MILLENNIAL REAL ESTATE EMPOWERMENT WITH MARYLAND REALTOR WESLEY WILLIAMS

Eight years ago, Wesley Williams of Tenet Real Estate Solutions was an accountant when he jumped into real estate to rescue his sister from a subpar realtor during her home-buying search. After being “unimpressed” with the service, he swiftly offered to get his real estate license, ultimately leading to his departure from a Finance career that he wasn’t passionate about. His sister has since sold that property, but his passion for entering the trade remains. Nothing like the love of a sibling, right?

Wesley applies the same commitment to excellence with his clients years later. In our interview with him, he shares some essential tips for young people, particularly millennials, about homebuying and insights he offers his clients:

Get educated by a professional. “One of the things I love most about being an agent is being able to educate people about the process. Homeownership is very intimidating because it is so regulated. There is a lot of paperwork and red tape, but as soon as I break it down for clients, their anxieties ease, and the path ahead becomes more comfortable.” While his accounting background does make him an exceptional realtor, he still encourages buyers to stay vigilant when taking financial advice and hiring a realtor.

Know the market you’re in! “Right now, we’re leaning more towards a buyer’s market because buyers are a lot more confident to ask for closing help, and houses are staying on the market longer. Sellers are a little more incentivized to reduce prices and ease costs for the client.” As with any market, there are ebbs and flows, and some places have vastly different metrics than others. Staying on top of the market you’re in could save you thousands of dollars.

Refrain from letting a competitive market force you into spending more money. “As of last year, Q1, millennials made up 43 percent of real estate buyers. According to a National Association of Realtors study, the influx of millennials moving back home and living with their parents gave them more disposable income. I don’t recommend spending forty or fifty thousand dollars over the asking price to my clients just because the seller insists that other buyers are willing to.”

Never forgo contingency inspections. “The final decision is yours as the buyer, but it’s not a good idea because if the floor caves in the day after settlement, you have to deal with an avoidable (and expensive) crisis.”

Find out what you can afford by getting yourself pre-approved! If you’re not pre-approved, you’re guessing. “Even if you’re not looking to buy a house next month, get an actual pre-approval. This means that the lender will pull your credit and look at your statements, making you aware of how you will finance a house before searching! Some people find a home and then search for financing, which can lead to ultimate disappointment if you cannot secure funding. I had a client looking for houses in the five-hundred-thousand-dollar range when we started searching, and when we got her pre-approval, she could not afford homes in that price range. I no longer write offers without the buyer being pre-approved.” Pre-approval equals informed decisions and a more straightforward process.

Take advantage of lending programs! “They have lending programs for teachers and firefighters, and even if you live in a particular zip code, you can get up to $15,000. So don’t assume you can’t afford to buy a home and rent forever.”

Don’t count yourself out if you’re Gen-Z. “One of the biggest ways Black people can build wealth in this country is through real estate! If you can get property in a location where the value is likely to appreciate, then in 10-15 years, you have an asset that you can either pull money out of or sell and use as a down payment for your dream home down the line. I’m trying to convince my daughter, turning 18 this year, to get her real estate license. If you access that market early, it gives you more ammunition regarding your financial well-being. She doesn’t have to become a full-time realtor, but getting as educated about the market as possible will only propel her future planning. Unfortunately, real estate education is not taught in schools, despite everyone needing a home.”

Figure out if you’re truly committed to renting. “Decide if you want to pay someone else’s mortgage or your own. The reality of homeownership is more responsibility, but it’s an investment into your own financial well-being.” Rent and mortgage cost the same right now!

Be patient and keep your eye on the prize! “All the stuff in between submitting an offer and finally moving into your home is small stuff in the grand scheme of things. I have clients who are ready to walk away because a lender asked them for another piece of paper for the fifth time. Everybody has their process, some more efficient than others.” Consulting with a realtor may alleviate some of the stress, but it still takes a lot of patience.

Heather Hill, a psychotherapist, and ecotherapist has studied the effects of nature on mental health. “Ecotherapy seeks to address the human nature disconnection that results from living in an increasingly urban, technological, time-stressed culture,” Hill said, in speaking on the human need for nature therapy.

The many services that Landscape Therapy HG offers are: deck and patio services, hardscaping, and walkways, electric and outdoor lighting, water features, installations for ponds, and landscaping services with vegetation and floral components tailored specifically to transform the client’s outdoor area into their desired serene setting. If a client’s outdoor space is uneven or hilly, Landscape Therapy HG still reports success with constructing the outdoor area of their client’s dreams. Non-traditional backyards are Gardner’s favorite type to design, proving that this company has experience in working with a wide variety of outdoor spaces.

Landscape Therapy HG took off after Gardner began to work on transforming his own home into the perfect living space. Previously, Gardner had done aquascaping work in his personal aquariums, giving him some background

and experience in spatial design. However, he had never considered outdoor landscaping until he began working to improve his own outdoor space. Gardner’s efforts caught his neighbor’s interest and helping them out with their homes turned into him realizing just how high of a demand there was for landscaping and outdoor living services. Before he knew it, Gardner was the CEO of his own business.

Before Landscape Therapy HG transformed from a spur-ofthe-moment idea, to the company that it is today, Gardner worked as an Agriculturalist and Environmental Protection Specialist for the United States Department of Agriculture for over nine years. Although Gardner had never considered outdoor landscaping previously, nature has always been something that he has deeply cared for, driving his passion in his current work.

In speaking on what nature means to him, Gardner said, “It’s almost like a retreat outside of your home, or just a natural place to clear your mind; an escape from the real world.

Why Farm-to-Table Not Only Benefits the Consumer but the Environment As Well

Farm-to-table is the process of consumers buying locally grown products from farms or community farmer’s markets as opposed to mass-produced or factory-farmed products at grocery stores, and it has many health and environmental benefits. Heavily processed foods have far less nutritional value than locally grown foods. Genetic modifications, extensive travel time and distances, chemicals, and hormones have negative impacts on both the health of the consumer and the environment. This is because it takes so much energy and pollution to bring these products to us while simultaneously damaging them and the Earth, making the entire system far less sustainable.

The Centers for Disease Control and Prevention states that the benefits of eating healthy include but are not limited to a longer and improved lifestyle, lower risk of disease and diabetes, and increased health of the bones, muscles, and skin. The best way to eat healthier is by eating farm-to-table because it is then guaranteed that you know what you’re consuming.

Keyrel Williams is a Food Hub Assistant at Dreaming Out Loud, a farm dedicated to promoting a healthier more accessible system of food production for communities in DC that may not otherwise have access to these luxuries.

“Food grown locally is typically more nutritious and people can feel satisfied that when they purchase locally they are not only helping the environment but also their community,” Williams said, “There was a study done that showed that food travels almost 1,000 miles before it is eaten. That burns a lot of fuel when you can get

better produce a few blocks away at less cost to the environment. In addition, almost 40 percent of produce is shipped from outside the United States. To keep it from spoiling on its long trip some food is picked before it can fully absorb all of the nutrients.”

Unfortunately, a farm-to-table diet is not as accessible as it should be. Food insecurity is already a huge problem in this country, and those who do not suffer from food insecurity still may not have access to local farms, farmer’s markets, or homegrown products. Mass-produced food and fast food are cheaper and more accessible, yet do not come with the benefits that locallygrown food does. This is why nonprofit organizations such as dreaming out loud are so beneficial to their surrounding communities. Everyone should have the privilege of choosing a farm-to-table diet, but those who have the option and choose not to may be missing out.

“It is more expensive, there is no denying that. But small local farms prioritize quality over quantity and can’t replicate the lower production costs of massive corporations,” Williams said, “Take that and add in the environmental and economical angle and I believe that the increased cost is worth it.”

The recent rise in the cost of eggs has made the prices extremely comparable to locally grown farmer’s market eggs. This simple switch not only supports local farmers as opposed to large corporations that farm their chickens under horrible conditions, but also provides the consumer with eggs that have a longer shelf life, are not coated in chemicals, and are overall healthier.

Beverly Eggleston is the president and founder of Eco-Friendly foods, and works promoting a farm-to-table diet. He highly recommends locally grown eggs and stresses the differences between farm eggs and commercial eggs. “This new, or as I call it, insane model of production

isn’t thinking about your nutrition isn’t thinking about your exposure isn’t thinking about your health,” he said, “They’re thinking about margin and volume and profit, and because of that they’re never gonna have the quality we have.”

Eggs at the Eco-Friendly Foods Farmer’s Market Stand. If you are new to the farm-totable lifestyle and don’t know where to start, there are plenty of great healthy recipes to kickstart the process! Shakshouka is one of them, recommended by staff members of Dreaming Out Loud. This comforting Tunisian dish is made by sauteing garlic, onions, and peppers in olive oil or any cooking oil of your choice until they form a sauce. Then add fresh tomatoes, herbs, salt, pepper, cumin, chile pepper, and paprika, and let that cook. Next, make space in the mixture to crack in locally grown eggs and either cook them while covered in the same pan, or in the oven. It doesn’t take long, and incorporates farm-to-table ingredients, making for a healthy and well-balanced meal!

Washington DC Cherry Blossoms vs Japan Cherry Blossoms

The cherry blossom trees adorning Washington, D.C. were a gift from the Mayor of Tokyo, Yukio Ozaki, in 1912. The gift was a symbol of the friendship between the United States and Japan. The first batch of 2,000 trees arrived in D.C. on March 26, 1912, but unfortunately, they were infested with insects and had to be burned. Another shipment of 3,020 trees arrived on April 8, 1912, and these were successfully planted around the Tidal Basin in D.C. The cherry blossom trees have since become an iconic symbol of springtime in D.C., and the National Cherry Blossom Festival is held every year to celebrate their beauty.

In Japan, cherry blossom season is a major event known as “hanami” or “flower viewing.” The blossoms typically bloom in late March or early April, depending on the location and weather conditions. During the D.C Cherry Blossom Festival, The Sakura Matsuri – a Japanese Street Festival also occurs. It

is the largest celebration of Japanese culture in the United States. The festival features over 24 hours of Japanese cultural performances on four stages (including J-Pop, traditional Japanese music, and martial arts) and a diverse range of cultural exhibitors, artisan and commercial vendors of traditional and contemporary Japanese goods, and Japanese and other food and beverages.

The shop is open from Monday through Friday from 10 a.m. to 5 p.m., from 10 a.m. to 6 p.m. on Saturday, and from 12 p.m. on Sunday. While there aren’t any hotels in Linganore, there are a lot of places to spend the night nearby.

At Linganore, you may schedule private tastings, dessert tastings, and mixed tastings. These events can take place on the expansive patio or in the cozy chamber. With a table reserved beside the fire pit, you may sip wine while taking in the crisp winter air.

Wine tasting may be done in a lovely and peaceful setting in Linganore. The white and red evening wines, semisweet grape wines, and fruit and honey wines that are offered for sale at the vineyard go well with the cheese and charcuterie dishes. Barboursville Vineyards (Barboursville Virgnia)

Wine lovers looking for a relaxing weekend getaway will find that the gorgeous Barboursville Vineyards, which are located in the rolling hills of Central Virginia roughly forty-five minutes northeast of Charlottesville, are the ideal destination. The 2022 Virginia Governor’s Cup went to the Paxxito dessert wine from Barboursville, which was made in 2018. The Discoveries Tasting Room, Library 1821, and Palladio Restaurant are all wonderful venues to enjoy a glass (or bottle) of this wine or any of the other outstanding wines supplied.

Reserve a seat at Palladio and enjoy delicacies like veal ravioli, risotto with gorgonzola, and Maine lobster cake, all of which are inspired by the cuisine of kitchens in northern Italy and Virginia. See the neighboring historic Barboursville Ruins, one of Thomas Jefferson’s most well-known architectural achievements, if you’re in the area. They are located in close proximity to the vineyard.

King Family Vineyards (Crozet Virginia)

King Family Vineyards is a vineyard and winery in Crozet, Virginia. Having started making wine in the early 2000s, they have subsequently won several awards for the quality of their products. They sell their wine and provide tastings for visitors.

Wine tastings and polo matches are two more popular events hosted by King Family Vineyards. Visitors may partake in wine tastings year-round, and polo matches are held weekly on Sunday mornings. In addition, a 12-acre polo field is available there. The majority of King’s wines were outstanding or very fine, particularly the Crose (rose), Meritage, Chardonnay, and Roseland (white blend).

Guests have the option of purchasing reserve wines in the Library Room, where they can also join in a wine tasting for a fee of ten dollars, which includes a flight of five different wines. Because it has such a large variety of goods, the gift shop is an excellent destination for purchasing a bottle of wine or an unusual keepsake as a present for a friend or family member. This is a wonderful place to come given its relaxed environment.

Windmilll Creek Vineyard and Winery (Berlin, Maryland)

music, and delectable foods from a food truck called The Garden Grill. Not far from Berlin’s core business center and Ocean City is where you’ll find Windmill, a restaurant that welcomes both children and pets. On the weekends, the vineyard hosts wine tastings in addition to brunch, dinner, and live music performances.

The Winter Igloo Village Experience is an outdoor dining event that takes place in the early autumn under one of our heated igloo domes. Igloo restaurants offer a one-of-a-kind dining experience with a menu that is served in a fondue pot and includes an extensive selection of appetizers, main dishes, and desserts, in addition to alcoholic and nonalcoholic beverages. There is a limit of six people that can occupy this space at one time. Visit this beautiful small location in a local winery, and you will be treated to a meal that you won’t soon forget as well as an ambience that is truly one of a kind. Members of the Windmill Creek Wine Club will receive special perks such as discounts in the taproom, access to exclusive tasting events, and early access to limited-edition wines. There is a wide selection of excellent wines available, from traditional reds and whites to experimental fruit wines. An outstanding bottle of wine, some delicious appetizers, and a panoramic view of nature’s splendor are always a good time.

Adams County Winery (Orrtanna, Pennsylvania)

Adams County Winery in Orrtanna, Pennsylvania, has been producing wine since 1975, making it the fifth-oldest winery in the state. The Farm Winery is located on more than 75 picturesque acres surrounded by rolling hills and lush farms. The winery’s home, a bank barn, dates back to the 1860s and is a major historical site in Adams County. Our Tears of Gettysburg vintage debuted in 1988, making it one of Pennsylvania’s oldest wines. The winery has about 12.5 acres of vineyard space, and I’ve counted five different grape varietals growing here. It boasts a large selection of wines, both dry and sweet, as well as a lovely patio and high-quality wood-fired oven pizza.

Narcisi Winery (Gibsonia, Pennsylvania)

Narcisi Winery is an excellent alternative for individuals in western Pennsylvania seeking wineries on par with the best in the world. They have been in operation since 2001 and have a facility about 10 miles north of Pittsburgh.

In addition to a delectable menu that is heavily influenced by Italian cuisine, the Tuscan villa that serves as the location of the winery’s restaurant also features an extensive wine list that includes both well-known and lesser-known labels. Indulge in some delicious fare and refreshing beverages at this top-notch cafe while taking in the gorgeous scenery of the surrounding hills and landscape.

Private tastings and tours can be arranged throughout the weekends at the Narcisi Winery. Visitors will get an exclusive look at their production facilities and vineyards during the tours, followed by a sampling of six of their world-class wines.

Raffaldini Vineyards and Winery (Ronda, North Carolina)

Raffaldini Vineyards & Winery, one of North Carolina’s finest wineries and vineyards, is a must-visit for its exquisite dry wines. The Raffaldini family has been producing wine in Italy since antiquity. Raffaldini offers authentic Italian flavor approximately 75 minutes west of Charlotte, in a tasting area intended to resemble a Tuscan villa and featuring a panoramic view of the Blue Ridge and Brushy mountains. The winery specializes in wines of Italian provenance, and their vermentino and sangiovese are particularly noteworthy. Every September, Raffaldini Vineyards & Winery celebrates one of the largest Italian celebrations in the Southeast: The Fest Italiana.

As one of the finest wineries and vineyards in North Carolina, Raffaldini resembles a scene from Tuscany with its picture-perfect villa made of clay and stone in the region’s traditional architecture. Similar to the previous property, this one offers a view of a 42-acre vineyard and distant mountains. The expansive patio with additional outside seats will allow guests to relax with a glass of wine while observing the breathtaking scenery. Three of their most popular wines are Vermentino, Montepulciano, and Sangiovese. For lighter winer loves, pick a rose or Moscato d’Asti.

Banner Elk Winery (Banner Elk, North Carolina)

Banner Elk Winery has received a lot of accolades and is considered as the crown gem of North Carolina’s vineyards. Its close proximity to the Blue Ridge Mountains adds to the region’s magnificent landscape. The establishment’s names imply that it has both a vineyard and a villa, both of which are famous tourist destinations in North Carolina and beyond afield. The luxurious accommodations provide a variety of the finest wines from around the world. They produce a range of great wines independently, including Cabernet sauvignon, Seyval blanc, blueberry, and rose wine, to mention a few.

Tours of vineyards are provided for anybody interested in learning more about grape cultivation and harvesting. During a visit to the Banner Elk estate, visitors will also get the chance to shoot the stunning surrounding scenery, which includes the Pisgah National Forest, the Tennessee Valley, and the Blue Ridge Mountains.

Although it might appear rather soon, April is the finest moment for planting a profusion of cool-season spring flowers. No outdoor kitchen is complete without beautiful landscaping that adds the perfect antidote of the home. Following the many gray and dreary months of winter, the vibrant colors of spring flowers and stunning petals are the perfect complement that will make a garden spring to life. The arrival of spring signals a fresh beginning. This means dormant plants and blossoms may now emerge after a long winter’s slumber. Delphinium flowers provide a splash of color to the summer garden with their spectacular, spiky blooms on tall, occasionally towering stems. Owing to its height, it should be planted towards the rear of sunny borders, where it will be protected from the weather and have the most chance of thriving. Make sure to Plant delphiniums in a location that receives lots of sunshine and has consistently moist soil. Conditions are best throughout the long, cold spring and the cool summer, when temperatures hover around 70 to 80 degrees Fahrenheit. The delphinium plants flourish best in the early morning light.

Famous for their showy blooms in the spring, peonies are a perennial garden staple. These lowmaintenance plants will continue to bloom for decades with no care on the part. Planting peonies in a row produces a low hedge that may be used to partition off an area, highlight a specific section of a garden, or outline a path. They are also quite

attractive when planted at the foot of a split-rail or chain-link fence. They have a captivating natural beauty and a light, memorable fragrance, making them perfect for use in single stem arrangements or bouquets. Peonies need at least six hours of daily sunlight to bloom and grow to their maximum potential. The more light peonies are exposed to, the more gorgeous the flowers on their plants will be, thus it is important to grow them in the sunniest spot possible.

The grace and elegance of ranunculus blooms is almost hard to believe. Its blooms resemble roses and occur in a variety of hues, including white, light yellow, apricot, pink, orange, red, and burgundy. The petals of its blossoms are as thin as paper. The cultivation of these stunningly beautiful blooms requires somewhat more effort than that of the majority of other kinds of flowers; nonetheless, the end product is well worth the trouble. Even though you won’t find ranunculus blossoms in your average backyard garden, these flowers are a popular option for use in bouquets created by high-end florists and wedding arrangements. If you plant ranunculus corms in soil that is both light and well-drained, you will have the most success with your gardening endeavors.

Once these flowers have all unfurled their petals, it will be fair to claim that spring has come in Maryland. When the month of April gives way to May, the surrounding environment takes on lush hues, and there is an abundance of new life.

BOWIE, Md. — A 9-year-old hockey player first gained the spotlight in Bowie as the team’s only Black, Deaf hockey player. Now, that spotlight has followed him to Hollywood -where he’s guest starring in HBO’s The Last of Us.

And Hollywood is how Keivonn Woodard’s teammates know him.

“[We] gave him a nickname -- Hollywood -- a couple of weeks ago, just because when he scores a goal, everybody knows because he likes to celebrate,” his coach, Chris Pozerski, said.

That’s why it was no surprise to them when he told his team he would soon be starring in HBO’s new hit show The Last of Us. But, it was to Keivonn.

“I’m feeling shocked, honestly,” Keivonn said. “Can’t believe I made it into a show.”

He may not be able to fully hear the praise, but he can definitely feel it.

“I enjoyed it a lot,” he said. He and his mom just got back from the show’s premiere in Los Angeles.

“For a Black deaf family, sixth generation, that’s huge,” Keivonn’s mom, April Jackson-Woodard said.

Many of those deaf relatives are actors themselves, April said, including her.

“I had a major in acting, and I really hit a lot of barriers being deaf, Black,” she said. “That’s not what they were looking for.”

Landing this role is just another goal for her son -- as he’s helping to break those barriers.

“It’s overwhelming,” April said.

While Keivonn may be one of The Last of Us on screen, he wants to be a first on the ice.

“I want to become the first Black deaf hockey player,” he said.

He means in the National Hockey League, too. Keivonn has been playing since he was 4 years old, after all.

His coach said he’s on his way.

“His talent, you know, for a kid his age is something that as a coach is fantastic.”

His teammates have his back, too.

“Some of the kids are learning sign language to try to help him, or they just want to communicate more, and it’s inspiring to see”

Coach Pozerski said. “I mean, these are 9 and 10-year-olds that just want to include him in

everything, and Keivonn just wants to play.” The team even developed a light system that helps him understand plays and referee calls during the game without his interpreter.

“It really showed to me individually was just, it is accessible. Like, this is a great game, and everybody should get the opportunity to play it,” Pozerski said. “Just because you may be deaf, or have something else that might restrict you in other facets of life, it’s not going to out here, and we’ll do everything we can to be as inclusive as possible for that.”

“He really has the passion to drive him to say ‘I can do it.’ So I’m inspired,” April said.

Others will be, too, once Hollywood makes his debut.

Rihanna’s Super Bowl ASL Interpreter Opens Up About Her Viral Halftime Show Performance

Justina Miles just opened up about her Super Bowl 2023 playbook for the first time since her American Sign Language interpretation of Rihanna‘s halftime show on Feb. 5 went mega viral. In a candid interview with Gayle King on CBS Mornings on Friday (Feb. 17), the performer shared details about how she prepped for game day and revealed what Ri said in a DM to her afterward.

Given how perfectly Miles nailed each and every lyric of the pop star’s halftime show medley of hits — as demonstrated in dozens of TikToks with millions of views and likes — you might be surprised to learn that she only received Ri’s setlist five days before the show. “I was nervous before getting [the setlist], like, ‘Oh my gosh, what’s she gonna do?’” Miles confessed.

I got it and I’m like, I know all the songs,” she continued. “I was confident. I looked over the lyrics, made sure I got all the meanings right … I memorized the lyrics and the beat, so that way I can sign the lyrics and move to the beat so [viewers] can see the beat rather than hear the beat.”

A nursing student from Bowie State University, Bowie, Maryland, Miles explained that there are different levels of deafness. While she herself can hear to an extent, she is still considered deaf, which makes her the first deaf woman to serve as an interpreter for the Super Bowl. After their performance, she said Ri messaged her directly to congratulate her on the feat.

“I did not get a chance to meet her, but she did DM me,” Miles said. “She was like, ‘Black queen, you’re amazing. We’re BFFs in my head, you were amazing!’ It was beautiful.”
