casual spot, where dessert is as simple as an ice cream sandwich (one version even features Cookie Monster-flavored ice cream) or a scoop of lemon sorbet. The century-old Claudio’s Restaurant on Main closes its doors in fall, and it’s a long, cold winter without the restaurant’s iconic

seafood and steaks. Now is the time to order the restaurant’s North Fork oysters Claudio, teeming with spinach, Parmesan, and pancetta, while enjoying a view of Greenport’s incredible waterfront. The whole steamed lobster, serve with local summer corn and a baked potato, is knock-out delicious, and a reminder of how fleeting the summer season truly is. Part of the Claudio’s group (and just as seasonal), Crabby Jerry’s, Jerry’s, on the water in Greenport, closes just as the Greenport summer crowds disperse. With that in mind, you’ll want to get there post-haste, especially for the lobster roll, which can be ordered in any of three ways: Claudio’s, Connecticut, or Cajun-style, served, in all three styles, on a potato bun. The fried fish dishes are to die for, as is the view, and while it’s bittersweet to say goodbye to summer, it’s best to go out with a bang, and not with a whimper. Crabby Jerry’s surely knows how to kiss summer goodbye with style.

A BALANCING ACT THE NORTH FORK SEES A SHIFT TO A MORE “NORMAL” MARKET BY ALICE PHILLIPS

ummer is drawing to a close, with Labor Day right around the corner – and North Fork pumpkin season not far behind! This summer has been glorious – sunny, hot days filled with all the summer fun the NOFO has to offer. The question on many people’s minds: “What’s next for the North Fork real estate market?” As we have seen since early summer, the real estate market is leveling out, reaching a new, post-pandemic normal. Housing supply, while still at historic lows, is easing: inventory and new contract signings have evened out over the course of the summer, with slightly more homes coming to market than are being sold. Jill Dunbar, associate broker in the Greenport office of Douglas Elliman comments: “The market seems to be having a moment of reflection, mostly on the buying side. Those buyers, who have not postponed their search to see what happens in the next few months, are more discerning. Interesting and well-priced properties (and there are too few of those at this moment)

continue to get multiple offers and are still selling above ask.” Scott Bennett, associate salesperson in the Cutchogue office of Douglas Elliman agrees. “The frenzy is pretty much gone. We are seeing a shift to a more “normal” market – it’s not a buyer’s market, but it’s not a seller’s market either. It’s more balanced.” Interest rates soared through the spring but softened a bit in June and July and the East End real estate market seems to have

decoupled from Wall Street, which has been battered this summer by setback after setback. Given the extremes of the capital markets, together with the fact that the equity and crypto markets are in freefall, investment in North Fork real estate seems to be a much safer bet – and if all else fails it’s an asset you can live in! That being said, it appears that more buyers need financing, which is significantly more expensive than the past few years. The increase in financing costs puts some pressure on market pricing, which could result in some pricing reductions – as well as increasing supply to the market. Scott Bennett has a few tips for those sellers who have not yet brought their properties to the market. “It’s important for sellers to remember that purchase power decreases when rates go up, so sellers need to do two things: the first is to make the property affordable, and the second is to have buyers see the value.” Mr. Bennett further comments that “affordability” often translates into a necessary price reduction.

We’re adjusting strategies and expectations to account for lower buyer traffic but do anticipate an uptick in demand this fall when the surge in summer travel winds down. Wellpriced homes that are move-in ready will find motivated buyers in the market. In the months ahead, it will be essential to adjust our expectations around time-on-market. We’ve grown accustomed to seeing new listings go under contract within days or weeks; anything longer was indicative of red flags. It will be important to remember what normal looked like pre-covid.”
Bridget and Eric Elkin are very specific about the impact of rising rates and financing costs on the market as they relate to rental properties. “We don’t anticipate recent buyers rushing to sell because they’ve been unable to rent their homes. Their motivation to purchase came from a desire to use the house, and people were buying within their means. Covid saw a surge in demand for rentals over two seasons, but this summer, a considerable percentage of would-be renters are traveling elsewhere. Additionally, many homeowners are traveling and thus looking to rent their properties, creating the opposite supply/demand imbalance we saw in 2020-2021. We’re experiencing this anecdotally in our circle of friends, family, and clients, and the travel data backs it up.”
And what about the North Fork rental market? Listings seem to be down; could that be a function of rising rates and inflation forcing would-be investment property owners to sell because of affordability concerts?

EASY CARE GRASSES O BRING MOVEMENT AND TEXTURE TO YOUR LANDSCAPE
rnamental grasses bring texture to a garden (or pot) and movement as their leaves sway in passing breezes. They’re nothing like lawn grass, that needs mowing to be the green carpet we desire around our homes. Ornamental grasses are wonderful in a bed by themselves, on a berm, alongside a driveway or incorporated into an informal bed or border. Now that deer seem to be everywhere, roaming our village streets and gardens, eating more and more plants they didn’t before, so far (fingers crossed) they haven’t taken a liking to ornamental grasses. We have frequent deer on our property (this spring I came outdoors one morning to find a tiny baby fawn lying in the driveway next to my car. When I called the Evelyn Alexander Wildlife Rescue Center (who do heroic work saving and rehabilitating all sorts of wildlife; please support their work if you don’t already) I was assured that it was the time for baby deer to be born and that the mother would come back for it. I checked periodically and the baby was still there — but moved to the shady side of my car to get out of the sun. But after a few hours (long ones, I was worried) the mother did come back — I was lucky enough to look out the window at the right time and saw them leave together. That said, because construction has taken over much of their habitat, deer are eating more and 24
more plants from our gardens that they didn’t use to eat. Ornamental grasses, though, have not been on their menu. The ones on my deerhappy property have not been touched. (My vegetable and herb garden is enclosed in a high fence however.)
Ornamental grasses are super easy to care for. They adapt to different soils, they don’t need much in the way of fertilizing and watering (unless they’re in pots) and they lend texture to the garden all summer long. When they bloom in late summer and fall, their “flowers” — actually seed heads — bring their texture and movement to the landscape. Just cut them back once a year, in late fall or early next spring. Grasses are widely available in local nurseries and garden centers. Most grasses love the sun, but some of them will thrive with some shade, too. Here are some ornamental grasses to consider for your garden or planters: Foxtail grass (Alopecurus) The cylindrical flowers of this perennial grass inspired its name. One variety, Aureus, has golden yellow leaves. Plants grow to 2 feet high and do well in full sun to light shade.

Feather grass (Calamagrostis) This perennial produces upright tufts of narrow pale green leaves about a foot long. In late summer their attractive feathery, pale purple flowers can be used fresh or dried in arrangements. Pampas grass (Cortaderia sellonana) There are many varieties of pampas grass in a range of sizes from 6 to 8 feet high, and varieties in green and gold banded leaves, as well as a dwarf variety that’s up to 5 feet high. Miscanthus, aka silver grass, is probably the best known and most widely grown ornamental grass. There are many species and varieties with different textures and leaf coloring; leaves can be variegated combinations of green and gold, or silvery white, banded or streaked. Plants can range in size from 4 to 7 feet, and some are 8 feet or higher and great as a backdrop. See what your local nurseries have or plan ahead for next year! Pennisteum, better known as foxtail grass for the shape of their “flowers” (seed heads), described as bottlebrush in horticultural circles (for the brushes once used to clean baby bottles). They can be buff-colored, creamy white or pinkish; one variety has “flowers” of deep brown to black.
