Mortgage interest payment is in arrears ‌D

ear Ms. Lank: This past November, I made my normal mortgage payment. Then, in the middle of that month, we sold the house. And at the closing, I paid off the whole remaining loan.

Now they are after me to EDITH pay interest on that mortLANK gage for Nov. 1 through Nov. 15. But I already paid for the whole month of November. In fact, they should refund me half a month’s interest for the rest of November.

A person at the bank just told me the November payment included interest for the month of October. That doesn’t sound right to me. — O. Q. Answer: It is right, though.

The opposite of “in advance” is “in arrears,” and that’s how mortgage interest is paid. If you have the papers from back when you took out that loan, you’ll see that your first payment wasn’t due till after a full month had passed.

Sold Cottage

Dear Edith: My sister and I inherited a cottage three years ago. Last year, we sold it.

Do I have to pay income tax on my share of the sale? — L. R. Answer: The IRS has received a report of that sale, and its computers will be looking for a matching income tax report from each of you. Your cost basis was probably half the value of the cottage when you inherited it. You could be liable for any amount you received over that figure, but you’re entitled to deduct your costs of selling.

You may not have any tax to pay, if you took a loss on the sale, though the matter could be more complicated if you rented the cottage out while you owned it.

It’s wise to have professional help with your tax return for the year in which you sell real estate.

Old Problems

Dear Ms. Lank: Is there any way we can go after the seller for problems on a house we bought five years ago?

The seller must have known about them but never told us. Some of the electric service wasn’t legal, for instance. The septic system wasn’t either. What can we do? Any advice is welcome. — T. F. Answer: I don’t know how many years you have to go after the seller for

undisclosed defects. Ask your questions to a real estate attorney. Take along any papers, including bills and estimates for repairs, for an efficient interview.

If the lawyer thinks you may have a claim that isn’t high enough to warrant further legal expense, ask for advice about taking the seller into small claims court on your own.

Dear Edith: Recently, I was involved in cleaning out and preparing a house in another state for sale. A relative died, and I was the executor.

I have read many times your advice about pricing a house right. My intention was to move it quickly. I used a real estate agent who knows the area, did her homework and was realistic about what needed to be done.

We got a good offer less than a week after the house was on the market. Settlement took place at the end of the next month.

He immediately grasped the situation and offered to get the house cleaned out, send stuff to charities, arrange repairs, contact the post office — everything we couldn’t do from home. And he recommended about the same asking price the others did.

How should I maintain my car in winter?

s winter drags on and the temperature keeps dropping, the last thing you need is for your car to fizzle out on you. Follow these tips to ensure your vehicle starts up easily with the turn of a key.

What to do before you drive

If you haven’t done so already, hire a mechanic to take a look at your car and winterize it. Batteries, spark plugs, fluids and delivery lines all take more wear and tear in cold weather. Get an oil change before the season begins, making sure to use the oil viscosity recommended by the manufacturer for cold weather vehicle operation. he only thing harder than setting a realistic remodeling budget is sticking to it. The secret? Knowing when to splurge and when to save. When to splurge

It’s not worth cutting corners on the following five items:

Long-lasting paint

Cheap contractor-grade paint goes on thin and is prone to fading, staining and other flaws that make for an eyesore. Ring in the New Year with an interior designer

inging in the new year can be an uplifting experience for some and a time of melancholy for others. Resolutions are hard to keep, and transitions are difficult JOSEPH PUBILLONES to manage for some — even though, in the end, they are in our best interest. The end of one year and the beginning of another year is symbolic. For many, this milestone is the perfect moment to strategize a renovation — or “reno” — of their current home.

Many homeowners wish they could make all of these changes happen in a day.

It’s hard, but someone has to break the news: It’s just not going to happen that way. Only in certain TV home-reno programs does that kind of immediate change

happen. The truth is, behind the scenes, there have been countless hours, probably months of planning and professional labor crews orchestrated and scheduled to make these makeovers appear like magic.

But I digress.

The real world is full of mistakes, surprises and inspections that can make even the smallest change take at least one month’s time.

Don’t wing it! To avoid letdowns, the first thing to consider is a scope-of-work list. This will give you and your contractor — if you’re using one — a good idea of the extent of the work. This also will help you to generate a time schedule and a list of supplies and materials you will need for every area. You can find computer software that will help you track and manage

expenses. Yet another list this will generate is a budget. A project almost always will cost you more than you budget, but at least this way, you can keep track and know when to rein in your desire for the very best of everything.

Now, when it comes to styling your project, perhaps you do color well; a lot of people claim to have good ideas and taste.

But is it worth taking a risk and making a big mistake? Why not call a professional to give you a hand? Even if it means breaking up the project into several phases in order to afford a designer, I highly recommend it. A good designer will listen to your needs and take into account all of the minutiae that may slip your mind.

In the end, most homeowners redo their interiors every seven to 10 years on

average. Why not invest in having it done correctly? Besides, in every community, there are all types of interior designers to accommodate all kinds of wants and budgets.

Go ahead and ring in the new year with a game plan to call your favorite designer, someone who fits your style and your budget. Hiring a designer is not a luxury, but wise management of your main investment: your home. Your efforts and your investment will show well and be worth more in the long run. Happy New Year!

uestion: Dear Ed: We have a family game room in our basement, complete with a half-bath. Between friends and family, this ED DEL large room is the busiest GRANDE area in our home and has a lot of bathroom traffic.

Any ideas on the new type of toilet I should install in my busy bathroom?

- Fred, Michigan Answer: For busy bathrooms, there are usually three toilet issues to address.

First, you want a toilet made for extra-heavy use. Look for options like three-bolt tank-to-bowl connections and metal flushing handle assemblies.

Second, you want maintenance features like full-bowl rinsing and a molded-in sanitary guard to help deflect liquids from getting between the tank and bowl.

Finally, the flushing system should incorporate water-saving technology.

Keep your gutters flowing with regular maintenance

‌D

ear James: From the ground, the gutters don’t look dirty, but when it rains, water overflows and runs down the walls. I think it may discolor the siding. What is causing them to overflow and how can I fix it? — Karen J. Dear Karen: There are several causes of overflowing gutters. They are either clogged, rusted JAMES and leak at the DULLEY seams, and/or they are loose or sloped the incorrect direction. You will not know which of the problems you have until you get up on a ladder to clean and actually inspect the gutters.

Overflowing gutters can cause more problems than just staining the siding. The repeated dampness may cause wood siding to rot. A more serious problem is when the gutters overflow and the water backs up under the shingles and gets inside the wall cavity.

The likelihood of termite infestation also increases.

You really should clean and inspect your gutters twice a year, in autumn and spring. If you cannot do it yourself and cannot afford two cleanings per year, clean it once after the

last of the leaves have fallen in late autumn. Don’t wait until spring, because seeds will have sprouted, and it will be much more difficult to clean out.

If you have a single-story house, first use a gutter-cleaning attachment for a leaf blower/vacuum or a wet/ dry vacuum. These attachments have a long tube with a U-shaped bend on the end to reach into the gutters. Do this when it has not rained for several days so the debris in the gutters will be dry and more easily sucked into the tube.

Next, or if you have a twostory home, climb up on a ladder near the downspout end.

Always have a helper to steady the ladder. Move the ladder often and don’t try to stretch, as it is easy to lose your balance.

Wearing gloves, clean out the downspout opening and stuff a rag in the opening so debris will not fall into it. A garden trowel works well for scooping out the debris.

After you have the gutters cleaned out, remove the rag from the downspout opening.

Move the ladder to the other end of the gutter. Flush the gutter with a garden hose and observe the flow of the water. It should flow toward the

downspout, and there should be very little standing water when you turn off the water.

Also, check for leaks from beneath the gutters.

If you notice some leaky spots, hopefully they are at the seams. You can repair these with caulk and probably get many more years of service before the gutters need to be replaced. If the leaks are from a non-seam section, the gutters likely need to be replaced.

When water is left standing in the gutter, this means the slope of the gutter is incorrect or it is sagging. Changing the slope is a major job — one you may not want to tackle yourself. If there is just a sagging spot, several of the mounting nails have pulled out.

Don’t just drive the nails back into the holes. They may feel tight, but they will pull out during the next rain. Go to your home center and get some long gutter screws made for this purpose. They screw into the old mounting holes and support the gutter.

Protecting landscape and too much fertilizer

‌Q

uestion: Last year, we lost some shrubs to deer or rodents eating the trunks. I hope I am not too late to do something this year. Is there something I can treat them with to stop JEFF RUGG the damage?

Answer: There are many sprays, liquids and powders available at the store and created with home recipes, but all of them require multiple treatments, as they eventually wear off. During the winter, the snow cover may make it difficult to treat the lower parts of the stems where the rodents will be eating, hidden under the snow.

The strongest layer of protection is a physical barrier. Fencing of some kind

is best. Wrap a single-trunked tree in a layer of chicken wire or hardware cloth.

Chicken wire may have large enough holes to let mice and voles nibble on the bark, so a couple of wraps around the trunk may be necessary. The fencing may need to be raised higher if snow creates an artificial higher ground layer.

If animals are eating the ends of branches, then the sprays work well, but they need to be reapplied during the winter. The spray may need to be applied when the temperature is above 40 degrees F, so that may limit is use.

Q: Some of my houseplants are beginning to look bad. I am doing the best I can to give them light, keeping the soil damp and fertilizing. I have placed some trays

of water among the plants to try to keep the humidity up. The one thing I have noticed is that the plants that look the worst also have a white crust on the top of the soil. I don’t know what is making the deposit. I have not seen any insects or worms in the soil. What could be the problem?

A: The white crust is salt buildup, probably from too much fertilizer being applied. The chemicals in most fertilizers are salts. The salts dissolve in water and then move into the plant. The salt that doesn’t make it into the plant moves through the soil in the water. We expect water to move downward in the soil, and it does in the garden. However, in pots, some of the water moves upward, carry-

ing salt. When the water evaporates into the air, salt is left on the top of the soil.

The white crust is letting you know that there is too much fertilizer in the pot. The extra fertilizer salt in the soil that hasn’t moved up to the crust yet has the potential to kill the plant roots. Extra salt that does make it into the plant will travel all the way to the outer edges of the leaves. It will build up at that point and kill the leaf edges. So brown edges are another sign of too much fertilizer.

Using an organic fertilizer may help because of the slow release of the nutrients, but there are still salts that go into the plant. Cut back on the fertilizer applications during the winter when the plants are indoors.

ear James: Now that I am living alone, I can finally install a neat mailbox instead of the old black one.

What types of decorative mailboxes do you recommend, and will it JAMES be difficult for me to install DULLEY it myself? — Cathy R. Dear Cathy: The array of decorative mailboxes is nearly endless. You can find them at home centers, craft shops, craft fairs and many online sources. If you have the skills to get the old mailbox off the post or the entire post out of the ground, you will have no problems installing the new one.

Decorative mailboxes are attractive, and they give your home character, but one may also attract the attention of vandals. High school kids like to drive by and play “mailbox baseball” with a bat. In some areas, as many as 35 percent of the mailboxes are destroyed each year.

A fancy new mailbox may draw the kids’ attention. Check with your local police to determine if it is a serious problem in your area. Some decorative mailboxes can be quite expensive, and you won’t

want to replace it several times each year.

If your area has problems with mailbox baseball, consider installing just a plain, strong steel mailbox. It will not draw their attention. And, should they attempt to whack it with a bat, they will damage the bat more than the mailbox. Protective steel covers are also available to fit over an existing mailbox.

Plastic mailboxes are a durable option, and they tend to resist dents. Plastic can easily be painted and is easy to drill holes through. This will allow you to let your creative juices flow and decorate it as you wish. Is an open kitchen really for you? ‌E

veryone says they love a large, open kitchen they can entertain in. But is that really a practical solution? How much entertaining do you do? Or do you just like the thought of entertaining? Reality and perception of the way we live are often at odds with each other and can guide us to make mistakes that are costly and unpractical.

Most new home developJOSEPH ments, from single-family PUBILLONES homes to townhouses to condominiums, are designed under the assumption that everyone wants a large, open kitchen. You walk into any model home and sleek kitchens and stainless-steel appliances are there to make you salivate.

But ask anyone who does the cooking or housekeeping and their answers are likely to shock you.

Most chefs, even the celebrity kind in fancy restaurants, will tell you they prefer a small — but well-organized — kitchen.

While most open kitchens are large to wow the dining audience, most behind-thescenes kitchens are no larger than the size of two walk-in closets. Why, you may ask?

Well, when you are in the kitchen and on your feet for 8 to 12 hours, you prefer your equipment, storage and wash-up areas to be just a few feet apart. Efficiency — and lessened physical fatigue — are the main reasons for preferring a small kitchen.

So if these are the insider secrets from chefs who spend all day and night in their kitchens, why do so many of us want a large kitchen? The answer is simple: It is for show, just like the ones seen in large upscale restaurants. I always like to please my clients, and if they ask for an open kitchen, they usually get an open kitchen, but I try to make them aware of the pluses and minuses of an open kitchen versus a closed kitchen.

In an open kitchen, it is true that the homeowner or cook is able to interact with their guests almost seamlessly, and that is great for conversation. But it is also dis-

uestion: This is a photo of a hard rock maple dresser with an adjustable mirror. It has an image of a spinning wheel in relief on the top drawer. The set includes ANNE the dresser; a full bed with MCCOLLAM a headboard, footboard and side rails; and a chest with four drawers. The image on the footboard is of a woman at a spinning wheel. The set has been in my family for at least 75 years and is in excellent condition. I could not find a manufacturer’s mark.

I would like to know whether it is an antique or it is simply old and also any other information you could provide.

Answer: Your set of hard rock maple bedroom furniture was made around 1950. Several furniture factories made pieces decorated with a variety of motifs in relief. A few of the most popular designs included spinning wheels, stagecoaches, covered wagons, nautical themes and Davy Crockett. At first

glance, your furniture appeared to be made by Virginia House. But because Virginia House always marked its furAmphora Porcelain niture with a Works was located in trademark, it Turn-Teplitz, Bohemia. is unlikely that Virginia House made your set.

Several other factories produced similar lines of bedroom sets, including Ethan Allen, Tell City and Huntley-Hill-Stockton.

Your set would probably be worth $600 to $1,200. If you could identify the maker, it could be worth more.

Q: This mark is on the bottom of a porcelain vase that I have. It is decorated with pastel flowers and green leaves, all in relief against a cream background. My vase stands about 8 inches tall, has gold

trim and is in perfect condition. It was a gift from a great-aunt and has been sitting in my china cabinet for years.

I don’t know anything about its history.

If you could provide some information about its vintage, maker and value, I would be grateful.

A: The mark you enclosed was used around 1910 by Amphora Porcelain Works. The pottery was founded by Hans and Carl Reissner, Rudolf Kessel and Edward Stellmacher in Turn-Teplitz, Bohemia, in 1892. They produced hand-decorated porcelain and earthenware that appealed to both Europe and the United States. Your vase was made in the late 1800s or the early 1900s and would be worth $250 to $325.

New adventures await Nell Hill’s and me ew Year’s Eve is a night where we look back and celebrate what has been. My heart was so full as I reflected on the nearly four decades spent with all of you at Nell Hill’s.

MARY I remember ...

CAROL Laboring to cut huge GARRITY wedges of imported cheeses with my mom’s dull butter knife, to tuck into the baskets we sold at the Gourmet Corner, before we became Nell Hill’s.

The fact that I didn’t know a thing about gourmet food, except that I liked to eat it, did not dull my enthusiasm as I blundered about, building the business.

Being “discovered” at the Kansas City Junior League Holiday Mart. As we sold out of inventory, my parents ran back and forth between Kansas City and Atchison to restock our booth. We couldn’t believe our good fortune.

The daily arrival of SUVs filled with girlfriends who made the hour-long trek to Atchison to shop and just spend time together. They packed in as much laughter and fun as they could, finding treasures for their homes, before they zipped back to pick up their kids at school.

Standing on my porch, welcoming guests to my spring, fall and holiday open houses or book signings. We never pulled off one of these grand shows without an adrenaline-fused photo finish. I can’t believe my staff and friends didn’t mutiny!

Working with customers every day at the store, helping them bring their vision for their home to life, solve some of their

most frustrating decorating challenges or prepare for a party or event.

Because of all of you, Nell Hill’s has been much more than a store. It’s been a celebration of friendship, with our homes as the convener. It’s three generations of women—grandma, daughters and granddaughters—starting their holiday season here. It’s young people building their lives, picking out their first sofa or table for their new home. It’s friends planning dinner parties, dropping by to get table top ideas to fuel their creativity. It’s laughter, encouragement, inspiration, fun.

There is no other way I’d rather live my life, than helping make these magic moments happen. I am so grateful to every member of my team, who have put up with my crazy ideas. To the customers who have trusted us with helping make their houses into homes. To all the lifelong friends I’ve made at this special place. To Dan and Kelly for sticking with me, even when all there was to eat in the house was popcorn and champagne because I worked late instead of going to the grocery store.

Now, I can’t wait for the next chapter.

So many great things still await us all. Come by and see me at the store in 2019 and meet Katie, the wonderful new guardian of Nell Hill’s. See you soon!
