So, immediately out of college, I sold business equipment, commodities, new cars and then I got into a spa company out of Carson called Sequoia Spas and Hot Tubs when hot tubs were a fad. … The guy that hired me put me under him as his assistant and in charge of dispersing the leads to the salesmen. I would actually set up the salesmen to go see the various potential clients. I started keeping track of these 14 guys and determined, after a month, their closing ratios. Then I went to the vice president and said, ‘If we kept these seven guys and got rid of these seven, I bet our sales would go up.’ He looked at my numbers and said, ‘Let’s try it!’ And we sold so many spas that the president called me – I don’t even think I’d met the president at the time. He asked me and my wife, at the time, my girlfriend, to dinner and then asked me, ‘You did such a great job in sales, I was wondering if you could step into our construction department, because you’ve actually created a problem: We’re slammed to the wall.’ I said, ‘That’d be an honor, thank you, sir.’ There was my entry into construction. And, now, nearly four decades later, Randal G. Winter Construction is a mainstay in one of Los Angeles County’s few remaining areas for growth. Has Santa Clarita’s evolution been a surprise to you, or did you anticipate such growth? I would be lying if I said I expected it. I wish I had been that keen. From the outside looking in, I get the feeling that contractors are under increasing pressure to start and finish jobs. How do you maintain and ensure the quality of construction in the face of such demands? We plan. We do a lot of planning. We use Microsoft Project for scheduling. We have big boards in our office. We schedule our jobs out in advance. We have a strategy. We’re tactical. We assign people to jobs, we know where our people are going to be. … Some people want a discount, some people won’t go with me because they know they’ll get the top end and they don’t need it and some people think they can get the same thing (from another contractor). When you go to the Chevy dealer in Lancaster or you go to the one here in Valencia, it’s the same vehicle. There’s no difference. They come from the same plant. But when you call a contractor, everybody’s different. What is your vision for the company’s future? In one of my classes on strategy, they wanted us to design our goals and said … ‘Come up with a goal that’s so far out there that you don’t even know if you can reach it.’ So, I would love to be franchised nationwide and training construction people. And, I wrote a paper on it. That would be my ultimate goal. To do that, you have to duplicate yourself and document everything you do. That’s what I’ve been doing. I’m usually kind of a pioneer at what I do; I do things before they’re needed. We hired our project engineer in advance. We’re going to hire an electrician trainee and a tile trainee before we need them. Then, we’ll have them when we need them when things get busier. Going to Ventura/Oxnard, we’re going to see what kind of issues are presented with the corporate headquarters in Valencia and how we handle those issues so that we can then duplicate ourselves in Orange County. t first glance, one would never consider a coin to be a security. Most people think of a coin as a form of currency that we use every day in America — quarters, dimes, nickels, even pennies. We certainly do not expect the Securities and Exchange Commission

coin and Ethereum With all the buzz and hype over cryptocurrencies, it was inevitable that lots of people would want to get in on the action. Overnight, companies have been started for the purposes of conducting Initial Coin Offerings (ICOs) and many have raised millions, and even billions, of dollars from investors. Many times, these ICOs do not comply with federal securities laws. As a result, in the past few years, the SEC has brought enforcement actions against several fraudulent offerings and has stopped the trading in several ICOs. If you want to invest in an ICO, or any security investment for that matter, the following are some steps you should take to protect yourself: If an offering “guarantees” high investment returns — run! There is no such thing as guaranteed high investment return. If it sounds too good to be true, it is! Do not invest — use your common sense. Remember, high returns in the past do not mean high returns in the future. Know from whom you are purchasing — see if they are licensed by the SEC. If they are not, know that you will likely have no recourse against them if you lose your money. Check to see if the offering is registered with the SEC – if it is not and you are not an accredited investor, chances are the offering may not be in compliance with federal or state securities laws. here’s a Santa Clarita team in the Super Bowl every year. They don’t wear hard plastic hats with thick interior padding and face masks. Or shoulder pads. They don’t throw passes or make tackles. When Jim and Jill Mellady dropped their first order of newsletters in the mail, they had no idea what they would eventually receive in return. Jim was an engineer who could fix almost anything, and Jill was a secretary with ambition and a knack for sales. Together, they learned the mailing world and built a business that could endure the toughest times and keep up in the best times. Their family-owned mailing house may have started as a quietly ambitious side job, but it quickly became a multi-faceted business no one could ignore. Today, Mellady Direct Marketing reaches every single home in Santa Clarita — and it all started in a garage.
GETTING THE JOB In 1986, Jim and Jill were working at Lockheed-Martin Skunk Works in Palmdale, where they had met, eloped and started building a life together. A family member knew the Society for Automotive Engineers was looking for someone to produce and mail a newsletter to its members. “I was a secretary at the time, so I could type up the articles quickly. Jim was an engineer, so he could figure out how to design the newsletter using a drafting board,” Jill recalled of their first gig. “Then all we had to do was print and mail it.” Each month, Jill would hop on her IBM PC, and Jim would cut out the articles, aligning them with precision on his drafting board. Then, together, they’d sit on the couch while they watched TV, stamping and labeling by hand. “It was just a way to make a little extra money on the side,” Jill said. They called it Quality Word Processing, and when people would ask what QWP stood for, Jill would joke: “Quick Witty People.”
BUILDING THE DREAM In 1990, Jill became pregnant with her daughter, Stephanie, and left Lockheed. While she loved being a new mom, she quickly grew bored without work — and Jill got back to mailing. She turned the garage into an office, back when no one worked from home, and started attending the local Women in Business networking group, with Stephanie on her hip. Through networking, she was able to get more business, and soon Jill and young Stephanie were on their way to client meetings. Mellady Direct Marketing was in full swing, and it was time for growth and automation. When Jim was made aware of a new discount through the post office, he recognized the need for a special label printing machine that would qualify their business for a cheaper postage rate. Not only did the machine increase their speed but also their bottom line — and additional equipment investments steadily followed. Meanwhile, Jill had partnered with another former Lockheed mom for graphic design services. “We were no longer putting on 8
stamps by hand each night, and things were moving faster and faster,” Jim said. “We were, and still are, consistently looking for new ways to make an impact for our customers more quickly and with less money out of their pockets.” With Jill running sales, new accounts kept coming, including Henry Mayo Newhall Hospital, U.S. Borax and more. At night, they would get the kids ready for bed, and then Jim started running the machines. Together, they would get everything ready to be mailed and load up the car. The next morning, Jill would drop off the kids at preschool and deliver everything to the post office. “I met so many great people there,” Jill said fondly. Then came the semitruck. One day, when business was particularly booming, a semitruck pulled up to their two-bedroom home in Sand Canyon. As Jim and Jill watched the pallets being unloaded into their garage, Jim looked at Jill and said: “That’s it. We need an office building.” With the purchase of the first official

Mellady Direct building on Reuther Avenue, they started taking on larger fulfillment jobs, such as Maxim’s Hot 100 and stamps.com. The day Jill landed the stamps.com job, she called Jim at the office — thrilled. Immediately, Jim asked if she’d hired anyone to do that job. They would, after all, be putting a million stamps on envelopes by hand. Jill simply replied, “Well, no. I’ve never done that before.” That day, Jim gave his notice at Lockheed. “He took a huge risk leaving his engineering job at Lockheed to work with his wife in a little homebased business,” Jill recalled with a smile. “We were scared, but as long as we worked really hard and did everything we could to get results for our clients, they kept coming back and referring us to other businesses.”
LIVING THE DREAM And so Mellady Direct Marketing began hiring and expanding. Jim and Jill worked seven days a week for years, bringing Stephanie and their son, Brendan, to the office. As Brendan shot rubber bands at employees, Stephanie would make fun of her mom’s giant cell phone, which was always ringing. Jill was running sales, giving Jim the opportunity to focus on expansion and the future. Together, the family was building their American Dream from the ground up. As Stephanie and Brendan got older, they continued to be heavily involved in the business, learning what they could and sharing in their parents’ passion until, eventually, the whole family

was punching in. In 2017, Brendan joined Mellady Direct Marketing as operations manager, and Stephanie came on board as director of business development in 2015. They even moved into a brand-new building in 2015, tripling their space and calling Avenue Stanford their new home. Today, Mellady Direct Marketing has diversified significantly, adding digital marketing services to their repertoire. After all, Mellady Direct Marketing started as a humble mission to help businesses get their message into the homes of their community. As that simple goal becomes more and more complex in a digital world, the Melladys are putting their own stamp on marketing with the same dedication and adaptability that started their business.

ewhall Escrow Co. was ahead of the curve in 1963: In a small town surrounded by grazing cattle, pig farms and fields where farmers grew onions and carrots, the family-owned escrow business opened its doors just as dozens of new home tracts were being planned. The timing was perfect. The new homes forever transformed the Santa Clarita Valley from a sleepy rural community into the thriving suburban city it has become today, and along the way, Newhall Escrow has been there to bring a personal touch to the new residents’ move-in experience. Later this month, Newhall Escrow will celebrate its 55th anniversary as “The SCV’s Most Trusted Escrow Company.”
“We’re proud of that heritage, as we ref lect upon our company’s history and prepare to celebrate our 55th anniversary,” said Steven A. Corn, president and CEO of Newhall Escrow. “The company was instrumental in the growth and development of the valley over the past half-century, and we’re proud to uphold that legacy today. Many of our clients are now repeat customers who are no longer ‘new’ to the SCV, and have come to know and trust our team.” As one might imagine, it was a simpler time in 1963. Escrow instructions took up a page or two. Over the years, transactions have gotten more complicated, each escrow is unique, and each must satisfy a wide range of legal requirements. “We’re proud to say our team has stayed ahead of those changes for 55 years,” said Corn, who has owned the company since 2004. “We emphasize personal service, teamwork and attention to detail, and we have an excellent team of professionals with the experience and knowledge to make each client’s transaction go as smoothly and efficiently as possible.” His team is also bolstered by the experience from employees like Shelly Kanke and Teresa Boyle, who’ve each been with the team more than a dozen years, and really understand the community, he said. And now the tradition looks to continue with the newest generation of the family to join the business, Steve’s daughter Chelsea. But for Corn, the client is treated like family, too, which has been another part of the “secret” to the company’s longevity, he said. “Staying in business for 55 years is no easy thing,” he 10

of directors, says he values those community connections. “That’s what I love about this business,” Corn said. “ We have the opportunity to help people, in a profound way, every day.” This attitude isn’t just talk, but ref lected in the support of such organizations as the COC
Foundation, The Rotary Club and Single Mothers Outreach, to name a few of the many the company supports. “When you think about the effect that your actions have on behalf of others, it takes on a whole different perspective on your efficiencies, your emotions,

’ve been a fan of baseball since I was a kid. I’m dating myself when I say I watched Willie Mays play centerfield at Candlestick and later saw his final out during the seventh game of the World Series as the A’s defeated the Mets in October 1973. I’ve read the book "Moneyball" twice. The movie of the same name isn’t about baseball, it’s all business, specifically how a small market team (The Oakland A’s) tries to compete against larger, better-funded competitors like the New York Yankees. It’s similar to what is now taking place as small and midsize businesses are being raided by larger companies offering higher salaries and better benefits to lure employees away. Let me share four critical scenes from the movie that demonstrate the changes in perspective that the

general manager (GM) of the A’s experienced. He had to find a different, non-traditional way to gain a competitive advantage to compete and win against his competitors for major league talent.
GM MEETS WITH THE TEAM OWNER “That's my bar. My bar is here. My bar is to take this team to the championship,” the GM explains to the owner as he asked for more money to pay for higher salaries because that is what he believes is needed to field a competitive team. Every owner should aim to win. It can be OK to end up in second place, but is that what you aim for? I believe you and your team should be in it to win it. The key question every owner should ask is, “What is winning to me and how will I share with my team what this is?” THE GM MEETS WITH HIS SCOUTS The packed table of scouts tout one particular player saying “He passes the eye candy test. He's got the looks; he's great at playing the part.” A common mistake owners make is recruiting team members simply because they look the part. In the long run, it doesn't matter if on paper, someone's perfect. You want people who can actually do the job. Get good at seeing contributors others will pass on. After a few rounds of back and forth, the GM says to the scouts, “You're not solving the problem. You're not even looking at the problem.” Most businesses are created based on building a better mousetrap. Often, only the person at the top has the vision to identify a fundamental problem in their industry and the stamina to stay focused on solving that problem. Don't get distracted by all the things that are swirling around the actual problem. Don't listen too closely to those that have years of industry expertise and are attached to the status quo — it may well be that they are part of the problem. Figure out what the actual issue is, and solve it. The GM goes on to say, as he is discussing the competitive landscape, “If we try to play like the Yankees in 14
here, we will lose to the Yankees out there.” The takeaway is don't play the game using your competitor's rule book -despite their success. If they wrote the rules, chances are, they were written to favor themselves. Write your own rules. GM MEETS A BASEBALL NEWBIE In a scene-stealer borrowed from “The Empire Strikes Back,” in a conversation with a recent college graduate in his very first job, the general manager hears: “Your goal shouldn't be to buy players — your goal should be to buy wins.” (Yoda stated “Do or do not, there is no try.”) Owners get wowed and hire people based on a resume with lofty titles and non-verifiable successes. A better way to recruit is to think about buying outcomes. What do you need from the person you are hiring? Don’t hire a captain when you really need a sergeant. GM, COACH MEET WITH FREE AGENT On the road on New Year’s Eve, there is a visit to see a free agent who believes his baseball career is over. An offer is extended to join the A’s, but not as a catcher, as a first baseman. The player objects and the GM counters with “Hey, anything worth doing is hard. And we're gonna teach you.” The ability to teach is one of the single biggest levers any owner has. It's one of the biggest benefits you can deliver to engaged employees. Higher salaries and better perks might be available elsewhere but, at your company, unlike the competition, people can learn things. If you're willing to help people fill in their gaps, in knowledge or experience, you create lots of value -- for them, and for you. erri Miller, an anatomic pathology lab assistant at Henry Mayo Newhall Hospital, saw a story on a local Facebook page about a widowed mother who was suffering from polycystic kidney disease (PKD) and in desperate need of a life-saving kidney transplant. The 47-year-old mother on the radio was Nathalie De. She was diagnosed with PKD 11 years ago, when she tried to become a donor for her father who, sadly, later succumbed to the disease. PKD is an inherited disorder which causes kidneys to develop clusters of cysts, leading to kidney failure. According to the National Kidney Foundation, 600,000 people have PKD — many of whom are hoping and praying for kidney donors. De has been on dialysis for the past two years, since the failure of both her kidneys, and struggles with the debilitating effects of the disease and its treatment, all the while trying to raise four sons on her own. After seeing De’s story, Miller felt an immediate need to help and called the radio station to find out how she could get in touch with her. “Helping another human being just felt like the right thing to do,” said Miller. “It’s an honor and privilege to be able to help De and her family.” Miller had to undergo a series of tests to determine if her kidney would be a match for De. Within two months, it was determined that Miller was a
compatible organ donor. De is overwhelmed with gratitude and appreciation for Miller’s selfless act. At a recent press conference, De said to Miller, “Thank you, from the bottom of my heart, for what you are doing here.” The transplant surgery will take place early in August. De and Miller, who were
initially complete strangers, now consider themselves to be family and were surprised to learn that they live within miles of each other. They hope that their story will bring awareness to the need for more organ donation. “If I inspire even one person to consider being an organ donor, I would be so happy,” 15

t’s hard not to get excited when thinking about all that’s to come on the horizon for the Santa Clarita Valley. Santa Clarita remains one of the safest cities in America, and projects like FivePoint’s Newhall Ranch, Pardee Homes’ Skyline Ranch and JSB Development’s Vista Canyon, to name a few, plan to bring thousands of new homes and jobs to an already-thriving spot that lays claim to being the third-largest city in Los Angeles. With the Santa Clarita Valley’s detailed One Valley, One Vision unfolding according to, well, plan, there are several developments that have been creating not only jobs and homes, but also attention for the groundbreaking new ways they’ve been able to create sustainable communities. From the 21,000 sustainable homes being built for Newhall Ranch on SCV’s west side to Vista Canyon, bringing with it
Santa Clarita’s first large-scale recycling facility on the east side, the projects are on pace with state priorities: homes, jobs and the environment. Collectively, they reflect not just hammer-and-nails projects, but the crafting of a future that’s garnered attention beyond the serene greenbelt that surrounds the Santa Clarita Valley, and many would say even surpasses the goals for the One Valley, One Vision development plan when it was adopted as the SCV’s blueprint in June 2011. FIVEPOINT'S NEWHALL RANCH This April, when county supervisors gave FivePoint the green light to proceed with two Newhall Ranch housing projects after certifying revamped reports on their environmental impact, what they approved was more than hammers-and-nails projects. Supervisor Kathryn Barger described Newhall Ranch as being: “The nation’s first and only development that offsets

all greenhouse gas emissions with innovative and state-of-the-art strategies, amenities and services.” “The ‘Net Zero Newhall’ plan, she said. “Provides solar energy units, electric vehicle charging stations in every home, subsidies for zero-emission electric vehicle purchases, zero-emission school bus and electric bicycle programs, transit subsidies, and bike and car share programs.” Sales for some of the 21,000 homes of Newhall Ranch could start as early as the first quarter of 2020, FivePoint spokesman Steve Churm said this month. As well, land sales to homeowners could begin next year, he said. “We really remain shoulder-toshoulder with state officials on three pressing priorities: homes, jobs and the environment,” he said. “So, we feel the project reflects that commitment,” he added. Grading for homes west of Interstate 5 and south of Highway 126 began in the fall of 2017 and that “remains the primary action on the project at this moment,” Churm said. VISTA CANYON’S ‘LIVE, WORK, PLAY’ “We’ve been working on this project for more than a decade,” Vista Canyon developer Jim Backer said. “It will provide a great center of activity for the east side of the (Santa Clarita) Valley, the way Town Center has done on the west side. Backer highlighted aspects of the “sustainable model” he and his team have been striving to achieve. High on the “net zero” list is introducing “multi-faceted modes of transportation,” he said, describing those modes as facilitating a close proximity to the Metrolink and a bus transfer station, promoting walking and biking. “We want working, living and playing all in close proximity,” Backer said.
More than 10 miles of walking trails have been dedicated to the project, all of which connect with existing SCV trails. What puts Vista Canyon on the cutting edge of local sustainability is the Water Factory — the city’s first large scale water recycling facility. “We will achieve net zero,” Backer said, defining net zero as “creating more water on annual basis than we use. That’s what makes us unique.” On the energy side of the net zero ledger is the pledge by Vista Canyon to dedicate 80,000 square feet of solar panels, envisioned on the tops of parking structures and office buildings. And, if you need any further assurance that the project will benefit Santa Clarita remember this assurance from Backer: “Vista Canyon creates a significant job center by making it easier for people to stay here.” Lincoln Place is ground zero in his vision of a centralized commu-

nity on SCV’s east side. As of July 2018, construction for the first office building on Lincoln Place was underway as was building of the water plant. PARDEE HOMES' 'GREEN LEADERSHIP' If Newhall Ranch and Vista Canyon are the bookends of development promising sustainability and responsible enviro stewardship — one east, one west — then the plan to build 1,200 Pardee homes between them near Plum Canyon is a cohesive mix. “Pardee is noted for green building leadership,” Pardee Homes President Dave Little said recently. Pardee is in the process of grading the hilly terrain on Plum Canyon Road, near Whites Canyon Road, as part of the Skyline Ranch project. Once it’s built, it’s expected to feature 1,220 homes and 188 detached condos. It also includes an 11-acre park, an elementary school, 25 open space lots, 13 debris basins and four water tanks. Under the approved plan, about 80 percent of the project — 1,770 acres — will be preserved open space. Sustainability at Skyline comes with an array of green and smart homes each with its own list of boastable features. Pardee implements its green-living/greenbuilding policy from the minute workers begin grading the earth. How so? The company re-uses the rocks unearthed during grading. The rocks are then rescued and earmarked for use in landscaping. It also features water efficient drip irrigation - something SCV water officials have been recom18
mending since before the start of the most recent multi-year drought. Pardee also preserves native plants by relocating them while construction is underway and putting them back in the same natural habitat when the work is done. In keeping with net zero goals of reducing greenhouse emissions - as witnessed in the promised projects on either side of it - Pardee has strategically set to build near freeways and the Metrolink in an effort to ease commutes. In its pursuits of sustainability, Pardee has sustained a winning track record of environmental awards. INNOVATION AND EMPLOYMENT Take the 62.5 acres at the high traffic intersection of Sierra Highway and Highway 14 for which Dennis Verner, president of SCV Commercial Real Estate, has been paving the way for development of a “technical campus,” which he envisions will be a bee hive of high tech companies set up in a close area. At the moment, he’s selling the property to a group of buyers which will then sit down with city planners to hammer out what’s best to go there. “It’ll probably be an arrangement of campus kind of businesses — a technical campus, super light industry, movie studios,” Verner said. “I see individual pads, with little roadways to them," he said, referring to a neighborhood of likeminded high tech businesses, “and to open space.”

VIA announces the entertainment lineup for the 2018 VIA Monster BASH Ball: The Urban Renewal Project, a Los Angeles-based band that uses instruments of a bygone era to create a signature sound that blurs the boundaries between soul, jazz, and hip-hop. CALIFORNIA COMPETES TAX CREDIT FOR FY 2018-2019 ANNOUNCED

ave you heard about the California Competes Tax Credit (CCTC)? This program is open to any business planning to create new full-time jobs in the state, regardless of size or location within California. The Governor’s Office of Business and Economic Development (GOBiz) has allocated $180 million in tax credits for this fiscal year. The first three-week application period will start on July 30, 2018, with $70 million in tax credits available and the online application can be accessed at www.calcompetes.ca.gov. Additionally, an application guide, Frequently Asked Questions (FAQs), and program regulations explaining how to create an account are available at www.business.ca.gov/programs/ CaliforniaCompetesTaxCredit. The California Competes Tax Credit agreements are negotiated by GO-Biz and approved by a statutorily created “California Competes Tax Credit Committee,” which consists of the State Treasurer, the Director of the Department of Finance, the Director of GO-Biz and one appointee each by the Speaker of the Assembly and the Senate Committee on Rules. My mom is a Realtor. I was studying history at university and while on a break my mom asked me to help with a few real estate-related tasks. I was 18 and I discovered I just had an aptitude for the business. That was 29 years ago. At first, I thought it was just a lot of fun and a good way to avoid getting a real job. Before I knew it, I was licensed and working with clients. I’m still having fun and it’s been my real job for almost 30 years. We know the Santa Clarita Valley continues to be an especially desirable place to live. Is the supply keeping up with the demand, and what other challenges can a hot market present for Realtors? Let me start by saying this is not a ‘hot market.’ It is cooling. The data is incontrovertible. Price appreciation is slowing. The interest rate has risen very quickly over the past six months and that has pushed many first time and lower end buyers out of the market and slowed buying in general. New housing starts are slowing. Banking regulations are being rolled back. I hope I am wrong, but I think there is a storm on the horizon and it’s going to hit within the next six to 18 months. If the interest rate continues to rise, and if that gets coupled with a dip in consumer confidence, prices will start to fall. Alta Realty Group offers an exclusive Rental Rebate Program. How does it work? Our exclusive rental rebate program is designed to give renters who want to be owners money to help them buy a home. We know that most buyers’ biggest problem when purchasing a home is the money necessary to get it done. We also know there is a lot of money in any real estate transaction that we can redirect to the client instead of ourselves. It’s basic business math. We make a little less on each deal, but we do many more deals. So, everybody wins. The program itself works like this: We are happy to give any client approved for our program 10 percent of the rent they have already paid back to buy a home. They do not pay it back.
