A MESSAGE FROM OUR MANAGER: Jonathan Soh A wet winter may have contributed to a slowdown in the Wine Country market during Q1 2017. Many markets showed either static or decreased sales volume in Q1 2017 over Q1 2016 according to data from the Bay Area Real Estate Information Services. A few markets did show an increase in sales volume during Q1 2017 over Q1 2016; Petaluma, which experienced a 30% increase in sales volume from $64 million to $83.5 million, and Healdsburg, which experienced a 13% increase from $46 million to $51.9 million. Sonoma Valley had a 1% decrease in sales volume in Q1 2017 over Q1 2016 from $74.2 million to $73.1 million while sales volume in the St. Helena/Yountville market remained flat in Q1 2017 compared to prior year. Markets affected most by the slowdown were Calistoga and Sonoma Coast. Calistoga experienced a 69% decrease in sales volume from $23.8 million 19%
in Q1 2016 to $7.5 million in Q1 2017. Driven by both a reduction in average sale price and closed units, Sonoma Coast sales volume fell 27% year over year from $30.5 million to $22.1 million.

SONOMA VALLEY MARKET SUMMARY (SFH) The Sonoma Valley market remained static during Q1 2017 as compared to Q1 2016. Sales Volume decreased 1%. The number of Units closed decreased by 15% (from 81 to 69), while the Average Sales Price increased by 16% from $915,680 in Q1 2016 to $1,059,000 in Q1 2017. Days on Market increased by 38% during this same time period from 101 Days on Market in 2016 to 140 Days on Market in 2017. It should be noted that in the $1-$2M category saw gains in average sale price, closed units, and sales volume. The Average Sales Price increase 12% from $1,230,313 to $1,380,449, the number of Units sold increased 75% from 16 units in Q1 2016 to 28 units in Q1 2017, and the Sales Volume in the $1-2M price category increase 96% Q1 2017 over Q1 2016 from $19,685,000 to $38,652,575.
NAPA MARKET SUMMARY (SFH) Despite record rainfall, the City of Napa experienced moderate growth in Q1 2017 over Q1 2016. Sales Volume increased 7% from $134,133,309 during Q1 2016 to $142,990,678 during Q1 2017. Number of Units closed increased 9% from 152 Units in Q1 2016 to 165 Units in Q1 2017. Average Sales Price decreased by 2% from $882,456 in Q1 2016 to $866,610 in Q1 2017. Days on Market increased slightly by 6% from 120 Days on Market Q1 2016 to 127 Days on Market Q1 2017. The most notable change in the City of Napa Q1 2017 over Q1 2016 was the increase in the number of sales of properties over $2M. Four properties traded over $2M during Q1 2016 compared to 9 properties during Q1 2017. This is a 125% increase in Units sold in this price category.
