STRONG MARKET PREDICTED FOR NORTH FORK IN 2022 BY ALICE PHILLIPS

A

s the dearth of listing inventory persists for the North Fork real estate market, prices continue to drive higher as demand outstrips supply. According to Douglas Elliman’s Q4 2021 North Fork report, listing inventory dropped 40.4% from the corresponding quarter in 2020 and bidding wars made up 37.6% of market share; by year end, there were only 124 available listings on the North Fork. Enter 2022 and the sizzling market remains mind-boggling. Daniel Gale reports an average sales price of $827,898, with 59 days on market and 100% expectation of paying asking price. Town & Country CEO Judi Desiderio doubles down on reporting this trend, confirming that as of January 2022, fewer than 60 homes were available for sale. 10

Tom McCloskey, licensed Associate Real Estate Broker with Douglas Elliman in Cutchogue, sees the market remaining strong through 2022 with many listings having multiple offers – with a disclaimer. “It’s not going to be the complete mayhem that we’ve experienced for the past 18 months,” explains McCloskey, “with buyers more than willing to pay more than the asking price. I’m now finding that some buyers are reading the newspaper and are concerned about rising interest rates as well as buying at the top of the market. I’m seeing more cautious buyers exhibiting some hesitancy to go over ask. There’s no panic buying.” Rising interest rates may present another pivotal difference in the 2022 real estate market. Rising interest rates mean less

buying power: every 1% interest rate hike translates to a 10% decrease in buying power. In response to a 7% in increasing inflation rate – a level not seen since the early 1980’s – Federal Reserve Board Chairman Jerome Powell indicated that the Fed would likely raise interest rates by March, which in concert with the reduction in the bond buying program, would keep inflation from becoming “entrenched.” However, Corcoran Licensed Associate Real Estate Broker Sheri Winter Parker thinks it’s premature to conclude that rising interest rates and inflation will have much of an impact on the North Fork real estate market. “It’s just too early to tell. We are going to have to wait and see what happens – it’s that kind of pattern right now.”

rearranging furniture, cleaning and other aesthetic strategies to present the home in the best possible light. Professional staging your house for sale is sure to help with getting a buyer to contract. Don’t be put off by the cost by either painting or staging either, as these practices are proven “money multipliers” – meaning that you’ll see a multiple return on investment reflected in the sale price of the property. These sale tactics are important, especially given the general buyer appetite for renovation projects. “If a house needs work or otherwise does not look like a newly-renovated, modern farmhouse, there will be a huge disparity in price,” shares Tom McCloskey. Where are the buyers coming from? Among so many other things, Covid-19 has changed the workplace forever. According to a recent Harvard Business Review study, remote, hybrid and flexible workplace options put into place by employers to weather the pandemic storm will likely remain in effect through much of 2022. The study concludes in part: ...with hybrid and remote work as the norm, the geographic radius of the organizations that someone can work for also expands…. even in a hybrid model where employees are expected to come into the office at least once a week. Employees are much more willing to take on a longer commute when they must do so less frequently.” This trend neatly dovetails and explains away much of the huge increase in the number of buyers seen on the North Fork over the past two years. No longer just a flight from the confines and close quarters of the NYC metro area during the pandemic, remote/hybrid work options allow buyers to move farther from the office without much regard for commuter timetables. “Generally speaking,” reports Tom McCloskey, “about 70% of my buyers are not from the area and not all are from New York City.” And sellers? Some sellers are sitting on the sidelines, hesitant to list their properties because relocation options are limited. This is a great time to sell if you’re retiring or divesting

a second home and already have another place to live. Other sellers are market shy, concerned that their properties are outdated and won’t sell easily. If that’s the case, here are a couple of quick fixes: Paint. A little paint goes a long way. If you’ve got dark rooms, lighten them up. If you’re struggling with a color, white always works. In the meantime, she’s seeing “off market” deals which are not listed or otherwise available to the general public. “Some sellers just don’t want to be public, citing privacy concerns like not wanting their neighbor to know that they’re selling.”

f winter evokes the color blue — as in the blues — perhaps we can dissuade you from that common misperception. A pop of color here and there can do wonders for the seasonal affective spirit. Step inside, shed your coat, and your worries. Sidle up to the bar, to your table, and to your drink of choice, et voila: voila: a brighter day is born. The North Fork is host to more than just a few colorful respites from winter’s bland palette of white, black, and gray. Make sure to include these local favorites in your dining rotation and see how warm, cozy, and, yes, colorful dining on the East End can truly be. Make a beeline for Greenport and you’re sure to find more than your fair share when it comes to colorful interiors. Robby Beaver’s Frisky Oyster, which holds court on the town’s prominent Front Street, boasts a local and seasonal menu, yes. But it also warms the soul with its playful walls, which are outfitted with unforgettable red and white wallpaper. Just a few minutes’ walk down the road, the transportive Lucharito’s offers bold colored walls, decoupage tables, and even colored

bar stools. Blues, vibrant pinks, yellows, and purples reign at this Mexican-inspired eatery that will make you feel like warmer weather is just a whisper away. At First and South, the restaurant’s backdrop of color is ever changing. That’s because the new American-style spot, which serves everything from lobster rolls to burgers to local oysters on the half shell, warms up the atmosphere with a giant blackboard. Artwork changes regularly, and the color scheme depends on the whim and whimsy of the artists-in-residence. Yes, the colors are cheerful, and they’re sure to jolt you out of those midwinter blues and into spring. You’re sure to find solace, too, though, in a menu that offers everything from crab cakes egg benedict to a pancake quesadilla to the aptly named Juicy Lucy burger (it’s stuffed with American cheese and topped with fried pickles, among other things). And if the décor and breakfast options didn’t get your attention, there’s a record-breaking number of coffee, espresso, and latté selections on offer, too. All you have to do is ask.

hen you hear “Very Peri”, what do you see in your mind’s eye? A fistful of warm-hued blue crayons? A bouquet of fresh, purpley-blue flowers? Do you immediately think happy, stress-free thoughts of a kinder, gentler time? If so, that’s exactly what the Pantone Color Institute, the provider of professional color language standards and digital solutions for the design community, was shooting for when they introduced PANTONE 17-3938 Veri Peri as the 2022 Color of the Year. Living in a world driven by Covid considerations has created a highly-stressed environment for many. Very Peri – described as a “dynamic periwinkle blue hue with a vivifying violet red undertone” – serves as Pantone’s response to these day-to-day stressors and the general zeitgeist of the world. According to the company, Very Peri blends “the faithfulness and constancy of blue with the energy and excitement of red” to create the happiest and warmest of all the

blue hues. Very Peri is an “empowering mix of newness.” For the past 23 years, the experts at Pantone have searched worldwide for new color influences, ranging from art, design, fashion, entertainment and travel destinations to new technologies, materials, textures, social media platforms and sporting events. With Very Peri, Pantone strives to “place the future ahead in a new light.” For the first time in the Pantone Color of the Year history, the experts went back to the lab to create a brand-new color for the Pantone palette. “The Pantone Color of the Year reflects what is taking place in our global culture, expressing what people are looking for that color can hope to answer,” states Laurie Pressman, Vice President of the Pantone Color Institute. “Creating a new color for the first time in the history of our Pantone Color of the Year educational color program reflects the global innovation and transformation taking place. SMART HOMES THE INTERNET OF THINGS AND WHY THEY “MATTER”

H

ow “smart” is your living space? It’s probably smarter than you realize — just think about the different appliances, entertainment systems and home monitoring packages you already have installed. Do you have a speaker which answers to Siri or Alexa? Do you have a Nest Doorbell or a Honeywell security camera system? Maybe a Samsung Smart Hub refrigerator or a GE WiFi-enabled washer/ dryer combo? How about a Sony television? Or a lightbulb that automatically turns on when a room gets dark? If the answer to one or more of the foregoing is yes, then you’re well on your way to having a smart home. But what exactly is a “smart home”? The idea has been around since 1966 with the ECHO IV, an acronym for “Electronic Home Computer Operator.” The ECHO IV, which could store recipes, send messages, control a home’s temperature, create a grocery list and turn appliances on or off, never really caught on: it was prohibitively expensive and never commercially available. In 1984, the American Association of Home Builders coined the term “smart home” to refer to systems or appliances which could be programmed to turn on and off — like a digital thermostat, a VCR, a dishwasher or a stove. In 2022, a “smart home” means so much more than programmable appliances: it’s a home automated by connected devices and systems which perform human tasks by remote control. These smart home systems and devices are connected to and constitute a part of the larger “Internet of Things” or IoT. Every single device or system which is connected to the

internet makes up the IoT; however, the term is more specifically used to refer to the rapidly growing network of objects that communicate with each other, collecting and exchanging information and data in real time. Still think you don’t have an IoT device? Better check that cell phone in your pocket. No matter whether you’ve got an android, Apple or basic flip phone, it’s a part of the IoT. The IoT raises a lot of issues about connectivity, privacy and security. It can be difficult — to say nothing of downright frustrating and near impossible — to connect your individual smart home devices to a single hub like Alexa or Google. Then there’s the question of network security: how secure is your home’s IoT network from hacking and other digital invasion? Is your

information secure? Many consumers fear unwanted and unwarranted surveillance by their home hub systems. Despite these fears and concerns, the IoT market continues to grow at an exponential rate: home device sales are projected to reach $13 billion in 2022, and the total number of IoT connections is on track to exceed 27 billion in 2025. Responding to consumer concerns about interconnectivity and security in smart home hubs was a major theme of the 2022 Consumer Electronics Show, which was held in January 2022 in Las Vegas. The big reveal: the introduction of Matter, an opensourced connectivity standard created for the express purpose of streamlining the interconnectivity among smart home devices, hubs and systems. Matter is a communication protocol standard that promises to leverage existing technologies — like WiFi, Bluetooth, and ethernet — to allow all of your devices to communicate with each other locally, without the need for an internet connection. Spearheaded by the Connectivity Standards Alliance, a standards-setting organization for the IoT industry, the Matter smart home standard will enable individual devices to work with the smart home system of your choice. Developed in concert with over 200 companies — including Apple, Samsung, Google and Amazon — Matter will be the unifying operating standard so that devices will work seamlessly together and provide a better, more stringent level of security. To be clear: Matter is not just another

platform or smart hub like Amazon Alexa, Google Home or Apple Home Kit. Instead, Matter is a software application layered into those ecosystems providing a communication conduit between all the smart devices in your home — no matter the manufacturer. Matter devices will operate entirely locally, communicating with each other directly by WiFi, Bluetooth or “Thread”, which is the new device-todevice mesh communication protocol underpinning Matter. What does this mean for you and your home? It means that if your internet goes down, your smart home will continue to operate; it also means that control of your smart home will remain local, ensuring greater security and privacy. Maybe interactions between your smart home devices — like turning lights off and on — will happen much faster too. Interoperability is the key of Matter. All Matter-compliant devices will work together, no matter which brand makes them. There will be a number of other consumer benefits, including a greater choice in products (because you no longer will be limited to a single smart home ecosystem), a simplified user experience (especially in respect of product setup) and lower costs (thanks to greater efficiencies in engineering, manufacturing, and more, by

Going forward, Matter promises to be the standard for all smart home devices and systems; if you are in the market for a new smart home device or system, confirm that it is Matter-compliant. For existing smart home systems, the following are currently being updated to support Matter: newer Amazon Echo and Echo Dot smart speakers; all Amazon Echo Flex, Echo Plus, Echo Show, and Echo Studio smart speakers and displays; all Apple devices running iOS 15, iPad OS 15, HomePod OS 15, tvOS 15, and watchOS 15; all Eero Beacon, Eero Pro, Eero Pro 6, and Eero 6 mesh WiFi routers; all Google Nest smart speakers and displays; Google Nest WiFi routers; Google Nest Thermostat; and Philips Hue smart lights. The list is growing every day, because your smart home does matter.
