Bank gets to see appraisal

ear Edith: When we applied for a mortgage, the bank charged us for an appraisal. They said EDITH it was so LANK they’d know how much it was safe to lend us. As the new owners of the house, we would like to see that appraisal. They say we can’t. But we paid for it. Do we have the right to see it? — L.R. Answer: When you apply for a loan, you pay for an appraisal and also for a credit check on yourself. Both of those are for the lending institution’s use. I expect you agreed somewhere that even though you paid for the documents, they belonged to your lender. In the same fashion, borrowers often pay for a bank’s attorney, who represents the bank’s best interest rather than the borrowers’. Most institutions feel that releasing appraisal and credit documents to interested parties — buyers, sellers, borrowers — is just asking for trouble. Someone is sure to object to something. Nevertheless, one banker tells me that “if the buyer kicked and screamed and made enough fuss, we’d probably break down and send him a copy of the appraisal.” So maybe you should try just asking.

How to ruin your floor in 6 easy steps

WEARING HIGH HEELS
Your high heels might be stylish, but they’re some of the worst offenders for ruining hardwood floors. The sharp point of the heel is known to dent wood—especially if it doesn’t have a rubber tip attached to the bottom. Instead of wearing them around the house, save your shoes for when you’re going out the door. If it’s too late and you’re already noticing damage, consult a professional about having your floors repaired.
NOT CLEANING REGULARLY No matter what kind of floor you have—wood, carpet or tile—be sure to clean it regularly. Grime, dirt and dust can be ground into your floor and cause damage over time. Not to mention, dirty floors are unsanitary and can reduce your indoor air quality. Be sure to mop hard surfaces regularly (without using too much water) and have a pro clean your carpet annually.
DAMAGE FROM SPILLS
If you’re known to spill frequently, be sure to clean things up right away. Prolonged exposure to something as harmless as water can cause warped wood, mildew and rot. And if you have an office chair with wheels, keep it off the hardwood flooring—place a mat underneath it instead. Also, consider rotating the location of your furniture now and then.

How should I wash my windows?
O
nce you’ve finished your spring cleaning and start looking outside for the sunny season, you may notice your windows PAUL F. P. need a good cleanPOGUE ing inside and out. Professionals recommend cleaning your windows at least once per year, if not twice. Window washing can be a DIY job, but you can save a lot of hassle by hiring a pro, particularly if you have a taller house.
DIY WINDOW CLEANING
Paper or microfiber cloths do the best job cleaning glass. Certain wood rags made specifically for the task are also good. Avoid plain, cotton rags or towels, which will leave lint behind. (Old newspapers will also work wonders on your glass! Just look out for ink on your hands.) Store-bought spray chemicals work quite well and don’t require special mixing. If you’d prefer to make your own, try mixing one cup of rubbing alcohol, 1 cup of water and a tablespoon of vinegar. Straight ammonia can clean up cloudy glass. However, take care never to mix it with vinegar, and don’t use ammonia on stained glass or leaded windows. Hot soapy water can also clean glass. Rinse it with water afterwards to remove the soap residue. A splash of vinegar in the water will add a lovely shine. Here’s a hint to get rid of streaks: go up and down on one side of the glass, and side-to-side on the other. This will help you determine where the streaks are. If you have tilt-in windows, you’re in luck; you can clean both sides from inside the house. Otherwise you’ll need to head outside for half the job. If you have second-story windows, telescoping tools can help you clean without using a ladder. If you use a ladder, work with a buddy to stabilize the ladder while you clean.

uestion: Apparently the polar vortex last winter killed several of my trees and shrubs. I had carefully selected the plants based on the hardiness zone maps in plant catalogs and JEFF on plant tags. I know it was RUGG cold, but shouldn’t the plants have done better? Some of the trees were planted five to 10 years ago, but some of the shrubs were planted last summer and fall. Answer: There are a lot of factors to look at when trying to determine why plants die over the winter. These include the coldest temperature; the change in temperatures over a short time; the genetics of the plant; the growth phase of the plant; wind; microclimate in the landscape; soil moisture; soil depth; plant cell anti-freeze; timing of fall pruning; and more. Let’s consider the hardiness map first. The maps are based on and illustrate the AVERAGE lowest winter temperatures during the few years in which the temperature data was recorded. The coldest temperatures from each year in the data set are recorded and then averaged. If you want to base your plant choices (especially long-term plants such as trees) on the map, you need to choose plants rated for a hardiness zone or two colder than where you live. A bigger problem for many plants wasn’t the record cold of the polar vortex but the fluctuation in temperatures between the fall and early spring. A plant that is exposed to a warm day or two will start to break out of dormancy. Then when the cold temperatures return, they don’t have to be extremely cold for it to cause damage. Plants are very diverse organisms, but in our landscapes, we often have only a few cultivars. Cultivars are clones, so they are genetically identical. If one plant is going to be harmed by the cold, then so are all the rest. Even with the lack of diversity, some plants or branches on an otherwise dead plant are still alive. They survived the record cold and could be used to make a new clone that is more tolerant of the cold than the old cultivar. The growth phase of plants is often overlooked. We all know that plants grow leaves, flowers and seeds in the spring and summer. Many plants then go into a resting Please see RUGG, Page H16

Tile a kitchen countertop backsplash D ear James: The area of the wall behind the countertop always gets messy, and the paint gets stained. I have seen some decorative tiled ones. Will tile hold up well there, and is this a simple do-it-yourJAMES self project? — Randi H. DULLEY Dear Randi: The answer to both of your questions is yes. This area of the wall is called a backsplash in the industry. If you do much cooking and baking, no matter how careful you are, it will get splashed with foods and liquids. Even though you try to clean it each time, wall paint is just not designed to resist staining. In addition to just trying to keep the backsplash looking clean and bright, finishing it with tile can give your kitchen a newly remodeled appearance. The backsplash is often low under a window over the sink, but in other areas, such as the range, it can be quite high. This allows you to let your creative juices flow and plan a unique tile pattern and color scheme. The first step is to decide if you prefer glazed or tumbled tile, which has a dull
surface and irregular edges. Tumbled tile has a rustic yet soft appearance. Glazed tile, with its glossy surface and regular edges, is easier to work with if you are not familiar with tiling projects. Spend some time going through kitchen magazines to get some design ideas. Some of the more ornate designs may require the cutting of some of the tiles, but don’t let this frighten you off. Tile cutters make the job simple. Select various colors that complement and contrast with the countertop and the cabinets. Patterns with various sizes of tiles always look good. On the areas under the cabinets, a narrow border around the larger tiles will give it a finished appearance. On the taller area over the range, a more ornate pattern, such as a diamond, with the same border will become a focal point. When you have decided on a pattern, draw it on a large piece of cardboard cut to the precise size of the backsplash. You might think drawing it on the actual wall would be easier, but it is difficult to dry fit the tile pieces. Also, it may be difficult to
see the pattern through the mastic. Once your pattern is drawn on the cardboard, dry fit all the pieces together. Plan on leaving a narrow grouting gap between the pieces if you are using regular glazed tiles. When using tumbled tiles, leave a larger gap between them because of the irregular edges. Spread the mastic on the wall. When using dark tiles, any mastic will work well. When using lighter-colored tiles, select a white mastic, which will not show through or create spots on the tiles. For a professional appearance, put a little extra mastic on the back of the border tiles so they extend out a little further than the others. If you are using glossy glazed tiles, you can grout the gaps after the mastic has set up per the manufacturer’s instructions. For tumbled tile with a dull surface, applying a sealer now will make it easier to wipe off the excess grout material. Prune spring-blooming trees after they bloom
Q
uestion: In last week’s article, you commented that one of the factors of plant deaths over the winter is the timing of fall pruning. I thought we were supposed to prune our trees and shrubs in the fall: Can you go into more detail on when we are to prune trees and shrubs? JEFF Answer: Since we are RUGG still in spring, let’s start there. We prefer to prune spring-blooming trees and shrubs in the first few weeks to two months after they bloom. We can prune them while they are blooming, and in some cases, a few branches can be pruned early to allow the flowers to open up indoors in a vase. The reason we prune at this time is that these plants develop their flower buds in the summer and fall. Any pruning in the fall or winter will cut off next spring’s flower buds. Plants, such as lilacs, that have flower buds on the ends of their branches can lose all their flower buds if pruned in the fall. The exception to this spring pruning is fruit trees. We want to encourage growth on some branches and not others to maximize fruit production, so most fruit tree pruning is done in late winter, just before spring growth. Some summer-blooming plants bloom
on branches produced the previous year and are best pruned after blooming. Some hydrangeas and clematis fit in this category. Other summer bloomers produce flowers on new branches that grew during the spring. They can be pruned right after blooming or during the winter and even early spring, since all of the new growths will produce flowers. Fall-blooming trees and shrubs produce flowers on new growths and can also be pruned in the winter and early spring, as all of the new growths will produce flowers. During the spring and summer, plants produce many chemicals, including sugars and carbohydrates, that are consumed during the winter and used to start next spring’s growth. Fall pruning that removes larger branches takes away these stores of plant food. During the fall, plants stop producing chemicals and start storing them, about six to eight weeks before the average killing frost. The plant is going into what appears to be a rest period, but it is still actively moving chemicals from the leaves into branches and roots. The woody tissue in the branches must mature and harden before a frost arrives. Pruning during this time can cause the plant to begin growing again to replace the
missing branches. The new growth will be too tender to survive freezing weather. Cold weather will prevent the plant from healing the wounds. Even if the pruned plant doesn’t send out new growths, it may not properly move from the rest stage into a dormant state. If it isn’t dormant when the coldest temperatures arrive, the plant may lose branches or the entire top may die. Once plants are dormant, they cannot begin growing again until specific environmental conditions are met. For some plants, a specific length of dryness or darkness must be met. For the plants we are talking about, specific amounts of cold are required. This is called a plant’s chilling requirement. It is actually a bit complicated, but one method of measuring a chilling requirement is simply to total the number of hours below 45 degrees Fahrenheit. Once a plant has met the chilling requirement to break dormancy, it can begin growing in the spring. Warm winter days above 60 F are great for humans and show a promise of spring, but a plant that has met its chilling requirement may begin to grow a little on that day. If the next night or following days are very cold, the plant will not go back into dormancy and it can have freeze damage.

I
can remember entering my in-laws’ den in Virginia nearly 20 years ago, and I was aghast at the many antlers that hung in the den walls. Of course, I was informed with great pride from my father-in-law that this was only some of the ones that his wife would allow him to hang from his lifelong hunting in the woods. He then proceeded to tell me there were many more in his garage and I could take as many as I wanted for any of JOSEPH PUBILLONES my decorating projects. I politely changed the subject to the old car that had not seen the light of day in several decades. Whew ... saved by my quick thinking from that one. As we visited other relatives, I saw some antlers, but scarier were the heads of deer and other animals from the wilderness. Some were on mounts on the wall. Others, such as small birds (they might have been quail) and a ferocious looking cat, were encased in a glass container much like an aquarium but without the water. I wondered almost out loud how they could even sleep in a house full of dead animals. Where did this decorating trend begin and why?
Taxidermy, it seems, originated in England and France during the early 19th century, and by the 1880s, the fad came to the United States. During the Victorian era, it was commonplace for those with affluence to commemorate a particularly good outing or catch by preserving such creatures using embalming techniques that included sawdust, rags and the use of arsenic for preservation. As crazy as it seems, even royal pets were guaranteed afterlife and were embalmed to be placed near their favorite resting place in the royal residences. Of course, down south, in places such as Florida, New Orleans, Texas and California, who hasn’t seen sailfish, tarpon and even alligators on the wall of a lanai or your favorite seafood restaurant? In today’s world, I believe taxidermy almost always inappropriate, except for in museums or other places where the study of animals is conducted. Animal rights aside, bringing nature into the decorating realm has been happening for centuries. Once upon a time, animal pelts were hung from walls for thermal insulation. Later, pelts were used to cover furniture for their long-lasting quality. Leather is still used today for
furniture and even automobile seating for its durable and supple nature. Animal lovers and evolved hunters can still bring the outdoors in. In most home decor stores, you can now find decor inspired by taxidermy, manufactured from wood, paper, ceramics, acrylic and even glass. Area rugs, carpet and fabrics are available in all sorts of animal prints and patterns to replace the poaching of animal skins. One final word of advice when decorating with real or faux taxidermy: steer away from certain rooms. Who really wants to eat or anything else when being stared at by a dead animal? Keep away from placing mounts in dining rooms, kitchens and, while we’re at it, bathrooms and bedrooms, too. Follow my advice toward tasteful taxidermy and you’ll avoid scaring your visitors. Deeper topsoil holds more water below the frost line and can help plants to get water until the soil freezes too deep. Plants growing in the shelter of buildings, fences and evergreen trees may experience warmer temperatures, less wind and more water. Unfortunately, these seemingly protected plants may not go dormant when they should and can be harmed by fluctuating temperatures. Dormant plants have chemicals that they use as anti-freeze to keep the water inside and between the cells from freezing. Plants that are exposed to warm temperatures will begin to break dormancy. The sunny side of a plant can warm up a lot, even on cold winter days.
Hold your hand up toward the sun and you will feel the warmth. Then, nighttime temperatures drop too low for the plant, and the warm plant areas get too cold and freeze. You will often see winter damage on the southwest side of the plant, as that area faces the warm winter sun and experiences the most temperature fluctuation. Damage first occurs on flower buds, leaf buds and small branches, followed by trunks next. Damage will occur on the plant parts most exposed to the cold, wind and winter sun. Branches near the ground that are protected by snow may not show any damage at all. Roots are the hardiest and may survive and send out new growth in the spring.

Now there are capsules, large and small, of every flavor imaginable, machines that make coffee short or long and accompanying equipment to make milk frothy hot or cold. Oh, the possibilities! Some newer homes are now considered “smart.” These are homes often with automated doorbells with cameras. Their climate can be controlled with a tap of your phone. Coffee can be started so it is ready by the time you wake up, and mu-
sic and information can be commanded out of thin air by speaking loudly so that a home-automating apparatus can execute online searches and get your favorite tunes playing at your whim. Rosie the robot has been replaced by a small round disc that vacuums on a regular basis without even being asked. But how much technology is too much?
Of course, our desire is to keep up with the latest innovations. Many of you who are of a certain age may remember the 1960s television cabinets that came with built-in speakers, a record player on one side and a bar cabinet on the other, the 1970s beds that had speakers on the headboards and a slot for your 8-track tapes or the massaging beds that made you feel like hurling — especially after dinner and a couple of cocktails. Today’s furniture makers have taken notice and have begun to incorporate technology in ways never before imaginable. Beds can be made softer or firmer according to your sleeping habits and try to adjust themselves to whether you snore or not. The newest selections of sofas and comfortable chairs for family rooms are equipped with USB ports for recharging your tablets, laptops and phones. Recently, there are even wallpapers woven with LED lights in them and fiber-optic fabrics that can change colors at your desire.

I enjoy the novelty of these innovations as much as any consumer, but knowing how quickly technologies change nowadays, I’d think really hard before spending any significant amount of money on any of these trendy items. There are some innovations that work really well, such as those that turn lights on and off, as well as surveillance and security systems that allow you to see what is going on in and around your home for protection. But sometimes, your home may be getting too smart. As a matter of fact, the other day, I was just thinking out loud and the home-automating apparatus that sometimes goes by a single name answered me back. Talk about creepy.
