Mortgage rates, even though on the rise, remain very favorable. Tight inventory continues, especially in entry-level price categories, which makes affordability challenging and weakens sales growth. The results for single-family home sales in Ventura County and surrounding areas for the second quarter of 2018 reflect an increase in average sales price and median sales price in the majority of neighborhoods. The total number of units sold was down in most areas from Q2 2017 (1,154 units) to Q2 2018 (1,082 units). Days on market decreased again in most areas, due to low inventory.
