How to create a beautiful entryway

foyer creates a gracious entry to a home. The trouble in a tiny house is that there is rarely enough spare square footage available to create such a nicety. In most ranch-style homes built in the 1950s, for example, the CHRISTINE front door opened right into the living room. There BRUN might have been a half-wall between the living room and the front door to signify an entryway. In a condo built in the 1980s, a mere change of flooring was sometimes all that an owner would get. What space do you have to work with, and is it enough to create an entryway? In the wildly popular tiny house community, the idea of a reception area is laughable. The same is true for micro-units. Other design tricks must be utilized in order to give off the idea of some sort of separate entry area. Here are a few ways to create an entry. This example is one of my favorites because it combines the traditional design of an entry mirror with the functionality of a hall table. This design comes in three different sizes and four different woods. The simple lines will work with a variety of furniture styles, and the 4.5-inch depth is what makes it valuable in a tight space. A famous actress once said, “imagination is the highest kite one can fly” — that is surely true when working with a small space. Another way to signify an entryway is to hang an important piece of art on the wall nearest the front door. Underneath the frame, you might put a narrow bench, which will serve as a visual aesthetic more than a place to actually sit down, although it could hold keys or a tiny, collapsible umbrella. Most modern narrow benches will be based on the classic Chinese ones that are about 7 inches in depth and about 48 inches long. You can still find authentic ones, and there are reproductions of older rustic and refined designs. Maybe you’d like to add a plant stand by the door. The type of stand and what you plant depends on how much you want to spend (how valuable the plant is) and whether or not you have a rambunctious dog or little kids running around. I have kept a tall plant stand with a mirror in my entryway for years, and I learned

Reworking this area can enhance the look of your entire home. After all, the front porch, front door and entryway are a guest’s first impression of your home.

But, I’ve noticed that some of these faucet spray heads ED DEL pull out of the faucet body, GRANDE and some heads pull down. Pull-out and pull-down kitchen faucets are similar, and why one type may be chosen over the other can come down to vessel filling.

Do you recommend having the roof stick built with lumber or using pre-made roof trusses? — JAMES Arn T. DULLEY Dear Arn: For most homes, using roof trusses is a far better construction method than stick built roof framing. The main exception is if you plan to use the attic area for storage of large items. The web cross supports on the trusses may get in the way of large items and make it more difficult to move through the attic. There are many advantages to using trusses. They are an engineered product, so they are generally very strong. If your wing addition is going to be very large, trusses are strong enough to cover a longer span than standard roof rafters. In cold climates with a heavy snow load, this extra strength of trusses can be a significant advantage. Also, you will have more flexibility on the design of your rooms and the spacing of the walls because the trusses will not have to rest on a load-bearing wall.

Another key advantage is the uniformity of the size and shape of the trusses. This simplifies the construction of the roof because you know everything will line up properly. The lumber used in trusses is kiln dried so it is stable and relatively lightweight to handle. The ceiling in the rooms should be flat and true with trusses because the long bottom chord of each truss becomes the ceiling joist to which the ceiling drywall is nailed. If you prefer a vaulted ceiling, your builder can order scissor trusses in which the bottom chord is pitched at the angle of your ceiling. There are some tips to make it easier to install a truss roof. Although your builder will be doing most of the work, it would not be a bad idea to discuss the construction methods with him/her. Doing it the simplest way saves workers’ time and that reduces your labor costs. The trusses will be delivered to your building site in bundles strapped together. 9 tips for using mirrors in your space

irrors are one of those accessories that tend to be either overused or underused. They come in all shapes and sizes, colors and finishes, and as such serve as the perfect complement to nearly any space. Mirrors CATHY can be purposeful in design, HOBBS and if used thoughtfully, can add considerable value to a space both aesthetically and functionally. When looking for ways to use mirrors in your space, here are some top Design Recipes tips. 1. Experiment with size and scale. When it comes to good design there are no rules. Use pieces that you love. Consider using both small and large mirrors throughout your home depending on a particular room, choosing a mirror that is the appropriate size and scale. 2. Use mirrors in a series. Mirrors can serve a number of functional purposes that can really help enhance a space. For example, mirrors can serve as windows along a wall that doesn’t have any, or they can help brighten a space that may not receive much natural light. Placing mirrors in a series also helps elongate a space. 3. Go glamourous and ornate. When it comes to decor, a current trend is to blend modern and vintage. Using an ornate mirror is the perfect way to help glam up a space. 4. Mix patterns and shapes. Some of the most successful groupings involve mixing mirrors of different shapes and sizes to help create interest. Try using unexpected shapes such as circles, squares or ovals. 5. But often, little things we barely notice in our day-today routine can alter our mood when we walk through the door. First, a good base. One of my favorite tricks is to use a 60-inch square tablecloth, turned on the diagonal, placed at the center of the table. I think full-sized tablecloths are a waste. They are expensive, hard to launder and difficult to iron. The small squares give you the same lovely textile base, with none of the headaches. This tablecloth is all cotton, hand-blocked print, and is perfect for spring and summer. We also have a great group of handblocked print napkins right now that are as beautiful as they are fun. If you only have room for one set of dishes, make them white, because they allow you to create a million different looks on your table. If you have space for

nce upon a not-so-long time ago, you heard cocktail chatter that went something like this: “Oh! Not another all-beige room!” or “Ghastly gray” or “More white???” These disparaging comments are not what homeowners like to hear about their homes. s. Lank: I am going to take your advice and interview some agents about selling my house. How likely is it that they will negotiate how much they will charge in commission? Are the rates set by law, or can I bargain? — L. W. EDITH LANK Answer: In any given area, real estate commissions cluster around one particular rate. Those rates are not set by law, however. They are completely negotiable between the property owner and the agent — legally, at least. Yes, some sales — a few — do go through at lower-than-usual fees. That’s probably most likely in unusual circumstances — perhaps a home that’s offered at a discount because a quick sale is important. On the other hand, some properties — out-oftown tracts of land that are difficult to reach, for example — may offer higher commissions. In most instances, though, all local brokers do end up charging the same percentage of eventual sale price. For starters, understand that in many cases — probably most — you will be listing your property with the company, not

with the individual agent sitting in your living room. When your place is sold, you’ll pay commission to the office, which will then share with your agent. If you did negotiate a lower rate, it would have to be OK’d by that agent’s supervising broker, the person the state considers responsible for all the company’s business. If your agent’s firm belongs to a multiple listing service, this will put almost all local brokers at your service. After the sale, commission will be shared, usually 50-50, between your listing firm and the selling brokerage. This exposes your property to the largest pool of buyers and is to your advantage because it is likely to produce the highest sale price. You’ll want cooperating brokers picking out your place to show to their buyers, but the offer of lower commission might leave your home overlooked. Sometimes, though, it’s possible to execute a side agreement — full commission if yours ends up as a cross sale (involving another brokerage), and a lower rate if your original agency has an in-house sale and won’t have to share. Again, any change in the firm’s usual policy would require

approval by the supervising broker. This type of listing is more attractive to brokers when it’s linked to an expensive property. Discount brokers will offer you lower rates in return for fewer services. There’s nothing wrong with that if you understand what’s involved and which tasks — showing the property, for instance — you’ll have to perform on your own. In general, though, following local custom will bring you the best service and the most satisfactory outcome.

BY THE NUMBERS

The ideal fire pit is between 3 and 4 feet wide and about 18 inches tall. If it’s taller, you won’t feel its warmth; if it’s shorter, it will present a safety hazard. Keep your local climate in mind. If the wind tends to blow in a particular direction, consider how you can position your fire feature to avoid sending smoke in the direction of your neighbors. A pit should be lined with a noncombustible stone. Fire brick and fire clay mortar are designed to handle high temperatures. You don’t want to build your fixture purely out of concrete, as direct exposure to fire can damage concrete over time. You can purchase a DIY fire pit from a retail store for a few hundred dollars. A permanent professional installation starts at about $1,000 and can go up to $5,000, depending on features.

WHAT KIND OF FIRE FEATURE CAN I INSTALL? When it comes to fire features, there’s a style and material to fit every space and budget. You can purchase a ready-made, gas-powered fire pit; build a traditional stone circle; or install an outdoor fireplace complete with elaborate masonry. And a clever installer can build a fire pillar, a fire table or an installation fixed directly into your deck - even a fire pit surrounded by water features. Instead of relying on folding chairs, you can install a sitting wall around the pit for permanent seating. Fire pits present a variety of design options. The base lining materials are more than a physical foundation; they establish the aesthetic. Noncombustible pebbles come in a wide array of colors. Glass crystals present a sophisticated look, and colored rocks offer an earthy feel.

Fire pits can provide delightful entertainment for family and friends, but exercise caution to keep the flames where they belong. Trim nearby trees and bushes of limbs hanging near flames. Keep a minimum safe distance between your fire pit and any structures. You should put at least 10 feet between your pit and garage, house or shed. Local laws and homeowner association codes may dictate specific lengths. Prevent children from getting too close to the fire. A fire pit screen provides some protection from falling in, and it keeps sparks from flying out. Never leave your fire pit unattended. Be sure you have a fire extinguisher on hand and ready to use. The extinguisher should be rated for the type of fuel source - A-rated extinguishers work on trash, wood and paper; B-rated extinguishers fight liquid fires, including gas and kerosene; C-rated put out electrical fires.

Bleeding heart is ideal native perennial for shade in dry gardens ‌T

hey crouched at the toe of a north-facing cliff, all hearts and flowers in a mass of pink. It flew by so fast I was unable to look closely, so I parked and hiked back to the rock face. Fine land slide material had built up over many years in one spot, just inches at the toe. In this well-drained, relatively infertile mineral soil grew MAUREEN the Pacific bleeding heart (Dicentra formosa). It was GILMER my first view of the plants in habitat, a very curious place for an understory perennial to grow. The plant was large, so it had been growing there a long time. The species, like many herbaceous California perennials, dies back with late summer drought, then flourishes again with the rains. That means it liked it right there, and if we create similar conditions with northerly exposures and rapid drainage, the species becomes an ideal native perennial for shade in the dry colorful garden. It also dies back in time for wildfire season in the West. The bleeding heart I knew in horticulture is native to China, where it was taken from the mountains and planted in gardens early on. It did not come west until Robert Fortune gathered one from a mandarin’s garden around 1850, and sent it to Kew. The Victorian rage for anything sentimental made the heart-shaped flowers wildly popular in gardens. Naturally this was shared in America, where division made them easy to multiply. Since then it has become a beloved plant, with sentimentally shaped flowers appealing to just about everyone. The long sprays of dangling magenta hearts on thin wands are charming as they bob and sway in the breeze, although it’s not a wind-tolerant plant. It is, however, the best choice for spring beauty around large shade trees where ferns and sedges thrive. The results of European breeding have resulted in superior varieties. The long-time garden favorite is the variety ‘Luxuriant,’ which is a big beautiful plant widely used by the landscape industry. That means it’s proven to not have termi-

nal problems in the future. The Dutch have been breeding Dicentras for some time now, seeking hybrid variations in the plants to start a new named form. Many are the results of crossing Dicentra spectabilis (Zone 3) with Dicentra formosa. Others are the result of crossing their offspring. This intensifies the genes that hail from two different continents separated by the Pacific. It is also remarkable that both species evolved separately to become so similar. This makes it possible for the dominant drought-resistant genes of the native to be more easily transferred on to the next hybrid generation. The roadside plant in alluvial deposits is not typical for Dicentras. They live in a woodland environment where there is a porous duff layer on top of the soil. Feeder roots grow active with the first winter rains in California, drawing nutrition from decomposition at the soil surface. In gardens, create a similar condition with mulch for surface rooting and water conservation. MAUREEN GILMER PHOTOS/TNS‌ Use bleeding heart as a problem solver. Up close the heart-shaped flowers show why they were beloved heirlooms. Bring color to barren side yard views along with very early bulbs. Plant them around your coast redwoods to share their natural duff. It’s traditional in China to plant bleeding hearts in conjunction with rock work, perhaps because they are found in the wild in such associations. In times of drought, consider growing native Dicentra formosa for a beautiful plant that thrives during the rainy season, then dies back to the ground for heat of fall.
