Hybrid Heating on a Commercial Scale Project Overview When Warwickshire landlord, Gurjit Johal, took on the ambitious project to transform a vacant, towncentre office building into student accomodation and retail outlets, he wanted them to be the natural first choice for rental.

Leamington Spa draws students from both Warwick and Coventry, so Johal needed to provide students with accomodation with a difference in order to get their business. He embraced the requirement to use renewable heating technology as a key part of that unique offering.

Challenges and Requirements Warwick District Council’s planning regulations require 10 percent of the property’s energy to come from renewable sources. Although Johal had 15 years’ experience as a landlord and of managing 34 properties, this was his first encounter with renewable technologies.

“GreenACT’s expertise was essential for guiding me through the renewables process” There was also a significant time constraint on the project. The property needed to be completed within seven months in order for it to be ready for the start of the student rental season in September.

This meant 40 tradespeople would be working on the property at any one time, each controlling their own area of the project.

Johal needed to be able to completely trust that every team member was able to work both autonomously and collectively to make sure the building would be completed on time and would meet all necessary inspection requirements.

The heat pumps operate in a cascade so each is brought on line to meet the increasing demand for heat. Their outputs are controlled in response to the outdoor temperature, to keep 76 newly installed radiators at the optimum temperature.

A gas boiler was fitted to supplement the heat pumps when temperatures drop especially low, and also to provide hot water, which is stored in two 500 litre cylinders.

Benefits and outcomes The heat pump alone provide 92 percent of Victoria Chambers’ heating requirement, which will save Johal approximately £1,000 per year, compared to the cost of gas for a traditional heating system at the same property.

What we did GreenACT designed and specified the hybrid heating system and managed the whole installation through to commissioning and certification.
