The number of units sold in the Upper Cape has increased by 17% in 2016 as compared to 2015.

Bourne has experienced a 32% increase in the average selling price of a single family unit and a 10% decrease in

units to 18 units •

Falmouth single family units were up 11% and condominium sales have increased 31%, from 26 units to 34 units. Falmouth has seen a 7% increase in the average sales price of single family homes while there has been a reduction of 4% in the average sales price of condominiums.

Sandwich single family unit sales have increased by 58%. Sandwich’s average sales price of a single family home has decreased by 1%.

Single family sales in Mashpee have increased by 11% and condominiums declined by 16%. There has been a 2% increase in the average sales price of single family homes and a 7% increase in the average sales price of condominiums.

Barnstable’s average sales price in single family homes has decreased 3%, while the average sales price of condominiums has increased 10%.

Over the same time frame, in Barnstable, single family units were up 27%, however condominiums were down 13%

Yarmouth’s single family units were up 23% and condominiums were up 23%.

The five towns comprising the Lower Cape have experienced a relatively flat level of activity in 2016 when compared to 2015. The number of units sold in the Lower Cape was up by about 1% in 2016 as compared to 2015.

Brewster saw a 6% decrease in single family unit sales year over year, and condominiums were up by 31%.

Similar to Brewster, Harwich single family units were down as well versus last year. Harwich performed with an 11% decrease in single family sales and a 26% decrease in sales of condominium units.

Orleans experienced a 9% decrease in average sales price for single family homes, while condominium prices increased 9%.

Chatham experienced an increase in average sales price for single family homes year over year of 27% while Eastham posted a decline of 7%.

Wellfleet sales of single family units increased 139%, from 18 units to 43 units, while pricing decreased by 42%. Condominiums are down by 15% in average sales price with a 43% reduction in unit sales.

Truro performed with a 25% increase in single family sales and a 60% decrease in sales of condominium units.

Provincetown saw a 26% increase in the average sales price of single family homes and an 8% increase in the sales price of condominium units. Unit sales were down 11% for single family homes and condominiums were up 34%.
