Our Pacific Collection Homes are already priced and ready to go, so that you get Your Home. Your Way. faster and easier, giving you a good idea, right from the outset, what the final costs will be. You can also rest assured knowing we have put a lot of thought into the layout of these designs, minimising the build costs and providing you with exceptional value for money. The homes in the Pacific Collection have been specifically designed to reduce waste during construction and maximise the liveability of the available floor area, reducing cost and adding value.
STEP 1
CHOOSE YOUR FLOORPLAN
Plan: Marina | 218m2 The Marina 218m² (right) fits perfectly on this site, maximising the available space. The plan has been rotated to allow easy access to the garage and entry from the road while positioning the master bedroom and living areas to face the north. This ensures plenty of sunlight into these rooms. At this point in time, don’t worry too much about the exterior look of your home; almost any plan can be customised to achieve the look you are after (see the Marina example on the next page). The most important step, at this stage of the process, is to ensure you have a plan that fits your needs and budget, as well as suiting your section. When choosing your floor plan, it is necessary to take into account the following factors:
» Your Section
Your plan will have to suit your section size and shape as well as its orientation to north and access point. Unless you have a large section of land on which to place your house, these factors will play a large role in helping you choose an appropriate floor plan.
» Your needs
You will need to consider what is important to you and your family when planning your new home.
» Your budget
The homes in our Pacific Collection are pre-priced, giving you a good idea from the outset what your new home is likely to cost. This allows you to pick a plan that is suitable for your budget.
» Making changes to the plan
Your New Home Consultant (NHC) can work with you to make changes to the plan, to suit your tastes and requirements (see the examples on the following pages).
Ask your New Home Consultant for a Scrap Book so you can collate all your ideas for your dream horme.
STEP 2
CREATE THE LOOK OF YOUR NEW HOME
Your choice of plan will influence how you live in your new home, but it is the following choices that will define the look and style of it. Roof shape, wall cladding, window style and flooring will all play a role in how your home looks and feels once it is complete. Gable roof, brick and weatherboard cladding, and a feature chimney. SELECT FLOORPLAN To fit your budget
Sometimes it is easier to work backwards. Take your final budget: and subtract your site associated costs, such as site preparation, driveways/paths and tanks (your NHC can help you work out these costs). This will give you a new total, enabling you to pick an appropriate floor plan.
Alter the specifications to personalise your home
A + B + C = $D D
You can make changes to the plan and design specifications to suit your family. There are many options available however these changes could alter the final price of your home - talk to your NHC about personalising your new home.

For example. if your budget is $600,000, and you have been advised that your site related costs will be around $110,000, you should pick a plan that will cost around $450,000 to build. This gives you some flexibility and choice to add in the island kitchen that you always wanted, as well as the extra large deck that will be great for summer BBQs. By adding the cost of the floor plan (A), the additions or changes you require (B) to your site related costs (C), you should get a final costing (D) that falls within your budget.
TAILOR YOUR DESIGN
The price of the plan is just one part of the final cost. You will need to allow for site related costs and any changes/extras you require within your budget.
There are three main components that will affect the final cost of your new home. These should all be carefully considered when deciding on a budget for your build.

Final costing + sign contract The culmination of the pricing process results in the creation of a contract outlining your overall cost. This is part of our Total Price guarantee.
C SITE ASSOCIATED COSTS Understand your site associated costs Your site associated costs, ie. site preparation, driveway/paths and tanks etc. will all affect your final price. Your NHC will help you work out what these will be so that you can budget accordingly.
