Doctor’s orders Far from the shores of the Seychelles where they were raised, first-home owners Monique and Nigel Houareau have created a contemporary haven for their family in Nelson Photography Rebekah Robinson, Grant Stirling

“Monique and I had never owned a house before as we were busy focusing on our careers,” says Nigel Houareau. Both were born and raised in the Seychelles but met at university in Christchurch. When the couple arrived in Nelson seven years ago for Monique’s career, they were attracted by the relaxed vibe – a contrast to what they’d experienced in Auckland and Christchurch – and knew they wanted to settle. “Plus it’s sunny,” says Nigel. “New Zealand is our home now.”
The brief
The site was chosen predominantly for its proximity to the local hospital where Monique works as a doctor. Approximately 10 minutes from work, she is able to quickly respond to emergencies. Rather than choosing a pre-designed plan, the couple opted to Design & Build. “We wanted our first house to have a modern, open-plan design with lots of space for our kids to grow into,” says Nigel. Connection to the outside was also important. Large, bi-fold windows that allow the inside to flow seamlessly to the outdoors was vital for the family during summer. In winter, the generous windows capture the view and sunlight.

From the outset, Nigel and Monique knew that the house must have functionality for easy family living. Central heating was also high on the list of priorities. Researching different materials and bringing them together was rewarding. Seeing their vision and all their ideas come to life during the building process was incredibly satisfying for the couple. They worked closely with the Signature Homes team to create exactly what they wanted for their long-term family home.

Spread across two floors, the ground floor is the communal, open-plan living space with easy access to the expansive 102sqm Kwila deck. The upper level is where you’ll find the bedrooms, study and kids’ area. “Three-quarters of the floor is taken up with the boys’ living and study area and onequarter is ours,” says Nigel. Their generous master bedroom with walk-in wardrobe and luxurious ensuite is the couple’s sanctuary. The most satisfying element of the building process was designing the house, says Nigel, and exploring the possibilities of just what could be done in a new home.

Interiors
The modern feel of the house is amplified by the couple’s choice of architectural features. They splurged on American ash stairs, which are framed by striking vertical timber – a feature they are delighted with. The onyx honed concrete-block feature walls add texture, contrast and wow factor to the entrance. The window seat in the open-plan living area is an inviting place to sit and read. The bathrooms are decadent and indulgent escapes, particularly the master ensuite with its free-standing bath next to a fullheight picture window. With a view to the bush-covered hill, the bath is an idyllic spot to luxuriate and de-stress. The black-andwhite tiled walk-in shower is also a standout feature, ticking boxes for functionality as well as style.
Exteriors
Vertical timber cladding is paired with James Hardie Axon Panels for a handsome exterior. A black garage door, guttering, lighting and black-framed glazing make for a crisp, contemporary finish. Outdoor connections are made through generous bi-fold doors to the deck and a servery from the kitchen, which opens to a bar leaner and seating for easy entertaining.

When we refer to a house plan, we’re talking about the design for the layout of a home. We’re not talking about decor or materials, which is where creating a unique home really comes to the fore. Signature Homes has a range of pre-designed plans to choose as the basis for your dream home.
This depends on many factors, such as the size of your family, the particular characteristics of your site, your lifestyle and what really matters to you. Your priority may be a connection to the outdoors and being outside for as much of the year as possible. You’ll want a house plan that recognises and caters to these needs.
This is for all our pre-designed house plans and Design & Build homes. It will cover off everything you need including all aspects of design, consents, construction and internal fixtures and fittings, so once you sign a build contract you won’t receive any nasty surprises. On some sites, there may be additional engineering requirements and costs that can’t be fully determined without further investigation. In most cases, though, we’re able to provide quotes for site works, so we can determine this cost and budget accordingly.

You have full control of every aspect such as flooring, tiling and paint colours. We’re also being asked to add extra living spaces and kitchenettes to accommodate extended families and children living at home for longer, as well as people looking for additional income. The kitchen has become the heart of the home and more floor space has been devoted to this area – these days, we don’t build many homes without a butler’s pantry. Ensuites
and bigger master wardrobes are also popular as bedrooms become a sanctuary. With a focus on electronic devices and entertainment, there’s been an increase in more work stations in living areas and media rooms, or versatile spaces that can be closed off with sliding doors. Background
The constant to-ing and fro-ing to children’s sports and activities from their home in Puhoi was becoming all-consuming for Leigh and Jeremy Fourie. They decided to move closer to the action. “We liked Puhoi. It was all about the bush, but with Orewa, it’s like permanently being on holiday. We thought ‘we’ve done the bush, let’s do the sea’,” says Leigh. They also save a precious 15 minutes each way with after-school activities. “Plus, we can walk down to the pub on Friday-night date night.”

The brief
‘Faded denim’ was the phrase Jeremy and Leigh settled on that would shape their new family home – it had to feel as comfortable and familiar as well-loved jeans. And in line with the coastal location, Leigh was also determined to have a large round window, even though this addition would present problems getting approval from the local council. The house, which is located just out of Kensington Park in Orewa, sits surrounded by houses painted in a uniform palette of neutrals and soft blues. 28 — HOMES

Planning
A mood board was the key to planning what the family wanted and needed. “We did a word document, pasted photos, printed it out and showed it to Signature Homes,” says Leigh. They knew the sloping site would determine much of the design and that a Design & Build home was necessary. “We knew it was going to be an upstairs-downstairs arrangement,” says Jeremy. “We wanted different zones – an open-plan zone for the family, a Mum’s and Dad’s zone and kids’ zones.” 29 — S I G N AT U R E ST Y L E

Design
As well as accommodating the sloping site, the four-bedroom, two-storey home needed to maximise sea views across to Whangaparaoa. Different family zones were also a must. “It works brilliantly,” says Jeremy. “Adam spends quite a bit of time upstairs in the kids’ lounge when his mates are over.” The living spaces open out to expansive decking. Outdoor electrical work was installed during the build for future-proofing and Leigh already knows where she’ll put her Swedish-style spa.
Layout
The front door opens to a large staircase, which was designed on the advice of Signature Homes’ architectural designer Robyn Thompson. “She said to avoid having a narrow staircase or it would end up looking like an old villa and that generosity is a luxury – it was the best advice,” says Leigh. The ground floor has an internally accessed double garage and Adam’s domain. The upper level opens out to generous open-plan family living, dining and kitchen and a discreet study. Turn left at the top of the stairs and it’s the parents’ retreat, with a walk-in wardrobe and sumptuous bathroom. Further down the landing is the girls’ bedrooms and children’s living area. “We wanted an uncluttered look and a lot of natural materials,” says Leigh. “We had laminates in our previous house and wanted solid wood for this one.” The American oak flooring and expansive staircase are luxurious features. Other extravagances include the character skirting boards, architraves and cornices that feature throughout. The kitchen may have a modern Caesarstone island benchtop in a raw concrete tone but the overall feel is American Colonial, which is also seen in the panelled cabinetry and drawer handles. In the kitchen, the magnificent vintage-look Smeg oven steals the show. “It was an extravagance but we enjoy cooking and it really suits the house,” says Leigh.

The porthole window is a nod to the coastal location. The two-storey Design & Build home is clad in Claymark Tru-Pine timber weatherboard in Wattyl Grey Pearl, which helps the house blend into the surrounding homes. The build
From the outset, the Fouries were realistic about cost and knew the site work expenses would be significant because of the sloping nature of the site. “We asked people for recommendations and the answer was Signature Homes,” says Leigh. The couple also appreciated Signature Homes’ upfront, open and honest approach and that the company was happy and entirely confident about taking on the challenging site. GUARANTEES Signature Homes provides the best Building Guarantees in New Zealand, designed to give you peace of mind during the build and after the keys are handed to you. Here are the facts about our guarantees
THEY ARE I N D E P E N D E N T LY B O N D E D Signature Homes Comprehensive Guarantee Programme comprises independently bonded building guarantees that remain in place during the build and after the home’s completion. The guarantees are exclusive to Signature Homes and give our clients more protection than any other other guarantee programme offered in New Zealand. Our Guarantees cover not only home completion but other aspects, including weather tightness, structural and non-structural defects. These guarantees are indemnified by RIL (Residential Indemnity Ltd), which is independent from the Signature Homes Franchise Partner you contract to build your home. 36 — THE FACTS
THERE IS NO SET LIMIT OF HOW MUCH A CLIENT CAN CLAIM Unlike our Home Completion Guarantee, other building guarantees have set limits in relation to the total amount that can be paid out for loss of deposit and/or non-completion, and some have excesses to pay on any claim. This means that the difference in the claim limit set by the guarantee company and the actual costs to complete the home need to be paid by the client. Signature Homes’ Home Completion Guarantee has no set limit to how much any client can claim. Should there be a problem, Signature Homes simply guarantees to finish the home as per the building agreement – at no extra cost to the client. There is no excess to pay on any claim made under the Signature Homes Guarantee Programme.

THEY PROVIDE PROTECTION FOR STRUCTURAL AND W E AT H E R T I G H T N E S S DEFECTS FOR 10 YEARS The loss of deposit and completion aspects of the Comprehensive Guarantee Programme come into effect from the date your application is accepted by Signature Homes (usually within two weeks of your building agreement becoming unconditional). The cover remains in place until the Practical Completion of your home. The structural, weather tightness and non-structural defect guarantees apply from the Practical Completion of the home. Nonstructural defects and maintenance issues are covered for two years and structural and weather tightness defects are both covered for a period of 10 years from Practical Completion. THE HOME COMPLETION GUARANTEE’S MAXIMUM COVER ENSURES THE HOUSE IS FINISHED The maximum cover available is the cost to complete the home (if any) over and above the remaining progress payments that are to be made under the building agreement. The provided cover is based on the home being finished as per the plans and specifications in the original building agreement, and any subsequent variations. OUR GUARANTEES ARE BACKED BY A PERFORMANCE BOND OF $1 MILLION, PLUS SIGNIFICANT CASH RESERVES Signature Homes Guarantees are backed by a performance bond of $1 million issued by ANZ Bank New Zealand, plus significant cash reserves. The performance bond and cash reserves are independently audited by Deloittes on an annual basis to ensure the bond and cash reserves are adequate to cover any potential claims.
THE GUARANTEES ARE TRANSFERRABLE They can be transferred to the next owner of the home, repeatedly at no cost, unlike many other building guarantees. THE BUILDING PROCESS Don’t dream about building a new home, plan it in 10 steps. We’ll be with you all the way. Here’s how the Signature Homes process works

DREAM IT Start by making two lists: one of musthave features, another with details you’d prefer to include, if possible. You’ll have some non-negotiables, which may relate to your lifestyle, family situation and hobbies. You may need a mandatory four bedrooms, three bathrooms and two living rooms; one for you and the second for the kids. The nice-to-haves could include a butler’s pantry or a feature chimney.

CONCEPTUALISE YO U R H O M E After meeting with the Signature team to discuss your vision for your new home in more detail, we will draw up and present concepts of how your new home could look.

THE E S T I M AT E Once you’re happy with your design, you’ll be provided with an estimate of the total cost of your build. You’ll be asked to pay a small deposit of 1 percent of the total cost to enter our Greenlight Planning Service.

FINALISE THE D E TA I L S This is where your design team comes in – your designer, estimator and franchise partner will all work closely with you to develop your design concepts into a full set of conceptual drawings that enable us to provide your final build price, and give you a better feel for how your new home will look. Once the external features have been finalised, it’s time to look at the finer details - paint colours, appliances, colour and style of kitchen benchtops, fixtures and fittings. You won’t be alone in making these decisions – we have Interior Designers and Colour Consultants to help you every step of the way. We have local and national suppliers who can help with different aspects such as kitchen layout, interior design choices and bathrooms.

T I M E F O R YO U R BUILDING AGREEMENT Once costs and design are complete, we’ll draw up your Building Agreement, which includes a firm and final price, specifications and final drawings. These documents will include the details about exactly what your investment will be and a comprehensive list of everything this includes. We are completely transparent throughout the process, so there will be no nasty surprises for you further down the road. This gives you peace of mind throughout the building process.

W E TA K E C A R E OF EVERYTHING Signature Homes’ on-the-ground staff will manage council consents for you. Our staff are local to your area and familiar with the nuances of each district council. This ensures everything is taken care of on your behalf, and you don’t have to worry about the red-tape that can go into building a new home.

M E E T YO U R PROJECT MANAGER Once you sign your Building Agreement, it’s time to meet your Project Manager, who will look after you for the duration of the build. Your project Manager is experienced in the building process and can answer any queries you may still have. They’ll be your regular point of contact during the construction process.

Building Code requirements differ between the regions, and every section is different and requires individual site work. With Signature Homes, you’ll know upfront exactly how much your home is going to cost prior to signing a build contract. Your price is then guaranteed, so you’ll never pay more than what is on your contract. YO U R D E P O S I T CA N BE AS LITTLE AS 5% O N A S I G N AT U R E H O M E * That’s right, you can build your own Signature Home from as little as 5% deposit. NewBuild Finance is a preferred partner of Signature Homes and offers a solution funded by a bank at bank rates, and is able to fund up to 95% of the finance required to build a new home. You can then settle the loan upfront with your deposit paid on the land. No further repayments need to be made until your new home is built. YO U R F I R S T H O M E CA N B E A S I G N AT U R E H O M E Many Kiwis start their homeowner journey small, buying a do-up and working their way up to building a new home. But with Signature Homes, it’s easier to make your first home a new one with our range of House & Land Packages. A number of our packages are turnkey, meaning they can be secured with just a 10% deposit and the remainder due on completion, with your mortgage not starting until you
move in. Signature Homes CEO Paul Bull thinks House & Land Packages are a great option for first-home buyers. “They’re homes built to modern building standards,” he says. “They’re well insulated, dry and warm and all the electrics are new – that means lower electricity bills, healthier homes and healthier families.” YO U CA N AC C E S S A F I R S T- H O M E C O A C H If you and your partner or a friend have a combined $65,000 or more in KiwiSaver and savings, and a combined income of $90,000 or more, owning a new home could be closer than you realise. If you’re not quite at the $65,000 mark, a friend or family member could provide the equity you need, with little risk to them. One50 Group is a financial services company that Signature Homes works closely with and can provide coaching to achieve your home-ownership goals. IT IS POSSIBLE TO RENT A N D PAY T H E N E W H O M E L O A N AT T H E S A M E T I M E This depends on your financial situation, but there are options for renting or paying an existing mortgage while you build with Building Loans and Construction Finance. This is offered by most banks and mortgage brokers. It can generally be secured against the build and the interest rate is the same as, or close to, market mortgage rates, and is specifically used to fund your new home build. The main difference between Construction Finance and a standard mortgage is that the full loan amount isn’t paid out all at once, with Construction Finance progress payments made throughout the build. You should only ever pay for work once

For a family formerly based in Auckland, a piece of land on Waihi beach was too good to pass up and the lure of a relaxed lifestyle too strong. Until recently, there was a 50-year-old bach on the site of what is now Belinda and Andrew Greville’s showstopper of a house. They had it removed, giving them carte blanche to design their home on the beachfront site.
The brief
It was always going to be about the views, says Belinda, which extend to Tuhua (Mayor Island). The house they wanted to build had to honour the environment and not look like a blot on the landscape. “We’d always loved the look of cedar and knew it was particularly suited to the harsh coastal conditions,” says Belinda, even though they knew it would require regular staining.

Planning
The couple decided to Design & Build their new home and worked with one of Signature Homes’ chosen designers, so they could realise their hearts’ desire. “Our New Home Consultant Jason Cook was fantastic, organised at all the meetings with Signature and got back to us extremely promptly,” says Belinda.

The couple wanted modern beachfront living, with a particular focus on outdoor living, which is where the family likes to be. The outside conversation and fire pit is where the family naturally congregates and it’s a great spot for entertaining. 50 — HOMES

Open the front door and the view extends down the hallway and all the way to the beach. The bedrooms, bathrooms and internally-accessed garage feed off the long corridor at the rear of the house, before opening out to the living spaces. The lounge, kitchen-dining-living space and covered deck happily spread out here.
Interiors
“We wanted simple, clean lines and neutral tones,” explains Belinda. This translates to a predominantly white backdrop, with hits of black for contrast. Engineered timber floors in antique oak provide unity across the communal areas, while comfort was a factor in the bedroom wings, where Belinda went for “the lushest carpet I could find”.
Exterior
“Everyone loves the cedar and the fire pit is the talk of the beach as people stroll by,” says Debbie Williams, co-owner of Signature Homes Bay of Plenty and Coromandel, with her husband Craig.

In kitchen terms, black is the new white. Rather than going all out with black walls and joinery, you can achieve a similar effect with sparing dark touches. A black splashback, door handles and dark benchtop are lightened by the white walls and wooden cupboards. It’s dramatic without being oppressive.

Each New Home Consultant across the country is an intermediary between the building team and the future home owner. They translate complicated building terminology into plain English and take the time to discuss your hopes and dreams for your new home and open up the possibilities to what can be achieved.

There are so many choices available to those looking to build a new home that it can be overwhelming and confusing. Talking with an expert who understands the options and building process is vital. Signature’s longevity – 36 years and counting – is an asset to Simon’s job. Knowledge and experience Simon joined the Signature family nine years ago. Background
Having holidayed in Ruakaka with their family for 15 years, Diane and Dave were familiar with this beautiful area. Before their move north, they had spent 25 years developing their rural lifestyle block in Kumeu, west of Auckland. “Looking after 10 acres is quite demanding,” says Diane. “And the area around Kumeu expanded dramatically over that period, so we decided the freedom and lifestyle we had during holidays at Bream Bay were too good to ignore,” she says. “The Ruakaka area has beautiful beaches, but it retains the rural style of living that we love.”
The brief
Their Marsden Cove Marina section was a dream come true. The fabulous views of Whangarei Harbour, Mt Aubrey and Mt Manaia sealed the deal for Diane and Dave Anderson. “Having Mt Manaia as an everchanging backdrop is amazing,” says Dave. “We knew we’d never tire of the view and watching the boats as they enter the marina is always interesting. Our own pontoon is an added bonus and great for a quick dip in summer.” To suit the site and their needs, the couple chose a contemporary design with lots of natural light and indoor-outdoor flow.

Diane and Dave opted to modify the Caloundra design from the Signature Homes Pacific Collection. This plan prioritises outdoor living, maximises indoor-outdoor flow and celebrates the stunning views. The Caloundra is also a home that welcomes in natural light with open arms. The addition of a covered outdoor portico ensures the water’s-edge location can be taken advantage of all year-round.

The focus for the home is the harbour and views across the pontoon to Mt Manaia. As a result, the communal living spaces have a vital connection with the view and covered portico. This area is where the Andersons and their guests can really enjoy the location. 60 — HOMES

“One of my friends said if you want to live in paradise you have to expect that people want to come,” laughs Diane. “In summer, we dine alfresco, have barbecues and make pizzas out there on the Weber. In winter we can cook outside but dine indoors if the weather is poor.”

The honed-block entrance features double doors bordered by stack-bonded block, which makes for an impressive arrival. The coastal vibe is reinforced with weatherboard cladding. Colorsteel roofing and trim in Ironsand gives a crisp finish. At the water side, the pontoon is a scene stealer and it’s where Dave keeps his runabout for fishing. 61 — S I G N AT U R E ST Y L E

Once through the front doors and entrance, the expansive waterfront is revealed. The spacious open-plan living area is made even more grand by a 2.7m stud in the living, dining and kitchen areas. Two bedroom-and-bathroom wings are tucked well away from the communal living spaces. The master wing has a walk-in wardrobe and ensuite with a large walkin shower. Level access from the master bedroom and both living areas to the portico is made easy through large stacking sliders.

To reflect the contemporary look and feel of the new home, polished concrete floors and extra-height doors with a high-gloss finish were utilised. The couple was keen to incorporate built-in shelving in the lounge and ensure the internal wall 62 — HOMES

dividing the entrance from the lounge wasn’t full height – this allows natural light and afternoon sun to flood the space. The double-sided gas fire gives the two living areas a degree of separation, while retaining the open-plan feeling the Andersons were after. A clean, contemporary look was the name of the game.
The build
Diane and Dave worked with Signature Homes Northland to design what has become the retirees’ dream home. The couple describes the planning process as the most satisfying element of the build, although seeing their plans take shape as the build progressed was also very exciting. “Yes, there were challenges, but ongoing consultation proved vital to ensure the finished product met everyone’s expectations – and it surely has,” concludes Diane.

One look at the beautifully crafted interiors of Akitō studio and it will come as no surprise that Erena Te Paa is a stylist. She and her husband, who have two young children, bought a home in Hamilton that “needed more work than we imagined and more money than we could afford”. They decided to make the least-used space provide a return on investment by developing a studio that’s for rent on Airbnb.
The brief
Erena’s brief to the Signature Homes team went something like this: “concrete floors,
bare white walls… think art gallery”. She named her studio Akitō, which means ‘to be slow’ in Māori. Her vision was to provide guests with a beautiful space to take time out, enjoy the surroundings and just be.
Design
Understated luxury describes the sanctuary Erena has created. The studio is a large, open area that gives the stylist flexibility to reorganise and reconfigure as and when she wants to. Her personal touches add artistic flourishes throughout. The flow from indoors to outdoors ensures a seamless, harmonious transition. 70 — HOMES

Who wouldn’t want to stay in a light, airy space with beautiful full-height curtains, carefully chosen furniture and a pared-back, calming aesthetic? Erena has created a gallery-white backdrop and brought in warmth through timber. “I tried to stick to light colours and furniture that wasn’t too bulky to help give a sense of light and space,” says Erena, who describes the studio as “a little bit TradeMe, a little bit custom, a little bit treat yo’self and a lot me”.
Exterior
The vertical cedar-clad exterior hints at the warm-hearted modernist escape within. A landscaped area outside includes a private outdoor bathing area with a freestanding bath that’s perfectly positioned to take in views across the gully.
The build
Erena’s creative vision, coupled with Signature Homes’ technical skills and expertise, has been an easy and successful partnership. Background
Sam and Kimberley Julian always wanted to build a new home their way, in the city they love. “We used to live in a small 100sqm 1960s house in the middle of New Plymouth,” says Sam. They renovated and used the house as a stepping stone. “We enjoy all that New Plymouth and Taranaki have to offer. There’s loads to do and most trips in the car are only five or 10 minutes,” he says. 76 — HOMES

The brief
“We wanted to have an inviting home that was light, bright, warm and comfortable for family living,” says Sam. The couple has a young family and wanted a practical home that could accommodate preschoolers, but that will work equally well as they grow up. Open-plan living areas were important but so, too, was having a separate family lounge. Indoor-outdoor flow was also a priority for the young family.

Exterior
The single-storey home sits stylishly on its site, with a white brick exterior providing a graphic contrast to black joinery. At the back of the home, timber decking adds warmth to the palette and also ensures comfortable flow from the living area, with only one step down to the lawn. The section has been landscaped with tropical plants and, as they mature, the outdoor aspect will become increasingly lush in look and feel. 77 — S I G N AT U R E ST Y L E

Planning
Using mood boards for inspiration, the couple had a clear idea of what they wanted to achieve from the outset. Having a vision helped them realise their dream home. The good working relationship established between the Julians and their building team, including New Home Consultant Kieran Magill, ensured initial planning was meticulous. They decided to customise the Kahu house plan from Signature’s Smart Collection, allowing them to create their dream home. 78 — HOMES

“We wanted a laundry with an external entry, which is very handy for an outdoor dirt-loving preschooler to strip off without traipsing dirt through the house,” says Sam. This led them to forgo a fifth bedroom and the space works as a laundry and walk-in pantry from the kitchen side. “This proved to be a really good decision and one of the reasons we chose our particular house plan,” says Sam. The couple upgraded the bathroom fixtures and fittings to create a modern spa feel with wet rooms and floor-to-ceiling tiles for walk-in showers. 79 — S I G N AT U R E ST Y L E

Locating the bedrooms away from the open-plan living areas made sense for the couple. The kitchen is the hub of the house. “We love the simple black-and-white scheme, including the classic white subway tiles, with contrasting black grout covering the entire back wall. It’s a great cook’s and entertainer’s kitchen, with a large gas cooktop, double ovens and compulsory drinks fridge,” says Sam. They also added width to the garage to provide room for storage and vehicles. The insulated garage is carpeted, so it can become another room if need be.
Interiors
Both Sam and Kimberley love the sense of calm inspired by Scandi-style decor. They’ve honoured that aesthetic by opting for a neutral palette of white, grey and black, highlighting it with select accent colours. Timber details, such as macrocarpa shelving in the kitchen and living area, have also been used to play up the love of natural materials favoured by the Scandi aesthetic. For acoustics, warmth and comfort, carpet has been laid throughout the bedrooms and living areas. The interior design decisions work now and will endure well into the future. 80 — HOMES

The build
“It was made easy due to the great team of people building the house,” says Sam. “Communication between us and Signature was always open and clear. Due to the information provided to us prior to starting the build, we knew what to expect throughout the build.” Subsequently, there were no surprises for the couple, who kept a close eye on spending from the outset of the project. The result is the home the couple dreamed up from their mood boards – a light, bright inviting home that’s warm and comfortable for family living and entertaining. By tailoring a few key details to suit their wants and needs, this contemporary home suits the Julians now and will serve the family well into the future.

Background
The Websters had lived on Alec’s parents’ farm in Glenbrook for nine years, and were keen to have a home of their own. Now they do and they couldn’t be happier with their corner section in the new Kahawai Point community. It hasn’t been long but they’re already making friends in their new neighbourhood.
The brief
For their step onto the property ladder, the couple needed to keep costs down. They opted for a House & Land Package consisting of a pre-designed home with Signature Homes’ “fantastic specs”. Planning
Kimberley admits she wasn’t expecting marble floors, but she still wanted a comfortable home that wouldn’t just work for her family, but for future owners. Kimberley and Alec settled on the Bellbird, a pre-designed plan from the Smart Collection. Signature Homes’ New Home Consultant Siobhan Hughes helped the couple tweak the plan to suit their requirements for family living, while still keeping it within their budget. By modifying the standard plan, the home will comfortably accommodate the family for the foreseeable future. 90 — HOMES
Design
Some features have been customised, such as the addition of an attic for storage. “We also changed one window in the lounge to two long, vertical windows, which we believe completely transforms the look of the house for the best,” says Kimberley. The plan’s fourth bedroom was turned into a space for the kids by removing the wardrobe to make a study nook for the computer. With a couch, TV and Xbox, “the kids can be out of the main lounge when they want to blob, and the adults can have the living space with music playing to unwind and converse after work”.

Come through the front door, veer left and you’ll be in the kids’ living space. Turn right and the L-shaped open-plan living, dining and kitchen area unfolds. Keep going and the bedrooms and bathroom run off the hallway. Kimberley and Alec’s master suite has a walk-in wardrobe and ensuite.
Exterior
Brick cladding was specified as part of the pre-designed plan. Within that, the couple had multiple choices for colour and were leaning towards red as a point of difference to the surrounding black-brick clad houses. 91 — S I G N AT U R E ST Y L E
“On Christmas Eve last year, we ventured out to Beachlands in terrible weather with multiple road closures to look at a red brick house with white soffits,” recalls Kimberley. Having seen that, they settled on black soffits. “We’re really rapt with it.” The tiled hip roof with gable ends is also black.
Interior
“Simple, clean and focused” is how Kimberley describes her interiors philosophy. Rather than investing in architectural features, the family saw the house as a canvas, an approach that works with Kimberley’s talent for styling. Impact is also created with bold
artworks, many of which came from Alec’s artist mother. The enormous Rob Tucker resin still-life hanging in the open-plan living space was gifted to Kimberley and Alec as a house-warming gift by her uncles, who live in Devonport. “It was quite a ride getting it here over the Harbour Bridge on a really windy day on the back of a truck,” recalls Kimberley.

The build
“It was a very enjoyable experience and Signature looked after us well throughout. We had never built a house before so it was all new and we were uncertain about the process. With the package Signature had put together, most of the hard stuff was taken care of and we could focus on the fun stuff, like selecting colours and finishes,” says Kimberley. And with Signature’s fixed price, there was peace of mind. “Kimberley and Alec really liked that we could offer a completely fixed price, because their previous builder had not been able to do this and costs kept increasing throughout the planning process,” says Siobhan.

Clear vision
Building, rather than buying their first home, became the obvious choice for this young Cambridge couple

When Ross Fitz-John and Kate Wilson decided to buy their first house in Cambridge, their research included looking at existing homes, but “nothing really jumped out at us”, says Ross. It just so happens that Ross plays a lot of cricket with Keir Bettley, a Franchise Partner of Signature Homes Waikato. “Our connection with Keir meant we started thinking about building as an option.” While the couple admits to spending a little more than what they would’ve had they bought 96 — HOMES
an existing house, they are confident they’ll get their return down the track – although that won’t be for at least 10 to 15 years, which is how long Ross and Kate see themselves living here.
The brief
“A dead-easy, liveable home with a simple layout – nothing too difficult,” is how Ross explained his brief to the Signature Homes team. Oh, and they wanted modern lines and a floor plan that promoted good internal-external flow.

Planning
Although Keir is a friend, the planning phase was similar to all Signature Homes’ projects. “We had a few discussions and took plans away to study, then went back and had a good chat to run through what would and wouldn’t work.” Kate and Ross settled on a modified Caloundra plan, which is part of the Pacific Collection. It gave them the open layout they desired and good connection to the outdoors, while making the home uniquely theirs by rearranging a few internal walls. 97 — S I G N AT U R E ST Y L E

Design
The sense of spaciousness is helped in no small part by the 2.55m stud and raked ceiling. Being able to position the house on the section to maximise the north-facing aspect was a priority for the couple. The areas devoted to entertaining and living face due north. Large slider doors from the kitchen-dining area connect to the covered portico, while sliders from the living area and master bedroom lead to the deck. The deck is level with the interior, so stepping outside is seamless and extends the overall living area.
Interiors “Soul and richness” was what Ross and Kate were aiming for when it came to the interiors. “Kate did most of it, I won’t take any credit,” says Ross. The couple wanted to capitalise on the sense of space created by the raked ceilings, so they chose white walls, joinery and cabinetry. They paired this white backdrop with polished concrete floors and concrete benchtops. It’s an enduring look that will transcend any passing trends.

The build
The process was pretty seamless, says Ross. “There was nothing that would scare us off doing it again.” Plus, Ross and Keir’s friendship survived the build. “We’re still talking, which is good,” he laughs.

COLOUR
Choosing colour for your home is a personal and emotional decision and the range on offer can make the choice a difficult one. For clarity, revert to the location, light and functional demands on the home. What’s the natural light like? If your place lacks light, a neutral tone will create a brighter and more spacious aesthetic. If you live in a sunny position but seek a more intimate aesthetic, investigate moodier grey tones. Consider how you want to feel in the rooms, what activities people are undertaking and what colours you are drawn to. If you get stuck, a colour wheel from your local hardware store shows one colour’s relationship to another and whether they fit together. Or, try one of my favourites, the ‘60 percent, 30 percent, 10 percent trick’. Sixty percent is the dominant paint, such as pale grey, 30 percent is the secondary tone for visual interest, like white frames, and 10 percent provides that bit of magic such as a blue front door.

ROOFLINES
If you make cohesive and considered choices for the foundation elements of your home – cladding, roofing, joinery and flooring – much of the hard work is done. Selecting a roofline is one of the most crucial decisions. If location and environment – hello snow, stormy winds, coastal elements and light – don’t help decide your roof choice, take these design cues. Hip roofs slope in a low, gentle pyramid and create a classic aesthetic. Flat roofs are subtle and recessive, reminiscent of art-deco architecture. Both are also solar-friendly (crucial when 35 percent of heat can be lost through the ceiling). Monopitch roofs feature a slope in one direction, which creates a modern or mid-century modern aesthetic, while a contemporary villa, bungalow or farmhouse look can be achieved with a triangular roof. These are often called gabled, pitch or peak. 104 — HOMES

FLOORING
When you draw a line down the middle of a picture, it visually separates the image. Keep this in mind when deciding on flooring. Seamless flooring throughout the living areas visually links spaces, so the home appears more spacious and cohesive. Laying hard flooring throughout living zones (living, kitchen, dining and hallways) is also a practical choice for a family home, while carpeted bedrooms create comfort and warmth. When choosing flooring colours and designs, take cues from the style of your home and its natural environment. If there are sandy dunes and a coastal landscape outside, a wide-plank in pale oak and sandy-coloured carpet will look seamless. If you can see an urban cityscape, polished concrete floors and grey carpet are a natural link to the outdoors. While herringbone and parquet are current trends, their origins are European, so these aesthetics work well in a character home.

FINISHES
Make a mood board or compile a file of images you love. Use this to identify your aesthetic – do you prefer modern or traditional design? A modern home lends itself to simple door profiles, contemporary shapes, clean lines and sleek finishes. A traditional look will feature more detail like wainscoting and molded trim. Show your image references to the Signature Homes team, and ask their experts to show you products that achieve this aesthetic and are within your budget. Then, create a mood board using samples of trim, benchtops, cabinetry and hardware so you can see how the finishes relate to one another. Currently, my favourite aesthetic is modern organic – a minimal and light look warmed up with pale timber floors, white woodgrain kitchen cabinetry, natural stone surfaces and brushed-brass tapware.

LIGHTING
Rather than trends, lighting should be influenced by the activities and moods you want to inspire. Lighting has a profound effect on the way people look, feel and interact, making it key to creating a functional and enjoyable home. In the same way you layer an outfit or make a bed, layer your interior lighting. Begin with downlights to ensure good overall lighting. Add a statement pendant in the centre of key activity zones to provide general light, while also adding a feature that complements the design aesthetic. Next, add a floor lamp that throws
soft light at the mid-level of a room – an often forgotten zone. Interior designers talk about texture being a secret to good design. Light is actually a texture; if placed correctly, the way it bounces off different surfaces creates depth, visual interest and atmosphere. Dimmers are essential to adjusting the atmosphere from bright-light tasks, such as preparing school lunches, to a more intimate level when entertaining guests in the same space. Lighting can also be used to enhance design features, from a statement artwork to kitchen cabinetry or steps in a dark stairwell. 105 — S I G N AT U R E ST Y L E
