A tale of two bedrooms
M
y mom loved a party. So I’m pretty sure that when our big, noisy clan gathers together in the little cottage next door, where she lived at the end of her life, she smiles down on us from heaven. This MARY little nugget of a house, CAROL perched on the edge of GARRITY the lake, has become our favorite place to celebrate holidays and welcome visiting family members. For my whole life, I’ve been pretty crazy about my big sister, Judy. Since she moved to Detroit years ago to build her successful career as a newspaper reporter and editor, I’ve been trying to find ways to entice her to come visit more often. So when it came time to decorate the cottage’s bedrooms, I had Judy in mind. I pictured the two of us here, in our jammies, catching up on life, laughing until we had tears in our eyes. In the summer, I’ll put her in a bright and breezy bedroom that looks out over the lake. The second floor room has a little door that leads out onto a porch. We installed a screened door so we can let the summer breeze in, but not the mosquitoes. I love India Hicks’s island style, and her unique approach to relaxed elegance was my inspiration for the little bedroom. One of her books has a photo of a hat rack mounted on the wall, filled with straw hats. I decided to do the same above the bed, which is covered in a crisp summer plaid. The pillows have Judy’s monogram. The rest of the room is filled with family keepsakes, and a few new finds. In the winter, I’m moving Judy over to this snug bedroom, dressed in regal plaids. We had this towering tartan headboard at Nell Hill’s, and I just couldn’t get it out of my mind. Before it could sell, I snatched it up and took it to the guest cottage. I didn’t know how it would work, to squeeze this dramatic, 7-foot-tall headboard into this tiny bedroom in a very modest house. I’m glad I trusted my
India Hicks’s island style, and her unique approach to relaxed elegance, was the inspiration for the little bedroom. gut, because I’m crazy about the drama this magnificent bed creates. I picked rich fabrics for the bedding ensemble, carrying on the men’s ware look of the headboard. To add a touch of the feminine, the windows are dressed in navy floral panels. Since the bed took up most of the space in this little room, I kept all the other furnishings to a minimum, opting for smaller-scale pieces. This bamboo campaign style tray serves as a bedside table. We have so many big plans for this little house. I’m picturing us here for many years to come. In the summer, I see us playing bocce on the back lawn by the lake. In the winter, cramming into the tiny kitchen to make Thanksgiving and Christmas dinner. I think that’s just the way Mom would want it. The masculine design styles today with stone, poured concrete and the emphasis on new and unusual plants has left the older proven species behind. This is driven by newly introduced
varieties promoted though chain store marketing. Perhaps all of this makes gardening new, when it’s really our most ancient activity. We are met with a web of rules, environmental issues, science, advertising and conservation, rather than simplified gardening as the primal human act of creating beauty. Before modern design took over, many women made flower gardens. Dating back to pioneers, it was the wives and mothers who grew flowers from mail order seed catalogs. She may have also transplanted amenable native perennials into her dooryard. It’s been like that ever since in every American town. Each shared its locally successful flowers in cultivation; the act passed down to daughters and granddaughters. What we design today is not floral, nor is it traditional. If you doubt, just peruse gardening magazines. The more sophisticated contemporary gardens share an absence of big, bright flowers. It’s subliminal, since style makers decide how gardens should conform to the current trends, even though they may not understand you or your personal preferences at all. What’s concerning is

that these designers are not necessarily trained in plants, but in spatial design, interiors and environmental mitigation. The result is an over-emphasis on hardscape leaving flowers, the most powerful tools for enhancing lives, low on the priority list. Flowers embody the very essence of life as pure reproductive structures. This lends a hint of sexuality to flowers that so inspired O’Keeffe to paint them so close up. She understood these links of flowers to females, the age-old eye candy we all know and love. I wrote the “Colorful Dry Garden: Over 100 Flowers and Vibrant Plants for Drought, Desert and Dry Times” ($22.95, Sasquatch Books) so everyone can enjoy flowers whether it rains or not. It’s a celebration of blossoms in the droughty arid garden. It’s my own designer’s palette of the plants I know, love and depend on over 40 years in horticulture. I demand the best and toughest bloomers for your garden so you don’t have to sift through unsuitable candidates to find big flower color. This palette includes both desert species for hot inland zones and some old fa-
vorites that have always been used in dry gardens. Many of them are little known outside the desert, but growers are making them common everywhere now. This is the ultimate floral palette of western natives, Mediterraneans, South Africans and Mexican plants, all no-brainers in hot, dry climates. Let’s rediscover the cottage garden, flower border and island plantings sacrificed to drought. There’s a place for whimsy, lots of pink and fresh cut flowers. It’s all just the same gardening we did before except for the plants and irrigation change. Forget global issues and concentrate on what you can control like your own yard, your space, your life and your idea of beauty. Tips for repotting, caring for Phals orchids

uestion: I am in love. I received a phalaenopsis orchid as a gift at Christmas. It is still blooming in March! I can’t get over the fact that I haven’t killed it yet and it still looks beautiful. I want to take care of JEFF RUGG it and see whether I can get it to bloom again. What do I need to do to repot it and take care of it so it will keep blooming? Answer: Phalaenopsis orchids

(“phals” for short) have become very common in stores because they are one of the best ones suited for typical home conditions. They normally bloom from late winter into spring, and each plant can have flowers for several months. They do well near east, west or south windows where they aren’t directly in the sun. They do best if there is a difference in day and night temperatures, and being near a window helps create the temperature swings. Keep the soil medium damp but not waterlogged. They do like high humidity, and there are a couple of ways to give the orchid roots high-humidity air. You can place the pot on a saucer, or on some marbles or stones on the saucer, and keep some water in the saucer. I double-pot a lot of my orchids. The inner pot has the media and drainage holes. The outer pot has some marbles in the bottom that are covered with water. The inner pot sits on the marbles, and as the water evaporates, the orchid roots are surrounded by humid air. A new orchid probably won’t need to be repotted for a couple of years. Phals are epiphytic. That means they grow on other
plants, such as trees in the jungle. The soil they have for their roots is just some bark and any leaves or organic debris trapped by the roots. In our flowerpots, they need loose and open planting media so there is lots of air around the roots. The roots need high humidity and dampness without being swamped in water. It is likely that your local garden center carries a bag of orchid potting soil. If you can’t find a packaged mix, you can make one by mixing equal parts of bark pieces about the size of a quarter, perlite and sphagnum moss. Trim off any broken or dead roots using sterile scissors. Spread the roots in the pot, and pour the potting mix around the roots. The plant should be stable in the pot without needing to be tied down. Soak the whole pot for an hour. The next watering will probably be in a week to 10 days. At each watering, fertilize the plant with a general fertilizer at a rate of about 1/4 the label rate, or use a slow-release orchid fertilizer. Getting phals to bloom requires three growth stages. The first is vegetative.

Most phals begin blooming when the plant is at least 10 inches across from the tip of one leaf to the tip on the other side. After that, they bloom when they have grown at least one new leaf, or more likely, two new leaves. Look at the location of your current flower stalk and you will often find that there are four leaves above that point. Every time it grows a pair of new leaves, it can send out another flower stalk. Warm summers, bright light and plenty of moisture are key to good leaf growth. Phalaenopsis orchids do well outdoors in the summer if placed in light shade and kept watered. The second stage of growth is flower stalk initiation. Flower stalks, also called spikes, begin growing when the temperature begins to cool off. In the native range, this is when the temperatures drop into the 70s. They need four to six weeks of cooler temperatures, but they can’t take a freeze. In fact, they shouldn’t be exposed to temperatures below 50 degrees F. Bring them back indoors when the temperature is about the same indoors and out, just like in the spring when they went outdoors.

journal has found that even a small hint of light—whether it’s natural light peeking through your blinds, a small stream of light from the hallway, or the blue light from your smartphone—can disrupt your body clock and increase the risk of depression over time. Between 2010 and 2014, lead study author Dr. Kenji Obayashi and team oversaw 863 elderly Japanese participants split into two groups with differing light exposure levels during sleep. They asked participants to keep a diary and complete regular surveys throughout the study to track the potential development of depressive symptoms. While none of the
participants had depressive symptoms at the beginning of the study, those who were exposed to more than five lumens of light at night (the measurement for the total amount of light emitted by a light source over a period of time) had a higher risk of developing depression, as compared to those who slept in complete darkness. For reference, a standard 75-watt light bulb emits 1100 lumens of light. As always, these findings should be taken with a grain of salt, especially considering the limited sample size, lack of geographic diversity, and the limited age range involved in the study as well as
the countless other factors that can also contribute to depression. Nevertheless, there’s a baseline connection between quality of sleep and both mental and physical health, and we could all stand to be mindful about the number of hours we’re clocking as well as whether or not our environments are conducive to good, quality sleep. Is air duct cleaning really worth it?

ith springtime comes refreshed weather, more time outdoors, and those inevitable flyers and ads for air duct cleaning. The concept sounds useful enough, but you may be PAUL F.P. asking yourself—is air duct POGUE cleaning really worth it? Angie’s List members anecdotally report increases in air quality after a cleaning. However, the Environmental Protection Agency (EPA) says no scientific evidence shows that air duct cleaning improves air quality. That said, a proper air duct cleaning can result in improved HVAC efficiency and a longer lifespan for your DREAMSTIME equipment. CLEANING SCAMS
Treat any claim of a cheap duct cleaning with great skepticism. A company with a flyer promising a $49 duct cleaning will almost always end up tacking on hundreds of dollars of hidden fees and extra services once workers actually arrive. The work involves more than just sticking a vacuum hose up to your ducts. A proper air duct cleaning addresses all aspects of an HVAC system, including the coils and the central unit. The task involves at least a couple of workers, specialized equipment and several hours of labor, which is why a good cleaning costs hundreds of dollars. A reputable contractor will provide you a solid price quote before they begin the work. Indeed, most good contractors will offer to do an inspection beforehand for a nominal charge, if any, to determine whether you even need a cleaning.
WHEN SHOULD I HAVE MY DUCTS CLEANED? The EPA recommends cleaning your ducts as needed, such as when mold, pests or excessive debris clutter the system. The leading professional organization, the National Air Duct Cleaners Association (NADCA), recommends doing so every three to five years, or more often if you have allergies or asthma. Air duct cleaning professionals call the task an essential part of home maintenance, akin to changing the oil in your car. Debris in your ducts and on your HVAC
components force the system to work harder, and removing that debris leads to energy consumption savings. Studies have shown that dirty coils and blowers can cut efficiency by more than a third.
HOW DO I HIRE A GOOD DUCT CLEANER? If you hire someone to clean your ducts, make sure they know what they’re doing. A poor job is worse than no cleaning at all, as it can kick up particles or even break portions of the HVAC system. Since most states and localities don’t license air duct cleaners, you need to check their professional credentials. The EPA recommends that all duct cleaners follow NADCA standards. NADCA requires member companies to keep at least one technician on staff who has passed a rigorous test and earned a certificate. Member companies commit to a list of standards for proper work, including using agitation devices to break loose debris in the ducts and applying continuous negative pressure to remove particles as they become airborne. In addition to certification, make sure your cleaner is an established company, maintains appropriate insurance, and is registered to do business. Ask for references, and check them. It takes a little longer, but this is a costly job addressing a mission-critical part of your home, so it’s worth the extra research. A reliable company will be glad to provide both proof of professional certification and a list of references.

s. Lank: My husband has a chance to buy the house next door to us. They would give us a mortgage, and we would rent it out. He was wondering whether you have any EDITH LANK guidelines for how we could know whether it would pay to do it. Any info or advice you have would be helpful. — B. L. Answer: You folks are following my standard advice: As real estate investors, start small, and start close to home. You should have an accountant lined up who can help analyze the project before you’re committed. From gross rental you expect to collect, subtract the following: Utilities (if paid by landlord). Heat (if furnished). Property taxes. Landlord insurance. Water charges (if paid by landlord). Ditto trash removal. Estimate for repairs. Lawn care, snow removal, whatever. Allowance for vacancies and uncollected rent (of course, this works better for multiunit housing, where it might be estimated at 5 percent of gross rental income). A reserve for future large improve-
ments. That last one also applies mainly to multiunit developments, where it might be set at, for example, 2 percent of property value. With those expenses subtracted from gross rental income you arrive at what investors know as annual net operating income. From that, subtract debt service (mortgage payments) to arrive at cash flow — actual dollars you can expect to take out of the property each year. It’s good news if that’s a positive figure. The accountant can help estimate actual return, taking into account items like depreciation (an artificial bookkeeping concept), principal paydown, estimated appreciation and income-tax consequences. The most important aspect for successful landlording is probably tenant selection. You’ll need to research fair housing laws — federal, state and, occasionally, even local. Those set limits on what factors can influence your decisions — but that’s a topic for another time. Small buildings suitable for beginning investors won’t usually support professional management, so let’s hope your husband enjoys changing faucet wash-
ers — that he’s temperamentally suited to landlording. Or that you are.

Rather than lose any more sleep, call your real estate broker, or the sellers directly if there isn’t a broker, and ask if you can visit the house again. “Measuring for curtains” is a good excuse — no need to alarm anyone at this point.

Design house for outdoor privacy

ear James: I have purchased a lot in a new subdivision and I am planning the house. My family likes to be outdoors on a deck and patio. What are some design considerations which will provide outdoor privacy? — Kendra N. JAMES Dear Kendra: In many DULLEY new subdivisions, the first thing the builders do is knock down all the trees and vegetation, which provides natural privacy. Being friendly with your neighbors is wonderful, but you will also want privacy at times. It is nice to be able to sit out on your patio and read the newspaper with a cup of coffee and not have your neighbor watching your every move. The planning and design phase of your new home is the perfect time to address these privacy issues with your builder. Fences are usually the first thing to pop into someone’s mind when you think of privacy, but tall fences may violate local zoning requirements. Courtyards have been used for centuries by house designers to provide privacy in densely populated communities. Having a totally enclosed courtyard, or one enclosed on three sides, does require a larger construction budget than a standard rectangular house shape. With the courtyard in the center of the house, you will need less open yard around the house. This offers the advantage of less grass to mow and general yard work. Check your local zoning to determine how close to your lot line your house walls can be. A house with a courtyard will have a larger exterior for a given amount of floor space. Another option is an L-shaped house to provide a partially enclosed area for a patio or deck. A good way to achieve this is to build the garage entrance to the side of the house and offset the garage back from the street. This will create a L-shape and provide space for some attractive landscaping in the front where it is offset. If you have a corner lot, you should also be concerned about road noise. Your backyard area will be exposed to the street on one side. In this case, you should consider some type of brick or other masonry wall. The heavy weight of the masonry is more effective at blocking noise than a wooden fence or just landscaping plants. Building a trellis with climbing plants on it may create an attractive visual
barrier for privacy. A fairly open trellis design is easiest to build. Select climbing plants with dense vines and foliage for year-round privacy. Even when the leaves drop off during winter, the vines will provide some privacy. If you are building a two-story house, consider placing your deck on posts so you enter it from a second floor bedroom or hall. With the deck being eight feet up from the ground, you will have some privacy. Build a top rail around it for hanging plants or a natural wood shade you can roll down. For a ground-level deck, you may be able to just extend a wall out from the house for privacy. Local zoning often limits the height of a freestanding wall or fence. When a wall is attached to the house structure itself, zoning may allow you to make the wall as high as the house. This provides much more privacy than just a low fence or privacy wall.
