In other words, it is tailored to your wants, needs, type of section, budget and lifestyle. Here’s how Design & Build works:

Taking your brief

Your first meeting with Signature Homes gives us a chance to discuss your new home aspirations. We’ll also share more about us and how we do things throughout our building process.

Site visit

Our team will meet you on your site to discuss options for where your new home could be situated and how it might be oriented on your section. We’ll also conduct an initial review of site requirements for the building process.

Concept Designs

Once we understand the style of home you want to build and the requirements of your site, we’ll present you with conceptual designs in keeping with your budget. This is a starting point for your new home.

Greenlight Planning Service

Once you’ve chosen a concept design that pretty much ticks all the boxes, we’ll provide you with a comprehensive estimate to build your new home. Once you accept this estimate, we’ll move to our Greenlight Planning Service which gives you access to our team of expert designers and estimators to finalise your design.

Contract presentation

We’ll produce full concept designs, along with firm and final pricing as part of our Fixed Price Guarantee. This process will give you surety of costs and peace of mind.

Building agreement

Now you’ve signed off on the final design and pricing of your new home, we’ll enter into a building agreement. We’ll arrange for council consent, and once this is issued, you’ll meet with your Project Manager and your build can be started.

Your Project Manager will take care of you from this point onwards. They’ll keep you updated at key points throughout your build and meet you on site to take you through your new home as it takes shape.

larissa and Darren Maxwell had a house in Cambridge when a section in nearby Matangi came up. They were impressed with the large flat site and established trees, and liked the idea of being able to create a floor plan in which they could incorporate exactly what they wanted design-wise. Needless to say, they bought the section.

The brief

When they started planning their new home, Clarissa was pregnant with Maaike, so something that was “big enough to accommodate our young family, but was also efficient, liveable and would give us the option to easily extend the house in the future” was uppermost in their minds.

Planning

They had the land, now they needed the builders. A family member had recently built a house with Signature Homes and they came highly recommended. They approached a couple of other companies with their ideas and found Signature Homes were “the most accommodating in the early stages of the planning process. Our New Home Consultant gave us practical advice and helped us to develop our ideas into a workable concept,” explains Clarissa. 16 — HOMES

Design

It also helped that Darren’s brother is an architect and worked with them to come up with a floor plan that worked best for the site and what they wanted. What they were keen on was a pavilion house with an open-plan living, dining and kitchen area with a high-pitched ceiling and a large L-shaped window with outdoor views. The house was positioned to maximise open spaces to the north and to make the most of the existing trees and morning sun.

Exterior

The couple admired the look of “warm, natural timber against a darker coloured cladding”, so opted to build with dark brick for the majority of the house, but added vertical shiplap cedar at the gabled ends, entrance and covered areas for contrast. Extensive decking also runs along the length of one of the pavilions and all rooms open onto it.

Layout

Enter through the front door and turn left for the main living pavilion, which contains the large, open-plan communal areas, four good-sized bedrooms and two bathrooms. Much of the handsome house is connected to the outdoors via sliders and decking. Turn right and you’ll end up in the double garage. 17 — S I G N AT U R E S T Y L E

Interiors

Working with the Signature Homes Colour Consultant for inspiration, Clarissa and Darren looked no further than the exterior scheme and brought the natural timber and darker colours into the kitchen. These contrast with a ultra-white white Corian benchtop. The cool, pale palette can be found throughout the rest of the open-plan space and in the bedrooms and bathroom. Concrete flooring unites the living spaces and adds a just hint of the industrial look.

The build

When they started the planning process with Signature Homes, the couple freely admit they were a little indecisive when it came to colours and features, as well as the design and planning process. Undeterred, the Signature Homes team gently nudged them along. The Maxwells didn’t mind in the least and say they’d absolutely build with Signature Homes again.

irst and foremost, Marianne and Mike Hoshek wanted a home that felt like they were on holiday every day. No easy task. But Signature Homes, they say, helped them achieve that and more – it took them from consent stage to completion in little over four months. They’d always enjoyed living in the the Marshland area of Christchurch, but wanted the chance to design and build a new home in the same suburb. Then they found a 1038sqm site bordering Waitikiri Golf Club.

The brief

Marianne was keen on timber floors, a designer kitchen, a “girls-only toilet” and plenty of adult spaces, including a bar area. “We also knew we wanted a pool and a big space for the kids to play sport.” 22 — HOMES

Planning

Signature Homes had built a house down the road. The couple loved the home and connected with the construction team. When it came to planning their own place, she says, the Signature team listened, were patient and had great ideas. “They helped us make good decisions around cost saving.”

Design

The design had to incorporate views of the golf course. “You can see it as soon as you come through the front door, giving the illusion of more space and providing an impressive backdrop of well-established native trees and lush green lawns,” Marianne says. Wood is a design feature inside and out – the staircase has a timber feature wall, as does the main bedroom. The couple thought about their growing boys and wanted them to have their own space as teenagers. “We also have an extra bedroom, which we use as a gym,” she adds.

Layout

Marianne and Mike started with a plan from another Signature build and created their own, with plenty of separate adult and kids’ spaces they were keen on. Case in point: “We can watch the kids play in the pool, with a gin in hand, from our ‘adults’ lounge’ and not get soaked from the bombs into the pool,” explains Mike.

Interiors

Inside, the home is predominantly white with colours in spaces, such as the bedrooms and the “girls’ toilet”. “In a house full of high-energy boys, I needed a space that was for me, even if it’s the toilet,” Marianne says. In the living area, there are “green things”, which complement the golf course. Timber floors link spaces and skylights welcome light in. The Millbrook Kitchen has Gracestone granite and marble.

Exterior

The couple wanted a cedar look and Abodo Tundra was an attractive, cost-effective and sustainable option. “I feel like we have a kind of European feel, especially with our little trees at the front,” says Marianne. Other homes in the subdivision also gave them ideas: “We loved the variety of homes in Preston’s. Everyone has their own flair, which provided us with lots of inspiration for our house design”, says Marianne. Further visual appeal was achieved with Resene’s Rockcote Integra, which helps to balance out the timber. The big, flat lawn is a boon for this sporty family of four. “There is a sports ball in the garden for every occasion. They spend as much time outdoors as possible, hence the need for the larger section. Our house is big, but it doesn’t dominate the space, which we love.”

The build

Marianne and Mike describe the Signature Homes North Christchurch team as great listeners. As a result, the planning and building process was a smooth and speedy one. When it comes to interior design, Marianne advises going with your gut feeling, although she says having someone who could give advice helped. “I had a friend who has excellent home taste and if I wasn’t sure I would ask her.” The couple’s sprawling home also bears testimony to the crew’s skills and efficiency. You don’t get a beautiful home of this size in four months without a high level of expertise. “We love our Signature Home”, say Mike and Marianne. “We intend to stay in it for a long time.” And with all the space they need and all the bells and whistles, including a swimming pool, why would they go anywhere else?

W

hen BJ and Jess Watling started their new build project in Tamahere, on the outskirts of Hamilton, they knew one thing for sure: there would be no compromises. The Waikato couple were living in their first Signature Home in The Meadows when they started to consider building again. While they loved the layout of their home, the couple wanted something bigger in which to raise their family. “We didn’t want to compromise on what we wanted and weren’t able to find an existing property that ticked all of our boxes,” says former Black Caps cricketer BJ, who retired last year. “Building gives you the ability to have total control over the look and feel of a place.” 29 — S I G N AT U R E S T Y L E

The brief

First on their wish list was creating areas to accommodate everyone individually, while still having space to come together. “We also value indoor-outdoor flow, so made this a priority.”

Planning

The couple knew they needed to upsize for their growing family, but were happy with the layout and design of their existing house, so brought elements into the new one. “Having built with Signature we knew they would deliver a quality home. They have a track record of delivering beautiful, quality homes within a realistic budget.”


Design

One of the most daunting parts of the process for the couple was visualising how everything would come to life and trusting they’d made the right decisions. But this also turned out to be one of their favourite parts of the experience. “It can be challenging to put your ideas onto paper, but it’s exciting to see the concept come together,” says BJ. It helped that Signature Homes was right by their side from start to finish. “They have a vast deal of experience and were great at helping us piece our new home together.”

Layout

The couple opted for two lounge areas, plus a children’s playroom for three-year-old Hudson and his young brother, Miller. The rooms are all off the main living zone, fitting with their philosophy of spending time as a family unit, but also providing everyone with their own space.

Interiors

BJ and Jess wanted to create a rustic vibe inside their new semi-rural home, and bricks and sliding barn-style sliding doors are elements of this. The bricks also provide a link with the exterior. 30 — HOMES

The cladding is a marriage of rustic and new looks. San Selmo clay bricks are complemented by Triclad board and batten painted black. “We wanted something that would stand the test of time,” BJ says. “We’ve always loved the clean look of board and batten and the contrast of black with brick. We opted for new bricks with a slightly recycled look.”

The build

The decision to go with Signature Homes was made simpler because BJ was friends with one of the Waikato’s franchise partners. “It was an easy choice for us due to our close friendships within Signature Homes.” But there was another important reason: “Having previously built with Signature Homes, we knew the process would be smooth and enjoyable and that we’d be happy with the result. We love the area and our home and we think the kids will have a wonderful childhood here,” BJ says. “But we’d love to go through the building experience again one day. We’ll have to wait and see.”

hen Hayden Murray and Amanda Carter started looking for their first home in New Plymouth, it quickly became clear that building a new Signature Home was a no-brainer. The price was within reach, and they wouldn’t need to compromise on their must-haves. “House prices in Taranaki were quickly increasing and there wasn’t much around within our price range,” says Amanda. “Hayden had always been keen to build and, after a bit of research, we realised we could get exactly what we wanted for almost the same price as an existing house.” 34 — HOMES

Planning

Signature Homes offered a great selection of sections in the Fernbrook subdivision, which immediately caught the duo’s attention, thanks to its location and superb outlook. After visiting a Signature Homes showhome, they settled on the popular Rosella design from the Smart Collection of plans – with a few personal touches. “We received exceptional service from our New Home Consultant, right from the moment we met them at the showhome,” says Hayden. “So when we were ready to build, we both agreed it was an easy choice.”

Design

The 184sqm home would be tailored to perfectly suit their lifestyle – and their two rescue greyhounds, Junior and Bugsy. The couple wanted to keep things simple to fit within their budget, but they also wanted to ensure the house would be able to grow with them. They wanted decking and landscaping to be positioned to capture the views across Fernbrook, as well as all-day sun that streams in through the open-plan living, dining and kitchen areas. Choosing the Rosella made this part easier. “Experiencing the layout and seeing the scale of the home in person solidified our thinking and made it easy to see ourselves living in the space,” says Amanda. “The only layout change we made was turning the fourth bedroom into a second living area, which can be closed off with a barn door if needed.”

The couple chose to break up the look of the brick exterior and add a point of difference with sections of James Hardie Linea Weatherboard. A bright orange front door adds a real punch of colour, inside and out.

All-day sun streams in through the open-plan living, dining and kitchen areas. Hayden and Amanda were determined their home would not be boring, despite their strict budget. They added design flair to their new build with a stunning kitchen in dark shades, and extra colour and style with their selection of soft furnishings. 36 — HOMES

Hayden and Amanda agree that their favourite part of building a new home (except for getting the keys and moving in) was the interior design and colour consulting process with local designer Sharne Greig, all included as part of their Signature Homes build package. “These parts of the process were so exciting as we could visualise what our home would look like and plan our furniture to fit the space,” says Amanda. Now they’ve moved in, they have a few recommendations for those building a new home for the first time. “Look around at other homes to get ideas for what you like, including different layouts and cladding options, and an understanding of what works for you,” says Amanda. “You don’t notice the things you’ve compromised on until you move in.” Hayden and Amanda are thrilled with their new home and plan on living there for a long time. “We’re in an amazing location with great neighbours,” says Amanda. “We absolutely love what we’ve created.”

hen young couple Shell Walsh and Lee Kelly, from the UK, found themselves in New Zealand, they knew it was the place for them. Deciding to settle in Taranaki they started looking for a house, but couldn’t find one that flowed exactly as they wanted, so opted to build. “Having a blank canvas to create a home that suits our lifestyle is an amazing opportunity,” says Shell.

The brief

The couple wanted a house to grow into, have enough space to socialise, host family from the UK and enjoy movie nights in. Shell is a keen baker and Lee loves cooking, so having a central kitchen was also a priority. They also wanted a designated fenced-off pet garden for the “fur kids” to have access to both inside and outside while their humans were at work.

Planning

Their Signature Homes New Homes Consultant told them about a Bell Block section, which they visited during the evening, just as dusk was falling. “The sun was setting and we both had a magical feeling that it was meant to be, so with the house plan we already had in mind, we decided to go for it,” says Shell. That plan was the Tavai from the Signature Homes Pacific Collection. With so much of the planning work already sorted, the couple could now concentrate on details and other parts of the building project. 41 — S I G N AT U R E S T Y L E

Their site was one of few remaining sections that captured views of Mt Taranaki’s peak. Shell and Lee adapted their plan, moving the position of the house to ensure their outdoor living areas took in the vista.

Layout

“Easy-flow living and access to the outdoors at both ends of the home ticked a lot of our boxes,” says Lee. They tweaked the Tavai plan by adding a separate laundry and extending the open-plan living space. The addition of sliding doors and full-length windows maximised the view. The doors also enhanced the indoor-outdoor flow.

Shell and Lee were familiar with brick homes and opted to honour their UK roots by choosing the building material. They also wanted to reflect the “place we now call home – Taranaki”, Shell says. With this in mind, they chose a dark native flax colour for the joinery and roof. “We also chose nautical exterior lights to reflect the house being close to the ocean.” 42 — HOMES

The textures of coastal Taranaki inspired many of their interior choices, such as the rugged concrete stone for the kitchen island and splashback.

The build

The couple were impressed with the Signature Homes team from their first contact to the day they moved into their new house. “They always made us feel welcome, appreciated and like nothing was too much trouble,” say Shell and Lee. “Of course with Covid around and multiple lockdowns there were bumps in the road, but Signature Homes always communicated with us, doing their utmost to deliver what we wanted, to budget and on time.” Their favourite

part of the home? The blue steel barn door separating the living space from the media room that, aside from being incredibly practical, also acts as a feature wall. Their favourite part of the building process? When the concrete pad went down. Of course, this was quickly superseded when they were handed the keys to their new home. “It felt like a dream,” says Shell.

Brushed brass, aged iron and copper are key kitchen materials right now. Think of metallic accents as the interiors equivalent to a great pair of shoes – they’ll pull all the other elements together and be a real focal point. Introduce these metals by way of door handles, lighting or tapware, or go all out with a splashback. It’s best to stick to one type of metal for a cohesive look. Brass doesn’t tarnish easily, so it’s a good low-maintenance option. Copper needs care with specialised cleaning products if you want to keep it gleaming, but you could just opt to go with the lived-in patina.

Organic shapes and gentle curves give a more welcoming touch than the hard lines of futuristic-looking kitchens. Studies show that rounded forms are linked to feelings of harmony and calm, so right away you’ll feel more at peace if your kitchen island has a curve to it – plus there’s less chance of a bruise from a sharp corner.

Gloss finishes are no longer the absolute go-to looks in kitchens. This goes beyond cabinetry and extends into appliances, such as refrigerators – with the bonus that scratches and fingerprints are much less noticeable on a matte finish than a full gloss one. Gloss and matte finishes work well together, so don’t feel you have to choose one or the other. An entirely matte kitchen can make a kitchen feel smaller, so in a smaller space mix your finishes to add reflection and dimension.

Timber has always been a great choice for cabinetry and the more natural it looks, the more personality and warmth it will bring to your kitchen. Wooden cabinetry is an investment, but will give years of service. For a more affordable option, or if you want a dark stain, go for a marine ply. For a pretty-as-a-picture look, start with a soft-coloured tile splashback. Layering in textures and materials such as a concrete benchtops, will enhance the mismatched appeal of this style of kitchen, but keep the area relatively free of clutter or the effect will be one of chaos, not charm. Open shelving is a great way to display favourite items and plants and add personality, but it leaves you with nowhere to hide, so you’ll need to keep on top of tidiness and organisation.

Top tip Don’t be shy about mixing materials and finishes. Wood can bring an extra element of warmth to kitchen areas. Pair with neutrals or tonal colours.

Because kitchens are often part of an open-plan living space these days, many homeowners are looking for ways to hide the likes of fridges and dishwashers. This means handle-less integrated appliances are stealing the show in kitchens. If an appliance is on show, it needs to really earn its place on the bench and be as much about form as function. Hot water taps mean kettles no longer need to clutter the benchtop. Rangehoods are much more discreet – gone are the days of the statement stainlesssteel tent rangehood, replaced by those in custom-designed housings, ceiling-mounts or hidden in rear risers. Steam ovens, induction hobs and countertop pizza ovens are enticing new appliance options, but only invest in them if you know you’ll use them regularly. Garages across the country are full of seldom-used and unused waffle makers and juicers.

ill and Steve Gardner hail from Essex in England, where barn conversions flourish. “It was always our dream to build a Kiwi version of a rustic black and red-brick barn-style home with high cathedral ceilings, and now we have it,” says Gill of their new Tauranga house.

To turn their vision into reality, the couple chose Signature Homes Bay of Plenty & Coromandel. This meant they could plan from the ground up. Working with a Signature Homes architect, they achieved charming barn-style living with all the mod cons.

High cathedral ceilings were mandatory for this impressive build. The home – consisting of two wings, four double bedrooms, a study nook and double internal access garage – was positioned on its section to capture the stunning westerly views and sunsets across the Kaimai Range. The couple also wanted plenty of space for their entire family, and their three dogs. “Even though our daughters have both left home, we wanted plenty of space for all to enjoy – especially now we have our first grandchild,” says Gill.

Exterior

The bricks used throughout the exterior of this single-storey house are real head-turners. They also have a powerful back story. These have been reclaimed from homes destroyed and damaged as a result of the Christchurch earthquakes, and have been given a new life in the Bay of Plenty. They, in turn, have given real beauty to this English-inspired project. Triclad board and batten was also chosen for the exterior to emulate the barn-look the couple were going for, thanks to its join-free high stud.

Not only is the reclaimed brick a feature of the exterior, but the indoor fireplace is also constructed from it. Natural timber floors give an authentic rustic feel so important in real barn conversions. There is also an abundance of windows and sliding doors to ensure seamless flow from indoors to out – an important factor for the trio of dogs, as well as Gill and Steve.

The build

“We cannot fault our build experience. Even the various tradespeople were fantastic,” says Steve. The attention to detail and systems from Signature Homes Bay of Plenty & Coromandel were particularly impressive, he adds. The only setback in the project was Covid, the couple say, but push through they did. Gill and Steve are now happily ensconced in a beautiful brand-new home – their own special take on an English-style barn conversion in the sunny Bay of Plenty.

ucklander Katie Berry was househunting in the Bay of Plenty when good fortune struck. She and husband Steve had sold up in the city, and were intent on moving their family south. When she turned up to look at a house in Pāpāmoa, the beach suburb just down the coast from Mt Maunganui, the real estate agent told her the house had just sold. Her disappointment didn’t last long, however. The agent said there was a section for sale next door and it had only come onto the market that day. The couple took a look, knew instantly it was the place for them and snapped it up. “It felt like it was meant to be,” explains Katie.

The brief

The couple’s plan was to build their forever home, a place where their two young boys could grow up and enjoy a coastal lifestyle for years to come. They’d previously built off a plan so knew exactly what the process entailed. One thing they were very clear about: their house had to complement the idyllic location. “Scandinavian beach home” was the mantra for the house. The couple love outdoor living and this was a golden opportunity to build exactly what they wanted. They specified several areas in which they could relax through all seasons and during all weathers. Planning

Katie and Steve wanted the freedom to design their new home from scratch, so opted to use the Signature Homes Design & Build service. Working with their Signature Homes New Home Consultant, Jason Cook, and Cactus Design Architecture, they chose crisp white interiors with striking blonde wood accents.

Design

The home maximises the site and has wellconsidered outdoor living. There’s decking, lawn and a swimming pool that can be seen from almost every spot in the home. Flow from main living areas onto the deck was a priority.


Exterior

“While it may seem insignificant, my something special is my blue door. As I pull up into the driveway after a long day at work, it reminds me that it’s time to relax,” says Katie. Structural steel framing, rebated sliding doors and glass balustrades around the pool has helped to achieve a fully integrated indoor-outdoor flow.

Interiors

The Scandi vision is no more evident than in the crisp white interiors with white joinery and, of course, those blonde wood floors in the open-plan living, dining and kitchen space. There’s also a nod to house’s seaside neighbourhood in the decor – the ensuite’s feature tiles have a wave-like effect, reminding them the ocean is nearby. It’s all fresh and inviting with clean lines and pale hues.

The build

Although building during a pandemic was stressful, many parts of the project were fantastic. Katie and Steve particularly enjoyed working with their New Home Consultant, Jason Cook. “He remained committed and solutions-focused throughout the entire build,” says Steve. The end result speaks for itself. The couple have the long-term, seaside

home they always wanted and can enjoy many years of family life and making precious memories. Katie expresses it this way: “I find our home a deeply restful and relaxing space that we all feel abundantly comfortable in. It is our happy place – the slice of coastal living we were seeking.”

fter living in bungalows and villas and trying to make them “perfect”, Ben and Kelly Johnson decided it was time to free themselves of the restrictions of existing houses and design a family home from scratch. They found a site in the same Westmere, Auckland, street they lived in. It was big by neighbourhood standards, and would give the girls, Caitlin, 12, and eight-year-old Amelia plenty of room to play. The couple didn’t want their new home to dominate the site and opted for weatherboards with a corrugated roof, to fit in with the bungalows around it.


The brief

The couple had some non-negotiables. Their home had to be sunny, with great indoor-outdoor flow, a garage and at least four bedrooms and two bathrooms. “After years of looking, we couldn’t find anything already built that ticked all those boxes in our price range,” says Ben.

Planning

Given this was going to be a long-term house, Ben and Kelly wanted to get the size of the bedrooms and bathrooms absolutely right. “While we were building a much bigger house than existed prior, we wanted to make sure we had a good back yard for the kids and dog to play in,” Ben says. The couple were also keen on a swimming pool.

Design

Must-haves in the design included an L-shape living area so the family could control which parts of the house to open up, depending on the wind direction. They wanted a window seat for relaxing and book-reading, and a “decent-sized” laundry to avoid clothes horses or an ironing board in living areas. “I’m a car nut and living in a CBD fringe suburb there is always a lack of parking,” Ben says. “So the double internal garage, with a drive through space and parking in front was one of my main design requirements.” A high stud, ducted air conditioning and orientation to make the most of the sun were also important.

Layout

The site is long and narrow and the couple looked at single-level and double-storey ideas. Signature Homes helped refine their plans. “I’m glad we went the way we did – the views from the upper level are better than we thought.” 65 — S I G N AT U R E S T Y L E

Exterior

The Johnsons achieved their aim of the house fitting into its neighbourhood. “It was always going to be traditional weatherboard, but we’re really happy with the colour scheme, details such as boxed corners and how the lighting and landscaping link in,” says Ben.

Interiors

Ben says he would have visited almost every flooring showroom in Auckland but is very happy with the chosen blonde oak. “The interior colour scheme was at least four months of pain as we went through several different iterations, but we’re very happy with the result. We wanted something fairly neutral so that we can add features via furniture and art.”

The build

Signature Homes stepped into the project once the old house had been removed. A couple of days later, the country went into lockdown. Despite the challenges, the Signature Homes team managed the project perfectly, Ben says. So much so, that although this house was supposed to be a “forever home” Ben wants to build again. Would he Signature Homes again? “Yes!”

Whether you want a soothing retreat, a statement sanctuary or somewhere in between, these pointers will be invaluable

ou have the luxury of designing your bathroom and are keen to put your own stamp on it. Here’s what to keep in mind when making a plan.

1

Keep it simple

Avoid curves, steps, decorative mouldings and nonessential details or ornamentation in your bathroom. The simpler the design, the more timeless it will feel, the more cost-effective it will be to build and the easier it will be to clean.

Choose a statement feature

Keep things simple, but don’t let them get boring. Invest in one statement piece that will draw the eye and give the room personality. Beautiful taps, light fittings or feature tiles are great ways to add a sense of luxury.

Plan plenty of storage

Save money by using paint

Bathrooms can quickly become cluttered as family members accumulate beauty products and accessories. Even if the amount of storage feels excessive at the planning stage, you’ll probably find you need every inch.

Tiling is beautiful but can be expensive. With good planning, you could avoid tiling altogether and simply use paint to beautify your space, possibly saving you thousands. Other options include glass – which can feature painted imagery – and wallpaper with a bold pattern.

Consider the lights

Poor lighting in a bathroom could spoil all your hard work. If it’s in the wrong place it might cast shadows, or if it's too bright it might make the space feel cold and clinical. You’ll need ambient lighting to illuminate the entire room, but also task lighting, above the basin where you shave or apply makeup, for example. Also think about mood lighting that can be dimmed, for when you’re enjoying a long soak in a hot bath, and possibly some kind of sensor nightlight for easy navigation in the dark.

I

t took a year of searching, but the Carter family stuck to their guns and found exactly what they were looking for. It wasn’t an existing house, but rather an O- mokoroa section on which they could build their forever home. The land, with water views, was part of a design and build contract with the award-winning Signature Homes’ Bay of Plenty and Coromandel team.

The brief

This is a busy family and Jenni and Phil were clear about what they needed. Their new home had to have plenty of room for everyone, no matter their ages. It also needed to frame the ocean vistas from the kitchen, dining room and main living space. Other must-haves were outdoor living zones, multiple living spaces to accommodate children and adults, a playroom close to the main living areas, generous-sized bedrooms, space for a pool and a beautiful exterior with its own distinct personality.

Planning

This page and opposite Street appeal was high on the Carters’ priority list and it’s fair to say, mission accomplished. Above right The family outside their smart, distinctive new home.

Jenni and Phil had previously designed a home and wanted to use that plan as a starting point for their O- mokoroa project. Signature Homes’ New Home Consultant Jason Cook worked with the Carters and the design team to tweak the plan for the new section. “We liked all of the insurances that were part of the package and the fact that we had an entire team by our side throughout the whole process,” says Phil.

Design

Signature Homes’ support in the design process was critical to the success of the project. The Carters ended up with the home they wanted, plus a few bonuses. “Jason Cook was a real standout for us,” says Phil. “He was amazing. It felt like we had been friends forever. He understood our vision and how it could be achieved within the boundaries of our section.” Jenni’s experience was just as positive. “We couldn’t have asked for a better building team, and in fact, we became friends with them. We got so much more than a new home. We built new friendships, too,” she explains. “Their ability to envisage exactly what they wanted paid off. It took a few attempts to get it right, says Jenni, “but the result is perfect.” 72 — HOMES

Layout

Thanks to clear direction from Jenni and Phil, and a successful collaboration with Signature Homes, the house has all the spaces – inside and out – the couple were looking for. There’s plenty of room for this family of five. When you slide open doors in the upstairs living space, you can step out onto a covered, sheltered deck that makes the most of the sea views

Interiors

The Carters were aiming for a luxury coastal vibe and worked with Signature Homes’ interior design team to achieve it. Ceilings, walls and doors are painted the same neutral shade for continuity. Pink bathroom tiles and a green front door add interest.

Exterior

Jenni and Phil wanted something unique, and there’s no doubt they’ve achieved it – as well as some serious street appeal. This house demands attention, in the best possible way. The exterior is a mix of Abodo timber cladding and Celcrete, a combination that adds depth and texture to the beachy-luxe exterior. It’s relaxed and stylish.

The build

It’s not every client who can say their house-building process was smooth. Even fewer could describe it as a springboard for friendship. But this O- mokoroa design and build project brought the Carters, the Signature Homes teams and construction crew together and a beautiful family forever home is the result. “Everyone involved in our building journey, from the admin staff to the builders had an incredible focus on quality, and were all heavily invested in our build. We feel very lucky,” says Jenni. “We got so much more than a new home,” she adds, “we built new friendships, too.”

Each home we build equates to around 45 native trees planted, a payback that will last hundreds of years. Under our current building programme, we expect to be contributing around 45,000 native trees each year, making us one of Trees That Count’s most significant contributors. ris and Geoff Seavill sold their Mt Maunganui home and bought a lifestyle section in Te Puna with the intention of having a completely blank canvas. They wanted to start again and get exactly what they wanted. They took inspiration from the Signature Homes Seaview plan – a spacious contemporary house with four bedrooms, two bathrooms, a walk-in wardrobe in the main bedroom, two living areas and a spacious open-plan kitchen and lounge-dining space.

The brief

They wanted a warm, modern house that perfectly fitted their lifestyle. Their desire to highlight the inner harbour view was

paramount, so generous floor-to-ceiling windows and sliding doors were key. An open-plan, covered outdoor area; high ceilings; and separate spaces for kids and adults were also on the priority list, as was good storage.

Planning

The generous Seaview plan was used as a starting point for the family, but with some changes. These include triple-car garaging and an expansive covered deck – complete with gas fireplace – that flows uninterrupted from the open-plan singlestorey living zone. “The layout allows all the rooms to look out over the pool and to the water views,” says Cris.

“We went for a black and white theme,” Cris says. The Signature Homes interior design team was also on hand to help them narrow down colour and fabric choices. The uniting theme for the expansive open-plan living space was created using vintage oak flooring, which softens the monochromatic theme. When it came to furnishings and decor everything had to earn its place. This is especially evident in the kitchen. “We wanted clean lines with no dust collectors.”

Exteriors

Timber cladding was non-negotiable for the Cris and Geoff. They opted for a cedar feature wall richly stained in Resene Bushtrack to perfectly contrast with the Celcrete cladding in Resene Half Rice Cake elsewhere and further push the monochromatic envelope of both the interior and exterior. The build

When deciding who would build their home, the couple was impressed by Signature Homes from the outset. “The team was absolutely fabulous.” Both enjoyed the building process, although Cris liked the interior design part of the project most and Geoff delighted in being onsite and watching the progress.

ometimes the best-laid plans don’t work out. If you’re lucky enough, you end up with something much better than you’d originally hoped for. This was the happy result for a Waikato couple whose unsuccessful attempts at finding an existing house led them to a solution they’d never ever considered – building. As it turns out, it was an inspired choice. The family has a brand-new, low-maintenance family home in Hamilton and were able to tweak existing plans to give them the style, accents and extras they wanted. After living in Sydney, Mel Reid and Jay Langdon felt the pull of home and decided to head back to New Zealand. While staying with friends, they began doing the rounds of open homes, but nothing felt right. They hadn’t considered building from scratch until they chanced upon a house and land package. With their interest piqued, the couple started investigating, and it was clear the pros far outweighed the cons. “We found the perfect Signature Homes house and land package in the perfect area for our family,” says Mel. 87 — S I G N AT U R E S T Y L E

Brand-new and low maintenance were strong selling points for the couple. Polished concrete floors were also important. “We have a little girl, and we love how easy it is to clean”, explains Mel. They were also keen on timber accents at the front of the home to add warmth. But mostly, they just wanted their first house to be a wonderful family home for the three of them.

Given the section was elevated, Mel and Jay ensured the house was positioned to capture the outlook. “We really wanted our outdoor area to face the view.” Much of their worry was taken out of the process because the plans were tried and true, and “Signature Homes was a reputable building company”. And accommodating, as it turned out. Nothing was too much trouble for the Signature team, say the couple. 88 — HOMES

One of the bonuses of going with Signature Homes was the variety of plans to choose from – all the tricky details had been taken care of by design experts, and the kitchen, pantry and bathrooms were top-notch. Mel and Jay decided to go with the Waxeye plan, but upgrade it to include a black sink and tapware, tiled showers, thicker carpet and non-standard finishing to the ceilings.

Flow, light and ease of living are hallmarks of this single-level family home. Living spaces merge seamlessly from one to another, but there’s also more than enough space for quiet time or working from home. Indoor-outdoor living, a must-have for modern family living, is also plentiful. Decks extend the family’s living space, spilling from sliders. It’s a gentle step down to the lawn where there’s plenty of space for three-year-old Maia to play.

Interiors

The couple wanted the decor to be neutral and hired a colour consultant. The result is a light, airy dwelling with just the right amount of detail and contrast through furnishings, art and texture. It’s fresh and inviting but the palette won’t date.

Exterior

The lines of the house are strong and stylish. Painted white brick is attractive and durable and timber accents are stylish and timeless.

The build

For the first-timers, the process was made enjoyable by the “professional, friendly and helpful” team at Signature Homes. The company’s guarantees meant they knew they were covered in case of any potential issues. “First home or forever home, they know how much of an investment it is to build a home and will always go the extra mile.” Mel and Jay can’t wait to build with Signature Homes again.

ountry living was always the aim for Wessel and Megan Eshuis. They wanted their two children, Zoe and Marlo, to be active and adventurous and enjoy the rolling Waikato landscape. From Hamilton, the couple began their search for a section and found “the one” in picturesque nearby Matangi.

The brief

A home for now and for the future was the aim – the couple’s children would grow into the 351sqm of space the house would provide. Their new home also had to be for all seasons and all weathers, with decking, sheltered outdoor zones and sunny bedrooms and living spaces. 93 — S I G N AT U R E S T Y L E

Planning

There was no shortage of inspiration, thanks to Pinterest. One thing the couple was clear about: they didn’t want their home to feel or look like a new build. It was all about country living with a modern twist, where everyone who walks in instantly feels comfortable. “We wanted to create a home that looked at ease in its surroundings,” says Wessel, a builder. “A little bit country, but with modern elements.”

Signature Homes Waikato designers worked their magic to create a flowing plan for a four-bedroom home that included all the Eshuis’ must-haves. “We want to stay here forever. It’s where our children’s childhood memories will be made,” says Megan.

Layout

Wessel and Megan merged a few layouts they knew would work for their family. They wanted to ensure their forever home would still work for all members of the family years down the track. They positioned most of the functional areas at one end of the house, so later in life everything would be easily accessible. They also included bifold doors onto the deck area, which is sheltered from the prevailing wind, and windows that welcomed in winter sun. 94 — HOMES

Interiors

The couple took their Pinterest ideas to the interior design team at Signature Homes Waikato, which helped them refine their choices. They settled on high-pitched ceilings and exposed beams. The design team also worked closely with Megan and Wessel, helping them to choose paint colours and materials to achieve the country look. Two white brick walls in the main living space to break up the plain white walls, add texture without being too dominant.

Exterior

For a timeless aesthetic, that didn’t shout the era the house was built in, Country brick with rough mortar was chosen, helping create a home that looks at ease in the countryside. Triclad weatherboard adds contrast, interest and visual appeal.

The build

Wessel had worked for Signature Homes, so knew how the “high-performing building company” operated. Therefore, it wasn’t difficult to find the right people to build their forever home. Throughout the build, say the couple, the team were always helpful, sincere and genuine, and lots of laughs were enjoyed along the way. The couple has a few tips for

those considering a new build. Think things through, such as distance to the washing line, the garage’s proximity to the pantry for hauling groceries inside and storing them, where a vegetable garden and fruit trees might go, and an easily accessible bathroom for visitors. And make sure to include a few “if we don’t do it now, we never will” features, they say. Now settled into the property, would they build with Signature Homes again? “In a heartbeat. Without a doubt!”
