The new trend is no trend

‌I

t’s spring, a fine time to talk about fresh design ideas. We are in a period that embraces just about anything; there is acceptance for every genre, from vintage to crisp, modern precision. Being freed from any specific CHRISTINE look is liberating! As you arm yourself to complete a BRUN design project, this is good news.

Eclectic interiors are luscious to create and have a longer lifespan due to the often quirky feel that cannot be labeled.

Blending styles is rewarding yet can be deceptively challenging. This is where a pro can be immensely helpful. If a designer is not in the picture, do your homework, and study rooms that appeal to you. Typically, successful eclectic rooms are layered with different textures, colors and finishes. Interior designer Regina Kurtz, president of Alpha Design Group in San Diego, California, advises: “Think outside the box, and choose elements that you love and are important to you without worrying if they go together. The rest will fall into place!” Kurtz is known for her broad range of style. She mixes adeptly contemporary with traditional.

However, as is always the case with any space-conscious interior, you must make your decisions a little more carefully. There is less room for error, and you must get the size right. One extraordinary choice can make a striking difference in a public space such as a living room or dining area. Need a mirror in your foyer? Choose an asymmetric shape or a style that is not repeated elsewhere.

Want a shallow console table to go with it? Make a concerted effort not to match the finishes of the two pieces.

There is often a 24hour hour policy, so do ask. Additionally, there are now apps for indoor design like Hutch, a virtual decorator tool available in the Apple app store, Home Design 3D and specific ones from IKEA and Overstock.com that allow you to visualize furnishings in your room.

The takeaway this spring is that you can have what makes you feel comfortable and excited without worrying about any specific trend. There are no fast and firm rules. Branch out; relax; and shop!

Closing value is final sale price of real estate parcel ‌H i, Edith: I read an article in which a writer suggested a method of estimating the value of one’s home by analyzing “closing values.” You responded by saying in part that there’s EDITH nothing more accurate than LANK recent “comparable” sales.

My question to you is this: What was the writer’s definition of “closing values”? I took that to mean selling prices. Am I correct? — D. Answer: In real estate, “comps” are the relatively recent sale prices of nearby comparable properties. “Closing value” is a term used mostly by stockbrokers and traders, but in this instance, it evidently does mean the same thing: the actual final sale price of a parcel of real estate.

Realtor Prospecting

Hello, Edith: I was looking for your thoughts on a letter I received from a Realtor I’ve never had contact with before. I attached a copy below.

He is basically asking whether I would like to sell my home to a couple with whom he is working. Is this a new tactic in the real estate market, and a good, legit

way of going about selling your home? I have been thinking of selling in the near future. I’m just a little cautious of this and how I am even on his mailing list. — L. Answer: The letter you received is nothing new — it represents “prospecting” on the part of the broker who sent it. He may well specialize in your area and probably sent the same letter to your neighbors. He lists his credentials, and he has evidently been long associated with a well-respected brokerage. All that is reassuring.

It’s perfectly OK to respond. It won’t cost anything or obligate you. At the least, you’ll get a chance to hear his opinion on asking price, on ways to make your home attractive to buyers and the like. And you’ll get a chance to meet a broker who has some initiative.

If you’re still suspicious or not ready to list your home for sale, perhaps you could (with his supervising broker’s OK) sign a one-shot contract. That would give him permission to show the property to just the one couple he mentions, who he says has run out of for-sale homes to view in your neighborhood.

Hi, Edith: You mentioned you don’t hear about the joys of timeshare ownership. So here you go!

I was deeded a timeshare by my parents because they aren’t using it, and I’ve been paying for the yearly maintenance and using it for many years.

I have taken some magnificent vacations there. When you swap timeshares, you just never know and hope for the best — but how is that truly different from booking any other accommodation?

You need to very seriously look at this before purchasing. I would tell anyone to research ad infinitum — and then research more. Think about your goals and where you want to be years from today. If you want to start a family, are you going to be able to travel with a young child (or children)? Will you have the money to sink into the timeshare every year? Do you want to travel to the exact same location for vacation every year?

If possible, use someone else’s timeshare and attend one of the promotional meetings (which can be grueling) to see what they tell you about benefits.

I have swapped for a place in Tenerife, which was marble and had a beautiful view. I swapped for Barbados and had a penthouse because I was patient. I also swapped for a resort in Orlando and had two entirely different experiences: The first time was excellent; the second time, I could hear everyone walking around above me and lots of noise.

At those presentations or hard sells at the resort, you are usually offered something for your time. Some have offered a stay at one of their resorts for a ridiculously low cost as a “try it, and see if you like it.” I’ve done that and stayed at an incredibly nice place.

Just research. You can also go on eBay to see what you can purchase for a dollar. They typically spell out the terms, the maintenance cost and, if it is deeded, whether it is every year, every other year, etc. There are options. I can’t say research enough times. — K. Tackling the fixer-upper next door

‌E

very morning, when I sit at my dining room table with my first cup of coffee, this is what I see out my window: our fixer-upper next door looking pretty nasty right now. The poor little house is halfMARY CAROL dressed in its new wood shingles, surrounded GARRITY by a sea of mud and accented with a big green dumpster. It’s been worse, let me assure you. When we bought it, it was covered with bright blue siding, which was partially camouflaged by the overgrown bushes and weeds.

A dear elderly woman had lived there for years, and the house had gotten away from her. It was in pretty bad shape when we bought it, but at the time, that was fine with us, as our original plan was to tear it down and build a carriage house on the lot so Dan could finally have a garage for the cars. But while we were getting the plans drawn up, my mom’s health took a turn for the worse, and I wanted her nearby.

We decided to scrap the tear-down we had planned and instead, do a quick, low-budget Band-Aid renovation just to make the neglected house habitable for Mom. When she passed away, I found I wanted to keep going with redecorating the cottage. I had fallen in love with it, precisely because it was so darn ugly and had almost no redeeming value. I was eager for the challenge of making it into a welcoming gathering place for our family and friends, the perfect tribute to Mom. As any renovation is wont to do, the size and scope of our rehab grew ... and grew ... and grew. To Dan’s horror, we have sunk way more time and money into the house than we could ever hope to recoup. To make it worse for him, he still doesn’t have his garage! But, Dan and I have been through this before, when we renovated our historic Greek revival in Atchison, Kan. It was a long labor of love, but the end result was worth it. I believe the same thing will be true of Mary Lou’s cottage.

The interior of the house is pretty close to being done. I’ve shared photos of our progress in recent blogs, spotlighting the bedrooms, the bath and the living area. But the outside. Wow. It’s

But soon, it won’t be. The wood shingle siding is almost up, and we will eventually paint it white. Right now, we are working with a landscape architect to finalize our plans for the garden and lawn. When we landscaped our cottage, I wanted to create lots of outdoor areas where we could gather. Now, we practically live outside when the weather is nice.

Our goal is to make the outdoor environment at Mary Lou’s cottage equally as inviting. Right now, I am debating between two options. The first is to level the lawn to make room for a small bocce

court, or a spot for picnic tables when we have big outdoor parties.

The second option is to replicate some of the lovely outdoor spaces I saw in France, filling in with fine gravel and accenting with potted plants. I snapped the inspiration photo above when Dan and I were in Normandy not long ago.

No matter which way we go, I am confident of one thing: Our big clan is going to make lots of great memories in this quirky little cottage.

How to resolve conflicts in the succulent garden ‌A

rid zone plants stab their neighbors to death. It’s an adaptation to limited water by using sharp weapons to tell others to back off. It’s also a consequence of growth and time and distance between plants.

MAUREEN Small succulents and cacti you planted a while ago GILMER may be much larger and touching each other in some places. If it’s the wrong place, you have conflict.

For example: The wicked tips of a big agave touch a fence post cactus. First, the thorn scratches the smooth green skin, then it grows longer to gouge and penetrate. This starts an infection in the fence post. It dies back and big daddy agave wins all the water intended for the fence post ... unless you step in to resolve the conflict in advance.

With nearly every plant bearing spines or thorns of one kind or another, potential for growth injury is perpetual. ear James: I have a problem where some floors near the outside walls get damp when there is a heavy rain.

The walls are brick over insulated stud walls. What, if anything, can I do to stop this problem? — Jennifer K. Dear Jennifer: The JAMES types of walls you have are DULLEY called brick veneer. The 2x4 studded insulated wall supports the house and the brick is added just as an exterior covering. It serves a similar function as siding to seal out the elements and provide an attractive exterior.

How to lighten, brighten your home this spring ‌S

pring can be a time of transition in more way than one.

Yes, the days are longer and brighter, but your home can be transformed as well.

If you are looking for CATHY some ways to brighten and HOBBS lighten your home this spring, here are some of our top Design Recipes tips.

1. Use lots of mirrors. Mirrors are a wonderful way to both bounce light as well as bring it in, especially in areas that may not receive a lot of natural sunlight.

2. Use bright colors that can mimic sunshine. In the warmer months, think of using warmer colors as well. This is the perfect time to infuse colors such as yellow, red and orange.

3. Incorporate lighter tones as accents or even primary colors. Bright and bold too overwhelming for your space? Then think of using soft, soothing colors such as soft gray, white and powder blue.

4. Consider citrus colors such as green and chartreuse. When paired with softer, lighter colors, the effect can be one that is fresh, crisp and clean.
