entle readers: Here are some questions received from readers over the years that I couldn’t bear to part with. Enjoy! Dear Sir: Is it legal for a house to be listed with two different Realtors, and as such, for the owners to sign agreements with two different buyers, EDITH each depositing an earnest LANK money on the property? If not legal, what can we do? Answer: See a lawyer — promptly. Dear Edith: I got married last December. Then my husband bought a home, but he didn’t put my name on it, just his. Is there any legal way I can get my name on the deed? P.S. I didn’t move in the house with him because of that. Urgent answer needed. Dear Ms. Lank: I have a very good idea, and I am writing you so you can tell your readers. We were having trouble making our mortgage payments, so we borrowed all we could maximize on our four credit cards and paid it off. Even with making four payments, if we only pay the minimum due, it’s much lower, and things are easier for us. You could do a real service to your readers if you tell them about this system. (Gentle readers: Don’t! DON’T! This advice is being published as an example of what NEVER to do. The letter came in years ago, and I’m afraid those folks may still be making payments on an ever-increasing, piling-up debt.) Dear Ms. Lank: We are in our 21st year of our mortgage. As of last January, we are sending in extra money every month. I would like to know if I should have the lender apply the extra money to the principle or the escrow in order to pay this mortgage off sooner. Or is it too late at this stage? Answer: Apply it to the principle, by all means, to reduce the remaining debt faster than scheduled. Escrow payments simply represent money being held to pay your property taxes and insurance premiums. Ms. Lank: 1) What would happen if I were to not pay my property taxes? And 2) how do I become tax-exempt? Thank you. Answer: 1) Your house would be seized and sold at auction for back taxes. 2) Become a recognized religion. Edith: I would appreciate any infor-
mation on Fannie Mae about buying homes and property. Also, does she have any books out? Thank you. Answer: As it happens, the Federal National Mortgage Association does have some useful publications for consumers. Dear Edith: If I truly own the air rights over my land, why can’t I charge a fee for all electronic signals sent through my property? Answer: Good idea, but no cigar. Edith: At the end of last year, our monthly mortgage payment went down. Could you explain how this could affect a person in the long run? Do I have any rights? Can I change this if I want to? There is a name for this, but I forget what it is called. Answer: Not to worry. The lender simply found out it didn’t have to collect as much to pay your property taxes when they come due. Dear Edith: I would like to have your opinion on giving your house to your kids. I know that it is legal, but is it moral? Dear Ms. Lank: I am a first-time homebuyer, having purchased a small home last year. I did not know how much the mortgage payment would be until the actual day of the closing, although I had a general idea. I feel that the mortgage is a bit high. I can pay it without suffering financially, but I would also like to have money to enjoy life. How can I go about requesting a reduction? Could you let me know what steps are involved and what penalties, if any, there might be in doing so? Dear Edith: My grandfather passed away this past January. According to his will, all assets are to be distributed as follows: half to my mother, one-third to me, one-third to my sister and one-third to be distributed to his five grandchildren. Edith: Once you list your home for sale and move, are you responsible for making payments until the house is sold? Dear Mrs. Lank: Our son recently went into real estate. Can you tell us when and how he will begin to bring in money, and how it works? One party working in the same office has just closed a sale on a home, and our son didn’t receive anything. ear James: We moved into our new house six months ago. We still have a long list of items that need to be fixed, but the contractor never gets around to them. Is seeking the services of a lawyer a good idea now? — Rob K. Dear Rob: This is a very common problem with new home JAMES construction. In fact, DULLEY nearly every homeowner makes a list of defects after moving in to a new home. To be fair to the builder, many subcontractors work on a construction job and it is difficult to catch and correct every problem before the new owners move in. If you moved into your home near the end of the construction season in your area, your builder may be slower than normal to fix minor problems. Builders are notoriously behind on schedules and they want to get as much major work completed on other homes before bad weather sets in. Generally though, six months should be adequate time for the builder get to your complaints. It really is a mistake on his/ her part because you will not be a good reference for the builder. Much of a builder’s
new business comes from word of mouth and your words will not be favorable. You should still delay contacting a lawyer at this point. You can plan on spending thousands of dollars on the lawyer’s fees and more of your time. The chances of winning the case in court often depend upon the nature of the defects so do some additional preliminary work first. Make a list of all the defects that you have found. Study the local building codes for your locality and try to categorize the defects into ones which actually violate building codes and ones that don’t. Code violations make it much easier to win in court should it come to that. Code violations are what can be called objective defects which can often be measured and quantified. Subjective defects are ones that do not violate the codes, but you may still find unsatisfactory. These include items such as poor drywall joints, corners not finished properly, poor painting, etc. When the contractor sees your list of code violations, he will know what that means and the potential legal Please see DULLEY, Page H9

Male asparagus plants will have flowers

uestion: I bought male asparagus plants. They aren’t supposed to bloom, and they are supposed to have more spears. But they have started flowering. Answer: Asparagus does come in separate male and female plants. Many plant species bear the male and female flowers on separate plants. They are called dioecious species. hite walls? White furniture? White rugs? Why not? There was a time in home decor in which the color white was an ideal color for a formal living room. A white living room was typically a space that was seldom used and handled with great care. CATHY These days, color isn’t HOBBS always king, especially as people look to live in more minimalist environments. White is a color that is often ignored, but used purposefully and carefully can and should be embraced.
DO’S AND DON’TS FOR DECORATING WITH WHITE DO: Mix different tints, tones and shades of white. Incorporate the color white into accessories such as vases, florals and toss pillows. Mix white with colors such as silver gray and taupe to help create a soothing environment. Use textured white accessories such as area rugs and toss pillows to help to soften a space. Mix white with both warm and cool colors. White can be warm, like in a shade closer to taupe, or cool, such as a shade that has gray undertones. Whether blending with warm or cool colors, white helps create the ideal color balance.
DON’T: Forget to extend the color white into elements such as cabinetry, fixtures and appliances. Ignore the opportunity to reflect color through the use of mirrors and windows. Be afraid to use the color white in areas that may be used often such as bedrooms or dining areas. Omit the use of negative space, such as white trims, door headers and under ceiling soffits. Photography can be used as decoration

hotography was invented to capture the moment, to capture life. And here we see a custom wallcovering made from a black and white photograph shown in Sunset Magazine’s L.A. Idea House last summer in east Manhattan Beach. CHRISTINE There are numerBRUN ous internet-based companies that sell easy-to-install wall graphics in a vast array of images, from nature to architecture. What I love about using photography in this environmental way is that an entire room can be magically transformed. This is such a useful tool when used in a tiny home office or guest bedroom. You can feel as if you were standing on the bow of a ship or on a bluff above the turquoise Greek Aegean Sea. If urban life is your thing, look
for shots of Paris, New York, Chicago or Rome. Perhaps you’d like to soften your urban loft or studio by introducing serene slices of nature or famous geographical landmarks like the Monument Valley or the Hawaiian Islands. A gorgeous beach and palm tree mural is available from Target for under $60. Because photography allows a room to acquire deep dimension, it is a clever way to expand space by illusion without wasting an inch. Mirrors can sometimes do this if they are able to reflect a comely scene outside the confines of the room, but floor-to-ceiling and wall-to-wall mirrors are costly. Graphic wallpaper is far more reasonable. Check into Brewster wallcoverings, Fathead or AllPosters.com. Murals can be cut to go around windows and doors or built-in furniture.
Who doesn’t want a room with a view? However, a river, lake or ocean view costs money. So why not create your own view for under $200? Murals have been in existence for thousands of years for this very reason. From cave men painting on walls to intricate murals from Greek and Roman times, bringing the outside in is a proven technique. While wallcoverings with design motifs or pattern prints are charming, photography produces a totally different sensation, making it particularly appealing for both the home office and a guest room. When you’re not at the office, where can people find you? Either at home in my office or working on projects with my husband. What was your first car? Baby Blue Dodge Omni. Loved my little ride. What was your worst/best job? Burger King in the Mall - I didn’t like that job! And my best job is being self-employed: doing Real Estate and being the owner/ landlord of our own rentals. Best concert/show/entertainment you’ve ever been to. Ratt Concert back in the day. I think I liked it because I caught the drum stick – which I still have. That was super fun.

color, Lisa reached out to Anne at Nell Hill’s to help her bring her vision to life. The spacious master bedroom had plenty of room to add a sitting area where Lisa and Jon could lounge. They added a navy blue velvet sofa piped in creamy white linen, and two swivel rocker chairs upholstered in a fresh but forgiving white canvas fabric. The upholstered ottoman was just the thing for putting your feet up after a long day. Lisa was ready to update the lamps in her room, so she added these modern chinoiserie lamps, with their ontrend Lucite bases and white box shades. One of the many things I admire about Lisa is her execution. She pays a great deal of attention to details, and it shows. When you take the time to look at the intricate displays around her home, you are always rewarded. Lisa wanted her bed to be covered in snowy white linens, with just a touch of blue. Notice how the trim around each set of pillows is slightly different. The monogrammed pillows steal the show. “You can never have too many trays,” Lisa says. You’ll find creative displays on trays all over Lisa’s house. This lovely tableau on the ottoman in the bedroom’s sitting area is stunning and simple. And, is frequently slid out of the way by Lisa’s daughters, who now invade their parents’ retreat on a regular basis to do homework or watch TV, much to Lisa’s chagrin.
