SITE INTRODUCTION
INTRODUCTION TO THE PROJECT THE PROPOSAL FOR THIS DESIGN IS TO CREATE A FISHING ACADEMY AND RE-INTRODUCING A FRAGMENT OF THE RIVER FLEET IN TO ST PANCRAS ROAD.
FISHING ACADEMY THIS PROJECT WILL ANSWER TO SOME OF THE ISSUES MENTIONED IN CAMDEN LOCAL PLAN. CULTURAL AND LEISURE FACILITIES - 4.49 PROVISION FOR SPORTS AND EXERCISE, CONTRIBUTE ENORMOUSLY TO CAMDEN’S ATTRACTIVENESS AS A PLACE TO LIVE, WORK OR STUDY.

REF: CAMDEN LOCAL PLAN PDF, PAGE 145, 4.49 PLANNING FOR ALL AGES - 4.12 CHILD OBESITY IS A PROBLEM IN THE BOROUGH AND CHILDREN WHO ARE OVERWEIGHT ARE MORE LIKELY TO REMAIN OBESE INTO ADULTHOOD AND DEVELOP LONG TERM HEALTH PROBLEMS SUCH AS DIABETES AND CARDIOVASCULAR DISEASE. CREATING PLACES THAT MAKE IT EASIER TO TAKE PART IN PHYSICAL ACTIVITY, ACCESS TO HEALTHIER FOOD CHOICES, AND SAFE AND ACCESSIBLE SPACES FOR PLAY, SPORT AND RECREATION WILL HELP TO TACKLE THIS ISSUE. THE ACADEMY WILL FUNCTION AS A PLACE TO PRACTICE FLY FISHING ACTIVITIES AND LEARNING ATMOSPHERE FOR ALL AGES. THE PURPOSE IS TO OFFER LOCAL PEOPLE AND VISITORS AN ENVIRONMENT TO RELAX, SOCIALIZE, ENJOY SPORT AND TAKE PART IN PHYSICAL EXERCISE. THIS WILL HELP TO COMBAT OBESITY WHICH THE COUNCIL HAS STATED AS A PROBLEM CAMDEN IS FACING. RE- INTRODUCTION OF THE RIVER FLEET THIS PROJECT WILL ANSWER TO SOME OF THE ISSUES MENTIONED IN CAMDEN LOCAL PLAN. PROVISION AND ENHANCEMENT OF OPEN SPACE - 6.31 OPEN SPACE IS CRITICAL TO SUSTAINABILITY AND WELLBEING. REF: CAMDEN LOCAL PLAN PDF, PAGE 190, 6.31 THE RIVER WILL BE RESURFACED FROM THE UNDERGROUND NEAR OLD ST PANCRAS GARDEN. CURRENTLY IT RUNS UNDER ST PANCRAS RD FOR WHICH REASON A SMALL PORTION OF THIS ROAD WILL BE CLOSED. HOWEVER, THE GARDEN WILL BE EXTENDED ALONGSIDE WITH THE RIVER INTRODUCTION. ALSO, PART OF THE ORIGINAL DESIGN WILL BE DECONSTRUCTED AND POSITIONED AROUND THE PARK AS TEMPORARY POST FOR FURTHER ACTIVITIES AND TO ENHANCE/PRESERVE THE PARK’S HISTORICAL MONUMENTS.

THE RIVER FLEET IS A HISTORICAL RIVER THAT GOES UNDERGROUND. IT IS CONSIDERED THE LARGEST SUBTERRANEAN RIVER OF LONDON. IT ORIGINATES FROM HAMPSTEAD WHERE THERE ARE TWO PONDS CALLED THE HAMPSTEAD PONDS AND THE HIGHGATE PONDS. LATER THE RIVERS JOINTS AND CROSSES CAMDEN THROUGH ITS SEWERS UNTIL IT FINISHES IN BLACKFRIARS WHERE IT TOUCHES THE RIVER THAMES.

SITE HISTORY
CAMDEN TOWN CAMDEN TOWN LIES IN THE HEART OF THE BOROUGH. IT ORIGINATED AS A SMALL PLACE WITH FEW BUILDINGS NEAR A MAIN ROAD. THE DEVELOPMENT OF CAMDEN WAS STARTED BY CHARLES PRATT THE FIRST EARL CAMDEN IN 1791. IN 1820 WITH THE REGENT’S CANAL OPENING CAMDEN TOWN STARTED TO EXPERIENCE MAJOR EXPANSION. LATER ON, IT FOLLOWED THE TRAFFIC IMPROVEMENT THAT WAS PROVIDED MORE EMPLOYMENT CONNECTION AND INCREASE IN LOCAL POPULATION.
RAILWAYS IN THE 18TH CENTURY THERE WARE MAJOR RAIL CONSTRUCTION IN LONDON. 1837 EUSTON, 1852 KINGS CROSS AND 1868 ST PANCRAS ALL THIS RAIL STATION PROVIDED A MASSIVE EXPANSE ON EMPLOYMENT AND REINVIGORATED LOCAL INDUSTRIALIZATION. THE BOROUGH BECOME A MASSIVE LINK WITH THE REST OF THE CITY.

ST PANCRAS AT THE NORTH OF KINGS CROSS LIES OLD ST PANCRAS CHURCH WHICH IS ONE OF THE OLDEST BUILDING OF THE BOROUGH ALONGSIDE OF THE HISTORICAL GARDEN. THE EXACT ORIGIN OF THE CHURCH IS UNKNOWN HOWEVER ARCHAEOLOGICAL REMAINS SHOWS IT IS FROM THE 4TH CENTURY BY MAKING IT THE OLDEST CHRISTIAN WORSHIP OF EUROPE. WITH THE CONSTRUCTION OF ST PANCRAS STATION A PORTION OF THE TERRANE THAT BELONGED TO THE CHURCH IS UNDER THE RAILWAY LIES.
KING’S CROSS UNTIL 1830 KING’S CROSS WAS KNOWN AS BATTLE BRIDGE. THIS IS BECAUSE IN THE 18TH CENTURY A SHORT-LIVED MONUMENT WAS CREATED IN COMMEMORATION OF GEORGE IV AT EUSTON JUNCTION. EUSTON ROAD WAS ORIGINALLY CALLED NEW ROAD WHICH EXTENDED FROM PADDINGTON TILL ISLINGTON.

THE RIVER’S WATER HAD THE REPUTATION OF HEALING QUALITIES FOR WHICH REASON IN THE 13TH CENTURY IT WAS CALLED RIVER OF WELL.

WITH THE CITY REGENERATION AND INDUSTRIALIZATION, THE RIVER ENDED UP BECOMING SEWERS IN MOST OF THE PARTS. IN 1680 THE RIVER WAS CONVERTED INTO A CANAL BY ROBERT HOOKE. THIS TIME LINE MAPS SHOW HOW THE RIVER FLEET WAS ONCE ON THE SURFACE UNTIL IT EVENTUALLY TURNED INTO A SUBTERRANEAN RIVER.

WITH THE RIVER THAMES RUNNING ACROSS LONDON, THE CAPITAL IS IN GREAT DANGER OF POTENTIAL FLOODING. FOR THIS REASON, IT IS IMPORTANT TO TAKE PRECAUTION OF FUTURE CLIMATE CHANGES WHICH MAY IMPACT IN THE CITY. IN THIS STUDY IT IS CLEAR THAT THE SITE IS NOT IN DANGER OF ANY RIVER FLOODS. HOWEVER, THE OLD RIVER FLEET STILL RUNS UNDERGROUND FOR WHICH REASON IT IS IMPORTANT TO CONSIDER FLOOD RISK FROM SURFACE WATER THAT MAY HAVE AN IMPACT ON FUTURE CONSTRUCTION OR RENOVATIONS.

MY AREA OF CHOICE IS ON CONSERVED AREA NEAR KING’S CROSS ST PANCRAS STATION. THE AREA IS LABELLED AS BEING OF SPECIAL ARCHITECTURAL OR HISTORIC INTEREST.
LISTED BUILDINGS Grade I Listed
THIS MEANS A PLANNING PERMISSION IS NEEDED TO MAKE ALTERATIONS OR TO DEMOLISH ANYTHING. ANY DEVELOPMENT RIGHT CAN BE REMOVED FROM CAMDEN BY ARTICLE 4.

ONE OF THE MOST IMPORTANT BUILDING IN CAMDEN IS OLD ST PANCRAS CHURCH WHICH DATES BACK TO THE 4TH CENTURY AN IS GRADE II* LISTED ALONGSIDE WITH OTHER IMPORTANT MONUMENTS ON THE AREA. CONSTRAINS: PLANNING MAY BE DENIED IN ORDER TO PROTECT LISTED BUILDING ON THE AREA. OPPORTUNITIES: THE PROJECT AIMS TO IMPROVE AN ENHANCE ALL THE LISTED BUILDING IN THE AREA.

HARDY TREE
HARDY TREE THE HARDY TREE IS PROBABLY ONE OF THE MOST PECULIAR MONUMENT BECAUSE IT IS NOT REGISTER AS A PROTECTED TREE BUT LISTED BUILDING GRADE II. THIS TREE AS BECOME AN ARCHITECTURAL PIECE THROUGHOUT THE YEARS. IN THE 18TH CENTURY DUE TO THE LONDON POPULATION GROWTH BRITAIN’S RAIL HAD TO EXPAND ITS TRANSPORT FACILITIES AS MUCH AS POSSIBLE IN ORDER TO MEET THE PUBLIC REQUIREMENTS FOR WHICH REASON A LARGE PART OF OLD ST PANCRAS GARDEN WAS AFFECT IT. CONSTRUCTION BEGUN NEAR THE GARDEN WHERE MANY BODIES HAD TO BE DIG AND REBURIED. HOWEVER, AT THAT TIME EXCAVATION WORKS WASN’T AN IMPORTANT TASK AS IT IS NOW DAYS AND THE FIRM CONTRACTED TO PERFORM THIS TASK GAVE IT TO THEIR YOUNG EMPLOYEE CALLED THOMAS HARDY.

AFTER THE CONSTRUCTION AND REMOVAL OF THE BODIES WHERE DONE, THERE REMAINED A QUESTION OF WHAT TO DO THE HEADSTONES. HARDY COME WITH THE SOLUTION OF PLACING THEM AROUND AN ASH TREE BEHIND THE OLD ST PANCRAS CHURCH THAT WILL NOT BE DISTURBED. THROUGHOUT THE YEARS THE TREE HAS ABSORBED MANY HEADSTONES. THIS CONCEPTION OF LIFE AND DEATH MAKE THE TREE GROTESQUE BEAUTIFUL THAT HAS BEEN PRESERVED FOR CENTURIES.

ARCHAEOLOGY

CAMDEN HERITAGE CAMDEN BOROUGH IS FULL OF MANY SPECIAL PLACES WITH RICH ARCHITECTURAL AREAS. IN THE PLANNING PORTAL THE COUNCIL HAS STATED: ANY ARCHAEOLOGICAL REMAIN WILL BE PROTECTED INCLUDING PHYSICAL PRESERVATION WHERE NEEDED. IN THE DIAGRAM IT IS PROVED THAT OLD ST PANCRAS GARDEN IS IDENTIFIED AS AN ARCHAEOLOGICAL PRIORITY AREA. HOWEVER, THE SITE IS MAINTAINED POORLY AND IT IS DECAYING. CONSTRAINS: CONSTRUCTION WORK MAY HAVE TO STOP DURING THE PROCESS IF ARCHAEOLOGICAL ARTEFACT IS FOUND. ALSO, THE DESIGN HAS TO BE CAREFUL ON THE WAY IT OPERATES TO NOT HARM ANYTHING AND BE SENSITIVE.

OPPORTUNITY: THE GENERAL DESIGN WON’T HAVE ANY NEGATIVE IMPACT IN THE PARK AS IT WILL STAND ON THE EDGE OF THE ROAD OUTSIDE ON THE ARCHAEOLOGICAL SITE OF INTEREST. THE DECONSTRUCTED STRUCTURES THAT WILL BE PLACES WITHIN THE GARDEN ARE TEMPORARY. THIS WILL NOT REQUIRED TO HAVE DEEP FOUNDATIONS AND WILL NOT HARM THE SITE.

THE OLD ST PANCRAS CHURCH IS SITUATED WITHIN THE GARDEN WHICH IS GRADE II* LISTED BUILDING. PART 2: SOMERS TOWN: NO MAIN ROAD GOES THROUGH IT AND IT IS COMPLETELY IGNORED BY THE SOCIETY. IT IS ALWAYS BEEN POOR UNTIL RECENTLY THERE IS LOTS OF RACIAL TENSION THERE. BY REDIRECTING SOME OF THE TRAFFIC TO THIS TOWN IT WILL EXPOSE SOME RICH ARCHITECTURE.

IT IS BELIEVED 16,000 SKELETONS WHERE REMOVED PREVIOUSLY DURING THE EXPANSION OF EUSTON STATION ON THE LATE 19TH CENTURY. ST JAMES’ CEMETERY IS ONE OF THE 60 OTHER ARCHAEOLOGICAL SITES ALONG THE HS2 ROUTE TO CONNECT LONDON TO BIRMINGHAM THAT ARE CURRENTLY BEEN EXAMINED AND EXPLORED BEFORE THE CONSTRUCTION OF £55.7 BEGINS. IN THE 17TH AND 18TH CENTURY THE GARDEN BECOME A POPULAR BURIAL PLACE AND WAS ENLARGED FOR ITS PURPOSE. LATER IN 1860 DUE TO THE SEVER CONGESTION IN LONDON THE GARDEN WAS REDUCED IN ORDER TO ALLOW MORE SPACE FOR THE RAIL TRANSPORT BESIDE. PROJECT FUND FOR: THIS GRANT ALLOWS THE CHURCH TO COMPLETE URGENT REPAIRS SUCH AS FILLING IN VICTORIAN DRAINAGE GULLIES, LINKING THE CHURCH TO THE MAIN SEWAGE AND OTHER REPAIRS. AFTER FINISHING WITH THE MAJOR REPAIRS THERE WILL BE AN INTERIOR REDECORATION WITH HEATING SYSTEM REPAIRS. ALL OF THIS WILL MAKE THE CHURCH AND THE PARK MORE OPEN AND NUMBER OF VISITORS WILL INCREASE.

SOMERS TOWN STILL MANAGED TO BOAST SOME GEORGIAN HOUSES BUT SADLY LOST THE POLYGON BIRTH PLACE OF MARY SHELLEY AUTHOR OF FRANKENSTEIN. IT WAS DEMOLISHED FOR RAILWAY WORK PURPOSES. THE AREA HAS BEEN LIKED WITH FAMOUS PEOPLE SUCH AS: CHARLES DICKENS, ELIZABETH GARRETT ANDERSON, WILLIAM HAZLITT, THOMAS HARDY AND E M FORSTER, BUT STILL HAD NEVER BEEN ENCOURAGE TO LOCAL PRIDE IN HISTORY. A WORKHOUSE WAS BUILT IN THE 19TH CENTURY AND THE RAILWAY OVERPASSED SOME IMPORTANT AREAS OF SOMERS TOWNS WHICH LEAD TO CLOSED TWO MORE SITES AND EVENTUALLY SNAKED INTO POVERTY AND SQUALOR THE TOWN.
WITH THESE TWO ARTICLES IT IS DEMONSTRATED THE INEQUALITY BETWEEN CAMDEN TOWN AND SOMERS TOWN WHICH ARE NEIGHBOURS BUT HAVE DIFFERENT SOCIAL STATUS. ONE HAD A MAJOR REGENERATION AND FUTURE PROSPER FOR MORE BUSINESS AND THE OTHER ONE WAS FORGOTTEN AFTER THE BIG RAIL CONSTRUCTION.

IN THIS SITE ANALYSIS IT REVEALED THE MAIN CONSTRAINS AND OPPORTUNITIES THAT THIS PROJECT WILL HAVE. THE SITE IS LOCATED IN CONSERVATIONAL AREA WITH MANY LISTED BUILDINGS. THERE MAY BE RISK OF FLOODING. AT THE PRESENT THE AREA IS POORLY MAINTAINED. THE AIM OF THE PROJECT IS TO IMPROVE THE POSITIVELY THE AREA BY INTRODUCTION A FISHING ACADEMY AND A BRINGING BAC A FRAGMENT OF THE UNDERWATER RIVER FLEET. THE PARK WILL BE ENLARGED AND REGENERATED. ST. PANCRAS RENAISSANCE HOTEL IS LOCATED IN LONDON NEXT TO KING’S CROSS ST PANCRAS STATION. BEFORE THE RECONSTRUCTION, THE HOTEL WAS LOST AND ABANDONED FOR DECADES. THE BUILDING RECEIVED GRADE I LISTED STATUES IN 1967 WHEN IT WAS CALLED MIDLAND GRAND HOTEL. IN 1980 THE HOTEL SHUT DOWN DUE TO A MAJOR FIRE SAFETY FAULT AND SINCE THEN THE HOTEL REMAINED EMPTY. IN 2004 PLANS WERE SUBMITTED BY DEVELOPERS SUCH AS HARRY HANDELSMAN TO REVIVE THE HOTEL. HARRY HANDELSMAN IS THE FOUNDER OF MANHATTAN LOFT CORPORATION. MR HANDELSMAN SAID THE COST OF THE RESTORATION RAISED UP ALMOST THE DOUBLE OF WHAT EXPECTED. HOWEVER, IT WAS WORTH IT. THIS RESTORATION GAVE AN INCREDIBLE OPPORTUNITY TO DISCOVER MAZING DETAILS BY THE VICTORIAN ARCHITECT SIR GEORGE GILBERT SCOTT. THESE DETAILS WERE LOCATED EVERYWHERE, FOR WHICH REASON IT CREATED A BIGGER CHALLENGE BECAUSE THERE WAS MORE TO RESTORE AND PROTECT.

NOBODY IS MAKING MONEY OUT OF THIS BUILDING SO NO ONE WANTS PUT MONEY ON IT. UNLESS TO GET SOME PLANNING CONCENT FOR ELSEWHERE. IN THIS CASE THERE IS A PLANNING GAME: IF THE FOUNDER FOUNDS THIS PROPOSAL IT CREATES MORE OPPORTUNITIES FOR PLANNING APPROVAL FOR SOMERS TOWN WHICH WILL BE HANDLED TO THEM BY THE COUNCIL FOR THEIR HELP. Fishing Academy The project has three principal components: 1 This proposal takes advantage of the implementation of the UCL River Fleet Restoration Project to reintroduce fishing at the St. Pancras Road meander, replicating the 1815 print of fishing on the Fleet bank in front of St. Pancras Old Church. 2 Fly Fishing Academy. A fly-fishing academy is proposed for the embankment of the meander in front of St. Pancras Old Church. The academy will be composed of a series of casting spaces for the learning and practicing of fly fishing and spaces for socialization in general but emphasizing activity that utilizes fishing for celebration such as barbecuing. The casting podiums will be graded by three degrees of difficulty, easy, medium and hard. The upper part of the enclosing structure will extract atmospheric water and transport this under gravity for the use of participants within the Fly-Fishing Academy. (This will be the main focus on DR) 3 Symbiosis with St. Pancras Gardens. The Fly-Fishing Academy will use by products of activity within the Academy such as composting to aid the existing maintenance programmed of St. Pancras Gardens. Water management of the newly restored Fleet River will incorporate the area of St. Pancras Gardens to ensure adequate water supply to the Gardens.

CREATE A LIGHTWEIGHT STRUCTURE TO COMPLEMENT THE PARK.
LIGHT MATERIALS SUCH AS STAIN STRUCTURES HAVE BEE SELECTED. WINDOW WILL BE DESIGNED WITHOUT THE USE OF LARGE TRUSSES.
CREATE A SPACE FOR THE PUBLIC TO ENJOY AND MAINTAIN THE HISTORY AND ARCHAEOLOGY OF THE SITE.

IN ORDER TO PROVIDE SAFETY TO THE PUBLIC KEEPING THE SITE AS CLEAR AS POSSIBLE WILL BE NECESSARY. AVOID ANY CONSTRUCTION WORK DURING RUSH HOURS AS THE SITE IS LOCATED IN THE CENTRE. AT THIS PHRASE (DESIGN & BUILT) WILL BE TAKEN ON BOARD AS WELL AS THE APPOINTED DESIGNERS OR CONTRACTORS THAT WILL ENSURE SAFETY THROUGHOUT THE CONSTRUCTION PHRASE. FALLS AND FALLING OBJECTS: AA THE BUILDING IS LOCATING IN A HISTORICAL GARDEN IT IS IMPORTANT TO AVOID ANY DAMAGES THAT COULD HAPPENED DURING CONSTRUCTION. AT SOME POINT WORKERS WILL BE ASKED TO WORK AT HEIGHT WHEN FORMING THE ROOF. WORK AT HEIGHT REGULATION 2005 WILL BE APPLIED TO AVOID ANY RISKS. NORTHERN SUNLIGHT
SOUTHERN SUNLIGHT LARGE OPENINGS ARE IN AREAS OF WALKWAY AND LEISURE AROUND THE BUILDING. DIRECT MIDDAY SUN LIGHT AT ITS HIGHEST POINT IN THE SKY WILL BE CONTROLLED BY SERIES OF PORCH LOCATED ON THE ROOF WHERE THE AREA IS OPENED.
LIGHT STRATEGY BASED ON THE SUN PATH ORIENTATION ON SITE, MANY ASPECTS OF THE DESIGN HAVE BEEN DESIGNED ACCORDINGLY. THE BUILDING WILL ALLOW A LARGE QUANTITY OF SOUTHERN LIGHT AND MAKE ALL SPACES AS OPEN AS POSSIBLE TO INTERACT WITH THE PARK.
