Welcome to the September issue of North Fork Real Estate Showcase. It’s been a great summer, but with fall just around the corner our second “season” is about to begin here on the North Fork. Kicking things off, the 28th annual Greenport Maritime Festival returns on September 22-24. Hosted by the East End Seaport & Marine Foundation in partnership with the Village of Greenport, the Festival begins on Friday night with the Land and Sea Gala cocktail party. Saturday morning opens with a parade and the blessing of the waters, followed by grand displays of classic wooden boats, kayak races, delicious food, artisanal vendors, sunset sails to Bug Light and lots of fresh oysters throughout the entire weekend.

CELEBRATING THE MARITIME FESTIVAL KEEPING THE WORKING WATERFRONT ALIVE

C

ulturally significant, Greenport Village’s annual Maritime Festival honors a centuries-old history of a working waterfront that is still present in the modern day. Once a substantial whaling port with a successful shipbuilding industry, the small seaside village has grown in popularity over recent years with this same foundation serving as a major draw to the North Fork. Aquaculture is at the heart of many businesses, with local shellfisheries populating menus near and far, and lending itself to a growing tourism industry and improving local economy. With generations-old working boat shops still active, the once sleepy seaside village is now anything but. In its 28th year, the Maritime Festival will celebrate the past and present, and look forward to the future of Greenport. First held in 1990, the Maritime Festival featured a bluefish derby, nautical tag sale, trips to Bug Light, whale boat races, and other small events in the quiet village along the waterfront and

Mitchell Park. “Over the years the Festival has grown to incorporate street vendors, a food court, and entertainers, but always maintaining the salty atmosphere and personality of a nautical event celebrating the East End’s maritime history and lifestyle,” says museum board chairwoman Arlene Klein. “Presently, the entire Village of Greenport is a part of the festival. Classic seagoing vessels are displayed in and out of the water, children’s games, entertainment, demonstrations, and communityminded, informative non-profits are placed in Mitchell Park, which remains as the heart of the Festival.” As the museum’s largest fundraising effort of the year, the weekend’s events kick off with the Land and Sea Gala. Located at the Greenport Yacht and Shipbuilding Co. where custom wooden boat builders have hangars, like the Langendals of Shelter Island who will open their workshop doors to the public, that are still active today. “The location is the primary highlight of both the

BY RACHEL BOSWORTH Maritime Festival and Greenport commerce,” says event co-chair Sarah Phillips Loth. “There are over 15 working boat shops in the area that have been around for decades. It’s great to transform and highlight the area.” When Ms. Loth first made the move to Greenport and opened her restaurant, First and South, she participated in the Land and Sea Gala as this was something many other local businesses did. Though the event was small, she recalls it being well attended, noting everyone there was local and donated time, products, money, or goods for raffle items, but you didn’t exactly know who was donating what. Ms. Loth saw the potential to make the event a standout in the community. “The whole village participates, and I started asking questions as to why we were doing it,” Ms. Loth explains. “It’s about keeping the working waterfront alive. It’s impressive because you don’t see that in many communities. There’s an easy

way to make it community based by highlighting the goods to support the museum. It’s like at the restaurant when we promote all of the different purveyors on our menu.” The Gala outgrew its space at the museum and moved to its present location today. Ms. Loth shares the Maritime Festival is a great way to keep the area thriving, honoring the deep history of the seaside village while looking toward the future of a growing community. Citing the rarity of all of the local businesses having the opportunity to work together under one roof – or tent, more specifically – the Land and Sea Gala serves as a huge welcome. “The best is when you come out and shake hands with people you don’t know by face, but know by product,” Ms. Loth shares. “When you’re in a restaurant or buying wine, you don’t always know who’s behind it. Whether you work at the event or attend it, it’s very familial.” Vendors include Greenport restaurants American Beech, First and South, Frisky Oyster, Halyard, and noah’s, along with vineyards such as Macari, McCall, Sparkling Pointe, and Lenz. 44 North Vodka, Croteaux Vineyards rosé truck, Greenport Harbor Beer truck, and Good Libations frozen cocktail truck will also be on hand. The event of course could not be complete without oysters, and Long Island Oyster Growers Association will shuck alongside

Suffolk Project in Aquaculture Training (SPAT). Other collaborators include chalk artist Kara Hoblin, event planner Ashley O’Neil, REVCO and Custom Lighting of Suffolk, McBurnie Tents, and more.

“Over the years the Festival has grown... but always maintains the salty atmosphere and personality of a nautical event.” - Arlene Klein The festival’s Grand Marshals of 2017 are Lisa and Richard Israel, who, though not village natives, have embodied the East End lifestyle when they became permanent residents of Greenport back in 1986. The couple have been active within the community over the years, supporting the Greenport School, Rotary, the East End Seaport Museum and Marine Foundation, among other organizations. Their generosity and love of the community have made them a natural choice for this prestigious role. Ms. Klein shares attendees of the festival can expect the ever-popular kayak contest and demolition derby, Pirate School, children’s snapper contest, classic vessels in and out of the water, touch tanks, working wood demonstrations and model shipbuilding demonstrations, and of course, the opening day parade with the Grand Marshals. New this year will be an antique fire truck

display with the new Long Island chapter of the Society for the Preservation and Appreciation of Antique Motor Fire Apparatus in America on the railroad dock and the space behind the museum. This will include America’s first fireboat, Fire Fighter, which is docked there as well. Village newcomer, North Fork Art Collective, which is a newly opened working studio and gallery on Front Street founded by East End artists Emma Ballou, Scott Bluedorn, Madison Fender, Kelly Franké, Jeremy Garretson, Kara Hoblin, and Peter Treiber will sell art, including many smaller pieces and prints for $100 or less. Ms. Hoblin will also do a live chalkboard drawing in the cool, casual, and inviting space, which will serve as an extension of the “Depths in Fathoms and Feet” installation featuring works from her and Mr. Bluedorn at First and South. “[The festival] helps enable the East End Seaport Museum to continue providing free adult and children’s programs, scholarships, lighthouse tours, the stimulating Museum with its changing exhibits and fantastic new Captain Bob’s Quarterdeck children’s room, the Blacksmith Shop, and the offshore Long Beach Bar ‘Bug’ Lighthouse,” Ms. Klein shares. Keep the nautical history of Greenport alive with the Land and Sea Gala on Friday, September 22, and the Maritime Festival on Saturday, September 23 and Sunday, September 24. Harvest Pointe, Cutchogue

DISCOVER HARVEST POINTE LUXURY LIVING IN CUTCHOGUE’S NEW 55+ COMMUNITY

S

ince 55 is the new 40, the North Fork offers the same enjoyable lifestyle experienced by the increasing number of year-round, second, and even third, homeowners. Expansive open space, a well-known viticultural area encompassing more than 200 square miles, burgeoning restaurant scene, and access to diverse Long Island Sound and Peconic Bay beaches have served as major attractions for the past decade. This lifestyle is ideal for people of all generations, especially active adults moving toward retirement. Now, new construction has been growing in demand across the East End as it offers a seamless moving transition, something buyers of all ages will appreciate. With the North Fork’s attractions appealing to active adults and retirees, there are very few 55+ communities available, and none that offer luxury living and amenities. Kenilworth Equities and Rimland Development are righting this with Harvest Pointe, a new residential community 26

with a collection of 124 homes set on 46 acres of farmland in Cutchogue. New to the real estate market, and the North Fork, it isn’t your typical 55+ community. “It’s a gorgeous, luxury community,” says Sheri Winter Clarry, Licensed Associate Real Estate Broker with the Corcoran Group and the exclusive listing agent for all of the development’s homes. “There is state-of-the-art Techno gym equipment, his and her lockers, a bar, barbecue area, and so much more in the Harvest Pointe Clubhouse. It’s right in town and you have access to everything.” The development will feature four styles of brand new elegant homes called The Holly, The Laurel, The Inkberry, and The Juniper, each offering two to three bedrooms, two to three bathrooms, two-car garages, full basements, and more. Brand new units, the construction of which started this summer, will offer modern interiors

featuring open, airy spaces, neutral colors, and clean lines. Vaulted ceilings and large windows create a larger space, while the chef ’s kitchens and granite countertops leave plenty of room for home entertaining. “Having the master bedroom on the ground floor is a major trend in new construction,” says SWC of the feature that has long been an attraction to seniors. “People are thinking ahead.” “Something like this has been missing from out here,” SWC shares of Harvest Pointe. “The product is the draw. Harvest Pointe is so necessary and there is such a demand for it. The target market wants to downsize but loves it here on the North Fork. Maintenance and taxes are so affordable, there’s a full-time concierge and fulltime person on staff. So many things are taken care of for you. There’s just nothing like it out here.” Within the residential community will be a 6,200

square foot private country club-style facility that offers resort-like amenities, enhancing the experience of what it means to live on the North Fork’s first luxury active adult condominium, without the luxury pricing. The club house features a large heated swimming pool, tennis court, state-of-the-art fitness center, private wine locker for each homeowner, car charging station, post office, and more. A full-time concierge manager and maintenance manager on site make Harvest Pointe a place that makes every day needs and wants accessible. SWC shares that the Clubhouse can be used for entertaining and owners can rent it out as well. Another added bonus – Harvest Pointe is pet friendly.

the area and expertise in the real estate industry have made her a top producer consecutively since 2005. SWC’s impressive success and ongoing industry awards is fueled by, both her passion and her natural flair for the art of the deal. A keen eye for value, sharp negotiating skills and exceptional market knowledge continually put her on a pedestal both in her industry and among her clients. SWC not only found her calling in real estate to the benefit of others seeking homes on the North Fork, but is part of a community in which she’s proud to be involved in, a community

that has been a draw for others as well. Being able to share her own experiences and insights with potential buyers looking to make a move to the North Fork make SWC a natural fit as the exclusive listing agent for Harvest Pointe. With 124 units available, there are many opportunities to get in on the ground floor of a thoughtfully designed community. “It is a very beautiful space,” SWC says.“It’s a great investment and a great product. What’s not to love?”

The Sales Office for Harvest Pointe, which opened this past June on Main Street in Cutchogue, offers artists’ renderings of the different styles of homes and layout plans. Sales for the luxury homes began this August. The new community is a four-year, four-phase project which is now in the beginning stages. “Infrastructure has started and units are selling pretty quickly,” SWC says. Unit pricing begins at $685,000. For SWC, her love for the North Fork stemmed from a weekend getaway years ago. Three weeks later she purchased a home. Her knowledge of

DEFYING DROUGHT

S

STRATEGIES FOR SAVING WATER DURING DRY WEATHER

ummer can bring spells of dry weather on the East End, sometimes lasting for weeks. With the population expanding, times of drought bring with them restrictions on water usage. And that can affect the plants in our landscapes. Using water efficiently, even when we’re not experiencing drought conditions, can save thousands of gallons of water a year and lower water bills significantly. Here are some strategies for saving water. Grow native plants. Natives are naturally adapted to local conditions, and can tolerate periods of dry weather. Some of the plants found in the wild on the East End are worthy of a place in your garden or landscape. Some to consider are eastern red cedar, bayberry, butterfly weed (which bears pretty orange flowers attractive to butterflies), New England aster, pitch pine, sumacs, shadbush, and beach plum. Salt bush could find a place in a wilder part of the garden, and you can see it covered with tiny white flowers in autumn across the East End. Choose plants that will grow to the right size for the space you have. Plants that are too big for their space will use more water than smaller ones. Don’t overcrowd plants in the landscape, either. Allow them enough space to reach their full mature size without overcrowding. It’s tempting to put those little plants from the garden close together in the garden, only to have them packed together tightly as they grow. Allow enough space for each plant (the nursery tags and labels tell you how much space a plant needs) and you’ll have 28

a better-looking garden. And fewer plants mean less water usage.

sunniest parts of the landscape or garden, and moisture lovers where there’s some shade.

Mulch your garden beds and borders. When the beds are planted, a layer of loose mulch on top of the soil will help retain moisture in the soil and offers the bonus of also deterring weeds. Plus, it gives gardens a neat, finished look.

Don’t water during the hottest part of the day. Set your irrigation system to run early in the morning, not in the afternoon. Morning is a better time to water than evening, because plant leaves will have plenty of time to dry off before dark. Watering at the end of the day can invite plant diseases; if foliage doesn’t dry before dark, organisms that cause fungal diseases can find hospitable conditions to take hold on your plants.

Make paths out of porous material. When it rains (or the sprinklers are running), water runs off down a hard pavement and it ends up in the street and storm drains instead of in the ground around your plants. Surfacing your garden paths with loose materials—pebbles and crushed stone, wood chips, even mulch—lets the water soak into the soil where it can benefit your landscape plants, instead of running off and eventually ending up in local bays and waterways. Have a smaller lawn. We love our emerald lawns, but they’re notorious users of water and fertilizer. Consider downsizing your lawn. Instead of having an acre of turf, have lawn grass where you most want it (in high traffic and play areas) and plant groundcovers (which don’t need mowing) or beds of flowers or shrubs where you seldom walk. Group water-loving plants together. Let’s face it, some of your favorite plants need regular moisture. Do you love roses? Classic hydrangeas? Peonies? By all means grow the flowers that nourish your soul. But give them their own special place in the landscape and give them the water they need. You can also put drought-tolerant plants in the

And of course, grow drought tolerant plants. Depending on where you live on the East End, our soil can be rich, fertile loam or porous and sandy with little fertility and little ability to retain moisture. If your soil is sandy you’ll do yourself a favor by growing plants that can adapt to dry conditions. Drought tolerant plants to consider include shrubs such as the sculptural Hollywood juniper, which appears in many oceanfront properties, mugo pine, Leyland cypress, arborvitae (though deer like to much on the lower branches), members of the holly family, the ubiquitous privet seen in hedges throughout the East End, and rugosa roses. Japanese spiraea and vitex are two shrubs with lovely flowers in summer. For the flower garden, Artemisia, gaillardia, lavender, Montauk daisy, perovskia, black-eyed Susan, sedums, yucca and ornamental grasses can thrive without abundant moisture.

FRIENDSHIPS FOR LIFE

FEATURING MARY LENTINI OF DANIEL GALE SOTHEBY’S INTERNATIONAL REALTY NFRES: As one of the more seasoned real estate agents on the North Fork, what is it that sets you apart from the others? Mary Lentini: What I believe sets me apart from other agents is experience and knowledge of the North Fork. I started my real estate career in Queens in the late 1980’s when the market was at an all-time high and then running into an all-time low. I can’t say I’ve seen it all because every day brings something new, but I have experienced every type of market and a lot of different situations. NFRES: What do you like to do on the North Fork...after selling real estate of course? ML: The thing I love most about the North Fork is spending time with my husband and children and visiting the North Fork restaurants and beaches. I also love to just sit by my pool on my days off when I do get one, which is rare. NFRES: What is the most challenging aspect of being a real estate agent for you? ML: The most challenging part for any real estate broker, I believe, is finding that special home for someone. Buyers are looking for the home of their dreams as most buyers are, and there are not many homes on the market at this time that fits their needs. It seems that most buyers are looking for the same type of home and when that one home comes on the market, most brokers have multiple buyers for it.

30

NFRES: What is the best advice you can give a 2nd homebuyer when searching for a vacation home on the North Fork? ML: The best advice I can give to a buyer is to separate their needs from their wants. Most buyers are working with a budget and want everything, but cannot afford everything within their price range. I try to get them to focus on their needs. NFRES:The North Fork is a unique market, would you agree and why? ML: I absolutely would agree the North Fork is a unique market. We are mostly a secondary home market and most buyers do not have to buy, they want to buy. That means that they have all the time in the world to wait for the right home to come on the market. With that said, most buyers are looking for that second home feel. Something quaint, cottagey or beachy feeling. They want to feel like they are on vacation when they are here. NFRES: How would you describe your selling style? ML: I would describe my selling style as subtle. I am not a pushy salesperson. I listen to people and can appreciate their needs and budget. I strive to find them the home of their dreams no matter how long it takes. I love a challenge. NFRES: What is a typical day like in real estate for you?

ML: My typical day starts out with a cup of coffee and emails. Then I’m usually on the phone and in the car running from appointment to appointment. NFRES: What is the most personally satisfying part of your work? ML: The most satisfying part of my work is when I find that special home for someone and the look on their faces says it all. For the sellers, when I find them a buyer who loves their home their thankfulness is truly gratifying. I love to help people. I’m a people pleaser. Helping them all achieve their goals is true satisfaction to me. My job is done but my friendships with people are forever.

BEST DEALS ON THE NORTH FORK GET THEM WHILE THEY’RE HOT!

BY RUTH THOMAS

Rare Approved Subdivision – $1,599,000 The Goods – Close to Arshamomaque Pond Preserve are 5 buildable lots on a quiet cul-de-sac, with public water and electricity. Three lots are .61 acre, one is .82 acre, and the fifth lot is 10.49 acres including preserved open space and deeded access to a nature path for all 5 lots to enjoy. sun-drenched outdoor shower. The home’s open living space leads to a new Brazilian hardwood deck with glass railing, perfect for summer entertaining. Winters spent in front of the large wood-burning fireplace are just as delightful. Close to the Jitney stop, village shops and restaurants, beaches and vineyards, this location has it all.

Why it’s a good deal – Listing agent Marianne Collins of Brown Harris Stevens says, “It’s so rare to find an approved subdivision in Southold Town. This one is on a quiet country road and adjacent to Arshamomaque Pond. For someone who wants to create a compound, build, or hold for investment it’s ideal: five buildable lots plus acres of preserved natural open space.”

Why it’s a good deal – Listing agent Jennifer Place of Daniel Gale Sotheby’s International Realty says, “While inventory remains low, particularly waterfront, this property stands out as a great value. The home underwent a noexpense-spared exterior renovation in 2015. It is in a prime location and is truly a move-in ready gem.”

Why it’s a good deal – Listing Agent Jerry Cibulski of Century 21 Albertson Realty says, “Beverwyck Brewing Company commissioned an authentic hunting lodge as the pavilion for the 1940 World’s Fair complete with stone fireplace, sleeping bunks and souvenirs for attendees to add a positive message during the Great Depression. The lodge was purchased and moved to a clearing down along a wooded lot overlooking Laurel Lake. Lovingly maintained and renovated over the years, the lodge maintains its personality and style combined with modern amenities. Here is a rare opportunity to live the peaceful lake lifestyle without the honey do list of weekend repairs.”

Why it’s a good deal – “Contemporary homes seem to be trending right now with a lot of buyers looking for this style home, but there just isn’t a lot of available inventory,” says listing agent Denice Lara of Daniel Gale Sotheby’s International Realty. “The location makes it especially attractive – it’s only about a 10 minute drive from the LIE – so it’s easy to access either the North or South Fork from Baiting Hollow. The setting is secluded and the views from this home are like no other. There’s even a shadecovered path down to the beach.” Stunning Sound Views for the Modernist Denice Lara of Daniel Gale Sotheby’s International Realty
