RENOVATION ROULETTE By Carol Isaak Barden
I had lived contently in my home for almost two decades until I decided to give my kitchen a facelift – just a nip and tuck, really. The makeover would include a palette of new luxurious materials including teak counter tops, under-counter lighting, and a fresh coat of paint. The ugly formica counters and antiquated appliances would disappear along with the much-scarred porcelain sink and a ceiling that resembled Swiss cheese. (The holes were caused by those big recessed cans.) Surely, this would be no big deal. The transformation (i.e. nightmare) began a few weeks later when a contractor and crew arrived to demolish an entirely adequate kitchen. Appliances were carted off, countertops and lighting vanished, and cabinet doors and drawers were moved to the dining room where they would be painted. A simple bowl of hot soup was now impossible as the entire kitchen had been boxed up and was sitting in the living room, and coffee was difficult since the water was off and the faucet was missing. Two weeks into the renovation, I decided - as long as I was making such a big mess - to make a bigger one: to update all the lighting in the house; paint every inch of it; tear out two bathrooms – the master and the powder room. I ripped apart one kitchen wall for a built-in flat screen TV, and dispatched the guys to sink power saws into my bedroom for more bookcases. Outside my front door, a landscaping crew trashed everything to install outdoor lighting, an automated irrigation system, and pricey oldgrowth trees. Suddenly, it was not the hair-and-cosmetics type of renovation I had anticipated, but the total rip-it-allout destruction known as the gut job. I’ll spare you all the gory details, but the house was now in shambles – stripped down to the studs, and the constant din of screaming saws was making me crazy. I packed up my belongings, called the movers and relocated to The River Oaks, an apartment complex on Westheimer filled with Renovation Refugees. There I would live for the next 18 months. My friend, Amy, a renovation survivor, had warned me. Some renovations cost three times the original bid, she said. Remember Donald Trump? All he wanted to do was to turn the Mar-a-Lago garage and staff quarters into a spa and it cost him $20 million and took two years. Amy had lived through multiple remodeling nightmares in the past. Don’t forget to hire a real estate attorney to draw up your contract, she added. Lawsuits happen. Did I listen? Of course not. I didn’t get multiple bids. In fact, I didn’t get any bids. There was no contract, there was no construction schedule, there was no hard-and-fast budget, and my contractor was already hammering nails before I got his final guesstimate, a useless number that allowed him to

get his foot in my door. Since this was to have been a simple renovation, there were no architectural plans, construction documents, or specifications. We relied on napkin drawings and figured out things as we went along, not such a good idea. Of course the guesstimate didn’t begin to include all the add-ons, while-your-at-its, and change orders. Renovations have a way of getting out of control – and it wasn’t long before my bottom line was swimming in a sea of red ink. Caught up in the design force field, I was undisciplined and unable to say no. I swooned when I saw the Zen sink and Dornbracht faucets. Had to have the hand-blown crystal light fixtures, and never mind some new Pella windows across the front of the house. My budget collapsed under the weight of laborintensive teak kitchen counters (handsanded! hand-oiled finish). Though the cost of the new appliances seemed reasonable, the $180 a yard New Zealand unbleached wool carpeting - the softest wool imaginable - was not, neither was the Jack Lenor Larsen silk that went up on my living and dining room walls. The project had short-circuited my judgment. The new teak bookcases illuminated with indirect lighting didn’t help either nor did I ever imagine that a top-notch paint job could cost as much as a new S-class Mercedes. There were an infinite number of reasons why the project was delayed – from no-show workers to back-ordered stone and a powder room sink mired in customs. Everything took longer than expected – (come on, boys, hurry), and because my job had a lot of moving parts, the refurbishment progressed slowly. I wanted to fire my contractor dozens of times. Most annoying was his disappearing act. Every time I left town, my over-booked contractor left too and worked for someone else across town. Like a lot of contractors, he had assigned himself to other home owners so I often arrived home - after a long trip - to find an empty house exactly as I had left it. Where in the hell are my workers, I would ask my neighbor who had not seen my dawdling contractor in days. Why couldn’t contractors just stick around to finish one job before starting six more?
population; a rotting roof; a failing air-conditioning system. City inspectors arrived unannounced and handed me a long list of expensive and obscure code violations. As any remodeling survivor can attest, there should be a 10% line item in your budget for all the bad stuff you can’t see or anticipate. You would think after all of this I wouldn’t go near another construction site but some years later, I launched a company that builds homes in Houston. I have now built 17 spec homes and have worked on private custom projects as well and for me, a job site is a fatal attraction. I can’t stay away and I can’t see myself doing anything else. Painful lessons have been learned about contracts, budgets, and how to lure the finest artisans, contractors and architects and keep them all working. Mastery of a construction project requires careful planning. It must be a disciplined, orderly and thoughtful process – not the willy-nilly, out-ofcontrol operation of my first facelift. Building and renovation is much more than the sum of its frustrating parts. It’s like a marriage, more trouble than anyone lets on but there are possibilities for true happiness. In fact, I long for the day when I own my very own sledge hammer.
When at long (very long) last it was over, I had to admit that it looked great. The house was uber-luxurious and was even published in Southern Accents and PaperCity. The cost, however, was equally great due to some random disasters that befall all homeowners; a patio that proved to house half the Texan termite

LESSONS FROM THE FRONT:
Start with a plan – drawings and specifications - not a sketch on an envelope. Eliminate all ambiguous guesstimates. Contract documents should spell out every material and product including model numbers, colors, and installation method. Specify! Contractors are famous for making substitutions when specs are absent. Watch and question everything, says one friend who renovates for a living and found a spanking new paint job banged up and totally destroyed by the flooring crew who arrived to lightly buff her marble floors. Renovating wisely means carefully checking contractors. Be prepared to do some detective gumshoe work. Don’t hire anyone who has declared bankruptcy. Check references and the business history. Go see their work. Talk to clients, lots of them. Word gets around about the dishonest guys. Make sure your contractor is a competent professional, a meticulous builder, and ask for written proof that he is licensed and has adequate insurance. Architects and designers are good sources for contractors. Hire a contractor who has been around for awhile and will stand behind his work. I hate to mention this, but a few contractors are truly guilty of criminal conduct, fraud and worse. I once hired a Bernie Madoff-type, a lawless rogue who overcharged and stole. Sometimes a contractor will discover something unexpected that requires a fix but this guy was submitting phony change orders all the time, which is typical of a crook. He was indeed guilty of lying about everything. In the beginning, he was so nice (what a false impression), but he became subversive and rebellious as I figured out his scams, hit the brakes, took control, and hired an honest builder. Your real-estate attorney will explain why it’s sometimes unwise to fire a contractor midproject. Be sure that the chemistry is right. There will be hundreds of decisions, so hire somebody you can fight with and still be friends with in the morning. Don’t work with people who discourage you from asking questions; what you don’t know can hurt you. Be firm with architects who ignore practicalities, and don’t listen to anyone who over-rules common sense. If your architect or designer doesn’t seem to know (or care) what anything costs, find someone else. So you were planning to go to Europe while the work happens? Think about this carefully. Renovation involves nasty surprises. When something unexpected crops up, the homeowner must be on the spot to make decisions. If you go out of town, your crew will go to another job and the least possible amount of work will be done in your absence. Get to know your crew intimately, and learn to scope out potential problems. Ask your crew often, What are you doing? You will be surprised at what can happen on a jobsite. I once caught a crew taking down the wrong wall.

To find out what it will cost to pull your vision together, get at least two bids and three is better. Make a hard and fast budget. Don’t hint around with contractors or architects about your bottom line, draw a line in the sand. Tell them, I can only spend this much and not one penny more. Period. Renovation can cost more than new construction. Get a good real estate attorney before you start, not later, and he will make sure that your contractor has signed a contract. Renovation is like an addiction. People become insane. Couples fight and behave like lunatics. It’s normal when you’re washing dishes in a bathtub to act a little crazy. When is it charming? When is it a hopeless goner? Are you asking for a new paint job, or will you be stripping the place down to the studs? Don’t get carried away. Know exactly what you’re doing before you start tearing the place apart. Put all changes in writing and make sure that both you and the contractor sign all change orders. Learn what a lienrelease is, and get them from every contractor as they finish their work. Don’t take the lowest bid without understanding what corners may be cut. Accepting the lowest paint bid - instead of the super-duper bid - may mean that the painter will not protect the parts of your house that are not being painted, like the floor. Don’t try to rush the job because the finishes will tell the tale. Only fools rush craftsmen and artisans. Be prepared for the artist-diva contractors. Some are truly worth the trouble, others should be fired asap. Be patient. Beautiful workmanship does not happen at breakneck speed. Skilled tradesmen know that one of the most important – and overlooked – factors in quality workmanship is something called prep. In some states, anybody can get a pickup truck and say they’re a landscape contractor. Find out if your landscaper is licensed or registered, and before you spend thousands of dollars on landscape design, bid the maintenance costs. Some owners end up spending a fortune just to keep the new shrubs properly pruned and clipped. If possible, avoid the daily onslaught of contractors, subcontractors, drill saws and dust and live somewhere else while the house is being remodeled. To maintain your sanity, don’t plan your life around an official completion date. It’s certain to be delayed, thanks in part to the many changes you will make. Finally, always hold some money back, don’t pay anyone in full until the work is satisfactorily completed. INNOVATIONS IN GREEN BUILDING By Joey Romano
Last November marked the one year anniversary of the completion of our first project, The Mirabeau B at Hyde Park, a fourteen unit apartment building in Montrose developed around energy efficiency and sustainability. Having gone through this process and living alongside a full house of residents this past year, I’ve found that approaching sustainability in a home or building is not as daunting or nebulous as one might think. Through my experiences I can recommend several of the following sustainable methods. From building systems to finish selections, the industry is dominated by trends, where green promises product performance in marketing campaigns for everything from countertops to mattresses. With so many options and opinions, it is often easy to miss the big picture. While our building features off-the-shelf materials and systems that save our residents close to 40% on energy costs, I’ve found that the success of the building’s sustainability relies on the quality of community and space established through the building’s design and approach to value. On a lot that could easily fit double or triple the units, the Mirabeau B occupies just over 50% of the property, allowing space for a large courtyard and the preservation of all five old growth oak trees. The steel and concrete L shaped building wraps around the courtyard featuring exterior walkways instead of air conditioned hallways, providing natural light in every bedroom and a common balcony space around the courtyard. An art installation by Randy Twaddle at the pedestrian entrance welcomes residents and guests instead of an oversized and underutilized lobby. In exchange for superfluous common space and high unit count, the building features fourteen large, high quality units more representative of homes than typical apartments. The building also includes a 15 kW solar array, high efficiency HVAC system, rain water cistern, spray foam insulation, and energy star appliances. The result is an interesting, contemporary space that fosters a sense of community among the residents, something highly valued and often missing in many of the homes and complexes going up around Houston today. To this end, I advise people to think differently about real estate. In an industry dominated by cost-per-foot, it’s time we base judgements on value-per-foot. In trading scale and inefficiency for quality and performance, sustainability is practical and ages gracefully. With Houston’s current building boom, builders and home buyers must up the game to better steward the city’s quality of life and sustainability. My advice to those building from the ground up is to focus on quality of space over square footage. Houston also has a ripe stock of prewar buildings and homes ready for renovation, many of which were designed before air conditioning. Buildings had to be efficiently designed to be comfortable. I believe this approach to sustainability will always result in higher value and higher demand over the long term.

Going green sounds easy enough, but when it comes to injecting your home with eco-friendly elements, the process can be a bit overwhelming. If you aren’t sure where to start or what going green actually means, take a look at our primer and start seeing and living in a whole new hue. Transitioning to an eco-friendly environment simply means practicing an environmentally friendly and ecologically responsible lifestyle as well as making decisions to help protect the environment and sustain natural resources. The Environmental Protection Agency suggests starting with just five action items, but you can certainly add on to your going and growing green list.

How does your garden (and lawn) grow? Green and lush, we hope, but if your grass yearns to get back to its roots, give your landscaping an eco-friendly boost, nurturing the soil and using the warm Texas climate to your advantage. Get ready to get a little dirty, because giving your lawn a green-friendly makeover means digging into the soil. Just one teaspoon of healthy soil contains four billion organisms, acting as soil soldiers, allowing air, water and plant root to stay strong. Healthy soil recycles nutrients, making them available to plants, protecting plants from some pests and diseases, and helps store water until a plant needs it. Start with a soil test, available at a garden supply center, to see how much nitrogen, phosphorus, potassium and lime your soil needs to grow healthy plants. Once you have determined what your soil needs, start composting or buy compost. Culling your own compost is an easy endeavor; simply store leaves, chopped stalks, flowers, vegetable scraps and coffee grounds in a bin. Over the course of three to six months, you will have created a nutrient-rich element your soil will love. The benefit of composting includes encouraging sandy soils to retain nutrients and water, loosening clay soils and feeding the beneficial soil life so it can feed and protect your plants. Make sure to mulch as well. A layer of leaves, aged wood chips, compost or grass clippings spread in the spring and fall around your plants stabilizes soil temperature, prevents weeds, feeds the soil for healthier plants and helps to conserve water. A gardener’s tip: don’t add more than three inches of mulch in your landscaping beds, and keep mulch about an inch away from stems and tree trunks. Once your soil is prepped and ready, consider the materials you are using in the lawn. Look for plants and shrubs that are pestresistant, placing them in the sun, shade and soil conditions they

Permeable pavers made from crushed stone, dry-laid pavers, open-celled grass pavers, and recycled materials are other elements to create a successful, sustainable landscape design. The materials allow water to pass through the flooring surface and flow to the soil, furthering the nurturing you gave your soil when starting the greenscape. Purchasing permeable pavers from local sources and made from recycled materials will also shrink your carbon footprint, which is another step in the right direction when planning your landscaping. Rose was in her 30’s when she came to the United States from Vietnam. Like the rest of her family, she had never seen a dentist. The years of inattention had robbed Rose of her smile. Some come from countries where focus on dental health is not as developed as it is in America. Others come to Legacy because they have fallen through the cracks of health insurance- such as Houston’s artists, restaurant workers, and independent contractors- who rarely get health or dental coverage. Recent economic issues have also played havoc with individual’s healthcare budgets. Unfortunately, dental care for some people has come to be viewed as a luxury, so they don’t come in for checkups, Ms. Costello says. Many do not realize that exams are for so much more than oral care; they can diagnose HIV, diabetes, and brain disorders while evaluating overall health. Legacy has also reached out into the community to change the lives of clients sheltered by the Houston Area Women’s Center. Ms. Costello recalls one memorable woman from HAWC who had lost her teeth due to domestic violence. It impacted her looks, her self- esteem, and her ability to apply for a job. With her independence at stake, Legacy was able to get her new teeth. The first time she saw herself with her new teeth she wept, He took it all away from me and Legacy gave it back to me.

In Houston – a city built on turning energy below the ground into fortunes above it, by whatever means necessary – words like local, organic, non-toxic and sustainable have had a harder-than-usual time getting into the home-design vocabulary. Over the past five years, however, a number of young entrepreneurs have read the tea leaves poured out elsewhere and encouraged Houstonians to get in touch with a life that is as much about tomorrow as it is today. Many of those entrepreneurs have gathered, and still are gathering, around a retail operation known as New Living. At the showroom of that name serving West U from a fondly remembered hardware store and now at the separately branded paint store in the Heights, New Living and its founding visionary have become a clearing house for goods and services that may, one day at a time, point Houston away from its environmental excess of the past. People come here for their homes the same way they go to Whole Foods for their foods, offers Jeff Kaplan, pondering all that he’s learned from steps and missteps over the past five years. Our singular challenge is educating Houston that when it comes to your health, and your family’s health, it’s not just about food. The reasons we want to eat local, organic and non-GMO foods are the same reasons we want to improve our quality of living at home. According to Kaplan, New Living’s collection of products made in-house, like furniture crafted from reclaimed wood, or everything from solar panels to extra-large ceiling fans offered by a collection of partners, have slowly found an audience. Three distinct audiences, in fact. There are the people who need a healthier home – people suffering from severe allergies or asthma, for example. There are people driven by the social idealism of it all, who wish to be responsible stewards of the environment. And finally, more and more, there are those drawn by the artistry of the products themselves – as Kaplan puts it, because they’re sexy, because they’re beautiful. When New Living began, as a single aisle within Wagner’s Hardware (then the oldest hardware store in Houston), it did so with only the vaguest notions of saving the planet one Houston at a time. Eventually, the store and its odd combination of products took over the entire Wagner’s space spouting a separatefeeling store next door called The Green Painter,
which sold non-toxic, plant-based paints. Arguably the two most successful elements of New Living had something in common: the expensive ($3,000 and up) organic mattresses that kept customers faces away from the toxins traditionally found inside, and those paints. For this reason, The Green Painter recently became the brand above the door at the stylish New Living-operated storefront in the Heights. Another reason for this physical separation – geographic, not philosophical – was the space as a needed showroom to host new products and new ideas, that up till now had been forced to live solely on the Internet. Kentucky-made Big Ass Fans, for instance, have a wingspan of 12 feet and can clearly make a difference in cooling Houston rooms. The solar power gathered by panels, which can be installed on just about any roof, certainly cut traditional fuelbased energy consumption. It’s nice to have a retail store for solar, offers Richard Sherwood, a graduate of University of Houston’s entrepreneurship program before launching his Adaptive Solar Design. There’s consumer faith in a storefront, more than in the Internet. This is a place you can come and see and learn. Plus, I think owning your own power plant on the roof of your house is a pretty awesome thing. Other services abound at New Living, even those without a specific product to spread out, set up or hang down. Joseph Fowler, for instance, headquarters his Forest Design Build upstairs, ready to apply any and all these products and innovations in both new construction and renovation. And once a sustainable home is ready, many Houstonians fill it with the visually striking furniture crafted from local reclaimed wood by Cooper Meaders and his crew – who work both in the New Living space and occasionally on the sidewalk out front. According to Kaplan, buying furniture built with wood that’s local and reclaimed – furniture that’s made by an artisan who’s standing right in front of you – is a part of the revolution taking place in small victories all around Houston. People are starting to get it, he says. We
believe that people are ready to change the way they live, and we want to make it easy for them to know where to go. Today people want to do everything they know to do for their kids and for themselves. In 20 years, I believe we’ll all look back and not believe that we used to live the way we lived.
