2015 was an excellent year for North Fork real estate and 2016 is off to an even better start. The rental season is already hopping. Waterfront properties are very desirable. Demand is high, inventory is low, and prices are rising. The once secret hideaway known as the North Fork is attracting customers from all over the world. Judi Desiderio of Town & Country Real Estate observes, “Rentals are like dress rehearsals for sales. Both should enjoy an active year in 2016. Anything water – waterfront, water view, walk to water, water rights, docks – and farm views are in demand. Sale prices have been on the ascend and should continue that trajectory for 2016. Inventory on the North Fork is very skimpy. Builders haven’t descended on the North Fork yet – but they will.When they do in full force, standards will increase as well as amenities.” Judi predicts,“2016 will bring more attention to the North Fork which will expand the audience and benefit the communities overall.” Dolores Peterson of Colony Realty remarks, “The rental season is already jumping, calls are coming in as we speak! The real estate market will be a good one in 2016. All markets are active. Anything is hot on the North Fork! Inventory is low. Prices are average, but they are increasing. Prices have gone up significantly about 7% in 2015, and will continue to rise, fueled by prospects of higher mortgage interest rates and a shortage of inventory.” Marie reflects, “It will be a very good year, the North Fork is coming of age. Good news for local businesses and property sellers.” Donielle Cardinale of Daniel Gale Sotheby’s International Realty comments, “All price points are moving, with an increase between the $600K to $1M and the $1.5M range. The higher end has also had an increase in demand. Unfortunately, inventory is very light in this over $3M range. Our market is comprised of mostly second- or third-homebuyers for ‘vacation homes.’ High-end new construction and fully renovated homes that are move-in ready, in the style and décor desired have a strong demand.” Donielle reveals, “Buying a house on the North Fork is about investing in yourself and your family, finding a sanctuary, and creating a lifestyle.” Jesse Stein of Brown Harris Stevens notes, “2016 will remain a hot market for the North Fork as prices on the South Fork have

skyrocketed. Tight inventory, low interest rates, and high demand continue to drive prices higher, and buyers continue to seek out waterfront and farmland as there is great value and high-return investment potential. While there is some new construction, recently renovated properties and flips have increased with buyers looking for movein ready condition. Many customers are exhibiting the ‘try before I buy’ mentality which continues to fuel the seasonal rental market.” Jesse predicts,“The North Fork is going to continue to be an attractive alternative to the Hamptons with inventory remaining low and prices continuing to rise.” Sheri Winter Clarry of The Corcoran Group remarks, “So far the outlook for the 2016 rental season looks good! The outlook for the sales market is BRIGHT! The entire North Fork is hot! Each town has its own flair and flavor. There are some incredible properties available right now and some that are coming on shortly! Prices are steady. I recommend buying before

Inventory is down about 5% this December over last December. Residential average prices were up approximately 4% over the same period. New construction is still limited but there is an increase in land sales for building custom homes.” Karla believes,“For those looking for a home on the North Fork, they will find less traffic, a better value as well as a more satisfying lifestyle.”

AN EXPERT’S ADVICE ON GETTING PAINT RIGHT

oncerning the difficult question of color, once wrote Edith Wharton, it is safe to say that the fewer colors used in a room, the more pleasing and restful the result will be.” More than a century later, the question remains as vexed and contentious as ever. No wonder so many of us take refuge in the comfort of neutrals, those reassuring earth tones that are the equivalent of a soothing murmur. How to create a color scheme that works? We spoke to color consultant Amy Wax who offers her best tips below. Define your boundaries. “Do you want the space to be bright and energizing? Cozy and introspective?” Deciding on the emotional tone of a room, says Wax, allows you to group colors into categories. ”If you’re decorating a study, for example, you might choose a historic palate in which the colors are more muted than an exuberant modern one.” Consider wall color in context. “People

often think that paint will make a room shine all on its own. But really, the colors needs to work in harmony with the space. Depending on the other elements of the room--the quality of light, the textiles--a color that seems dull at first glance can have a calming effect.” Go beyond beige. Instead, consider what Wax calls “nearly neutrals”--primary colors mixed with grey or beige or another neutral tone. Although such hues are richer and have a stronger presence than standard neutrals, Wax finds them extremely versatile. She’s especially partial to grey with a hint of pink,blue, lavender or green. Turn down the volume. According to Wax, people colors chosen in overlit shops are often seem too bright when you see them at home. To compensate for this effect, Wax suggests going with a softer, quieter tone. Splash out on superior paint. Premium paints within Benjamin Moore, Sherwin Williams, Paints of Europe and Farrow and Ball contain a high

degree of pigments which allows them to bring colors up to their true values. Moreover, such paints tend to wear better than cheap stuff. Notes Wax, “The science of paint has changed dramatically in recent years. There’s been a move toward healthier products that require less ventilation. Some paints are even self-priming; others are washable or “scrubbable” as its called, when dry, which means no more water stains. Paints that previously would have required four coats now go on beautifully with a single coat.” Think big. When deciding on a color, ditch the paint chips and sample a large area. “A common mistake is to put too small or too transparent a sample on the wall.” Wax’s method is to prime a 30 x 40 sheet of oak tag and give it two coats of paint. This allows her “to really see the color in context. It always surprises me how people will agonize over this color or that only to put up such a small amount that it serves no purpose. I mean, think about it. Small or large, you’re going to have to repaint anyway.”
