Q: As one of the more seasoned real estate agents in the Hamptons, what is it that sets you apart from the others?

A: My knowledge of the south-of-the-highway market is one thing. My close relationship with developers is another. But the main quality that makes me stand out is that I’m literally always reachable; when you call me, I pick up my phone.

Q: What do you like to do in the Hamptons…after selling real estate of course?

A: Well, I love to play tennis. I used to be a teacher and professional, and I’ve played in the national championship for 45 and over. I’ve met a lot of clients through tennis, and the game has helped me maintain a lot of professional relationships. I also love the beach and all the great restaurants out here, especially World Pie in Bridgehampton.

Q: What is the most challenging aspect of being a real estate agent for you?

A: Let’s go back to my answer to your first question and say it’s being there for all my clients all the time.

Q: What is the best advice you can give a 2nd homebuyer when searching for a vacation home in the Hamptons?

A: Find a great location, and use a great agent. Use that agent as your tour guide for all the best things this area has to offer.

Q: The Hamptons are a unique market, would you agree and why?

A: There’s a saying out here that when New York sneezes, we catch a cold.

The market here depends a lot on people from other areas.Also, it’s a uniquely beautiful area; people come here from those outside areas for a reason.

A: No pressure. Also, a huge amount of market analysis and research for all properties.

A: The gym at 6:30 AM. Over to the office.Work ‘til 7 or 8 at night. Hitting tennis balls late afternoon and going out to dinner with co-workers and clients.

A: I just sold one of my own listings for $480,000. Another house I just sold was on Shelter Island and went for $9.5M. It was the second biggest sale ever on the Island.

Q: What is the most satisfying part of your work?

A: Finding a deal that’s not apparent to anyone else.

Q: What do you consider to be the hot neighborhoods right now?

Green design in the Hamptons is more than a trend. Conserving the natural resources in the Hamptons is vital in a lifestyle so intertwined with the environment. Here are some local builders utilizing green design in the homes they build.

Peter Sabbeth, Founder and President of Modern Green Home in Bridgehampton, observes, “Green design is now more the norm, not so much a trend, which is progress.” The Town of Southampton has incorporated sustainable design into its stringent building codes. There are stricter HERS ratings, an energy rating of the whole house. The three major “green” elements in a home are air quality, energy use, and materials. Low VOC paints, floor finishes, and carpeting are used to reduce emissions. Low E-Glass, highly insulated walls and windows, LED lighting, and geothermal heating and cooling along with solar panels are used to conserve energy. Reclaimed wood or wood harvested from managed forests as well as local materials are used for minimal ecological invasion. Recycled and reclaimed materials ranging from engineered lumber to Forest Stewardship Council (FSC) certified material, and reclaimed floors are featured. Photovoltaic roofs that capture solar energy to generate electricity, LED lighting, and geothermal heating are popular. Recycled materials using engineered lumber for framing and recycled glass in kitchen and bathroom counter tops and tile is popular. Reclaimed lumber from old barn wood is featured for flooring or mantels. LED rope lighting in the crown molding of the ceiling or in landscape lighting conserves energy. Geothermal heating meets Southampton Town’s HERS rating for new larger houses. Richard observes, “Another trend is a retractable roof made of aluminum panels with glass that rolls open, cooling the whole house off in the summer.

These woods sustain themselves when they’re maintained. Water based stains on the cedar roofing and siding use fewer chemicals than paint. Reclaimed wood is featured in paneling, trim, and flooring. Regarding green design, Davis also features sustainably sourced wood, recycled lumber or recycled stone materials for flooring, blown-in insulation, insulated foundations, LED lighting, dimming lights, and triple pane windows to prevent heat loss.

Q: What makes a listing unique or special?

A: I find that every listing is “special” as after all it is someones home, and each home is as unique as the individual it belongs to. It is my job to highlight the positive values of each property and find that purchaser who shares that same appreciation of the intrinsic value of that location.

Q: What is your favorite Hamptons neighborhood?

A: My past thirty eight years of living and working on the East End I have been lucky to call almost every neighborhood home. Sagaponack were I have lived for the past 20+ years is were I raised my family and in Sagaponack home is where my heart is !

Q: Why did you choose to pursue a career as a Hamptons real estate professional?

A: I first became interested in Real Estate while pursuing graduate studies in Regional Planning.

While working with developers in those early years my direction became clearer as I found I most enjoyed the art of the sale!

Q: What are your greatest passions?

A: My greatest passions are my two daughters and enjoying the life we share here in our beautiful home!

In a description of Linden Estate, an important property in Southampton, the list of exceptional features includes a 30-room Cotswold-style mansion, 12 bedroom suites, an indoor pool and spa, two outdoor pavilions, a grass tennis court, and . . . “an environmentally friendly geothermal energy system.”

That the $45 million home’s heating and cooling apparatus should be given the same emphasis as the property’s grass tennis court and wine cellar/tasting room is testament to the growing popularity of the systems that derive their energy from the earth.

“Every single one of the houses I design from now on will incorporate geothermal energy,” said Jay Bialsky, a high-end developer. Because he builds houses with lots of sun-welcoming glass panels, he feels an obligation to provide his homeowners with a product that “can be 30 to 50 percent more efficient than a conventional air cooled system.” And he can afford to eat the higher cost of installation. “A builder who doesn’t have a higher budget won’t be able to.”

The cutting-edge method of heating and cooling is actually as old as the hills, when cavemen gathered at hot springs. Both ancient Romans and Chinese used water heated by the earth in their spas for centuries. It has caught on locally where many homeowners are both innovative and green.While ancient peoples were stuck going to the heat.With modern technological advances we can bring it to us.

Here’s how it works: Using a pump, the system draws hot water from a well in the ground during winter. In summer it sends the heat right back down from whence it came – to a second well.

“I think anyone building new or planning a major renovation should consider geothermal energy as an option,” said architect

Maziar Behrooz. Mr. Behrooz famously used it in East Hampton’s Arc House where he utilized cavernous underground spaces to propel cool air up into the center of the arc, and convect it back downward.

The thermal engineer behind that project and dozens of others is Bill Chaleff, of Chaleff & Rogers Architects in Water Mill.The firm has built over 300 energy efficient homes since 1985. From that you would assume that Chaleff is an ardent fan of geothermal energy.True, with reservations.

For the Hamptons, Chaleff believes it is the answer for cooling, not heating.

The highly informed architect can and does spew forth technical reasons for his conclusion. In short, to move heat upwards out of the earth and to heat it further from the constant 52 degrees it’s harvested at uses electrical energy supplied by our local utility.The energy from PSEG, which sources its electricity from fossil fuels, is highly inefficient.“That’s the dirty part [of geothermal],” said Chaleff. “We’re making it an elsewhere problem.”

And it’s not as inexpensive to heat a house as geothermal companies might have you believe. “When they give you performance data they don’t count the well pumping costs,” he said. But that’s not really cheating. “They can’t because everybody’s well is different.

But given the law of nature that heat only flows from hot to cold, removing the heat and sending it back into the earth is tremendously efficient.

Chafee estimates that it’s 20 times more efficient than geothermal’s heating mode. “Using it only for cooling you cut two-thirds off your electric bill.”

So, geothermal energy may not be the answer for everywhere. But in the Hamptons, where the majority of homeowners are here only in summer, therefore don’t need to heat their homes, geothermal makes sense for cooling. Unless you live close enough to the beach to rely on cooling ocean breezes.
