Happy owners don’t write

ear Edith: It seems like all I read about timeshares is how awful they are to get rid of, and how people are unhappy with them. Are there folks EDITH LANK who like their timeshare? Is it a case of you only hearing about the problems, not the successes? If I were interested in one, what would your advice be? — askedith.com Answer: I’m sure there are lots of people who enjoy owning timeshares, and I’m sure you’re right that they’re not the ones who write to me. My advice would be: Don’t regard a timeshare as an investment. It’s not a parcel of real estate that can be expected to increase in value. Most timeshares are eventually resold at an average of less than 10 percent of the original cost. Timeshare ownership can be a convenient, inexpensive way to vacation in the same place every year. Sometimes there’s a way to exchange timeshares with other owners for variety, but don’t count on that. And years from now, when your family’s needs have changed, understand that it may cost something to get free of it. Owning a timeshare can be a money-saving, trouble-free convenience, but it shouldn’t be considered an investment.

Suspecting Advice

Ms. Lank: You recently suggested approaching lenders for financial analysis. I agree lenders/bankers do provide information. However, I would enter a caveat there. They are in the business of making loans and are going to tell you the maximum you could possibly borrow/spend. That’s not necessarily what you really

can afford or need to spend. You need to ask yourself whether you want to have extra cash at the end of the month to maybe plant some trees, paint a room, visit a restaurant or go on vacation. Having purchased homes in Texas, Pennsylvania and New York, I can say that once the bankers see you can afford a certain amount, the Realtors and bankers push you to spend that much. But if you want to be financially sound, spend less than you can afford. I have found it to be a very good lesson learned. — S. J. Answer: I agree with your advice to spend less than the maximum you may be offered. There’s nothing wrong, though, with finding out how much you could qualify to borrow. That’s what bankers will tell you, and they should. The real estate brokers I know are much more interested in putting together a trouble-free deal than in squeezing people for their last dime. Years ago, when I had a real estate license, I was delighted with people who didn’t want to spend more just because they could. Knowing they would easily qualify for a loan made house hunting a particularly pleasant experience. My guess is that most agents would say the same thing. And I suspect lenders also find it relaxing to deal with well-qualified — over-qualified — buyers. There’s nothing wrong, though, with finding out how much you could borrow if you want to.

Ms. Lank: This is not a question but a complaint. We are nearing retirement age and ready to downsize, but the only smaller houses are in senior communities. We want new

construction in a multigenerational neighborhood, but builders keep building larger houses, many with a lot of wasted footage, which makes the houses unaffordable. Retirees, couples with no children, frequent travelers and even busy young professionals who don’t want the headache of maintaining a large home are left with no choice. Thus, we will stay in our present home. I am guessing there are many more in our situation. Newer developments may have building code restrictions on the theory that maximum value is reached when everything in a neighborhood is more or less the same size and costs about the same. Graft on new variety to get seedless fruits

‌Q

uestion: I bought a grafted grape vine that the sign at the store said was seedless, but the grapes have large, JEFF RUGG hard seeds in them. Is there anything that can be done to make them seedless? Answer: That is a good question. How can you get seedless grapes or watermelons, for that

matter, if there are no seeds to grow a new plant? First, before we get to the plants, it is possible the plant you received was mislabeled. I don’t know how you could prove it, but I think that is the most likely answer. Many seedless grapes contain soft, immature seeds. That is normal for some supposedly

seedless grapes. Occasionally, the seed traces are large enough to be bothersome. Traces of seeds in berries of the same variety vary greatly in size and in the hardness of their seed coats. Sometimes a cold or hot spring affects seed trace size, but there is nothing you can do. You have three options. Leave the plant as it is and enjoy the

faster and easier than replacing all the plants with small young ones that will take longer to get the field back into production. OK, so what about seedless watermelons? They don’t live long enough to get a woody stem that could be grafted, so how do you get seedless annual plants?

budget. So I’m always scouting for affordable substitutes for high-end favorites, cheaters that deliver a similar look without the high price tag. Rebecca was particularly crazy about some glassware we discovered, at really affordable prices. “I cannot wait to see these items get folded into the mix. When your customers lift them up to see the prices, they are going to be thrilled!” she said.

hen some girlfriends get together, they go to lunch. My friend Rebecca and I go to market. Twice a year, we hop on a plane bound for the Atlanta International Gift and Home Furnishings MarMARY ket. Jazzed up CAROL on caffeine and GARRITY adrenaline, we run at a dizzying pace, hunting for treasures we think customers will love. Rebecca and I are kindred spirits. Like me, she is a retail brat who has been going to market most of her life. Some of us can never really get retail out of our blood, so, despite her corporate career and three active kids, she carves out time twice a year to be my market pal. I’m so glad she does, because her positive energy and boundless creativity rev my engine. Here is our 10-point strategy for success during our madcapped trips to market...

1. Market prep: bring on the decorating magazines! To get us juiced about allthings interior design, Rebecca and I pregame by pouring over decorating magazines on the plane ride to Atlanta. Our rule is we have to look at the magazines together, so neither one of us gets to see the best stuff first. (Yes, we are kinda crazy competitive in that way.)

2. Caffeine. Duh!

At market, the days start early and last forever, with very few breaks for sustenance. So you have to have strong jet fuel in your tank.

3. Cover the basics.

Business gurus would cringe if they knew how I make decisions at market. I don’t use any data on market trends or past sales. I just follow my gut. Here’s why: I can usually tell within seconds whether a piece is right for us. This art of the lovely lady ski team? It made Rebecca and I both smile, so it was on the YES list.

Rules are meant to be

BROKEN ‌I nterior design and decorating are somewhat bound by rules developed overtime to regulate housekeeping, maintenance and aesthetics. Some rules are the result of etiquette and protocol from the days when those things JOSEPH PUBILLONES mattered a lot, and your home spoke volumes about your education, wealth and social standing. Many consider these rules a thing of the past and, as with most norms, that innovation can result from when we break them. Here are a few decorating rules to consider and break when necessary. One pair of pillows always looks skimpy. Use two pairs, in contrasting patterns, colors and textures, and always throw in an odd one for contrast or as a conversation piece. Small-scale furniture only makes a small bedroom look smaller. Try a high bed and a tall headboard. Your room will grow. Mix styles. A four-poster bed will take the chill out of a modern bedroom. An open armoire is more interesting than a closed one. Let people into your secret world. The fastest way to make over sliding closet doors is to wallpaper them. Every large collection needs order. Wall brackets and linear shelving can bring order to a large collection or odd shapes. Use a real rug in the bathroom. Use a rug instead of a bath mat. It was made to withstand a lot more wear than the occasional wet foot. What sofa? There is no rule that a living room has to have a sofa. Whenever in doubt, white walls work. You’ll never get tired of a white room. Dark walls can do the opposite of what you’d expect: They’ll make a small room feel bigger. Layer your lights. Four lamps

are better than two. You need ambient light for mood and direct light for reading. Tuck in your throws. Keep throws under control. Fold them lengthwise, and then in half. Then tuck them into cushions so they look neat and tailored. Kick your traditional cocktail table to the curb. The most versatile cocktail table you’ll ever own is an ottoman topped with a tray. Skirted and fringed furniture finishes a room. Too many chair and table legs can make a room seem temporary. A skirted piece or two will make it feel “grounded,” just make sure there is balance so the room doesn’t feel heavy. Gold is gorgeous. Gold is back in a big way. A few accents will warm up a room, like brass trimmed furniture or accents. Give a room a touch of some green. Nothing softens a lonely corner in a big room like a potted tree or a planted orchid. Plants are sometimes the best decorative accessories. Leather is almost forever. The most durable fabric for dining chairs is leather or vinyl, especially if you want white. Switch up your seating in every room. Mix up the seating at your dining table for a “collected over time” look. You wouldn’t have eight identical chairs in your living area. Love your closets. Paint them, paper them, hang pictures in them to inspire you. And definitely light them. Refinish vintage finds. Don’t be afraid to paint a vintage piece. Every piece of furniture can’t and shouldn’t be brown. Pick your paint colors last. Besides seedless fruits, there are actually a lot of seedless flowers and shrubs grown in our gardens. Any flower whose sexual parts have been replaced by flower petals to create a double-flowering plant with lots of flower petals will be seedless. These watermelons and other annuals are hybrids. In other words, they are the specific offspring of parents that produce seedless or double-flowering babies. In the case of watermelons, one parent has a normal number of chromosomes and the other has twice as many. The resulting offspring is a seed that when grown will produce a watermelon. Fertilize bulbs when they come out of the ground ‌ Q uestion: My tulips and daffodils are coming up. When is the best time to fertilize them? Answer: Right now is the perfect time. Most people wait until the end of flowering, but just as they are coming up out of the ground is better. A bulb wants to produce flowers and seeds JEFF RUGG right now, and then it must store carbohydrates in the bulb for next year. We want the flowers, but we don’t want the seeds to develop, so when the flowers are done, cut off the flower stalk to prevent any seeds from growing. Don’t cut off any leaves until they have turned yellow, and never tie them together in ugly little bunches. Fertilize using a fertilizer with a high middle number, such as a 15-30-15 or a 10-20-10. By fertilizing when the leaves are coming up, you give the plant the most time to grow and store food for next year. If you wait until after it is done blooming, there is much less time for the leaves to produce carbohydrates for next year’s food supply.

Questions from readers Q: I have tried to grow oregano and sage for the past couple of summers. They both die within a few weeks. They seem to melt away. I don’t see any bugs or slugs, and I try to keep them watered. I want to try more herbs, but with so little success on my two favorites, I am not sure I want to spend the time and money. Do you have any growing tips for herbs? A: Herbs are usually low-maintenance. They do require certain growing conditions to grow well. Both of the herbs you mention, as well as fennel, lavender, rosemary, sweet marjoram and thyme, are known as perennial Mediterranean herbs. They grow well in a climate like the one you would find around the Mediterranean Sea. In the U.S., that is the climate around the San Francisco area. That doesn’t mean that is the only area they can grow in, just that we need to mimic it in our garden. Since you mention that the plants seem to melt away, I think they are getting way too much water. The roots are drowning, and the plants wither and die. The more they wither, the more water you give them and, therefore, you hasten the death. Mediterranean plants are very drought-tolerant and like dry soil that drains fast after a rain.
