Vice President & Brokerage Manager As we reach the two-year anniversary of the historic Wine Country Wildfires of 2017, we are beginning to see a more balanced real estate market. Good progress has been made and it is reported that 96% of the heavily damaged Coffey Park neighborhood and 66% of Fountaingrove in Santa Rosa have homes either in the permit process, under construction, or completed. This is great news for fire victims and homebuyers. As inventory builds, Average Sales Price and total Sales Volume of Single Family Homes has remained static. Per BARIES MLS, Average Sales Price in Sonoma County moved marginally from $812K in Q3 2018 to $818K in Q3 2019 and total Sales Volume increased 1% from $967M in Q3 2018 to $982M in Q3 2019. Similarly, Average Sales Price in Napa County remained static at $1M between Q3 2018 and Q3 2019 and total Sales Volume increased a slight 2.6% from $339M to $348M during the same period. Certain markets showed a greater increases in Average Sales Price of Single Family Homes Q3 2019 over Q3 2018 including the City of Napa with a 6% increase to $993K, St. Helena and Yountville with a 7% increase to $1.8M, and Healdsburg with a 12% increase to $1.5M. The Sebastopol market showed remarkable stats Q3 2019 over Q3 2018 with a 14% increase in Average Sales Price to $1.1M, a 34% increase in Sales Volume, and an 18% increase in Units Sold. During the last twelve months, natural growth has replaced artificial post-fire demand in the Wine Country. The most noticeable reflection of this can be seen by a marked increase in Days on Market. Sonoma County experienced a 12% increase in Days on Market between Q3 2018 to Q3 2019 from 83 days to 93 days and Napa County experienced a 20% increase in Days on Market from 88 days to 106 days. Sonoma Valley experienced a 16% increase Q3 2019 over Q3 2018 in Days on Market to 114 days. Santa Rosa experienced an 18% increase to 88 Days on Market, St. Helena/Yountville experienced a 21% increase to 143 Days on Market, and the City of Napa experienced a 27% increase to 105 Days on Market. While Days on Market have increased, overall Average Sales Price and total Sales Volume have had little change. This balancing of the market along with historically low interest rates is offering great opportunity for fire victims, move-up buyers and second home seekers looking to experience Wine Country living.
