s a designer, I am often asked whether I like the interiors of the latest restaurant or the lobby of a hyped hotel. And when I am asked, I’m always cautious to answer. Not because I’m afraid to offend anyone, but rather JOSEPH because as a designer, my PUBILLONES “likes” will possibly be different. Since the 3rd Century BC in Greece, the expression “beauty is in the eye of the beholder” has existed...and for a good reason. Good taste throughout time has also been referred to as “the ability to select the right item for the right location at the right time.” This is generally true when it comes to fashion, art, architecture, manners of expression and art. All this means is that “beauty” and “good taste” are versatile, and what may be appealing to one person may be horrible to the next. In design — and interior design more specifically — these concepts of “beauty” and “good taste” are subject to what we are accustomed to expect visually. What surrounds us — i.e. what we’ve seen in person and what is fed to us through shelter magazines and televised home improvement shows — determine some of the factors that can affect our own opinions. From these different sources, we draw visual cues as to what we think is correct, acceptable and tasteful. Clients often ask their designers to come up with the very best design. Throughout the design process, they ask whether this or that is the very best design out there. The truth is that for every design, there are hundreds of different designs that can be just as successful. I endorse another notion of “good taste,” which is the application of the principles of design to solve whatever design problem may arise, where not only is the appearance successful, but that the function is agreeable and comfortable to the user. I genuinely believe that comfort is the ultimate luxury. If a design is not comfortable, no matter how aesthetically pleasing it may be, the user will not appreciate the benefit of the beauty or the good taste. Interior design is an art form to some, but in reality it is much more. Designers

are continuous students of how things work, how products are used, what is luxurious or not, what colors are pleasing and the study of how these things impact human behavior. In essence, great interior designers are master observers of life and all surroundings. While it can be said that good taste is a trait that some may have naturally, it can also be something that some can acquire and develop. To gain insight, I suggest constant travel and exposure to as many different experiences and environments as possible. Traveling is my best source of inspiration, and something that I advocate to all. Looking at things from a different environment changes one’s perspective. As an interior designer, I always seek to make each project representative of clients’ personalities, their likes and their particular needs. Each trip I take and every experience I have ultimately helps me to resolve these eternal questions: “Is it beautiful?” and “Is it in good taste?” The answer is: “It is perfect for you!” Joseph Pubillones is the owner of Joseph Pubillones Interiors, an award-winning interior design firm based in Palm Beach, Florida. How to create a flexible guest room

T

here are many ways to create a flexible guest room. You can often grab inspiration from hotel rooms because they operate from the perspective of providing not only the obviously required bed but also a working desk, comfy seating and a TV. CHRISTINE Maybe some of the surBRUN faces are too harsh for home use, but you can adapt the basic ideas easily and turn them into the exact level of comfort you desire in your house. In hotels you will find headboards attached to walls. Not only is this a space-saving concept but it can also be very economical. Know that you can contact a local upholstery shop and commission an upholstered headboard that can be attached either to the metal bed frame or the wall for stability. Pay attention to the type of fabric because the oils from hair will ruin many textiles. Look for textured-vinyl or woven-leather wallcoverings that can be cleaned. Choose a textured fabric made from a blend of fibers that will tolerate being cleaned occasionally. The headboard can also be made of wood. If you have no room for the 3 to 4 inches of depth that a headboard occupies, consider peel-off decorative decals. Companies such as RoomMates Decor and Wall Pops are easy to access, or check on the ever-popular Overstock website for a wide range of affordable peel-and-stick decorative designs. You

might select one for under $45 that says, “What we love most about our home is who we share it with...,” or a full colored tree made of flowers that are 22 inches by 30 inches for just under $70. This platform bed offers a sleek arrangement with under-the-mattress storage drawers, a useful desk and overhead storage. The secret to this layout is an extremely comfortable mattress. Any time you use a platform-style bed you risk the possibility of a sleeping surface that is far too firm. Seek out a memory-foam single mattress, and investigate one of the following companies: Amerisleep, Loom & Leaf, Layla Mattress, Bear Mattress or Zinus. Another way to create a day-to-day shared space with the occasionally used guest room is to purchase a trundle bed. You can create a king-size bed for guests by using a pop-up-style mattress that only occupies the footprint of a twinsize bed. Do not expect that the twin will be particularly comfortable as a sofa, but it can be used for napping. The main advantage of using some edition of a trundle is that you can save floor space and use the room for a wider variety of purposes, from home office to hobby room. Consider maximizing the storage capacity of a guest closet when you wish to use your guest room for other purposes. I worked with a woman who made exquisite custom note cards and shared the guest room with her hobby. She carefully created dozens of tiny storage drawers

for her embellishments, stationary and card stock. It was all done in white, and although there were many cupboards, drawers and bins, it was attractive and clean-looking. You could do the same if your hobby were tying fishing flies or quilting or stamp collecting! The secret is hiding or concealing the storage. Finally, remember to include an art piece that is transformational. It should

be neither too feminine nor too masculine. You will want something that stirs imagination; travel themes, animals and images of nature are always a safe bet. How do you update a popcorn ceiling? A

popcorn ceiling, otherwise known as an acoustic ceiling, is a ceiling that’s been sprayed with a textured coating. A popular design element between the 1950s and the MEGAN ALDERTON 1980s, the texture is useful for hiding imperfections but is now considered outdated.

WHY REMOVE A POPCORN TEXTURE? Popcorn ceilings are not only behind the times, but they’re also difficult to repair and clean. What’s more, they may deter potential buyers if and when the time comes to sell your home. There’s also a chance that your popcorn ceiling may contain asbestos. Asbestos was used in popcorn ceiling treatments until the Clean Air Act banned its use in 1978. It’s most commonly found in the ceilings of homes built in the 1950s and 1960s. If inhaled, asbestos can cause serious respiratory health issues.

Kids room transformation: Ellie’s room ‌I

t’s amazing how quickly kids grow. I’m gaining a new appreciation for this as my grandbaby Maeve seems to change before my eyes, leaving her toddlerhood behind and becoming an MARY indomitable little girl CAROL with the world by the GARRITY tail. As a lover of interior design, it’s particularly fun for me to watch as children mature and discover their own design tastes. Over the nearly three decades I’ve had the pleasure to own Nell Hill’s, I’ve helped new mommas design their baby’s nurseries. Then, in the blink of an eye, we’re redoing the room for their elementary students, then tweens, then teens. The Cook family is one that I’ve loved to watch grow. When we first featured Lisa, Jon and their three adorable daughters in my book “Feather Your Nest” 11 years ago, the girls were itty-bitty. Now, the Cook girls are beautiful young women, pursuing their own dreams and passions. Lisa, their amazingly talented art director mom, has worked with each one of them as they’ve grown to transform their bedrooms into spaces that reflect each girl’s unique spark. In the next three weeks, we’ll peek in on each of the girls’ rooms to see what’s new. We’re starting with 18-year-old Ellie, who is now a freshman in college, majoring in communications. Ellie loves to decorate. When she and Lisa come into the store, we have a blast. So she worked hand in hand with Lisa on reimagining her room. The duo knew they wanted to keep a few of the key pieces they loved, but give the space an entirely new look. Lisa is the queen of remaking furnishings, so she was up for the challenge of updating existing pieces and adding just enough new finds to make the room look brand-new. One trick Lisa used was pushing Ellie’s little girl twin beds together so they functioned like a king. They picked out a mix of cheery fabrics to splash over the bed and a vibrant black and white rug to camouflage the carpet. A sunny corner of the room is home to this plucky dressmaker’s

One of the new pieces in Ellie’s room renno was this campaign desk, a perfect spot to do homework and gaze out over the garden, dreaming of the future. The accents they chose for her desktop give you a lot of insight into this powerful young woman’s personality. An old fashioned desk nameplate says: “I’M NOT BOSSY. I am the boss.” Lisa loves antiques. But her girls do not. So they came up with a compromise when redecorating the rooms, so everyone was happy: When possible, all antiques would get a modern facelift. Lisa updated this antique bamboo sofa by spray painting it black

and upholstering the cushions in a vibrant magenta fabric trimmed in orange. “When you put a fun fabric on it, it makes it acceptable to the girls,” Lisa laughed. Another way Lisa and Ellie breathed new life into the room was to swap out the old lamps with new. Simply by updating lamps, you take a room from dated to fresh in a snap. The pair of stylized foo dog-inspired lamps stand watch on either side of Ellie’s desk. This column was adapted from Mary Carol Garrity’s blog at www.nellhills. com. YARDSMART:

5 fan palm behavior problems ‌T

he first Spanish explorers never saw our native California palms, but desert tribes knew them well. These huge fat-trunk, slow-growing natives are survivors of much earlier forests that died out eons ago due to climate change. All that MAUREEN remain are isolated groves GILMER at desert springs where there is still enough water to maintain the survivors. From these isolated stands come our entire fan palm population. Here in Palm Springs, Calif., Washingtonia robusta became vital to the survival of Native Americans due to limited desert resources. They harvested the fruits and fronds and wood of the trees for food and building materials. The palms were as essential to desert people as buffalo were to plains tribes. Despite our affinity for these great natives and their skinny brothers the very tall Mexican fan palm, there are important caveats. As the trees grow older, their unexpected behaviors should be known to everyone who owns or wants to own one. 1. Palm reproduction makes litter. Every year, a mature palm produces with long sprays of thousands of tiny white flowers that explode out of the foliage head. Once pollinated, petals are blown away in a snowstorm that litters the ground and the pool. The fruit is borne on long stems maturing into pea-sized black seed that rains down all around the tree. Seeds on paving are a hazard to foot traffic like ball bearings. Where they fall on soil, they germinate into a lawn of thin green blades. It’s a maintenance nightmare to pull them all out of flower beds. Where it’s a problem, flower stalks are trimmed back early to avoid the reproductive process altogether. 2. Palms are dangerous in high winds. Palms retain their dead fronds, the “skirt,” which accumulates beneath the green living head of the palm. The native California palms hold their fronds indefinitely, well illustrated by those in the wild. However, occasionally they have been known to drop a full skirt in extreme wind events. Even a single wick-

The wild palms in habitat are easily accessed in the Indian Canyons of south Palm Springs. edly-thorned stem can damage people, buildings, cars and landscaping, causing significant liability. 3. Palm skirts are alive with pests. In the wild, native palm skirts contain a whole ecosystem for wildlife, particularly rodents and birds. Over time, the skirt can become so large that whole colonies of animals reside there together. This isn’t a problem away from homes, but in town, skirts will make neighbors very unhappy. Pigeons love to nest there, splattering the trunk and ground with white excrement. Rats nesting in the skirts are safe from coyotes. If the palm is close to the house, rats use it to access your roof and eventually get inside. Snakes even climb the palms to feed on baby birds and rats. Moreover, bats, potential carriers of rabies, roost in skirts, littering the ground with potentially toxic feces. After recent wildfires, palm skirts proved an important fuel for fast moving flames in urban areas. 4. Palms need access for trimmers. We love to plant around palm trees, but space should be reserved for tree trimmers and their ladders. When they cut fronds, they fall freely, crushing the plants around the trunk. Then the folks who pick up the fronds and carry them to the trucks stomp everything else. And if the palm is along your property line, all of the above can be-

A small fan palm today is a monster tomorrow because Washingtonias grow so fast. Damage to masonry is not so much the roots, but the rapid growth and expanding diameter. They are usually volunteers from seeds that fall into slots against wall foundations. These create so much pressure the wall may be cracked or pushed over. There is nothing more elegant than a well lighted California fan palm specimen in the night garden. Growing them

in small spaces, however, is a big responsibility. More than one gardener has quit and neighbors have become sworn enemies when big palms put people, their homes and cars in peril. ‌Q

uestion: Dear Ed, we’re looking into bath tubs for our new bathroom plans and came across the term “combination bath.” Can you please explain the term and give us some features ED DEL of combination bathtubs? GRANDE - Phil, Nebraska Answer: Part of the confusion about combination baths or combo baths is they can be a few different types of bathtubs. From my experience, I consider a combo tub to be a bathtub that has at least two flagship features built into one single bathtub. For instance, a whirlpool tub offers hydro-massage therapy and uses a pump to provide a powerful massage, while a bubble massage tub uses an air blower with tiny holes in the tub base and gently lets the bubbles rise around you for an easy massage. They are two completely different bathing experiences, but both are very enjoyable.

Install mirrors on closet doors ‌D

ear James: The dressing area in my master bedroom is not as bright as I would like. I thought about hanging a mirror somewhere, perhaps on the closet door. Will this really help my problem much? — JAMES DULLEY Mary T Dear Mary: Using mirrors is an excellent and effective method to brighten up any room. An added benefit is your room will also look much larger than it actually is. This can be a real plus in a relatively small and dark dressing area. The actual amount of increased brightness will depend on both where the existing source of light is located and the wall covering. If you are lucky and the light source is located properly, it may reflect off the mirror exactly to the spot where you need it. If your dressing room has dark patterned wallpaper, which now absorbs light, the improvement will be even greater. Just a note about locating the mirror. Many people think that since a mirror reflects light, it will also reflect heat. Since

you may often be just partially dressed and perhaps chilly in a dressing room, you may think about hanging the mirror directly across where you stand to reflect your body heat. Glass mirrors don’t reflect heat, so it will not help this. Using the closet door for the mirrored surface is an excellent idea. The outside of a closet door is generally not used for anything else, so you will not be losing any usable wall space. Closet doors are often located in the center of a dressing room wall, so the mirror will provide more even light distribution. You have two options for hanging a mirror on the closet door: adding a mirror or installing a mirror door kit. Long mirrors can be purchased at home center stores or can be custom-made. Hanging a standard mirror can have that “add-on” appearance. Custom-made ones with fancy beveled edges and professionally installed look great, but they are expensive. A better option is switching out the old door for a mirrored door kit. These are often available as sliding doors where each side bypasses the other or hinged bi-fold doors. The hinged bi-fold ones are particularly functional because you can partially open a door. This changes the angle of the mirror so the light can be directed to exactly where you need it at that time. Depending on the decor of your bedroom, you can choose among several general designs of mirrored door kits. Some of the most attractive ones have real wood edge moldings or solid hardwood surrounds in cherry and oak. More contemporary ones are frameless with the mirror covering the entire door. The less expensive ones have a thin metal frame around the mirror. Prices

range from about $75 to more than $500 for a large, wood-trimmed door. If you need a custom-size door, the additional cost is about $75. It is not difficult to install a mirror door kit yourself, but it can be heavy, so you may need a helper. If you are not a handy do-it-yourselfer, the bypass sliding doors are easier to install. You just have to installing the upper track to the top of closet opening and the lower track on the floor. It operates very similar to a sliding shower door. Installing the hinged bifold doors requires a little more careful alignment.

AAS Flower Award winners announced ‌W

hen you are looking at garden catalogs and plants in the garden center, it is sometimes difficult to know how well a plant is going to do in your garden. All-America Selections is an independent nonprofit testing JEFF RUGG organization that tests new plants. It has more than 60 test gardens, from Alaska and Canada, to California and Florida. It also has more than 175 display gardens all across the continent that are used not for judging but for showing gardeners how well the plants grow locally. The judges evaluate the plants all season long, not just at the end of season harvest. Only the entries with the highest nationwide average score are considered to be worthy of a national AAS award. Some plants will do better in a hot, dry climate or a cool, humid region and therefore wouldn’t win a national award, so the country is divided into six regions and a plant might win one or more regional awards. The flowering plants are evaluated for

desirable qualities such as novel flower forms, flower colors, flowers held above the leaves, fragrance, length of flowering season, and disease or pest tolerance or resistance. When you see the red, white and blue logo of AAS on seed packets and bedding plant tags or in catalogs, you can expect the plant to do well in your garden. Even AAS winners from several years ago are more

likely to prove successful than non-winners. This week we discuss the flowers, and next week the vegetables. I like canna plants, and the 2013 AAS winner South Pacific Scarlet has a new addition to the family. South Pacific Orange is unusual not only for its flower color but also for being grown from seeds, not Please see WINNERS, Page H18

Closet space can be used as office or bedroom ‌D ear Edith: I’m enclosing two pictures. The first photo is the closet in our entryway. The second photo shows how the back of the closet is a wall shared with a 12-by-15EDITH LANK foot room that we use as a home office. We’re thinking about putting a door on the backside of the closet so it could be accessed from the office. We’re thinking that this little project would make our home marketable as a four-bedroom instead of a three-bedroom. There are not a lot of four- bedroom homes in our town. We would be curious to know your opinion. — J. and A. Answer: I don’t see anything wrong with your project. You might even partition the closet so part would still do for visitor’s coats while the rest could hold private bedroom stuff or, for now, office supplies. Some buyers, of course, would still prefer the arrangement you have now. More and more people are using home offices these days. But once you have that closet, you could advertise that your home

has “three bedrooms plus office, den or fourth bedroom.”

the house. Which is right? — B. L., askedith.com Answer: It depends. In some areas, property taxes remain the same when ownership of a house is transferred, so you can be sure the tax bill the seller received this year is the same as the one you’ll receive next year, except for any community-wide increases. Elsewhere, the assessment (valuation of the property for tax purposes) automatically changes to reflect your purchase price. The next bill would be based on that figure. If you’ve started house hunting, find out which applies in that area. And for each house you look at, be sure you’re informed of the true tax figure before you sign an offer to buy. Depending on the area, the sellers might have a tax abatement for senior citizens, those with low income, veterans or religious organizations. On the other hand, some localities add on to property taxes items like sidewalk snowplowing, unpaid water bills. Eventually, you’ll settle up with the seller of your house and reimburse the seller for property taxes already paid for the coming months.

What do window performance ratings mean?

‌I

f you’re in the market for new home windows, you’re probably hearing a lot about window performance. And if you’re not well-versed in window technologies, you may be MEGAN wondering just what that LINHOFF means. In a nutshell, performance ratings measure a window’s energy efficiency. They tell you how well a certain window will regulate the flow of heat, light and air entering and escaping your home. To understand window performance, you should be looking for two important labels: the ENERGY STAR label and the NFRC certification label. The ENERGY STAR label proves that a window has been independently certified and verified to perform at levels that meet or exceed energy efficiency guidelines set by the U.S. Environmental Protection Agency. The ENERGY ZONE climate zone map will help you choose windows specifically suited to perform in the type of climate in which you live. The NFRC certification label verifies conformance with standards set by the

National Fenestration Rating Council—a nonprofit organization that independently assesses and issues ratings for window products. NFRC ratings provide detailed information regarding a window’s critical performance factors, expressed in four values: U-factor: A U-factor, which ranges from 0.20 and 1.20, tells you how well a window will keep heat from escaping the inside of a room. The lower the number, the better the heat retention. A window with a U-factor of 0.15, for example, offers better insulating properties than a window with a U-factor of 0.30. Solar Heat Gain Coefficient (SHGC): The Solar Heat Gain Coefficient, which ranges from 0 to 1, measures how well a window can resist unwanted solar heat gain (i.e., heat generated from sunlight coming into the window). The lower the number, the less you’ll spend on cooling in warmer temperatures. A window with an SHGC of 0.35, for example, will allow more heat to pass through the window than a product with an SHGC of 0.27. Visible transmittance (VT): Visible

Transmittance, which ranges from 0 to 1, measures how well a window will light your home with daylight. The higher the number, the more light is transmitted. So, a window with VT rating of 0.50 will allow less light into your home than a window with a VT rating of 0.75. Air Leakage: The Air Leakage rating, which ranges from 0.1 to 0.3, indicates how much air may be allowed through cracks in the window assembly. The lower the Air Leakage rating, the less air will pass through the cracks. Condensation: You may also see a condensation rating on the NFRC label. This rating, which ranges from 0 to 100, is optional for manufacturers to include. The higher this number, the better the window resists condensation.
