Positioned between Fort Lauderdale and West Palm Beach, Delray Beach has undergone a decades-long transformation, turning the once sleepy beachside town into a covetable vacation spot for locals and visitors. Delray Beach has long been known for its eclectic arts scene, but the addition of several new restaurants and a sleek new hotel has elevated Delray’s reputation. If you’re looking for a beachside vacation in a charming beach town, here’s what to do for your next visit to Delray Beach.
WHERE TO STAY
Visitors to Delray Beach have a mix of established resorts and newer properties to choose from. The Ray Hotel is a newer edition, and its rooftop pool deck, Rosewater Rooftop, is a popular weekend and happy hour hangout. The hotel opened in 2021 with 141 modern guest rooms, a state-of-the-art gym, and a sleek lobby bar. Head to the hotel’s Asian restaurant, Akira Back, for Koren/Japaneseinfluenced bites like steamed octopus sashimi and wagyu short rib. The Ray Hotel is less than a mile from the beach, and the property’s many sculptures and art installations are a nod to Delray’s art community.
The Seagate Hotel & Spa is a long-standing
property with a classic Florida vibe. The hotel was established in the 1930s and has a private beach with a beach club just steps from the property. The hotel also boasts 154 guest rooms, each decorated with dark wood furniture and plantation shutters that open to floor-to-

Visitors to Delray Beach choose from a mix of fine dining to more casual hangout spots like The Hampton Social, Thrōw Social, or Bounce Delray. Both Thrōw Social and Bounce Delray offer lively weekend brunches with DJs and often host weekly social events.
For a quieter meal, Delray Beach offers a few options. Downtown Delray boasts fine dining like Cut 432, a sophisticated steakhouse, and 50 Ocean, a second-story restaurant with views of the water and double-stuffed Maine lobster rolls on the menu.

El Camino also deserves a mention — the restaurant is packed nearly every night, and the shrimp tacos are some of the best in town.
WHAT TO DO
Just west of the beaches, Morikami Museum & Japanese Gardens is one of Delray Beach’s most unique attractions. The property opened in 1977 and offers guests a museum with over 7,000 Japanese artifacts, beautifully manicured grounds, and annual special events. The museum and gardens honor Delray’s early Japanese community, and the peaceful grounds are a perfect afternoon activity.
You could also check out Delray Beach’s art scene. The Pineapple Grove Arts District has murals, galleries, and outdoor art installations, and The Arts Garage hosts several live music and theater events each month, along with an

With the recent sale of Palm Beach’s Tarpon Island for an astounding $150 million, it’s clear that the South Florida market is thriving. Palm Beach now boasts more listings over $50 million than any other “trophy” market in the U.S., outpacing even the Hamptons, Malibu, and Aspen. This trend is fueling a sustained boom in South Florida’s highend luxury market, spanning from Miami to Palm Beach. HRES consulted leading brokers Dana and Paulette Koch of Corcoran, John and Lisa Cregan of Sotheby’s International Realty, and Elizabeth DeWoody of Compass for their expert insights into the current market dynamics.

Where are most of your buyers coming from?
Our buyers tend to come from New York, New
Jersey, Connecticut, Massachusetts, Washington DC, Illinois, and California. We have a combination of tax refugees and political refugees from those states so that they can take advantage of the Palm Beach lifestyle! Lately, many of our buyers have been local. They made initial buys which I refer to as “placeholders” while they searched for another property. Now that our market has more of a sense of normalcy, we have been able to continue to educate our clients and they are able to move swiftly when the right property comes onto the market. Real Estate has always been a sport in Palm Beach.
Have higher interest rates had an effect on South Florida’s luxury real estate market?
Absolutely! Higher interest rates have slowed down the market here. That is part of the reason why there are fewer sales. It’s not that buyers can’t afford
to pay an extra point or two, it’s the fact that money was so cheap for so long that it has had an effect on buyers psyches. In addition, the rise in rates has kept potential sellers in their current homes because it doesn’t make financial sense for them as they are locked in at such low rates. Not only do we have fewer buyers, but we have fewer sellers.

What are some of the trends you’re seeing in South Florida’s luxury real estate market? Are there any specific areas in high demand now?
We’re seeing a barbell. At the super high-end, price does not seem to be any impediment to demand. And anything at the low-end that’s priced reasonably goes very quickly. It’s the buyer in the middle who seems hesitant right now. Plenty of showings, fewer contracts. They seem to be worried

What’s the quirkiest request you’ve ever received from a luxury homebuyer?
Maybe more fun than quirky, we have a client whose primary home is a town an hour north of here, but she really wanted to play in the terrific women’s tennis league at Palm Beach’s Seaview Park. Being a town resident nicely bumps your eligibility, so she and her husband bought a beautiful two-bedroom apartment in an oceanfront building just for the tennis league. She’s had a blast.

Are there any emerging areas that you believe offer significant growth opportunities?
The coastal West Palm Beach neighborhoods South of Southern, El Cid and the Northwood, are huge up and coming areas with significant growth opportunities. The West Palm Beach downtown development is on fire. West Palm Beach dubbed “Wall Street of the South” is booming with commercial buildings filled with top New York City finance firms — Goldman Sachs and Elliot Management to name a few. These companies are calling West Palm Beach home, and their employees are excited to relocate to South Florida.
Have you ever encountered any surprising or unexpected amenities in the homes you’ve listed...like a secret room? Basements are far and few between in Florida as we are at sea level. However, surprisingly, the closer you are to the ocean the higher the elevation. So, some homes on the Ocean have tunnels under the road to the beach and basements!

Society staples like the Sailfish Club, Everglades Club, and Bath & Tennis Club will never go out of style, but their solitary reign is over as additional private clubs pop up all over Palm Beach and West Palm Beach. Access will cost you — if you can get in — but the (selective, sophisticated) crowd waiting on the other side of these unmarked doors is worth the price.
CARRIAGE HOUSE
The newest private establishment to hit the Palm Beach social scene, Carriage House opened in 2022 in renovated landmarked buildings on South County Road, in the heart of town but a stratosphere of its own. Rumors say membership began at $250,000 but is now somewhere between $400,000 and $500,000. Interiors are closely held — the club has a strict no-photos rule and will cover your iPhone camera with a chic sticker upon arrival — but provide a stylish wonderland for members to gather, drink, and dine.
COVE CLUB
With the only “beach” in West Palm Beach, Cove Club brings European beach-club vibes to northern West Palm Beach at the base of the new Icon Marina Village luxury apartment complex. For an initiation fee plus annual dues that will set you back about twenty grand upon acceptance, members can arrive by boat or car and enjoy a restaurant and bar that’s poolside, beachfront, and waterfront — the only space of its kind in the city — as well as regular parties and programming.
Coming in 2026, Bellini Rooftop Club at the soon-to-be-built 25-story Mr. C Hotel & Residences — a Coconut Grove transplant in the heart of downtown West Palm Beach — promises an elevated space for dining, live music, and entertainment, plus access to the hotel’s fitness facilities and resort-style pool. (The building will also house luxury condominium units and a hotel.) Membership fees are expected to be about $6,000, a much more affordable alternative to the area’s other clubs, but the application and approval process is expected to be arduous.
With no name announced yet, the social club coming to the under-construction $1 billion Nora dining and entertainment district will further elevate the long-awaited revitalization of the northern end of downtown West Palm Beach. The membership fee likely will cost around $5,000, an accessible price point for the intended patrons of the neighborhood’s trendy boutique gyms, office space, hotel, and apartments.
