LANK Answer: Get out the condo agreement you signed when you first moved in, and read some of the fine print. You probably agreed that the homeowners association has the right to make decisions about your building exterior. The condo association itself probably owns the building(s) and wants to keep the outside appearance uniform.

Contract Was Contingent Hi, Edith: With regard to the reader question on a backup contract in your last column, perhaps I missed something, or maybe rules have changed. Many years back, I made an offer on a local home for sale that had an accepted offer contingent on the prospective buyer selling his current home. I offered full price with no contingency. The existing contract apparently allowed the owners to give the first prospective buyer five business days to find financing, or my offer could take precedence. I ended up with the house. Would it be illegal or unethical to offer a would-be first purchaser money to withdraw his offer if it is agreeable with him and the owner? Obviously, the new offer should be cash or non-contingent with a

handsome down payment. That could even be attractive to the first prospective buyer if there is any ambivalence about the house. — B. W. Answer: You didn’t miss anything, and no, the rules haven’t changed. Your good fortune was that the existing contract was what is known as contingent. It wasn’t quite a firm “I’ll buy” because it included an “only if.” It was contingent (dependent) on the sale of the would-be buyer’s present home. The sellers evidently included a clause requiring that first buyer to “put up or drop out” if ever challenged, and that was when your offer came along. The would-be buyer was given five days to firm up his offer, promising to buy whether or not his present house was sold. Evidently, he couldn’t — or wouldn’t — do that, so he had to drop out. That was your good fortune. As for your second question about offering the accepted buyer money to drop out, he wouldn’t have an offer he could withdraw. He’d have a contract to buy, and he’d be bound by it. If he wanted to drop out so that you could buy, he could only do so — as you realize — if the sellers agree to release him.

Accessorize like a pro with composition ‌M

y first collection or attempt at displaying items as a child was boxes, made of any material — cardboard, wood or plastic. I would organize them by JOSEPH PUBILLONES size and stack them in all sorts of arrangements. Now that I think of it, this was probably my first foray into architecture and interior design. Accessorizing is one of the most fun aspects of decorating. Accessories can change the mood of a room. It can also make a room feel complete or, in some instances, not quite finished. There is an art to what makes for an interesting vignette, shelf or tablescape. First and foremost, let’s make a distinction between accessorizing and creating clutter. Accessorizing is creating artful arrangements for flowers, household items, collectibles and art in such a way that they almost seem to tell a story. Creating clutter is just plain old filling tabletop space with random incongruous items. Most anyone can tell where there is clutter and when there has been little or no effort to arrange and control it. As a matter of fact, clutter can be arranged and edited so it looks like a good assemblage of accessories. In accessorizing, an important thing to consider is composition, which can be symmetrical, asymmetrical or seemingly haphazard. Everyone has their own preference. The shape of the composition is really a personal choice. The number of items you have to display — whether you have a single item, a pair or a group of three — they can be assembled in a myriad of ways.

Also contemplate displaying groups of similar items. For example, a table full of decorative obelisks of every material imaginable. Likewise, a collection of cut-glass objet d’art, and other-cut glass items such as water pitchers, vases and candleholders, makes for a great group. These groupings start to let your company know of your interests or hobbies. From an interior design point of view, this is a good thing! Another type of grouping is a selection of items of a single color. A variety of disparate items can be linked by displaying ones with a unifying color. Imagine, for example, a collection of cobalt blue turn-of-the-century medicine bottles of different shapes and sizes. Let your mind run wild with what interests you. Your visitors will be mesmerized by how interesting you are. The scale of items can also be an intriguing element of a display. Pedestal sinks are very attractive, but you will be losing the storage space in the sink/cabinet you are removing. Some options are a larger medicine cabinet for frequently used items or some additional wall cabinets. Fancy cabinets can cost as much as the sink itself, so factor their costs into your budget. Remove all the items from the cabinet below the sink for easier access to the sink’s plumbing. Also, no matter how careful you are, some water will run out and may soak any items still in the cabinet. Since you are going to dispose of the cabinet, removing the doors (usually just four screws per door)

will provide more elbow room. Turn off the hot and cold water supply valves under the sink and remove the pipes. If they have not been turned off for many years, they may be stuck in position. If you have to use pliers to get them to turn, wrap the valve handles with rags and be gentle. The handle knobs are often brittle metal, so it is easy to squeeze them too tightly and damage them with pliers. You may be able to remove the old sink and cabinet as one unit. If not, you will have to remove the sink from the cabinet to gain access to some of the screws which hold the cabinet to the wall. Plastic or ceramic sinks are usually screwed to the cabinet top. Cultured marble sinks are often glued in place. To install the new pedestal sink, you will have to add some support lumber inside the wall. Place the

sink loosely on the pedestal to determine the position of the wall supports. Remove the sink and cut out a piece of drywall between two studs. Nail a horizontal piece of 2-by-6 lumber in place. Replace the piece of drywall and finish the seams with drywall tape and compound. Place the pedestal and sink in their final positions and mark the mounting hole locations on the wall and floor. Use standard hanger bolts to mount the sink to the wall and lag bolts for the pedestal in the floor. Be careful not to overtighten the bolts because the material may fracture. Bird feeders, birdbaths and birdseed make great gifts

ore than 82 million Americans feed wild birds. This isn’t a new phenomenon. Wild bird feeders and birdbaths date back to ancient Egypt and other cultures. A JEFF RUGG 120-year history of American bird feeding is documented in the new book “Feeding Wild Birds in America” by Paul Baicich, Margaret Barker and Carrol Henderson. This book gives a history of bird feeding and conservation that any bird watcher would enjoy. For instance, there are many aspects of bird feeding that are unknown or overlooked. First, someone has to grow the seeds. Many current birdseed companies are descendants of farmers

that once grew bird food for the U.S. Army. In WWII, the Army had tens of thousands of carrier pigeons. American farmers supplied the seeds to feed them, but after the war the demand dropped off. Promoting backyard bird feeding fit in with the rise of a conservation ethic that saw more people interested in wild birds. Second, different types of bird feeders were invented by returning servicemen who had been mechanics during the war. Veteran Gil Dunn started the Duncraft Wild Bird Superstore that is still making popular bird feeders. If a person on your shopping list enjoys feeding birds, you can’t go wrong getting them another feeder. There are three

basic types, a tube feeder, a hopper feeder and a suet feeder. Each feeder type can hold a different kind of food and will attract different kinds of birds. Easy cleaning may be the most important feature to look for in a bird feeder. If it isn’t easy to clean, it won’t get done, and then the feeder will clog up and turn moldy. Tube feeders should have a base that quickly unscrews or snaps off. I prefer the tube feeders with a larger diameter, because I can get my hand and a brush inside them. They also stay fuller longer. A full feeder is good for the birds and easier for me. The lid of a hopper feeder should come off so the feeder can be cleaned. Many plastic and acrylic feeders can be washed in a

dishwasher. The best birdseed you can get is from Cole’s. First, the company screens the seed more thoroughly than most other birdseed companies. This means fewer sticks and stones in the feeder for you to clean out. Maybe the best thing the company does is fill its specially designed birdseed bags with nitrogen gas. Without oxygen, the birdseed can’t get moldy, and no insects can live in the bag. When you open the bag, the seed is fresh and insect-free. Probably the best way to attract birds to any landscape is through the addition of fresh water. Birds not only need to drink water ever day; they need to take baths in the winter. Clean feathers will repel snow and ice better

and thus keep the bird warmer. When natural bodies of water are frozen, a heated birdbath will attract a lot of birds. The birdbaths are not heated to keep the water warm, just to keep the water above freezing. Heated birdbaths and heaters for existing birdbaths are available. Properly build a curb and flash a skylight

D

ear James: A friend gave me a small (not curb-mounted or self-flashing) skylight for free. What is the proper method to build the curb and flash the skylight to avoid leaks in my cathedral ceiling? — Craig P. Dear Craig: Normally, I would recommend to anyone to buy curb-mounted, self-flashJAMES ing skylights. They are DULLEY easy to install and very seldom leak unless you make some serious installation errors. In your case, it would be silly to turn down a free skylight, and you should be able to successfully build the curb and flash it yourself. For those not familiar with skylights, the curb is a box frame upon which the actual skylight is mounted. The curb is usually a minimum of 4 inches above the roof surface, and it is often made from 2-by-6 lumber on shingle roofs. On some other roof surfaces, such as tile, the curb may need to be deeper than 4 inches. The flashing is the sheet material used around the skylight to direct water away

from it and over the shingles. Flashing is often made of sheet metal and installed as small pieces that overlay one another in a similar fashion to roof shingles. The skylight installation instructions indicate the size of the rectangular hole

that you must saw through the roof sheathing. Make the inside dimensions of the curb the exact size of the roof opening. Mark the location of the cuts on the 2-by-6’s, taking into account the width of the saw blade cut. If the lumber has knots, make sure none of the saw cuts will be through a knot. Having knots at the mating ends of the curb is asking for water leaks. Also, drill pilot holes for the nails to reduce the possibility of small splits when you assemble the curb. The measurements across diagonal corners should be identical when the curb is assembled perfectly square. Once you have the curb assembled, install temporary braces in two opposite corners. You will be handling the curb quite a lot, so you don’t want it to get out of square. The braces can be made of 1/2-inch plywood and secured with nails driven only halfway in so they are easy to remove later. Your small skylight should fit between the roof rafters without having to cut through any of them. Locate one side of the roof opening against a rafter. Install

upper and lower header lumber at the top and bottom of the opening. Also install one jack rafter section between the two headers along the other side of the opening. The flashing sheet metal is not difficult to install, but it can be tricky to make. It would be wise to have a sheet-metal shop make the flashing pieces for you, to the skylight manufacturer’s specifications. If you really want to make the pieces yourself, use lead sheet, as it is much easier to work with than aluminum or copper. Slide the top flashing under the shingles and roofing felt. Be careful as you slide in the flashing not to puncture the felt. Place the curb over the opening, sliding it up from the bottom. Place step flashing along the sides of the curb under the shingles. Spread roofing cement on top of the curb, press the skylight into it and nail the skylight in place. Should you repair or replace your roof?

D

repairing it is not always an obvious decision. The best method is to inspect it yourself and get the opinions of several roofers. Keep in mind, though, that the roofers will be more inclined to suggest replacing the entire roof. There are many factors that impact the life of a shingle roof. These include the initial quality of the shingles, local climate conditions, proper roof design, proper attic ventilation and general roof maintenance. The general roof maintenance includes keeping the gutters clean, removing organic matter (tree limbs and leaves) and checking periodically for damaged shingles. As a rule of thumb, if your house has standard thickness shingles, you can expect about a 20-year life from them. Many of

ear James: I have noticed some damp dark spots on my bedroom ceiling from an old leaky shingle roof after it rains. Dear Jen: If you are already seeing dark spots on your ceiling, don’t wait too much longer to get it repaired or replaced. The dark color is mildew that has developed from long-term dampness. This dampness may also have already caused some rot damage to the structural lumber in the roof and attic. Although there are several telltale signs that the entire roof needs to be replaced, replacing it or

the warranties on these shingles are also 20 years. Some thicker architectural shingles have much longer warranties. If the shingles are less than 10 years old, unless you find many leaks in many different areas, it would be wise to just repair the damaged areas. If your shingles are in the 10- to 20-year-old range, doing an inspection yourself will help you make your decision. First, go up into the attic with a flashlight and inspect the underside of the roof sheathing for signs of dampness. It is often difficult to find the exact location of the actual leaks because water may follow along a rafter quite a distance before it drips off to the ceiling below. You may be lucky and see damp spots on the sheathing where the water

has come through. Probe these spots with a thin screwdriver to see if the sheathing is still in sound condition. Sheathing often has small pinholes, which are not a problem. When you find a pinhole, VERY GENTLY poke a stiff wire into it and see if it easily penetrates the shingles. Get a helper and a good-quality ladder so you can view the roof. A typical sign of roofing problems is curled edges on the shingles. This may be caused by age or excessive heat from inadequate attic ventilation. If you can touch one of the curled edges, you will notice it is brittle. Extensive curling will require a tear-off of the old shingles and an entirely new roof. Inspect the flashings, where the shingles meet the walls or chimney.
