According to data from the Greenwich Multiple Listing Service, 527 single-family homes (SFH) sold townwide, for a total sale volume exceeding $1.25 billion. Townwide, there were 432 SFH listed at the end of 2019; 32% were listed under $2M, 36% listed in the $2M - $4M range, 20% listed in the $4M - $7.5M range and 12% listed for over $7.5M. Greenwich Proper had the most active SFH inventory with 312 homes for sales followed by Cos Cob with 43 and Riverside with 42. In 2019, the townwide SFH average sales price was $2.38M. Other points of note about the 2019 Greenwich real estate market include: •

In 2019 vs. 2018, Old Greenwich experienced an increase in all vital indicators for SFH; including an average sales price that was up 7%, an increase in total units sold by 15% and a 23% increase in total sales volume.

Townwide, the number of SFH pending listings increased 28%, from 32 listings in 2018 to 41 listings in 2019.

The average sales price for SFH in Greenwich Proper increased 3%, from $2.67M in 2018 to $2.74M in 2019.

While the average sales price for townwide condominiums increased 1% in 2019, total units sold decreased 28% and total sales volume decreased 27% year over year.
