Welcome to the Fall issue of North Fork Real Estate Showcase. It was another great summer here on the North Fork. Of course, it went way too fast. The coming months are busy ones…with harvest season right around the corner. The farm stands and vineyards will be packed with visitors looking for a taste of our great North Fork lifestyle. In fact, the Long Island Wine Council says that there are approximately 1.3 million visitors to our local wineries annually. The North Fork has definitely become a destination for foodies and wine lovers. Featured on this month’s front cover, Mary Ann Bollman and Paul Loeb of Douglas Elliman, present a light filled contemporary on over two soundfront acres in Mattituck. As the new owner of this beautiful property, you can enjoy sunsets from every room and private stairs down to your own expansive Long Island Sound beach. The 27th East End Maritime Festival returns to Greenport on September 23rd-25th. This annual event is a must-see celebration of the area’s nautical history. Stella Hudson gives us a complete rundown of the weekend’s events (pages 24-25). Also in this issue, be sure to check out Ruth Thomas’ “Best Deals” for some great North Fork real estate values; Anne Halpin’s “Fiery Foliage” for adding autumn color to your landscape; Heather Bryce’s “The Midas Touch” on how silver fixtures are giving way to the warmth of brass; and Richard Cairns’ piece on a Greenport Village historic grand dame right out of the Civil War era. Enjoy the upcoming Fall weather and see you again next month.

PEACE OF MIND

I

PROVIDED BY KRISTEN AND MARC RISHE OF THE NORTH FORK MANAGEMENT GROUP

n the fall of 2015, Kristen and Marc Rishe created North Fork Management Group to provide a wide range of management services to property owners on the North Fork. Being born and raised in Orient and a North Fork real estate industry veteran for over 20 years, Kristen recognized that the changing real estate climate created an increasing need for property management. “I watched the North Fork get discovered right before my eyes, and along with the notoriety came a lot of second home and investment property purchases. My clients constantly told me how much they wished they had someone to watch over their houses when they weren’t around,” says Kristen. “Ever since opening my own brokerage, North Fork Real Estate, Inc. in 2011, I knew that I wanted to create a management company to fulfill that need.” Then, in 2014, Kristen’s son Marc purchased a

summer home in Greenport. Marc, a Managing Director at FirstService Residential, the largest residential property management firm in NYC, immediately recognized his own need for someone to check on the house, pick up a package or water the plants. “I was constantly calling my mother with random house requests; it was always comforting to know that she was around while I was 100 miles away,” says Marc. “One day during a chat, she brought up her management idea, and NFMG was born.” “They are able to provide a unique blend of experience; Marc has managed some of the most prestigious properties in New York and Kristen has an unmatched knowledge of the local real estate market,” says Sheila Izzo, co-founder of North Fork Real Estate, Inc. “I can’t think of anyone more qualified to manage your property.” From routine home checks, to full service

investment property management, and anything in between, NFMG provides customized management services based on the specific needs of the property owner. “We personally meet with every prospective client to understand their needs, then tailor the management plan to fulfill them. No two properties are alike, no two clients are alike,”says Kristen. Although still relatively young, NFMG continues to grow rapidly as more and more clients realize the great benefit of having a second set of eyes on their homes, their tenants and their property. “The peace of mind you get after finding out the house is fine after that two foot blizzard is worth every penny,” says Marc. GREENPORT CELEBRATES ITS NAUTICAL PAST

ach year, for one weekend in September, for the last twenty-seven years, the North Fork town of Greenport is host to the East End Maritime Festival, a three-day community-wide celebration of local nautical history. A fundraiser to support the good works of the East End Seaport Museum and Marine Foundation, the line-up includes cultural and history-themed events, activities for children, classic boat exhibitions, an old-fashioned fish toss, and just plain fun. “This year the festival will have more of a maritime focus than it has in recent years,” says Arlene Klein, the event’s co-chair. On the agenda: educational programs and mermaids galore. Here’s our guide to an ideal festival weekend. Friday, September 23 Get your feet wet (but not your party dress). The Land & Sea Gala cocktail party, at Greenport Yacht, marks the start of the revelry. An $85 ticket ($75 for museum members) features live music, a raw bar, and tastings from over twenty-three restaurants. and Classic Boat Exhibit. Curated by Captain Pat Mundus, a former oil-tanker captain who spent years at sea before settling in Greenport in 2007, the exhibit brings together roughly two dozen exemplary boats, including antique Chris-Craft runabouts, sailing dinghies, and, back

by popular demand, a 39-foot Gil Smith racing sailboat (“a thing of beauty,” says Captain Mundus). Don’t miss the 1937 Picket Patrol yacht Zaida down at the dock. “We try to get a nice mix of sailboats and power boats from local boat builders and restorers,” says Captain Mundus, a daughter

of the legendary Captain Frank Mundus, the inspiration for Quint in Peter Benchley’s novel Jaws. She’ll also be giving festival-goers sailing pointers. Also taking questions will be craftsmen from Greenport’s Wooden Boatworks and Anders Langendal Boatbuilder & Sons, builders and restorers of world-class yachts. eastendcharters.com; woodenboatworks.com; langendalboatbuilders.com Saturday, September 24 Watch the parade. Starting at 11:00 a.m., pipe bands, fire trucks, and cadets from the Merchant Marine Academy will march down Main Street. And that mermaid princess surrounded by sea creatures? Those are the members of the Merry Merfolk Parade, which Arlene Klein describes as “a parade within a parade,” founded by local gallerist Caroline Waloski. To join the latter, contact Waloski at cwaloski@earthlink. net. Take a sunset cruise and tour Bug Light, between Orient Harbor and Gardiner’s Bay, one of the few lighthouses in which visitors can go inside. The tour will be guided by a direct descendant of the Lighthouse Keeper. Tickets $50 - $85. Send your young ones to Pirate School. In his debut appearance at the Festival, Dave Engel will be teaching children the fine points of pirate craft. “Kids will learn how to walk, talk, and laugh like good pirates,” says Engel. How does a good pirate laugh? Engel isn’t telling, explaining that such top-secret information is only for initiates. He does say, however, that his students leave the school having “fulfilled their swashbuckling dreams.” Caveat emptor: Prepare for soap bubbles. mypirateschool.com

Sunday, September 25, 9:00 and 11:00a.m. Eat like a pirate. Head to Front Street Station for the Breakfast Experience with Pirates and Mermaids, a local tradition involving pirate music, children in pirate garb, pirate face painting and pirate music. Tickets $12 to $15. Eat like a grown-up. Come lunch time, grab a bite at one of the swanky food trucks stationed along the north end of Main Street. ON SEA CAPTAIN’S ROW

A

A HISTORIC HOUSE FOR UNDER A MILLION IN GREENPORT

nyone who has ever considered buying a historic home at the low end of the price scale must be prepared to look beyond modern ‘improvements’ (vinyl siding, metal roofs, sheetrock) and make a concerted effort to picture the home as it was in the past. And even if you happen to possess x-ray vision, you will then need buckets of money to restore such a home to its original condition (or a version thereof).Which is why when a lovingly-preserved property such as this nineteeth century house on Front Street, in Greenport, comes on the market, it is worth taking note.

The Numbers Located on First St., which used to be known as Sea Captain’s Row, the two-story, 2044-squarefoot home was built in 1874. It has 3 bedrooms, 1 full bathroom and 1 half bathroom and sits on .26 of an acre. Listed at $729,000 with Jerry Cibulski at Century 21 Albertson Realty.

common to sit on the front porch and socialize with your neighbors,” says Cibulski. Massive floor-to-ceiling windows. Notes Cibulski, “They’re reminiscent of the kinds of windows you find in Southern plantation homes.” Twelve-foot-high ceilings that give the place an airy feel and make the room cooler (because heat rises). Amazing plasterwork. “The interior walls of many historic homes have been sheetrocked over,” says Cibulski, “but in this house, you have plaster ceilings, plaster walls, and plaster crown moldings. It’s a rare find.” Original mahogany floors throughout.

The town-and-country location. It is removed from the business district, but it’s just a block and a half to the village and Mitchell Park.

The receiving parlor with its etched glass doors. According to Cibulski, time was “the lady of the house would take the guests’ calling cards whereupon she would either welcome them into the drawing room or shut the glass doors and sit with them in the receiving parlor.”

The wide front porch. “A century ago it was

are still intact, and a dramatic curving staircase connects the ground and second floors. “The combination of the staircase and the high ceilings is visually stunning,” says Cibulski. And then there’s the French mansard roof which features copperseamed metal roofing, which allows better heat transfer than an asphalt shingle roof does. A bathroom as big as a bedroom. When the house was originally built, the privy was in the back yard, as was customary back in the day. But somewhere down the line, one of the bedrooms was converted into a bathroom for good effect.

The Vision Thing Who is the ideal buyer for such a house? “An antique home lover with style and flair.” says Cibulski. “Most people looking for a home on the North Fork gravitate toward shingle-style structures, while this place skews Victorian.” He says he would repaint the jeweltoned house white. Doing so would highlight the original architectural details as well as the fretwork on the porch. “It would give the place,” says Cibulski, “a funky Brooklyn loft vibe while retaining its North Fork flavor.”

SILVER HARDWARE AND FIXTURES ARE GIVING WAY TO A GOLD RUSH

or years the go-to metal tone of choice was silver. Think polished chrome, as de rigueur in a Hamptons kitchen as a Braun coffee maker. But the modern kitchens and bathrooms so prevalent here now beg for a measure of warmth. Whereas silver is cool, gold is warm. Moreover, gold elements add opulence to otherwise stark rooms. Brass has gotten a reputation for being, well, brassy. However, since brass is an alloy of copper and zinc, the proportions of each can be varied to create a range of brasses with differing properties. Then there are the finishes – from bright polished brass to the more subdued unlacquered version. Highly polished brass results in an extremely reflective surface that makes the metal almost look golden. Antique or distressed finishes are less reflective and oxidize to create a range of patinas. These latter brasses are not your mother’s 1980s brass. Nancy Davis, founder and principal of Fixtures & Fittings, Ltd., specializing in kitchen and bathroom design, waxes rhapsodic about burnished brass, which has been buffed out to a handsome and subtle matte finish. When used for a pull or knob, for instance, the oils from your hand will help it oxidize. “The more you touch it, the more that natural patina of pinks and greens comes out,” says Davis. “It begins to look old and

30

aged.” Further adding to its beauty is that “not all unlacquered metal ages in the same way.” Davis, who is also a supplier of decorative hardware, plumbing fixtures and bathroom accessories, has worked extensively with burnished brass – a variety of the metal that is buffed at high speed or chemically stripped to make it appear brown. She had all the cabinetry hardware for a Bridgehampton home custom-made in burnished brass by The Nanz Company, makers of hand-finished handles, hinges, locks and fittings hardware. Davis is a proponent of mixing a variety of patinas. While other designers might default to what she calls “matchy, matchy,” she enjoys layering a variety of hues and finishes. In her own Sagaponack home her stainless steel appliances play nicely with burnished nickel faucets and oil-rubbed bronze lighting. Her evolved aesthetic has resulted in creative collaborations with such distinguished design clients as Steven Gambrel, Vicente Wolf, Arthur Dunnam, and Peter Cook. Kristen Farrell, design whiz at the Farrell Building Company in Bridgehampton, has observed the current brass craze. “Everyone is exhibiting brass. It will be trending for the next three to five years,” she predicts. However,

she is introducing the material slowly into the company’s high-end spec homes so as to ease homebuyers into it. One design strategy has been to use tiles with brass edges. Brass is not just limited to kitchens and baths, but is popping up in home décor too. Jason Phillips, Vice President of Sales and Marketing at the Phillips Collection, is seeing a strong demand for “brilliant golds and brasses. We have a whole series of tables that employ polished gold bases. My personal favorite is our bangle leg, which pairs beautifully with our award-winning, sustainable Origins Collection.” Beyond brass, other non-silver metals are rising in popularity. “We have noticed many clients moving towards more unusual metal finishes like copper, bronze, and there’s a big uptake in gilded iron finishes, especially in lighting fixtures and furniture hardware,” says Zoe Hoare of English Country Home in Bridgehampton. While silver tones are still the predominant Hamptons metal, brass has a definite advantage over it. “Silver only exists in a cool palette whereas gold can be either cool or warm depending on the tint,” says Phillips. “Silver is a one-trick pony...with gold there’s so much more to explore.”

LIGHT UP YOUR LANDSCAPE WITH SOME AUTUMN COLOR

utumn is upon us, and here on the East End we get to enjoy some of the finest weather of the year, with cloudless blue skies above a landscape suffused in mellow golden light. Other days are gray, dramatically blustery and cloudswept. The latest flowers are still blooming in gardens, and the last roses of summer are still with us. Out in the landscape, trees and shrubs can bring warm, bright autumnal colors to your property. The brilliant oranges, golden yellows, vibrant reds and deep purples of fall glow in the soft, slanting light of a clear afternoon, and they positively blaze against a slate-gray cloudy sky. Here are some trees and shrubs to consider adding to your landscape to light up the scene with some autumn fire. Japanese maples, whose graceful forms and lobed, notched or serrated leaves are elegant in the landscape all year, turn bright shades of red, scarlet, orange or yellow in fall. The foliage of witch hazels, which bloom very early, as winter begins to ease its grip, glows sunny yellow in autumn. Burning bush euonymus lives up to its name, its autumn leaves fiery scarlet (but grow 32

this one with care; it can become invasive, so pull up unwanted seedlings if you spot any.) The paperbark maple, whose shaggy, peeling bark adds appealing textural interest to smaller gardens and landscapes, sports deep orange leaves in fall. River birch, also loved for its attractive peeling bark, turns its foliage yellow this time of year. The leaves of flowering dogwoods turn shades of red to orange, sometimes with purple tones, too, and shrub-type dogwoods go yellow. Viburnums, whose white flower clusters are so decorative (and wonderfully fragrant in the case of Koreanspice viburnum) in spring and summer, reward us again in autumn with redpurple to orangey red leaves. Some of the native trees and shrubs so admirably suited to our growing conditions also display autumn colors. The tough and adaptable shadblow, or serviceberry, tree can be spotted in spring in gardens and in the wild with its white flowers, and in fall its leaves glow rich yellow to orange. Sassafras is another wildling; this one pops up where it will (and can be a pest), but in fall its mitten-shaped leaves turn bright yellow,

BY ANNE HALPIN orange or red, or even a combination. Black tupelo also decks itself in shades of red, orange, yellow or even purple. For a rich red blaze, look to eastern red maple. Trees aren’t the only source of bright fall foliage. Our native sweet pepperbush, or summersweet, is a shrub that presents wands of lightly fragrant white flowers in summer and richly golden foliage in fall. Oakleaf hydrangea turns deep shades of bronze and burgundy (and deserves to be more widely grown for its neat habit, lobed leaves and cone-shaped heads of creamy white flowers). Sumacs aren’t for the neatand-tidy landscape—they form wild and weedylooking colonies and need room to spread out. But in fall light they’re a blaze of brilliant orange and red in informal landscapes where conditions don’t lend themselves to more demure plants. Adding some of these trees and shrubs to your landscape can provide a decorative backdrop for late-season barbecues or soaks in the hot tub. And you’ll enjoy an extension of outdoor color long after summer’s gone.
