ello, Edith: Is there a way for us to access your recent article on financing for first-time homeowners? We enjoy your column and thank you for any information you can provide. — S. and J. Answer: More than 20 EDITH LANK years ago, I wrote a book called “The Home Buyer’s Kit.” It went through several editions but is out of print now. Recently, though, a couple wrote to say they bought it used on Amazon. I would have thought much of the information is out of date, but they wanted to say thank you; they found it really helpful.

Ms. Lank: Actually, I do not have a question, although I’ve submitted a couple of times over the years. I was going through some old papers I’d put aside and saw that you’re in your 80s, I believe. As a 70-year-old guy, I wanted to say, “Way to go!” I hope my wits will be as sharp as yours at that point. — askedith.com Answer: You’ve got two things wrong. I’m in my 90s now, not my 80s. And as for those sharp wits, the internet came along just in time for my old age. These days, whatever I’ve forgotten I can look up. But anyhow, thanks for the kind words.
No Addresses
Dear Edith: I don’t know if this is column worthy or something for you to pass along in another way, or maybe I’m just venting, but there is a trend in real estate advertising that has me steaming. Many newspaper real estate ads no longer include an address. If there is an ad that catches my attention, I’m then required to go to the computer to find out where it’s actually located. I’m more interested in the address than the listing agents’ claims about it being a “mustsee” or having a “charming landscape.” In fact, I’ll bet I’ve ignored dozens of otherwise interesting listings because they wouldn’t tell me where it was! — M. W. Answer: That’s because they want you to give them a call or go to their webpage. I found myself smiling as I read your note because I remember many years ago, when you couldn’t just “go to the computer” to find an address. Frankly, that doesn’t seem like all that much work. Nevertheless, I’ll be happy to pass along

Dear Ms. Lank: In 2002, we financed our mortgage with Bank A. Two years later, we refinanced with Bank B. The title Insurance submitted for recording in our town read as follows: “Mortgage made by us to Bank A in the amount of 120K, dated May 1, 2002, and recorded June 3, 2002 in Liber— at Page —- ... has been assigned to Bank B ..., which said mortgage has been reduced to 105K and a new mortgage made by us to Bank B in the amount of 45K dated March 10,2004, and being duly recorded ... which said mortgages are consolidated, extended and modified by agreement dated March 10, 2004 and being duly recorded in the Office of our county which said agreement consolidates said mortgages to form a single lien...” Then, Bank B was bought by Bank C. We fully paid off Bank C and got a satisfaction letter from it. However, when we checked with our county, Bank A still shows as having a lien on the property. We did not receive a satisfaction letter from Bank A, but we do have a copy of a check made out to Bank B by the lawyer of Bank B. In this kind of a situation, how can we get a satisfaction letter from Bank A? To our knowledge, Bank A is no longer in business. During that time, we were relying on the bank lawyer and title insurance company to satisfy the requirements of the county. — askedith.com Answer: The county requirements don’t constitute proof of ownership. They simply provide a public repository for legal documents. In the future, if there were a problem, it would be with prospective buyers of your property. They wouldn’t want to buy if Bank A’s mortgage still shows a financial claim against the property. I’m not sure you have a problem, but I’m not qualified to judge. Why not ask your own lawyer to see if anything needs straightening out — and if it does, to please take care of it? A new lamp is a bright idea
E
very time I walked past the little bar cart in my living room, something just bugged me. Something was off about the display. It looked nice, but didn’t wow me. Then I put my finger on it. It needed a new lamp. The white lamp I had on the bar cart just didn’t add much to the display, so I swapped it out for a new one. Truth be told, I had been itching to MARY get this unique red CAROL floral lamp into my GARRITY cottage somehow, somewhere. And the bar cart turned out to be the perfect place. Lamps are design super heroes. They swoop in and save the day. Trading an old, tired lamp with a new one can refresh a room. Our customers often bring us photos of their homes and ask for ideas on how to update their spaces. Almost always, we recommend retiring their dated lighting for new lamps. Presto: The room looks newer, fresher. What’s big in lighting these days? Honestly, just about everything. We’re showing a lot of lamps with colorful ceramic bases, from traditional or contemporary blue and white patterns to chinoiserie in all colors. Metals have made a huge comeback, too, and we’re selling lots of oil-rubbed brass. (I will be blogging about brass’s comeback next week.) We like lamps that have some heft, with clean lines. They add some presence. Gone are the small, dark lampMary Carol Garrity’s bar cart needed a new lamp. shades of yesterday. Today’s lampshades are larger drum shapes in white. Not only do these big, open, light shades look clean and modern, they also ensure the lamps really can light up the space around them. These are lamps you can read by. There are no rules to follow when deciding whether or not to mix all the lamps in a room, with no two alike, or to having a matched pair on either side of your sofa or dining room buffet. The choice is yours, because everything is in now. For example, in my living room, I used to have a single lamp on the console table behind my sofa. Now that I’m so crazy about houseplants, I decided to rework the table. I put a large plant in a cachepot at the center and flanked it by two matching pharmacy lamps. Cold weather can damage early blooming plants Q uestion: Wow, what a cold spring we are having. I have a lot of perennials in my yard, and the worse-looking ones are nearest the house. I thought they JEFF RUGG would get the most protection, but I must be wrong. What can I do for them now, and what can I do to keep them from having problems next time? Answer: The problem for many early
blooming plants isn’t the cold spell itself but the timing of it. The previous couple of weeks had been warm, not just seasonally warm but very warm. This caused many plants to speed up their growth, since plant growth rates are related to air temperature. As plants begin spring growth, they consume the antifreeze sugar chemicals that were protecting their cells all winter, and they lose their ability to resist the cold. progressed faster and lost more of their ability to resist cold. They were, in effect, further into spring than the calendar. If the night and daytime temperatures had gone back to a normal cool spring range, the plants would have been fine. Instead, they plunged well below freezing not just at night but all day, and in many places. The areas that received snow were the lucky ones as far as the plants were concerned. Snow acts as an insulating blanket
that stops the cold at around 30 degrees F instead of the air temperature that dropped below 10 degrees in some areas. At this point, all the damage is done. My wife believes it retains moisture so well that we are watering about 40 percent less than usual. Our climate is arid and hot in the summer. We have had water restrictions for many years and find that watering less but still having moisture in the soil is great for the plants. The mulch comes in a compressed form that expands to 2 cubic feet when mixed with 5 gallons of water. It’s incredible to watch the hydration! Are you aware of this mulch, and are the benefits really as good as advertised? Our nursery swears by it, and it sells a wide variety of ground coverings. Thanks for any news or experience you have had with it. A: You have provided a good testimony for the benefits of coir. Coir fibers are the mass of stuff that surrounds the shell of a coconut. White coir is harvested from coconuts that are not ripe. The fibers are smooth and fine and weaker

to amend soil. It opens up heavy clay soils so air and water flow better. It can be used in sandy soils to hold moisture. Each of the fibers is hollow and holds water like a sponge. It is less damaging ecologically than peat mining, and for people concerned about loss of peat bogs, it would make a good organic matter substitute. Coir can be used on top of the soil as mulch. It is slowly broken down by bacteria and fungi, so it doesn’t have to be added over and over again. Do not confuse coconut coir with cocoa shell mulch. This mulch is produced during the process of roasting cocoa beans.
