Pasadena Brokerage Manager I take great pleasure in presenting the Greater Pasadena Market Update for the first quarter of 2018. The Greater Pasadena real estate market started the year with reduced sales, inventory on the rise and prices remaining stable. According to the Flex MLS, when comparing the first quarter of 2018 to the same time last year, average days on the market for the Greater Pasadena area declined to 42 days compared to 51 days the year prior while San Marino and Sierra Madre showed a decrease in average sales price by 10% and 16%, respectively. Also, the number of homes sold in the first quarter this year compared to those sold in the first quarter last year decreased by almost 10% with 646 homes sold in Q1 2017, and 583 sold in Q1 2018. Lastly, more than half of the sales sold in Q1 this year occurred in the $1 million to $3 million range, with San Marino leading the way in the upper end of that category.
