Welcome to the April issue of North Fork Real Estate Showcase. Spring has finally arrived, and not a moment too soon. The weekends are getting busier throughout the North Fork, with everyone anxious to get outside and prepare their homes and gardens for the coming summer. To help you get ready for the season, we take a closer look in this issue at the latest trends in pool design and spring landscapes. Two items that definitely get all of us ready for the warmer weather ahead. We speak with some top East End pool contractors to get their take on what’s new. Anne Halpin fills us in on how to add color to your landscape with low maintenance shrubs such as forsythia, rhododendrons and azaleas. Southold is one of the oldest hamlets on the North Fork, celebrating its upcoming 375th birthday in 2015. We discover more about this beautiful village and its history in our feature story by Ruth Thomas on pages 28-29. Some special Southold properties are also showcased…in case you are interested in moving to this wonderful part of the North Fork. In this month’s Broker Showcase we feature Alexander Aquino, of Brown Harris Stevens in Greenport. We sat down with Alexander recently to get his take on North Fork real estate, and how he provides a high level of service to clients who have come to expect nothing less from him. One of his current listings is an incredible Orient bayfront property with spectacular 180-degree views. Check out his story on page 20. In case you’re ready to renovate your bathrooms this year, we take a look at some of the latest design trends for this very important room. From traditional country to sleek and modern, your imagination is the only limit on what can be accomplished in transforming this space.

Spring weather is often chilly and gray here on the East End, but an easy, effective way to add low-maintenance color to your property is to plant some spring-blooming shrubs. Shrubs bring color to the garden year after year. Visually they help to fill the middle ground between tall trees and shorter perennial and annual flowers. Most are easy to care for, requiring little more than removal of stormdamaged branches and an occasional pruning. Unless your landscape is very formal, you won’t need to clip your shrubs into balls or pyramids. They’ll look just fine when allowed to assume their natural shapes. Besides, flowering shrubs generally produce the most flowers when you leave them unsheared. Shrubs aren’t just boring green bushes. Some have lovely, sometimes fragrant, flowers. Some bear fruit that’s edible for people or wildlife. Others sport golden, purple, or variegated (multicolored) foliage.Your bush may produce pretty flowers in spring, berries in summer, and colorful foliage in fall for multi-season interest. Evergreens retain their color, which can range from silvery to bluish to gold, all year ’round. On a small property a large shrub, perhaps a tall butterfly bush, panicle hydrangea, or vitex, can take the place of a tree, providing form and height. Shrubs are generally less expensive to purchase than trees, another plus.

Shrubs Worth Planting For the earliest spring color plant witch hazel (Hamamelis). Its fragrant narrow-petalled flowers (resembling clumps of ribbon) appear in late winter to early spring. They may be bright yellow, rich gold, orange, russet, or deep red. In fall the leaves glow golden yellow. Forsythia is the traditional harbinger of spring. Its brilliant yellow flowers are spectacular, but for a softer-colored variety look for Lynwood or Spring Glory. Plant forsythias where they can grow to their natural spreading, arching form. Shearing them into constrained shapes ruins their look and reduces flowering. Azaleas and rhododendrons are springtime classics, with flowers in shades of pink, purple, red, white, yellow, and orange. Consider planting one of the Encore azaleas that rebloom in fall. And please don’t shear your azaleas into balls or hedges. If a rhododendron is your heart’s desire, be sure to find out its mature height and spread and give it room to grow. Many a living room window has been obscured by a rhododendron planted too close to the house.

For sheer olfactory delight over a couple of weeks in spring, it’s hard to beat lilacs. Their perfume is all the more intoxicating because it’s gone so soon. An old-fashioned lilac (Syringa vulgaris) can live for decades with little care except for some watering during prolonged dry spells. And oh, those flowers. Writer, editor and author Anne Halpin has published 17 books on gardening and related subjects and edited many more. She has been living and gardening on the East End of Long Island for 23 years, and has cared for many private gardens here.

Some old-fashioned flowering shrubs can reward you with absolutely charming flowers.

April 2014

EDIT-Landscape.indd 2

Daphne bears round clusters of sweetly fragrant white or pink flowers. The early blooming Koreanspice viburnum (Viburnum carlesii) offers deliciously scented white snowball blooms. Bridalwreath spiraea (Spiraea X vanhouttei) covers its arching stems with tiny white flowers in late spring and can be lovely planted alongside a driveway or path. Another beauty for spring is slender deutzia (Deutzia gracilis). Growing just 2 to 4 feet high, it lines its gracefully arching branches with masses of small white flowers in May. The leaves turn deep burgundy in fall.

Alexander Aquino, is a licensed real estate sales person with Brown Harris Stevens in Greenport which represents extraordinary real estate and features some of the most exquisite properties on the North Fork. NFRES got the chance to sit down with Alexander for a brief Q&A. What is the most challenging aspect of being a real estate

What is a typical day like in real estate for you?

agent for you?

I’m up at 5:50 am, followed by coffee, the news and making a list of people to call, emails to write, appointments to make, listings to update, statistics to read, homes to research, criteria to meet, events to plan, and then I get to the office and strategic planning, relationship management and a multitude of decisions are executed.

To the majority of Americans, a home is their most valuable asset. My utmost obligation is to ensure each client retain the highest value when selling their home. The marketability of a home is determined by an always changing supply and the priority to secure the highest price for a home requires an innate attention to the dynamics of real estate market trends. The process of providing services to meet the high level of expectations I set for myself and that any reasonable home owner deserves from their agent. The North Fork is a unique market, would you agree and why?

A distinct characteristic that is often overshadowed by the tranquil beauty that sweeping rows of viniferous grapes exhibit is the imperceptible culture among residents on the North Fork. The foundation of this now internationally renowned wine region, was conceived from an agricultural experiment which a handful of wine enthusiasts relocated from a garage and backyard to an actual plot of land.

What is the most personally satisfying part of your work?

The instant, before a single word can be uttered, when looking at the expression written across my client’s face of pure satisfaction; seeing in their eyes the realization that all of the long hours and late nights at work have allowed the dream of owning this home to become a reality. The fulfillment of finding a home suited to their every desire. It is a reward greater than any other. This brief experience is both satisfying and powerful, distinct from all others.

After spending a hot day at the beach, what better way to cool off than in your luxurious outdoor swimming pool. With many designs, sizes, and shapes to choose from, the style of your pool is as endless as your imagination. John Tortorella founded J. Tortorella Custom Gunite Pools in Southampton, in 1981. John observes, “Today when it comes to pools, it’s all about creating an illusion.” Negative and rimless edge pools are in strong demand, traditional rectangular pools are larger, and saltwater pools are amazingly popular.” He points out, “There’s a misconception that a saltwater pool is chlorine free. The salt generator takes salt and through electrolysis produces pure chlorine to sanitize the pool.” John believes, “Full automation is a must. It will allow us to control, monitor, and chemicalize pools remotely.” Another favorite feature are underwater speakers. Won several awards from the Association of Pool & Spa Professionals (APSP), the Northeast Spa & Pool Association (NESPA), and Long Island Pool & Spa Association (L.I.P.S.A.). tortorella.com Kazdin Pools, Inc. founded by George Kazdin, is a family run business in Southampton for over 40 years. Daughter Julie exclaims, “If you dream it, it can be built.” She says the most popular pools are Negative Edge for waterfront, giving the effect of swimming in the ocean. Still fashionable is the geometric or rectangular pool with its clean lines. Julie observes mineral pools are gaining in popularity. Mineral Springs is a blend of salt, softeners, balancers and scale inhibitors that reduce the effects of corrosion and scaling. The chemical reaction produces chlorine, a sanitizer. Also important are energy efficient pumps and solar covers for heated pools. Won over 70 design awards from the Association of Pool & Spa Professionals (APSP) and the Northeast Spa & Pool Association (NESPA). kazdin.com 24

The Inzerillo family has owned Swimming Pools by Jack Anthony in Southampton for over 40 years. Michael Inzerillo states, “The new pool design trends are Zen pool styles including Infinity Edge and Perimeter Edge. The most popular shape is rectangular.” He says 95% of pools are now saltwater. Gunite pools have multiple interior finishes including marble dust, pebble tec, and glass beads. Vinyl pools come in any shape or size. Lighting is predominant with smaller, more brilliant LED lights and grander patios are replacing grass around pools. The pool entrance area is highlighted with fabulously designed steps. Michael observes, “The industry went from a backyard fun place to a resort style relaxation place.” SPBJA has won many awards from the Northeast Spa & Pool Association (NESPA). Michael Inzerillo was awarded “Master of Design” in 2007, 2011, and 2012 by Pool and Spa News. jackanthony.com Pelican Pools Inc. owned by Jim O’Brien in Southampton, builds primarily gunite pools. Jim remarks, “The new trend for higher-end pools are vanishing edge and perimeter overflow designs. They have a very distinct, sleek look where the water level can be brought up to the level of the patio, giving a nice reflection.” Although more expensive, he says, “They are a work of art.” The trend in water sanitization is away from chemical chlorine only, using Ozone, UV, and smaller amounts of chlorine, or Ozone and salt systems that produce natural chlorine. More durable aggregate plaster with tiny pebbles, or polished plaster is popular instead of marble dust for the pool interior. For patios, marble, travertine, sandstones, and pre-cast concrete are alternatives to traditional bluestone. Won nine awards in 2013 from Long Island Pool & Spa Association (L.I.P.S.A.), including “Best Overall In Show.” pelicanpoolsinc.com

SRK Pools in Wainscott owned by Steve Kenny, has been in business for 30 years. Steve is focused on the highest quality pool water possible. He exclaims, “Hydrozone 3 is the best system available, using a combination of Ozone, UV, with a trace of chlorine.” Though a little more expensive, it is the best protection against pathogens and easier to take care of. Steve contends,“Saltwater pools don’t make any sense as they require more time and more chemicals.” He says,“With the Hydrozone 3 approach, problems associated with high chlorine levels are eliminated and corrosive or scaling source water is much easier to manage.” srkpools.com Covertech LLC in Southampton owned by Torsten Heincke, specializes in fully automatic child-safety rigid pool covers for any pool size, shape or location with any water feature including perimeter overflows, Lautner knife-edges, and vanishing edges. Torsten says, “Pool covers are becoming more and more interesting and can look very aesthetic.” Rigid PVC or translucent polycarbonate covers are used year round and last longer than vinyl liner pool covers. With 80% energy efficiency, they keep the heat in the pool and stop evaporation. Translucent slats give the cover full illumination at night through pool lights. Covertech has won over 50 awards from the Int’l. Association of Pool & Spa Professionals (APSP), the Northeast Spa & Pool Association (NESPA), and Long Island Pool & Spa Association (L.I.P.S.A.). poolcovertech.com Surround your water wonderland with a deck for sunbathing, a beautiful fountain for aesthetics, and a spa for relaxing and your outdoor retreat will be transformed into a spectacular oasis. The hamlet of Southold was settled in 1640 by English Puritans from New Haven Colony in Connecticut. It is reported to be the first English settlement on Long Island and the oldest English town in New York State. Celebrating its 350th birthday in 1990, it will celebrate its 375th birthday in 2015! A quaint village surrounded by farms, vineyards, and beaches, with Long Island Sound to the north, Southold Bay to the east, and Little Peconic Bay to the south, it is ideal for summer vacationers, retirees, and full-time residents alike. The Southold Historical Society, founded in 1960, is dedicated to preserving and presenting the history of Southold. Mrs. Ann Hallock Currie-Bell was elected the first President. According to Geoffrey K. Fleming, Director, “Since that time the Society has grown from a one-building operation with a few hundred objects to one that has four separate sites, 19 buildings, and over 24,000 objects in its permanent collection.” Southold Town’s famous summer residents include Helen Keller who resided near Cedar Beach during the summer of 1936, with her companion Anne Sullivan, who died that same year and Albert Einstein who summered on Nassau Point in 1937, 1938, and 1939. Enjoy 28

their Summer Gala Fundraiser at Brecknock Hall on July 12. The Horton Point Lighthouse, located on a cliff in Southold above Long Island Sound, was constructed in 1857. President George Washington originally commissioned it in 1790. It was lit until 1933, when it was deactivated. Restoration of the lighthouse began in 1976 and the lighthouse was reactivated in 1990. The lower level of the Keeper’s House was then converted into The Southold Historical Society’s Nautical Museum. In 1994, the lighthouse was listed on both the State and National Registers of Historic Places. The Nautical Museum was completely renovated in 2006. The oldest public observatory on Long Island, The Custer Institute and Observatory, opened in 1939 at 1115 Main Bayview Road. It was the brainchild of Charles W. Elmer and his future partner Henry Perkins, both avid amateur astronomers, who established an astronomy organization in 1927. It was named after May Custer, the wife of Charles Elmer, who was the grandniece of General George Armstrong Custer. Barbara Lebkuecher, Treasurer of the Institute for 34 years, notes

the Custer Institute features a large collection of telescopes, including a 25” telescope contained in the 22’ galvanized steel dome. The 36th Annual Astronomy Jamboree with lectures from renowned speakers, exhibits, and workshops will take place in the fall. It is open every Saturday night from dusk until midnight, weather permitting. In an unusual irony, The Southold Indian Museum, built in 1962 is across the street from The Custer Institute at 1080 Main Bayview Road, owned and operated by the Incorporated Long Island Chapter of the New York State Archaeological Association. The Museum has the largest collection of Algonquin ceramic pottery that exists and also features a Clovis Point and Folsom Point approximately 10,000 years old! Dr. Lucinda Hemmick has helped curate their summer exhibit, “PaleoIndian Arrival and Challenges.” Enjoy their August fundraiser featuring an aboriginal feast. Open Sundays. Southold is known for its beautiful beaches, parks, preserves and wineries. Goose Creek Beach is on Southold Bay, while Southold Town Beach, McCabe’s Beach, and Kenney’s Beach are on Long Island Sound.

Enjoy Cedar Beach County Park, a 68-acre park with over 2,800 feet on Shelter Island Sound. Observe ospreys over Arshamomaque Pond Preserve, a 54-acre wooded preserve with winding trails along the wetlands of the pond. In the heart of wine country, Southold boasts eight fabulous vineyards from Duck Walk Vineyards North, Corey Creek Vineyards, Mattebella Vineyards, Croteaux Vineyards, to Sparkling Pointe, Onabay Vineyards, One Woman Vineyards, and The Old Field Vineyards. Southold produces some of the best wines on the North Fork. Tom Scalia of Albertson Realty says, “The real estate market in Southold is good, with more transactions so far this year over last year.” Tom reflects, “Small properties and walk to beach are hot.” Founders Landing, Goose Creek Beach, and Paradise Point, a private beach, are among the best beaches in Southold. Enjoy wine tasting and visit KK’s The Farm, a family-owned organic farm on the Main Road.

Marie Beninati of Beninati Associates observes, “The Southold rental market is extremely active both for the full season and for full months.” Marie remarks, “There is great demand now and predicts a strong spring selling season. Waterfront is always hot, especially with a dock or association beaches.” Enjoy boating, fishing, swimming, kayaking and phenomenal paddleboarding. Experience great dining at The North Fork Table & Inn, Alure, Michelangelo’s, and Founders Tavern. Or pick up some fresh fish at The Southold Fish Market. Discover the beauty, peace and serenity in the seaside village of Southold. With spectacular sunsets over the sound and gorgeous sunrises over the bay, Southold is an enchanting escape. Renew and refresh in your luxurious new bathroom. Along with the kitchen, it is the main selling point of the house. Here are some of the latest trends in bath design in the Hamptons and on the North Fork. Hampton Design Interiors, Inc. (HDI) in Bridgehampton, owned by Peggy Fruin, features kitchen and bath design. Laura Sanatore, partner at HDI, reflects, “Modern bath design in the Hamptons is monochromatic, simple, and sleek, where less is more.” With neutral tones and no contrast, color can be highlighted in towels and accessories. Tile the walls with longer 8”x12” tile. For the floors and shower walls, white carrara marble tile in a basketweave or herringbone pattern is chic. For a border accent, white thassos with blue celeste marble tile is exquisite. Horizontal tongue-in-groove planks painted white, adds texture to the walls for a more traditional look. Or for a Powder Room, wallpaper the entire room. Sinks are square rather than round, tubs are more linear, and floating vanities are in vogue. Shiny polished chrome or satin nickel finishes for the plumbing, faucets, and the shower body, are eye catching. Overhead recessed lighting, with long lights around the mirror, and a suspension light over the mirror are trendy. Won “BEST OF THE BEST” for Best Kitchen/Bath by Dan’s Papers in 2013. hamptondesign.com The popular trend in bath design, observes Joseph R. LaFace, Jr. of Joseph R. LaFace Construction, Inc., is tiling the entire bathroom with 12”x12” white marble tile from floor to ceiling, including the walls, floors, and shower stall. The latest sink design is a wall-hung vanity off the floor. Man-made white corian is popular for the counter top around double sinks. Polished nickel and polished chrome are sleek for faucet finishes. For more privacy, partition the vanity from the toilet with a tiled knee-wall. Either frameless shower doors with glass right to the tile or splash panels replace shower doors. For the Master Bath, the doorless walk-in shower is chic. Double “his” and 34

“hers” showerheads are fashionable. A recessed niche shelf in the wall of the shower is cool. A platform bathtub surfaced with tile, wainscot, marble, or wood is attractive. Lighting with sconces around the mirror and recessed lighting in the ceiling or a beautiful hung fixture is stylish. Radiant floors warming the marble or tile floor provide comfort. jlafaceconstruction.com Ron Morizzo, owner of Ron Morizzo Kitchens & Baths, Inc. in Cutchogue, exclaims the more traditional style “Beachy Country” is in for bath design on the North Fork. Install beadboard halfway up the wall and paint the rest of the wall in pastel colors. Use crown molding along the perimeter of the ceiling with trim work framing the doors, giving a country feel. Bigger white subway tiles are fashionable surrounding the tub/shower area, duplicated in the floor tile. A blue/ gray mosaic of glass and stone tile can be added for an accent. White cabinets are popular and vanities with a non-porous, quartz sink are a big seller. Brushed nickel fixtures are modern, while oil rubbed bronze is more traditional. The frameless glass shower door is chic, while semiframeless glass sliding doors are cool for the bathtub. The gooseneck or rain showerhead provides a powerful body wash. Recessed lighting above the tub/shower with decorative sconces mounted above the mirror over the sink or alongside the mirror give a warm effect. Won “BEST OF THE BEST” for Best Kitchen/Bath by Dan’s Papers in 2013. rmkb.net There are many new trends in bath design, but whether you choose modern or traditional, your fabulous new bathroom will add style and comfort to your home.
