Best solution is counterintuitive
A
s they say, the devil is in the details. Sometimes the secret to getting a small space to feel larger is based on confusing principles that generate questions. If you put thought and care into redoing a kitchen or CHRISTINE bathroom, you will undoubtedly encounter such BRUN issues: How far to take a countertop? Where to stop a paint color? How high to make the upper cabinets? Very often the best solution is counterintuitive. For example, it is easy to assume that keeping everything light is best. In this particular example, the floor and lower cabinets are not particularly light in tone. However, they are close in what we designers term as “value” or lightness and darkness. The result of those elements, and the countertop and backsplash being a midtone, is a cohesive kitchen. The floor becomes the lower cabinets and the value of the backsplash just flows right on up to the upper cabinets. In this way, the small kitchen is unified. Another way to create continuity is to meet the ceiling with built-in cabinets. For years it was the style to leave about 10 inches of space between the upper cabinet top and the ceiling. Often this space was just a dust-collector and left barely enough room to position display items. The practice was likely started because of the standard dimension for upper cabinets. Kitchen design was not oriented towards custom dimensions in tract homes. Today, we almost always take the upper cabinets up to the ceiling, especially if we have a lower than typical ceiling height. If the dimensions don’t work out perfectly when using standard dimensions for the upper cabinet, then often a larger-than-typical crown molding is used to make up the difference between the ceiling and the cabinet. The principal at work here is to eliminate negative space. By closing any vertical or horizontal gaps, a built-in unit looks larger. Continuity is the goal. This can apply to paint as well. You will not create the sense of more space by painting two accent walls in a small bedroom. It is much better to paint all the walls a color than to break up the room. Sometimes it is even

best to paint the ceiling in the color. You have the option of mixing your color in a 50 percent formula so that the ceiling is a lighter version of the same color used on walls or you might consider painting the ceiling white. When confused about where to break a color or a trim color, use common sense. If painting an architectural element or woodwork detail in the trim color will break things up too much, think about keeping everything the same. Even details like cabinet hardware or base molding can be disconcerting if they are too much of a contrast. In tiny spaces, think continuity and friendly contrasts. In other words, you don’t want to shock viewers. Black and white is the starkest version of contrast. Everything works backwards from that measurement. So when you work in a midrange to softer difference of contrast in a tiny space, you are going to be more successful in coaxing the best result. Connect the various pieces of your room instead of separating them. For example, if your windows came from the factory with a stark white trim, do not paint the wood trim a navy blue. Instead, match the window color and use that for your interior trim. Conversely, if your windows came with a dark bronze tone, consider staining your window trim a medium to dark wood color. The right medicine for your bathroom
Q
uestion: Dear Ed: Very often I’m surprised by all the new bathroom technology you mention in your column that’s now available in the bathroom. Wile I love my bathroom, I do want to replace the medicine cabinet. Can you please update me on what’s new in medicine cabinets? - Jeff, New Jersey Answer: From smart toilets to music streaming showerheads, today’s bathrooms are more like mission control centers. The simple bathroom medicine cabinet has not escaped this technology wave, and new electronic and design options are now available. First, the mirrors have changed. Bright frameless mirrors outside and inside the cabinet, along with built-in swinging magnifying mirrors, are popular add-ons. Other new features include electronic USB and charging outlets, night lights, integral interior and exterior lighting, and magnetic surfaces to hold grooming utensils like tweezers in place. Finally, high-tech audio and video options can keep you in tune with the world.

ear James: I try to keep the bathroom as clean as possible, but the caulk around the bathtub and shower stall is black. Can you tell me how to clean the caulk or how to replace it if that is necesJAMES sary? — Dwayne R. DULLEY Dear Dwayne: No matter how clean you keep your bathroom and the bathtub, it will never look really clean if the caulk is discolored or black. There probably is no way to completely clean it and make it white or clear again once it has become discolored. It won’t hurt to try cleaning it first, though. You may be lucky and get it light enough that it looks acceptable, but don’t get your hopes up. The dark color is a combination of dirt and mildew. Try some standard bathtub cleaners on it. Also use a solution of bleach. This will kill the mildew and may bleach it somewhat. If you still are not satisfied with its appearance, your only other option is to replace it with new caulk. This is not a
difficult do-it-yourself job, and it should require only one tube of caulk at a cost of about $5. First try to determine the type of existing caulk, because this will determine how much removal is required. Caulk along the top of the tub against the wall serves two purposes. It creates a seal to keep water from getting under the wall tile. It also creates an attractive joint. If the old caulk is dry and brittle, it is likely a latex caulk. This type of caulk will have to be completely removed because it will be cracked and not provide a good water seal. This is an inexpensive type of caulk and was commonly used by builders years ago. Saturating this type of caulk with 90 percent isopropyl alcohol will make it easier to remove. If the caulk seems rubbery, it is likely a silicone caulk. This caulk has a very long life. Even though it is discolored by mildew, it is probably still providing a good water seal. In this case, you only have to Please see DULLEY, Page H9

The do’s and don’ts of using black in your decor B lack is back! It has long been a staple on the runway and is making a bold and sustained comeback in home decor. Why black? Black is often considered to be a luxurious color that also blends well with other colors and can CATHY also serve as a great founHOBBS dation color. In other words, black is a neutral color that can be easily used as either a main color or as accents in a space. When looking to incorporate the color black into your home, here are some basic do’s and don’ts.
DO:
Consider the color black for some of your primary furnishings such as coffee tables, sofas or chairs. Consider using black as an accent wall color. It may be a bold choice, but paired with a contrast color such as white, it can be classic and timeless. Incorporate black into your space through artwork. Mix black with contrast colors such as white, taupe or light gray. Experiment with materials such as velvet, faux fur or textured wallpaper.
DON’T:
Blend different shades of black. Unlike other colors, the shade of black used should be consistent throughout a space. Otherwise the color may appear faded or worn. Overdo it. Less is often more. Instead of having a room dominated by the color black, which can appear harsh or even gloomy, consider using black as an accent. Be afraid to use black in accent elements such as toss pillows, throws and even picture frames. Mix black with darker shades of blue such as indigo. The colors tend to look similar and will prevent the black from standing out front and center. Ignore finishes such as steel or dark metals as a way to use black, especially if your style is industrial chic. Here’s why you shouldn’t microwave these 11 things
I
learned earlier than most that there are things you should never put in the oven—when I was a pre-teen, I heated a plastic wrap-covered meal in the oven only to watch it burst into flames (shout-out to my MICHELLE older brother who helped GUERRERE me eradicate the mini fire before it spread). After that occasion, my mother sat me down to remind me of the dos and don’ts in the kitchen, including all the things you should never—ever—put in the microwave. At first glance, you’d think this appliance was the least likely to be dangerous because you never actually see its heating mechanism. But just because it’s not as obvious doesn’t mean that the potential for danger is any less (after all, we can still get a sunburn on a cloudy day). If you find yourself doubting how severe kitchen fires can be, the National Fire Protection Association reports that cooking was the No. 1 cause of house fires and the third cause of fire-related deaths at home between 2009 and 2013. And microwave faux pas don’t just lead to fires—they can also cause harmful substances to be released into the air. On top of that, they’re responsible for hard-to-clean messes, which is just one more reason you should familiarize yourself with things you should never put in the microwave. So go on—keep reading to see a list of those 11 things (then commit them to memory).
try to speed up this process, it might be worth thinking again.
PLASTIC CONTAINERS
There’s a reason everyone says not to put plastic containers in the microwave: It’s due to the chemicals that can be released into your food when heated (BPA is only one of them). A study actually found that 95 percent of 450 plastic products (including plastic bags and baby bottles) actually released chemicals similar to estrogen when heated.
TRAVEL MUGS
If you’re one of those travel-mug-toting people who like coffee from home on their commute, do yourself a favor and pour your java into a mug before reheating it later. The stainless steel in the mug stops the microwave from heating up the beverage and can actually cause damage to your appliance at the same time. If it’s plastic, always check the bottom to see if it’s deemed “microwave safe” before nuking.
DREAMSTIME
There are some things you just shouldn’t microwave.
TAKEOUT BOXES
You know those little white takeout boxes that sticky rice often comes in? (Yes, the ones with the itsy, bitsy metal handles). They are pretty hazardous when nuked because they also contain metal (see what happens above, plus add in some potential for sparking).
ALUMINUM FOIL
HOT PEPPERS
HARD-BOILED EGGS
DRY SPONGES
While tinfoil (as I like to call it) is fine in the oven, it is not OK in the microwave, so you must make sure you take it off your food before nuking begins. The appliance’s inside is made out of metal, and it reflects microwaves that allow your food to heat up. The problem is when you put another metal (aka foil) inside of the machine, the waves reflect off the metal, causing it to burst into flames. I know quite a few people who make scrambled eggs in the microwave at work for breakfast. (I’m intrigued but can’t say I’d do it myself.) The problem occurs when you’re attempting to cook an egg that’s still within its shell. The result is the steam rises within the shell—and poof!—the high temps cause the egg to explode into a runny mess.
If you’re heating up a dish containing hot (read: spicy) peppers, it’s definitely worth doing it in the frying pan or oven. Other than their potential to go ablaze inside the microwave, the peppers can also release their chemicals when you open the door. You may feel as though you’re going to choke from the chemical release into the air, or the juice can accidentally go into your eyes—and it can have the same effect as pepper spray. Heat is known to kill everything, including bacteria. This is why some people think it’s a good idea to put their dry sponges from the sink in the microwave for a few minutes, thinking they’re getting rid of all of the germs. Although it will do that, it can also cause some serious trouble. “If sponges are dry, there’s no water to attract energy, and
the sponges themselves will attract energy and can catch on fire,” says Sharon Franke, director of the Kitchen Appliances and Technology Lab at the Good Housekeeping Institute. Here’s a trick: Submerge your sponge in water first before putting it in the microwave.
VINTAGE DISHES
Did you know that some tableware from years ago actually contained lead? Well, more than 40 years ago the FDA put its foot down, but that doesn’t mean your antiques don’t contain it. The plates and other dining ware should be fine to eat off of—you just don’t want to heat it in the microwave because lead can potentially seep into your food.
PAPER BAGS
But why not, since I can microwave popcorn in a bag? Well, those bags are treated with a material that absorbs the waves emitted by your appliance. Regular paper bags (from the grocery store, sandwich bags, etc.) can actually release toxins when heated. There’s also the possibility that the bag could light on fire while heated.
WET CURRENCY
Ever accidentally get some cash wet? Yes, it happens to the best of us, but the microwave is not the answer. Paper (see above) can catch on fire, and some people have reported that their dollars burned a bit in the appliance when trying to dry them out. In fact, more people than you think actually do this—a worker at the Office of Currency Standards has said it’s one of the biggest problems they see. FROZEN MEAT Now that you’ve read this list of things Sometimes it can feel like waiting for to never put in the microwave, your meat to defrost in the fridge is literally going to take forever. When that happens, kitchen should be a much safer place. And remember, when in doubt always we often opt to put it in the microwave look it up before nuking something new. to thaw it out. The issue with this is that if the meat doesn’t rotate in the microGet the latest on home decor trends, design wave, it can lead to an uneven distribuideas, shopping guides and food news, and tion of heat that can cause bacteria to take a look inside your favorite celebrity grow. remove a top skin or perhaps none at all. Just a new thin layer of white silicone caulk may do the trick. For a few dollars, you can purchase special plastic caulk-remover tools at your home center store. These are designed specifically for bathtubs, since this caulk is replaced often, but they also will work for kitchens and around windows. They are most effective on crumbly old latex caulk. It may take a bit of elbow grease when removing silicone caulk with one. Make sure to use kitchen and bathroom caulk. These are formulated with mildew-resistant chemicals that are quite effective. They do not reduce its life. The following companies make these caulks: DAP (800-543-3840); Elmer’s Products (888-435-6377); Geocel (800-348-7615); and Red Devil (800-423-3845). Here are some tips to reduce mildew growth in the future. When you are done bathing, rinse off the walls and caulk with water to minimize soap residues. Open the shower door or curtain after bathing to dry it faster. Run the bathroom vent fan for several minutes. Once a week, wipe the caulk with a mild solution of bleach.

Keep plants’ roots damp until you can plant Q
uestion: When I ordered some grape vines and raspberries back in January, It sure seemed like having them arrive in April would be a good idea. The catalog and websites I orJEFF RUGG dered from predicted this would be a good time to plant bare-root plants. The plants arrived on time, but we are not only still getting snow; the temperatures predicted for the near future are well below
freezing. What do I do with these plants if I can’t plant them for several weeks? Answer: Most of the maps in the catalogs are based on Department of Agriculture Hardiness Zones that map out the average coldest winter temperature. They are a bit worse at predicting spring temperatures. Some years are warmer, and some are colder. Mail-order plants arrive bare-root or in pots with some soil. The bare-root plants

will typically have wet newspaper or other material wrapped around the roots to keep them damp. The most important thing you can do is keep the roots damp — not waterlogged, just damp. Add more water as necessary, and seal the roots in a plastic bag if the water dries out too quickly. If the plant doesn’t have any leaves yet, then you don’t need to give it any light. Keep the plant as cool as you can

but above freezing. The plants have been refrigerated in the upper 30s to low 40s for the winter, so another couple of weeks won’t hurt. When the weather becomes more springlike, you will be able to plant. Take off the wet newspaper, and spread the roots out in the hole. Plant it so the stem or trunk is at the same level with the soil as it was when it was growing before it was harvested. If the new plant has leaves or starts to get them, then giving it light will be necessary. If the top is starting to grow and you determine that you won’t be able to plant for a couple of weeks, then you can plant it in a temporary pot. You don’t even have worry about spreading out the roots; just wrap them in a pot; cover them with soil; and water them. Give the plant as much light as possible. If there isn’t enough, the leaves will turn white or light-green, and the stem between the leaves will stretch and become weak. When the weather allows you to plant, you will need to harden the plant off first. When the temperature is above freezing, place it outdoors in bright, indirect sunshine. Increase the amount of direct sun a little at a time over a week or two. After planting, if the temperature drops too low, the plant may need protection from freezing at night. How to plan the perfect outdoor kitchen
W
hether you’re lounging around the pool or telling stories around the fire pit, you love entertaining outdoors. So why wait to design and build the outdoor kitchen HOMEADVISOR you’ve been dreaming about? There’s no time like the present. And these tips will help you down the path to success.
PICK THE RIGHT SPOT
Location is everything when it comes to planning your outdoor kitchen. Not only will placing it in the wrong spot be inconvenient and uncomfortable, but it could also be dangerous. Start by locating any utility lines, underground and overhead, and design with those in mind. You don’t want to cut into buried lines during the building process, nor do you want to build directly under an overhead power line that poses a risk every time you raise an umbrella. Next, consider the weather. You’ll have more fun in your outdoor kitchen if you locate it away from windy or overly sunny areas. Plan to build your space within natural windscreens and shade from your landscaping. Then install elements to protect your kitchen from the elements that pose a challenge for comfort and cooking. Traffic flow and the proximity to your indoor kitchen are also worth considering. Plan a spot that places the two kitchens conveniently close. But be sure that the proximity and placement of the outdoor appliances are oriented to prevent smoke from drifting indoors.
CHOOSE FUNCTION OVER FORM
Grill, rotisserie, oven, stovetop, brick oven, blender, wine cooler — there are so many choices. But if you aren’t using them regularly, they’re needlessly taking up counter and cabinet space. Before going overboard on the appliances, ask yourself what you’re going to be cooking and what you’ll actually use. Generally, you’ll need a refrigerator and a grill or other cooking source, as well as some storage and prep space. Embellished wood cabinetry makes a bold statement in an indoor kitchen, but exposure to the elements makes wood cabinets impractical for the outdoors. Instead, opt for stone, concrete, or steel countertops and cabinets. Not only do they give your kitchen a modern appearance, but they’re also durable and easy to clean. Investing in practical kitchen elements from the start will render savings
DREAMSTIME
Grills, sinks, refrigerators and stone countertops are popular outdoor kitchen features. in upkeep down the road.
KEEP IT SOCIAL
It’s said that the kitchen is the heart of the home; when you’re entertaining, guests often congregate in or near the kitchen to visit with the cook and each other. Arrange your outdoor kitchen to allow for that as well. Site your dining and lounging areas near enough that you can chat with guests while preparing the meal. (This also makes it easier to get food to the table).
Set the ambience with good lighting. Add brighter lights to pathways, cooking areas and activity areas, then go for adjustable lighting in the dining or lounging areas. Colored bulbs help to set the mood, but save them for areas in which illumination isn’t necessary to keep everyone safe and sound. A large television designed for outdoor use is a great addition for some gatherings; turn your kitchen and lounge area into an outdoor movie theater or mini sports arena. Add a sound system for
background music or for amplifying the television’s sound. Add a large table, a fireplace or fire pit, an overhead fan or two, and some comfortable seating, and you’re ready to entertain. Incorporate world-inspired home accents
I
t doesn’t take very much to add an artistic touch to a tiny home. Two or three accent items will go a long way toward establishing any creative look. And, when you tire of one CHRISTINE look, it is comforting to BRUN know that you can mix it up just by removing and replacing a few pieces. The internet certainly makes finding gathering accent items a simple task. You can search hundreds of online stores for art, textiles and accent furniture pieces, and have items delivered right to your doorstep. It’s such an easy process that any look is achievable. Long ago, at the turn of the last century, interior designers had to travel to exotic locales to look at unique items. They would voyage to Asia or Europe to shop (for themselves or clients), and then ship their treasures home. Of course, we, today, miss the experiential aspect of obtaining such authentic cultural items, but the online market makes these items affordable and accessible for many more people. Pillows are the much-maligned decorative piece of the design trade. We’ve all heard jokes about how interior designers adore throw pillows: When in doubt, they’ll throw heaps of them on a sofa or a bed. Husbands hate them; housekeepers are forever confused about where to put them. Nevertheless, accent pillows really are a practical and easy way to create a mood. Imports from Morocco, for instance, have interesting patterns and textures and vibrant colors. Often, I will create an entire color scheme based off a specific furniture piece. You might buy a colorful Moroccan pillow, for example, and then stick to a neutral-colored linen love seat and side chair, while upholstering the main seating items in a deep blue or a rich rust tone. Aside from pillows, beautiful textile designs can be found in different regions of the world. From Latin America, we have the mola design. The mola is part of the traditional outfit of the women of the indigenous Kuna people. It refers to the two fabric panels sewn on the front and back of the Kuna blouse. Molas are handcrafted using the reverse applique technique to sew several layers of different-colored cotton cloth together. The design is formed by cutting away parts of each layer, and then turning and sewing down the edges. The stitches are often nearly invisible. The finest molas are made using tiny needles, and have extremely fine stitching.
about 12 inches wide and 13 feet long, so they are well-suited for a room with a vaulted ceiling. Of course, a silk kimono could also be displayed. A quick internet search will show numerous display methods (and describe them better than I can). Internationally-inspired textiles can be used as a table runner for a dining table, a buffet or a media stand. Or, consider using a textile as a tablecloth.

The Hmong ethnic group in China and Southeast Asia create a similar textile. Both designs are folk-art jewels worthy of using on the front of a gorgeous pillow, and even being framed as art. HOUSE CALLS
Tenant has right to sublease apartment
M
s. Lank: My husband and I are currently in an apartment but have been looking for a house for months now. Our lease is up on June 30. A few days ago, our landEDITH LANK lord sent a letter stating that we need to let him know whether or not we are going to resign for next year. He gave us three days to make the decision. Not wanting to lose our apartment, I called him and updated him on our house hunt, asking if we could resign for a shorter lease term. He offered no flexibility and said that he would hold us accountable for the entire new lease even if we find something this summer! I was shocked at how unreasonable that was. Can he really hold us to these terms? He’s making it very hard on us because the real estate market really does not pick up until the spring and summer. Now we feel like we will be stuck here for another year. Can offer us any advice? — L. Answer: Your landlord probably pre-
fers that the next lease end on June 30. It can be harder to re-rent as fall comes. But it happens that in your state, you would have the right to sublease, and your landlord could not unreasonably disapprove of your subtenants. This may not be true everywhere. And, of course, if you mention this now, the landlord might withdraw the offer to let you renew your lease at all. Maybe it’s time to settle on a house you want to buy — after all, you’ve been looking for months. Decide now and you will probably have enough time left to plan on moving by the end of June.
Mortgage Broker or Independent Hi, Edith: I’m starting the process of looking for and buying my first home, a townhouse. I have a buyer’s agent and need to get preapproved for a mortgage. I can afford to put down at least 20 percent in my price range; I have no loans; I don’t carry a balance on my credit cards; and my credit score is in the mid- to high 700s.
I’ve spoken to a mortgage broker recommended by a co-worker and a person who works for an independent mortgage company recommended by my agent, and I liked both of them. I’m conflicted over where to go from here and how to pick which one to go with. It’d be easier if I didn’t like one of them. Can you get preapproved from two different places and then pick the one with the lower rate? Are there general pluses and minuses for mortgage companies versus brokers? — M. Answer: My guess is that you’ll get good service from either provider. As for going with both and choosing one after you get firm offers, you can do that, but you’ll probably have some expense involved with each of them by that time. Perhaps you should discuss costs at this point — maybe that’ll help you decide. Good luck. Try to stay calm and enjoy the process. I know it’s a nervous time.

Meet Our realtOr ® Of the Week:
a house, and at that time, the Realtor helped us immensely in the buying process. I have been living in apartments for the last 10 years, and I have decided to buy again. I asked an agent to see property after property to no avail. I have been to a couple of open houses on my own, and she has never set up an open house to see in three months. So, I went to another, but it seems like the same song. It’s only been a week, but still there are no house appointments. I have been prequalified and am looking at properties below the most I can spend. What am I doing wrong? Please detail how you would go about finding a Realtor to help me in my search and what I should expect from him or her. — askedith.com Answer: Perhaps you could start by contacting the broker who helped you 10 years ago. If he or she isn’t still in business, you may get some recommended names. You could also talk with the agents holding those open houses you’re attending on your own.

How can I prepare my home’s exterior for spring?
premierrealtygrp.com
A
s spring warms up, it’s an excellent time to give your home’s exterior a once-over in preparation for summer. Oftentimes, the winter months conceal damage you may PAUL F. P. want to repair as quickly as possible. Sometimes, basic POGUE wear and tear builds up over the season, and it’s wise to check key systems.
CHECK YOUR HOME’S PHYSICAL EXTERIOR AND YARD Take a look at your exterior’s basics. Chipping paint, damaged siding, roof leaks and foundation cracks can all lead to long-term damage if you don’t address them quickly. Also, verify that your downspouts direct water at least three feet away from your home’s foundation. Water near your foundation is a major cause of basement leaks. Check under your deck, porch or other exterior structure and clear out debris and junk that’s built up over the winter. And in the event your gutters are overflowing, hire a gutter cleaner to clear sediment and leaves left over from winter and spring weather. Overflowing gutters are another common source of basement leaks and foundation damage. If you have outdoor play equipment, inspect it for damage and safety issues. Keep an eye out for insect damage, protruding nails, rot, and missing or damaged screws and bolts. Ensure the anchoring is still firm and secure, and check that swing ropes or chains are still holding up strong. Linseed oil can prevent splintering of wood surfaces, and lubricant can ensure metal parts and connections remain smooth and squeak-free. Watch out for tree growth around power lines. Hire a professional tree trimmer to keep them clear if need be; you want a safe distance between electrical lines and your branches.
GIVE YOUR LAWN SOME TLC
A basic cleaning can work wonders. Clean up the lawn, garden and flower beds; pick up branches and debris; and use a rake or leaf blower to remove any remaining yard waste from flower beds. Even out the mulch beds and add more mulch as needed. If you have an irrigation system, reopen

WHAT ABOUT MY CAR?
Your car has worked hard all winter as well — and potholes, snow and ice can take their toll on its body. Give its exterior a good cleaning, and make sure the undercarriage is washed clear of road salt. Check all your tires, including the spare, for correct tire pressure. Make sure they all have sufficient tread for safe driving. (One easy trick: Insert a quarter upside down so George Washington’s head is in the tread. If you can see the top of his head, the tread is too worn and you should replace the tire.) Winter also takes its toll on brakes, so have a technician check the pads and rotors. Paul F.P.
