The Hamptons Brokerage Managers In the second quarter of 2019, the average sales price of Hamptons real estate east of the Shinnecock Canal increased year over year by 2%, from $2.40M in the second quarter of 2018 to $2.46M during the same period of 2019. However, according to data compiled by the Long Island Real Estate Report, the total number of sold properties fell by 18% year over year, from 456 properties sold in Q2 2018 to 376 properties in Q2 2019. As a result, the total sold volume fell by 15%. The median sales price increased 8%, from $1.3M in 2018 to $1.4M in 2019, thanks to significant increases in the median sales price in both Southampton and Sag Harbor. Market share by price point saw a 5% swing in favor of properties above $3M which represented 27% of the market, up from 23% in 2018 during the same time period.
