History Starlite Vineyards is an ultra-premium winery and estate located in the famed Alexander Valley in Sonoma County. The winery has a 5,000 case production license and a home nestled among mature Oak and Birch groves. Starlite Wines were launched in 2003 with a “claret style” Zinfandel. The wines expanded to Viognier (2007) and Cabernet Sauvignon (2007). All of Starlite’s wines are European in style and have the following of the top sommeliers in many metropolitan locations including Manhattan, San Francisco, and Los Angeles. The winery has produced 16 vintages of wines, with at least one hallmark wine produced during each year of its operations. The wines have received 94 points from the Beverage Tasting institute and much more acclaim from sommeliers across the United States. The vineyards have been planted to approximately 6 acres of the winery’s three varietals. Block 1 was planted to Zinfandel in 1998, Block 2 was planted to Cabernet Sauvignon in 2002, and Block 3 was planted to Viognier in 2008. In 2011, 8 rows of Block 1 was converted to Viognier, and later 2 rows of Tempranillo in Block 1 as blend for its varietals. In 2019 10 additional rows of Zinfandel were budded to Cabernet to bolster the income of the property for additional sale of grapes to third parties. The vineyards are primarily planted 6 feet apart row to row and 2.5-5 feet apart vine to vine. The immensely condensed planting produces approximately 9,000 vines of the highest quality grapes. The grapes have been under contract with Kendall Jackson, Seghesio, Lancaster, Jordan, Amici Cellars and Sapphire Hill during years where the winery did not produce certain varietals. With the exception of minor blends of specialty wines, the vineyards are planted to produce wines that are exclusively from the estate. The estate includes an elegant 1912 craftsman style farmhouse (estimated at 1,765 sq. ft.) that is nestled among mature gardens.

It houses 100 year old redwood paneling and doors, a newly refinished basement and an upstairs loft that serves as an office, family room or third bedroom as needed for proprietors. The bathrooms are finished with high-end amenities including carrera marble walls and natural stone floors. The dining room has builtin craftsman style shelves and the sitting room houses a recently refinished wood-burning stove fireplace. The house is furnished with real wood flooring and has a magnificent charm that is elevated by the stunning surrounding gardens that provide privacy to the residence. The master bedroom opens to the vistas of the vineyards that change throughout the day. The estate is privately gated with lines of mature olive trees that direct visitors to the tasting room. The wine tasting room is paneled with 100 year old barn wood from the turn-of-century barn on the premises and is surrounded by vineyards with a direct vista to the hills of the Mayacama Mountains. The winery is licensed by the Sonoma County authorities for production of wines and tasting room. The winery building is ADA compliant. The tasting room was inaugurated in 2010 and hosts up to 3,500 guests per year for wine tasting, as well as private and industry functions. The tasting room has separate refrigerator units to provide cooling storage for wines, as well as for preservation of foods and a functional scullery room for hosting guests. The winery has a full solar for electricity usage of the entire property. The winery produces its Viognier on the premises. The winery building is fully licensed to produce wines on the estate and was designed for that specific purpose by winery architects in Healdsburg. The wines have been distributed in 17 states, including California, New York, Florida, Illinois, Massachusetts, as well other highconsuming locations. On the international level, the wines have been exported to China and to Brussels (for sale to Benelux countries). Since 2008, the winery has focused more on directto-consumer sales. At this point in time, approximately 90% of the sales are direct to consumers within the tasting room and wine club membership. The remaining wines are sold in premium establishments that have included Restaurant Daniel, Le Bernardin and Marea (Manhattan), Kokkari and Gary Danko (San Francisco), Evvia (Palo Alto), and Capo (Los Ángeles). At this time, case production for the winery is 1,000 cases per year. The sales average for the winery is around 3-400 cases per year for mixed cases. The house is currently a vacation rental and is frequently rented through Turnkey Vacation Rental.


Winery & Tasting Room The Winery is permitted to produce 5000 cases of wine. The

building has a very attractive barn-style shape and is approximately 2500 sq.ft. The space includes a tank and barrel room with adequate drains, lab room (currently used as an office), tasting room, unisex restroom and scullery. The crush pad adjoins the winery through a 20 foot roll up door and overlooks the vineyards. The tasting room is currently open Thursday through Monday 11-5pm and is allowed to have 25 guests daily, per the use permit. Septic improvements have been made and recorded with the county offices to expand the use permit to 100 people a day if desired by a new owner. Wines The Zinfandel is “claret” in style and marks all the characteristics of the greatest mouth-watering varietals with soft tannins, rich fruit, and ruby color. The wine is elegant with expressive aromas and layers upon layers of luscious berries and black cherries. On the palate the fruit is integrated with soft tannins to create a smooth and silky texture. The wine has a long and magical finish with hints of gentle spice. The viognier is “Condrieu” in style and exudes scents of orange blossom and honeysuckle alone with layers of apricot, peaches, and nectarine. The wine is deliciously ripe and fruitful, yet surprisingly dry and full-bodied with a luscious mouth-feel. The finish is moderately long, refreshing and crisp with a burst of acidity. The Cabernet Sauvignon is “Bordeaux” in style and is marked with cassis and plums with silky textures and refined tannins. It is seductive on the palate with gorgeous aromas of vanilla and chocolate. The perfect acidity makes the wine a paring choice with a variety of dishes and is among the most spectacular examples of the varietal. The Rosé is European in style and revels in rich and exotic berry aromas with hints of passion fruit and citrus flavors, and exudes additional complexity from the Tempranillo and Viognier blend.

Main Residence Significant upgrades have been made to the home since it was bought in 2001. Among many improvements are new windows, new bathrooms and an added loft area to serve as a third bedroom. The current residence is being used as a vacation rental for winery visitors and tourists. They gross about $35,000 to $47,000 a year in nightly rentals. The gardens were beautifully designed by Barney Brady throughout the property. The valley is home to more than 40 wineries, each producing distinctive, unassuming wines made by distinctive, unassuming people. Located at the north end of Sonoma County, the Alexander Valley AVA (American Viticulture Area) is 22 miles in length and varies in width from two to seven miles. The valley includes the valley floor and hills to the east and west encompassing approximately 76,900 acres.
