Couple should use broker where home is located ‌ D ear Edith: My wife and I are approaching our 80s and thinking about selling our cottage. It is on the water at the Eastern end of Lake Ontario. In EDITH 1992, we LANK bought and cleared the lot. We had a shell put up. Over the years, we made improvements to the shell. At this point, all of our children have moved away. Here are our questions: Do we contact a Realtor where the cottage is located, or one who’s close to where we live? Do we rely on the Realtor to be fair and honest and on our side, or do we acquire a lawyer? And if so, what kind of lawyer? What percent do Realtors charge, and how long do contracts run? Since we are leaving most of the items with the cottage, should we be aware of any other concerns? — A. and J. S. Answer: My husband was a real estate broker, and so was my brother-in-law. But when it came time to sell our mother’s lakeside home, my sister and I put the property in the hands of a real estate broker out there. You’ll find, I think, that a broker closer to your cottage is the best person to know buyers interested in a local lakeside property. You can assume that active brokers are as fair and honest as lawyers. If they weren’t, I don’t think they’d last too long in business. Realtors — who choose to join a private organization — are bound by a code of ethics in addition to their license. In New York, the custom is that closings, or the final

transfer of title, are handled by lawyers, so you’ll want an attorney in any event. Again, I’d suggest contacting one who practices in the county where your cottage is located. It needn’t be a specialist. You could always ask a bank out there what law firm handles its real estate matters. Real estate commissions are determined by agreement between seller and broker. There are no legal regulations. You’ll probably find, though, that most local brokerages charge about the same. As for length of contract, that can vary depending on what suits you. A furnished house is often more difficult to sell than an empty one, but perhaps it could be different with a vacation cottage. Your agent can give you advice. If your eventual buyers need to apply for a mortgage loan, understand that banks won’t take personal property into account when they judge how much it’s safe to lend on the real estate. Read any ads you can find to see what will be in competition with your property and which brokers are active in the area. Don’t hesitate to call at least three firms. Ask them to send someone over to look at the place and advise you. It won’t cost anything; you’ll learn a lot; and you won’t be obligated until you sign something. Brokers or salespersons who come over should have done some homework — looking up your property taxes, researching recent sales in the area and analyzing competing properties. They will brag about their sales records, but they’ll also have use-

ful advice on any needed fix-up, a possible sale price and the like. Don’t hesitate to pick their brain. With any luck, you’ll find one who feels just right for the way you like to do business. Then it’s time to sign a listing contract. But first, if that firm area does not belong to a multiple listing system, an important question is “Will you cooperate with other real estate firms if they want to bring over their buyers?” You’d like to hear a yes. ear Ed: I have a boring single showerhead and want to upgrade with a rain head and a hand shower. My plumbing and shower stall are in good shape so I don’t want to turn this into a big project. Install a space-saving pocket door yourself ‌D

ear James: When I was in college, our old dorm had pocket doors to save space, but they were hard to open and close. I would like to install pocket doors in my current house. Are the new ones any better? — Melody D. Dear Melody: Pocket doors are gaining popularity again after hitting their heyday about a century ago. The newer ones’ quality is much JAMES better than the old DULLEY ones’. The advent of low-friction and smooth-running plastic materials has made the major difference. The key advantage of installing pocket doors is the space saved. With the tremendously high per-square-foot construction costs, any space savings results in many dollars saved. A typical swinging door requires about 10 square feet of free floor area to swing open and closed. Another advantage of pocket doors is none of the wall is covered when the door is open. This provides more room for wall hangings and decoration around the door opening. They also are more convenient for those who are elderly or in a wheelchair, as they’re easier to open and pass through. A swinging door requires that a person first back up and swing the door toward them. Installing a pocket door is not a difficult do-it-yourself project. Unless you are an experienced carpenter, I would recommend using a pocket door kit instead of trying to do it from scratch. As you found in your old dorm, a pocket door can be difficult to open and close if something is slightly out of line,

warped, etc. You should be able to order pocket door hardware kits at your local home center. To compare the various kits available, check for the following features: large nylon or the plastic wheels (1-inch or larger); a roller track

that’s removable and jumpproof; adjustments that can be easily accessed without removing the casing; self-leveling hangers with three wheels; and side-split jambs, which the door slides through, wrapped in steel for strength.

If you have trouble finding good-quality pocket door hardware kits, check with these manufacturers for the names of local retail dealers: Cox USA, 800-456-5656; L.E. Johnson, 800-837-5664; Knape & Vogt, 800-253-1561; and National Hardware, 800-346-9445. First, read the kit instructions for the recommended size and weight of the door. Heavier doors require stronger hardware kits. After you select the door, if it is made of wood, seal all the door edges with urethane. Fiberglass doors are not susceptible to moisture, so sealing is not required. Make sure the rough door opening, where the pocket door will be placed, is plumb. If it’s not, you’ll likely have alignment problems. If the floor isn’t level under the door opening, always measure from the highest point. Stretching strings from corner to corner will indicate whether the opening is plumb (distances should be equal). Once the opening is prepared, the next step is installing the track that supports the pocket door. Each hardware kit manufacturer has specific instructions, so study them carefully. Next, install the split jambs to create the actual pocket that the door will slide into inside the wall. Mount the pocket door hardware, rollers, etc. to the door and hang it in place. Twig girdlers, pruners can damage trees

‌Q

uestion: All of a sudden, a lot of small short branches broke off the oak tree in our front yard. The ground is covered with them. There are at least 50. There hasn’t been a storm to damage them, and the squirrels don’t seem to be in the tree. The oak is probably over 100 years old, and I don’t want to lose it. What do you think is the cause? Answer: Well, you eliminated two possible causes: storms and squirrels. That leaves three posJEFF sibilities: two RUGG longhorn beetles and a fungus. Both the beetles are less than an inch long and rather skinny. They are called longhorn beetles because their antennae are longer than their bodies. They are both common on all the normal forest trees: elm, hickory, honeylocust, linden, maple, oak, pecan, sweetgum and walnut. They are also found in smaller, ornamental trees such as dogwoods, redbuds and fruit trees. Twig girdlers are about 3/4 of an inch long, brown and black in color and rarely seen. The adults hatch out of their pupas in mid-August to mid-October. The female chews through the bark all the way around the branch. She chews through the cambium layer so that the branch tip can’t gather any water that could drown her young, and the branch can’t produce resins and gums that would prevent the larva from infesting the branch. She then lays eggs under the bark on the end of the branch. As the larvae begin hatching and eating the dying wood in the branch, the branch breaks off the tree and falls to the ground. the spring and early summer, the larvae continue eating. In midsummer, they pupate, and the cycle starts over. If you pick up and dispose of the fallen branches, you will remove a large number of next year’s twig girdler beetles. The branches must be burned, run through a chipper or sent to the garbage. They cannot be composted or else the beetles will hatch out in the spring. Twig pruners are only about a half-inch long. The adults hatch in the spring, and the female lays eggs on the ends of the tree branches. The larvae burrow into the stem and hollow it out. By the end of the summer, they are large enough to pupate, but before they do, they eat around the inside of the branch so that it will break and fall to the ground. The larva will continue eating for a few more weeks and then spend the winter in the pupa stage. Again, you can pick up the fallen branches during the fall and winter and dispose of them so that the insects never hatch. Both of these insects only have one generation per year and don’t cause enough damage to old mature forest trees to be too concerned. They can cause a lot of damage to small or young trees, and an insecticide may help in those cases. Some dead branches, caused by each insect type, may not fall off the tree. You may notice short, dead branches hanging on the tree in the fall before they fall off. Some branches will fall off while the leaves are still green, and others will cling to the tree until the leaves are brown and dead. To determine which insect is causing the damage, look at the cut ends of the branch. The twig girdler cut is smooth around the outside where it was chewed, and ragged in the middle where it broke off. The twig pruner cut is smooth on the inside and ragged around the bark edge where it broke off. In the fall, if you slice open the twig and it is solid, it is a twig girdler; if it is hollowed out, it is a twig pruner. The reason I don’t think fungus is the problem is because those dead leaves and twigs stay on the tree. The last few inches of the leaves will die and often bend backward toward the branch, so it might look the same as the insect problem at first. Prune off the dead branch and scrape off the bark between the dead and living areas. It will be green on the living side and black on the dead side. The disease is called Botryosphaeria canker, and it can affect more than a hundred species of trees.

How to talk to your contractor

ad communication is the downfall of any relationship, especially the one between homeowners and their contractor. Besides causing friction and frustration, the lack of communication can lead to lousy end results—a DAN DiCLERICO new kitchen you don’t really love, for example, or a seemingly simple home repair that winds up costing way more than expected. Here’s how to have good communication with your contractor from start to finish.

TRUST YOUR GUT

When choosing a contractor, checking references and credentials is important, but you also need to take stock of the intangibles, including trust and rapport. Do you feel like you can speak freely with the contractor? How well do they listen? If they’re distracted or dismissive during the initial meeting, it’s only going to get worse once the project is underway. If there are other pros on the team, say a designer or architect, pay close attention to the group dynamic. There’s always a little push-pull between design and construction, but you want a team that can collaborate on these problems without the need for constant mediation.

ESTABLISH CLEAR PROTOCOLS Some contractors are phone guys, while others prefer text, email, or even handwritten notes. Large remodeling companies might even use construction management software that lets the client track things like scheduling, payments and deliveries. Any mode of communication can work, so long as everyone is clear on the protocol from the beginning. And so long as everyone sticks to the protocol until the end.

The original house took its “original” status quite literally: It was the first in the neighborhood, Heather says—“a 1916 cross-gable” that served as the builder’s office, adds Brown. When they first saw it, the repeatedly reworked house had a 3-foot-wide ivy fence (“Kids called it the castle house,” Heather says, probably not as a compliment); two bedrooms; a “dark spider haven” of an entry; a “creepy” room in the basement; and, also downstairs, “the most terrifying bathroom you ever did see,” she says, with “a fake window to a crawl space and a toilet facing the door.” The couple was living in a 3,300-square-foot, five-bedroom house in Snoqualmie and had “walked through countless houses in Seattle and had stopped looking,” Mitch says. “One Sunday, we came to an open house. This was old but clean and didn’t

Brown. “We kept all the existing foundation. The house feels so much bigger, but we really added only 200 square feet, and kept the same basic height.” And now, with 2,250 square feet of space (including the existing garage), three bedrooms and three baths, and not a single inch of creepy or terrifying anything, their new home embodies the new-home goals they shared from the start. “We had wanted a one-story living area,” Mitch says. “One of the visions was to get rid of a living-room space and focus on the family room and master suite. We embraced that.” The master suite evolved into a luscious focal point, with the new bedroom replacing a second family room (under a “Mansard roof uncovered during demolition,” says Brown. “We were able to vault that space.”), and a sparkling new bathroom where the master bedroom and closet used to live (“It had a free-standing toilet and was all pink,” says Heather). the first floor; a yoga sanctuary for Heather; a cleverly carvedout “mudzone” just inside the new, expanded entry; a roomy, supercool kitchen; a long, lofty, allnew family room with a separate seating area and a double-sided fireplace to the all-new covered patio; and, downstairs, a fabulous and functional new laundry area and totally redone bathroom (with a much less-frightening toilet position). Heather handled almost all the interior-design work. “I was surprised at how quickly I selected finishes,” she says. “I knew what I liked: subway tile in the kitchen, and durable flooring; the bathroom hex tile I had wanted forever and ever. It all came together.” This is the first home Brown has designed in Seattle since starting her own firm in December. She calls its overall theme “black, white and bold”—and considerate. “The intent is not to overwhelm this neighborhood with multiple stories,” she says. “Treading lightly was the right thing to do.”
